Today, this is still a major draw card for people who move into this community that has managed to reinvent itself over the years.</p>
<p>A German landscape architect, artist if you ask me, Reinhard Scheutze, designed the park initially in 1899. Over the years others have contributed, but they have always stayed true to the original ideas expressed by Scheutze.</p>
<blockquote><p>Today this is still a major draw card for people who move into this community that has managed to reinvent itself over the years.</p></blockquote>
<p>The two lakes we find there today, Smith and Grasmere lakes, were put there from the earliest days, as were the willow trees that line the lakes’ feeding ditch. South of Smith Lake one can still see the large meadow edged with a grove of trees that formed part of the original design.</p>
<p>Real estate development started in the early 1900s. The earliest homes were built according to the Craftsman architectural design with their typical low-pitched roof lines and deeply overhanging eaves, and also Bungalow designs; these are either single story or have a second story built into a sloping roof, normally with dormer windows.</p>
<p>Also dating from this period are Italianate designed homes with equally low-pitched roofs, but also with imposing cornice structures, tall first floor windows, angled bay windows, and signorial towers.</p>
<p>A design style that originated in the Midwest, the Prairie School, can also be found in Washington Park. These homes have prominent horizontal lines that emulate the prairie landscape. Craftsmanship and the disciplined use of ornament were especially important to this school of architecture.</p>
<p>The single story bungalows found in Washington Park are generally more intimate and start off from 2 bedrooms and1 bathroom, but these homes can be over 1,800 square feet in size.</p>

<p>Five Points boasts one of the few predominantly African-American commercial corridors in the US. This area is sometimes called the “Harlem of the West”, since many jazz legend played at clubs in the area, including Billing Holiday, Miles Davis and Duke Ellington.</p>
<p>The housing stock in this neighborhood is a mix of graceful Victorians, luxury lofts and other new residential development. It’s certainly a place where the past and the present rub elbows to create a lively community.</p>

The community of Stapleton is the site of the old airport. It is 7.5 square miles of planned redevelopment and it was in the top 10 of best selling master-planned communities in the US in 2010.</p>

<p>At build out there will be 12,000 planned homes and apartments, 10 million square feet of office space, and 1.5 million square feet of planned retail space. There are nine home builders working in Stapleton with a mix of products, from flats and row homes, to duplexes to single family residences.</p>
<p>One such home development is Central Park West, which is offered by David Weekly Homes. These are great three- and four-bedroom homes that are all about sustainability and energy conservation.</p>
<p>These homes range from approximately 1,800 square feet to nearly 2,220 square feet. This provides plenty of space for growing families, a home office or a dedicated workout space. All homes are two story and feature at least two full baths as well as a two car garage.</p>
<p>The layout of the homes includes a great room concept where the family, kitchen and dining room flow into each other. This makes it easy for family members to spend time together, even when they are in different areas of the home. The kitchens include an island feature, which is sure to be the social hub of the kitchen. Upstairs laundry hookups put the convenience where you want it. <p><strong>Carriage Rides</strong></p>
<p>Downtown Denver and LoDo are two great areas that can be fun to explore via carriage. Irish Rose Carriages provide romantic carriage rides which offer plenty of opportunities for you and your sweetie to snuggle under a blanket and enjoy the city light. There are different routes to choose from and including a LoDo tour. The carriage horses are stately draft breeds, including Percherons, Belgians, Clydesdales and Suffolk Punch.</p>
<p><strong>A Day of Relaxation</strong></p>
<p>A day, or even half day, at a Denver area spa is a great way to spend time together as a couple and also relax and refresh. Most spas can put together a couple’s package that includes a couple’s massage, soak bath and special treats like chocolate covered strawberries and champagne.</p>

			<content:encoded><![CDATA[<p></p><p>Now that we are in 2012, it’s a great time to look back at 2011 and see how things went in the Metro Denver area for the past year. To say that real estate has been a roller coaster over the past couple of years would be an understatement.</p>

