&lt;b&gt;Almost every real estate professional will tell you that bathroom 
upgrades generally provide a solid return on investment.&lt;/b&gt;  In fact, the 
2006 Royal LePage House Staging Report found that 73 per cent of 
potential buyers would be willing to pay a premium for a home that 
featured a renovated bathroom. So, if you are considering a renovation 
for both personal reasons and with an eye for your home&#39;s resale 
potential, the bathroom may be your choice for change.&lt;br /&gt;
&lt;br /&gt;


&lt;b&gt;How do I start?&lt;/b&gt;&lt;br /&gt;


Remember that the layout of the new bathroom doesn&#39;t necessarily have
 to be the same as the old one.  A new approach is to not make the 
toilet a focal point.  A partial wall will give a sense of privacy and 
block the eye, without chopping up the space the way a full wall might.&lt;br /&gt;


When it comes to lighting, think versatility.  You will want 
brilliant illumination by the mirror and the option of more subdued 
ambience when soaking in the tub.&lt;br /&gt;
&lt;br /&gt;


If you have an old linen closet, consider converting the fa?ade to 
resemble a cabinet and perhaps take it right to the ceiling.&lt;br /&gt;
&lt;br /&gt;


Bathrooms are heavy traffic areas, so remember to choose tough, easy 
to clean surfaces, moisture-resistant paint and non-slip flooring.&lt;br /&gt;
&lt;br /&gt;


&lt;b&gt;Fixtures 101&lt;/b&gt;&lt;br /&gt;


Take design cues from your fixtures.  The soft lines of oval shapes 
and the curves of pedestal sinks will feel very different from the 
artsy, ultra-modern look created by angular choices.&lt;br /&gt;


Before you buy a bathtub, try it out by sitting in it.  Based on your
 height and the space available, you may want a longer or deeper tub 
than is standard.  Or you may decide that you&#39;ll do without one 
entirely, in favour of a large open shower space.&lt;br /&gt;
&lt;br /&gt;


&lt;b&gt;It&#39;s on my wish list...&lt;/b&gt;&lt;br /&gt;


It may be that like many of us, you are dreaming of a new bathroom, 
but don&#39;t have the time, money or space for radical changes.  Don&#39;t 
underestimate your current bathroom&#39;s potential for improvements.  A 
wall-to-wall scrubbing, including a clearing out of old and used items 
can be rejuvenating, as can a fresh coat of paint.  Add some new towels 
and a shower curtain, a basket or two for storage, a change in wall 
d?cor, a plant (it will love the humidity!) and possibly an upgrade to 
your mirror, lighting or faucets, and you can create a beautiful new

Whether building a new home or renovating an old one, choose your 
contractor carefully. Start by writing your project down, including a 
floor-plan sketch. Ask friends, family and neighbours about good and bad
 contractors. Select several contractors and arrange to meet with them. 
&lt;br /&gt;&lt;br /&gt;&lt;b&gt;During the meeting, ask each of them:&lt;/b&gt;&lt;br /&gt;


- How long have they been in business&lt;br /&gt;

- What experience have they with projects such as yours&lt;br /&gt;

- Their registration numbers for trade associations, the Better 
Business Bureau, Workers&#39; Compensation and private liability insurance&lt;br /&gt;&lt;br /&gt;


&lt;b&gt;Reputable contractors will gladly answer these questions. Avoid those who balk.&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;


Have the contractor supply at least three references. Ask these 
former clients about their experiences and, if possible, visit their 
projects for a first-hand look. Ask your local Better Business Bureau if
 there have been complaints and how the contractor handled them.&lt;br /&gt;
&lt;br /&gt;
A major project may require professionally drawn plans. Instead of 
hiring an expensive architect, pay one prospective contractor to draw 
them. Then you&#39;ll own the plans outright and can show them to other 
bidders.  Welcome suggestions. An experienced contractor may have good 
ideas you never thought of.&lt;br /&gt;
&lt;br /&gt;


