&lt;/div&gt;&lt;div class="MsoNormal"&gt;CURRENT MARKET HOMES&lt;/div&gt;&lt;div class="MsoNormal"&gt;There are 76 single family homes on the market with lakefront or lake access on Delavan  Lake.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;This is up from 75 at the beginning of last year.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;The lake access properties start at $79,500 for a two-bedroom, one bath home in Delmar Subdivision and increase to $499,000 for a three-bedroom home with a deeded boat slip and shared pier on the North Shore.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Lakefront homes start at $359,000 for a three-bedroom home on the Delavan Inlet and progress to $2,199,999 for a six-bedroom, North Shore property that has been on the market for over three years.&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;

&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;span style="mso-bookmark: OLE_LINK1;"&gt;&lt;span style="mso-bookmark: OLE_LINK2;"&gt;HOME SALES&lt;/span&gt;&lt;/span&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;span style="mso-bookmark: OLE_LINK1;"&gt;&lt;span style="mso-bookmark: OLE_LINK2;"&gt;From July 1 to September 30, there were four lakefront properties sold.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Last year, there were no sales during this period.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Year to date, there have been 14 sales of Delavan lakefront properties compared to nine in 2010.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Sales ranged from a three-bedroom on North Shore for $705,000 to a five bedroom, four-bath home on South Shore for $1,250,000.&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;

&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;span style="mso-bookmark: OLE_LINK1;"&gt;&lt;span style="mso-bookmark: OLE_LINK2;"&gt;CONDO SALES&lt;/span&gt;&lt;/span&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;span style="mso-bookmark: OLE_LINK1;"&gt;&lt;span style="mso-bookmark: OLE_LINK2;"&gt;The lakefront condo market picked up as well in the third quarter.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;There were six sales this year compared to two last year.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Year to date, there have been 10 sales compared to 13 last year.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;The sales for the quarter ranged from a $129,900 Delavan Club one-bedroom to a $300,000 Delavan Gardens three-bedroom.&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;
&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;span style="mso-bookmark: OLE_LINK1;"&gt;&lt;span style="mso-bookmark: OLE_LINK2;"&gt;CURRENT MARKET HOMES&lt;/span&gt;&lt;/span&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;span style="mso-bookmark: OLE_LINK1;"&gt;&lt;span style="mso-bookmark: OLE_LINK2;"&gt;There are 94 single family homes on the market with lakefront or lake access on Delavan  Lake.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;This is down from 99 last year.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;The lakefront properties start at $174,900 for a three-bedroom home on Brown’s Channel and progress to $2,199,999 for a six-bedroom home on Cedar Point.&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;

&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The town embarked on two large municipal projects this year.&amp;nbsp; First is the Inlet dredging project.&amp;nbsp; This project, the largest Delavan Lake project in 20 years, planned to remove over 45,000 tons of phosphorus laden sediment from the Inlet to improve and ensure continued lake water quality.&amp;nbsp; The project is on track to be completed November 1, on budget.&lt;br /&gt;
&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Second is the reconstruction of South Shore Drive.&amp;nbsp; This project, extending from Baily Road to County O, is putting in new culverts, a mulit-use path and new surface for the entire distance.&amp;nbsp; The effort will enhance the safety of the road, allow space for walkers, bikers, and joggers, and improve storm water management along the drive.&amp;nbsp; The reconstruction is on track to be completed November 15.&lt;br /&gt;
&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; In addition to these projects, a pledge by the Town Chair, to work with developers to be more responsible citizens, is also paying off.&amp;nbsp; A developer that owned two dilapidated buildings along South Shore Drive, buildings formally known as the Peek Inn and Clowns Lounge, was contacted and asked to remove the buildings that had stood vacant for over two decades.&amp;nbsp; The buildings had become homes for racoons, and other animals, were falling down and shedding debris during storms.&amp;nbsp; This week, the buildings are being razed.&lt;br /&gt;
&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Finishing fiscal touches on the Town of Delavan activities include refinancing town debt at a rate of 2.2% and completing a balanced budget for 2012 that does not increase any taxes and keeps employment levels unchanged.&lt;div class="blogger-post-footer"&gt;&lt;img width='1' height='1' src='https://blogger.googleusercontent.com/tracker/7856939814679513953-5856831949628092679?l=delavanlakeproperty.blogspot.com' alt='' /&gt;&lt;/div&gt;

&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; With the sale of a three-bedroom home on North Shore Drive yesterday, Delavan now has 10 sales for the year compared with nine for Lake Geneva.&amp;nbsp; Two other homes are under contract as well on Delavan Lake with showings up over last year.&amp;nbsp;&lt;br /&gt;
&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Reduced prices have much to do with the sales upturn.&amp;nbsp; Many homes are priced 30 percent than they were two years ago.&lt;br /&gt;