<p>The <em>Denver Post</em> recently reported that home sales edged up last year compared to 2010, but that home prices dropped over all. According to Metrolist, Inc., in 2010 there were 49,313 homes under contract and 38,818 closed with a median residential closing price of $235,000. In 2011 there were 47,373 homes under contract and 39,387 closed with a median closing price of $230,000.  So while the median price dropped by about two percent, the number of homes closing inched up a bit. Overall, home sales were up 1.5 percent from 2010 to 2011. This data excludes condo and townhome sales.</p>
<p>Something interesting pointed out in the article was that the overall inventory on the market is low. This is probably related to buyers waiting to list their homes until prices come back up and also the fact that people tend not to list around the holidays.</p>
<p>There is also a buzz out there about shadow inventory that may come on the market. This refers to foreclosed homes that banks are holding on to instead of putting them on the market. Some industry experts think there could be homes flooding the market come spring, as banks list these foreclosed homes.</p>
<p>For those sellers that do have their house on the market, particularly below the $200,000 price point, this translates into multiple offers and less competition for the buyer’s attention. The articles also noted strong movement in the $500,000 home range.</p>
<p>Seeing strong movement, at least in a few price points, is encouraging news. I know some people have been waiting to list their homes until after the holiday season and start of the New Year.</p>

			<content:encoded><![CDATA[<p></p><p>Denver has a great mix of neighborhood, and there is sure to be one that is a perfect fit for you. The Cherry Creek neighborhood is a great blend of tree-lined streets and new condo development, all in and area that boasts great shopping and recreation.</p>
<p>The neighborhood is locate in the south-central portion of Denver and got its name from the meandering Cherry Creek. The creek serves as the southern boundary of the neighborhood, East Sixth Avenue on the north, University Boulevard on the west and Colorado Boulevard on the east.</p>
<p>The neighborhood dates back to the late 1800’s when it was purchased as a 320-acre town site. It was initially known as the town of Harman, which is a nod to one of the community’s founding fathers, Edwin P. Harman. The town annexed into Denver in the late 1800s and evolved into an original mixed-use neighborhood.</p>
<p>There are two excellent shopping areas in the neighborhood The Cherry Creek Shopping Center serves as a anchor for the neighborhood and features a variety of upscale shopping options. This shopping center has over 160 stores with 40 stores that are exclusive to the area, including Tiffany &amp; Co., Louis Vuitton, and Nieman Marcus.</p>
<p>The other shopping district is the Cherry Creek North area (CCN). CCN is a lively blend of retail, dining and mixed-use. There are unique boutiques, art galleries, salons, spas and a large mix of restaurants and taverns. This area also has office building, hotels and growing residential community.</p>
<p>There are a variety of neighborhood events in Cherry Creek. From community blood drives to live theater to a very popular restaurant week in early spring. There is an art festival around the 4<sup>th</sup> of July as well as a food and wine festival at the end of summer and special holiday-related activities.</p>
<p>There is great public transit in the neighborhood with give different bus lines servicing the area. Plus, there is a walking and biking path along Cherry Creek that provides a nice setting to stroll, walk the dog or ride you bike.</p>

<p>There are lots of activities to do in LoDo, including shopping, dining and visiting arts and entertainment venues. Coors Field, home to the Colorado Rockies is located in LoDo. The Denver Center for Performing Arts also calls LoDo home. This is the venue for touring Broadway shows and musical, as well as student education program. Elitch Gardens is a 70-acre theme park in downtown that features a variety of thrill and water rides. LoDo is also home to the Children’s Museum of Denver which hosts rotating exhibits, events, classes and programs for kids of all ages.</p>
<p>The dining options in LoDo are pretty incredible. There are over 100 restaurants, cafes and bars, featuring a variety of cuisine options; you can get just about any food or drink to quell you hunger and thirst.  A vibrant merchant association keeps shopkeepers connected and neighbors informed of local happenings.</p>