Each estimate should state prices for labour, materials (including 
brand and model names where applicable), and all other expenses. It 
should also describe the warranty. Don&#39;t necessarily choose the lowest 
bid.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Ensure that yours includes:&lt;/b&gt;&lt;br /&gt;


- The contractor&#39;s name, address and telephone number, along with 
registration numbers of the firm&#39;s operating licence, memberships in 
trade associations or the Better Business Bureau and Workers&#39; 
Compensation. Also include details of private liability insurance 
coverage. You could be held liable if insurance doesn&#39;t cover an injured
 worker. If subcontractors are involved, the contract should list 
similar information for them.&lt;br /&gt;

- A detailed listing of the work to be done and all products to be 
used. The contract could specify either a set price, to which the 
contractor is committed regardless of unforeseen complications, or a 
cost price, which allows the contractor to charge extra for such 
problems.&lt;br /&gt;

- An hourly rate for labour. This is most important in a cost-price 
contract, but is also necessary in a set-price contract, in case you 
decide to change the plan after work has begun.&lt;br /&gt;

  Putting in new glass is expensive; you may want to compare it with the

- You can&#39;t find hardware for it. &lt;br /&gt;


- Your old windows are a hassle. One drafty window that  sticks might
 be charming, but a house full of them will drive anyone crazy. New  
windows are easy to open, airtight, and simple to maintain.&lt;br /&gt;

Replacing residential windows will run you about $150 to  $400 (or 
more) each, depending on size, glass, window style, and framing  
materials. If you have them professionally installed, tack on up to $350

&lt;b&gt;Q. What are my options when it comes to new windows?&lt;/b&gt;&lt;br /&gt;


A. You have a number of choices for the glass, the style and  the frame of your new windows. &lt;br /&gt;&lt;br /&gt;


&lt;b&gt;1. Glass &lt;/b&gt;&lt;br /&gt;
  Most new windows are double-pane or triple-pane. Double-pane  windows 
use two sheets of glass with air sealed inside. Opt for windows filled  
with argon gas, which slows heat transfer and keeps things cooler on hot
 days.  Also look for windows that have low-e (low emissivity) coating, 
which lets in  light while dissipating heat. &lt;br /&gt;&lt;br /&gt;


&lt;b&gt;2. Style&lt;/b&gt;&lt;br /&gt;
  You have two main choices: casement or double-hung. Casement  windows 
open using a lever or crank, and seal tight for maximum energy  
efficiency. Double-hung windows are the traditional ones that slide up 
and  down. They&#39;re a little less energy efficient, since the sashes have
 to be loose  enough for the window to slide smoothly. &lt;br /&gt;&lt;br /&gt;


&lt;b&gt;3. Frame materials&lt;/b&gt;&lt;br /&gt;
  Your best choices include vinyl and fiberglass. Avoid plain  aluminum 
frames, which conduct heat, and wood, which requires maintenance and  
can warp over time. &lt;br /&gt;


Q. New windows aren&#39;t in my budget. How can I make my  existing windows more efficient? &lt;br /&gt;


A. To keep your home cool when it&#39;s hot out:&lt;br /&gt;


- Use white drapes or shades to deflect heat.&lt;br /&gt;


- Install awnings over south and west windows, and keep the  drapes shut during the day. &lt;br /&gt;


- Apply a sun-reflective film to the glass.&lt;br /&gt;


To keep things warm in winter:&lt;br /&gt;


- Put in storm windows. They&#39;ll reduce heat loss by up to  50%. &lt;br /&gt;


- Keep drapes open during the day so the sun can help heat  your home.&lt;br /&gt;


- Install insulating window shades. &lt;br /&gt;


- Attach clear plastic film to keep cold air out.&lt;br /&gt;

&lt;b&gt;Rule #2: Banish dust mites&lt;/b&gt;&lt;br /&gt;
  The waste they leave behind is what triggers most allergies. &lt;br /&gt;


- Cover your mattress and pillows with allergen-impermeable  covers, 
and wash your linens, curtains and slipcovers in HOT water (at least  
130ºC). It&#39;s the only way to kill mites.&lt;br /&gt;


- Try a no-frills approach to decorating. Use blinds instead  of 
heavy curtains, avoid upholstered headboards, and get rid of 
knick-knacks  that collect dust.&lt;br /&gt;


- Stick with hardwood or tile floors if you can, but if you  have to 
have carpeting, go with low-pile and invest in a good vacuum with a  
HEPA filter.&lt;br /&gt;


- Keep the air clean with an air filtration system. &lt;br /&gt;


- Wash stuffed toys regularly, and store them in covered  plastic bins.&lt;br /&gt;


&lt;br /&gt;
&lt;b&gt;Rule #3: Say goodbye to mold.&lt;/b&gt;&lt;br /&gt;


- Check your plants. If you see or smell mold, put aquarium  gravel over the dirt, or find them a new home. &lt;br /&gt;


- Wallpaper traps moisture and grows mold. Get rid of old  wallpaper,
 and never put new wallpaper over old - that just masks the problem. &lt;br /&gt;


- Wash your shower curtain regularly, or buy one that&#39;s  antifungal.&lt;br /&gt;


Rule #4: Tame pet dander.&lt;br /&gt;
  If your best friend is making you itch and sneeze, saying  goodbye isn&#39;t your only option. Try these ideas first:&lt;br /&gt;


- Minimize dander by washing your pet&#39;s bedding often, and  vacuuming the spaces where s/he hangs out.&lt;br /&gt;


- Keep your pet out of the bedroom, and limit him to certain  parts of the house.&lt;br /&gt;


- Talk to your vet about dander-resistant products.&lt;br /&gt;


Rule #5: Breathe clean air.&lt;br /&gt;


- Avoid smoking in your home and limit using the fireplace,  since smoke can irritate allergies and asthma.&lt;br /&gt;


- Go natural. Forget scented sprays and harsh chemical  cleaning 
products. Stick with simple, natural ingredients like baking soda,

A: To achieve long-term energy savings, it makes the most sense to 
perform upgrades throughout your house. There are, however, a few key 
places to consider. Since up to 15 per cent of a home&#39;s energy is lost 
through the attic, it is a good place to start. Much like a toque, 
insulation minimizes the amount of heat that is escaping outside during 
the colder months. Typically, attics should be insulated to a value of 
R-40 to maximize energy efficiency. Once installed, homeowners should 
conduct yearly check-ups to ensure that the current recommended R-value 
is met.&lt;br /&gt;&lt;br /&gt;


&lt;b&gt;Q: What is R-Value?&lt;/b&gt;&lt;br /&gt;


A: R-value indicates the insulation&#39;s resistance to heat flow. A key

appropriate fasteners to apply an interior finish. Depending on the 
project, you may also require special equipment such as a portable work 
light, boards or plywood sheets, insulation supports and a pole or rake 
to push insulation into out of the way places. Be sure to have work 
gloves, approved safety glasses and a disposable dust mask on-hand to 
protect yourself while working with insulation. You can find all of 
these items at your local home hardware store.&lt;br /&gt;&lt;br /&gt;


&lt;b&gt;Q: How do I determine the amount of insulation I need to complete my project?&lt;/b&gt;&lt;br /&gt;


A: Fortunately, there&#39;s a simple formula to calculate the number of 
insulation packages you&#39;ll need to purchase. Multiply the walls length 
times the height to determine the total square footage to be installed. 
Next, measure the distance between joists to determine the correct 
insulation width. Then divide the total square footage to be insulated 
by the square footage per package and round up to the next whole number 
to determine the total number of packages required. When purchasing 
insulation, check the price per square foot rather than the price per 
bag. Some packages appear to contain more insulation when they actually 
contain less.&lt;br /&gt;&lt;br /&gt;

Is the air in your home making you sick? It can be as innocuous as a 
persistent cough, rash or headache. But, for the very young, the elderly
 and those with respiratory disease, the effects of indoor air 
contamination can be far more serious. The very air you breathe could be
 affecting the comfort and health of your family. Recognizing the 
symptoms of poor air quality is the first step toward fixing the 
problem. Bad air can be the cause any of the following symptoms:&lt;br /&gt;
&lt;br /&gt;


- Fatigue &lt;br /&gt;
- Headaches &lt;br /&gt;
- Cold or flu symptoms such as coughing, congestion and sneezing &lt;br /&gt;
- Redness or irritation of the eyes &lt;br /&gt;
- Irritation of the nose or throat &lt;br /&gt;
- Dry, chapped or irritated skin &lt;br /&gt;
- Allergies &lt;br /&gt;
- Asthma attacks&lt;br /&gt;

Your home may have bad air if you or your family continuously

In some cases the cause is obvious. Cigarette smoke and pet dander,

severe. Your basement is a good place to start, as basements are 
breeding grounds for mould, another leading cause of poor air quality. 
Look for damp areas, mould and mildew and dust accumulation. Is there a 
musty smell in the air? Is drywall, carpet or drapery stained or 
discoloured? Chemical fumes from a recent renovation or fumes from an 
attached garage or workshop could also be to blame.&lt;br /&gt;
&lt;br /&gt;


Every home should have a carbon monoxide detector. Carbon monoxide is
 an odourless gas caused by combustion sources like gas appliances, wood
 stoves/fireplaces and automobiles. Initial warning signs of carbon 
monoxide poisoning include sore throat, dizziness, headache and 
sleepiness - prolonged exposure can be fatal. Carbon monoxide detectors 
are available commercially and are required by law in some Canadian 
districts.&lt;br /&gt;
&lt;br /&gt;


Solving the problem can be as easy as removing the source. Mould can 
be destroyed by cleansing the area with a mixture of one part chlorine 
bleach to four parts water. Wash the area thoroughly and let it stand 
for about 15 minutes before rinsing. To avoid recurrence, ensure that 
the affected area remains free of moisture. Contaminated carpet, 
underlay and furniture should be removed and discarded.&lt;br /&gt;


Routinely change furnace and air conditioner filters and keep your 
home clean and dust free. When removing the source is not possible or 
proves ineffective, there are other measures you can take: &lt;br /&gt;


- Improve ventilation in affected rooms &lt;br /&gt;
&lt;br /&gt;
- Humid air can cause and exacerbate air quality. Consider purchasing a dehumidifier&lt;br /&gt; 
- An air filtration system can be installed in the home&lt;br /&gt;


When symptoms are severe it is best to rely on a professional. Hire 
an environmental consulting company to analyze the air in your home,

fireplaces can be purchased as an insert for existing fireplaces or as a

variety of styles, colours and wood materials to suit a variety of

- Finishing Touches: Just as the snow sparkles outside, so too do 
those finishing touches. From decorative ornaments, to picture frames, 
to napkin rings, to cardholders, to candles and candleholders...think

  Choose paints and primers with no or low levels  of Volatile Organic 
Compounds (VOCs), as VOC emissions from drying paint could  have adverse
 health effects. VOCs may persist in  the air long after painting is 
finished, so paint well in advance of baby’s  arrival and air the room 
afterwards.&lt;br /&gt;

  If you prefer the nursery walls to have  texture, pattern or bold 
primary colours, wallpaper is a great option. There  are a range of

chemical-free inks. You can even make your own chemical-free wallpaper

Winter. It&#39;s a time of crisp air, gently falling snow, and piles of

spend hunting for keys, sunglasses, cell phones and dog leashes? 
Dedicate a basket or bowl to these important items by the front door,
