Living with roommates

I would consider myself as a roommate expert...I live with 12 people LOL.

You need to communicate to each other...if you don't communicate then you will fight needlessly. It's easier to ask someone to do or stop something once you are friends.

Have ear plugs...you never know when its going to get noisey.

Last but not least make your chores and other bodily functions are up to date. Don't leave your dirty dishes..clean up right after you are done. Take regular showers. This one might sound stupid but sometimes people do forget...make sure you flush...sometimes 1 flush is not enough.

How to disable Facebook ticker

1) Use FireFox or Google Chrome
2) Download the Add On "AdBlock Plus"
3) After AdBlock Plus is installed go into it's preferences and click "Add Filter".
4) To remove the new "Ticker" paste in: apps.facebook.com##DIV[class="homeFixedTicker"]
5) To remove the horrible new "App Ticker" also add in: apps.facebook.com##DIV[class="fixedAux"]
6) Enjoy a cleaner Facebook.

Now to limit what others see of your online game playing:
1) Go to Account -> Privacy Settings
2) Under Apps and Websites click on Edit Settings
3) Click EVERY app in your list. Remove any permissions you dont want that app to have
4) Under App Privacy click the drop down and click Custom.
5) Under Make this visible to select "Only Me"

Now no one other then yourselves will see what games your playing.

Iphone advantages

My personal experience with my iphone 4. Enough specs and blah blah blah. Bottom line this is an amazing phone for anyone who wants to do more than just call and text.

The amount of apps is unbelievable and if you are to cheap to buy apps then people just jailbreak it. To be honest my iphone as saved me from doom so many times. I have the TomTom gps installed in it so it doesn't require data. Perfect for traveling when you are out of the country or you just dont want to waste your data.

I have installed SIP applications so i have a bunch on numbers people can call me at US, CAN, & UK. LOL Blackberry dont even have skype...so lame.

When I am super bored and everyone is ignoring me lol then I watch Justin TV.

Trust me you don't need to pretend to text someone to look busy with this phone. You have enough apps in the world to help you with that.

**Only DOWNSIDE** THEY need better battery life. There are ways around it but it'll cost you a little bit. You can get iphone battery cases, a external battery build into your phone pretty sick. First you need an iphone.

**Note** You require a data plan. A lot of people who follow this method just get unlimited data.

For Americans: you guys got it easy. Sign up for google voice - pick a USA number from your city. Download Talkatone (free) - Then simply launch the app and keep it out 24/7 and your good to go with unlimited calling and texting.

For Canadians: We have to do some random stuff..sucks eh?
Alright first lets get umlimited texting - Download TextMe (free) and they will give you a free Canadian number to text with. So just use that app to text your friends and your friends can text back that number they give you and it doesn't cost your friends anything extra.

Now the calling number (this method can be used by international people too): Sign up for skype then go to http://www.ring2me.com/ and they will give you a Canadian or International number with an extension. For example it will be 647-555-5555 ext: 238. Also another bonus is you can have as many numbers directing to the skype account.

Now just turn on the skype(free) app on your iphone and let the calls come in.

To be honest dialing an extension isn't exactly ideal but it does give a more businessy/important feel to it.

Either way if you are going off the charts on your cell phone bill might as well get an iphone if you don't already have one and just pay for unlimited data without worrying about going over your usage.

Jogging tips for distance

I do distance jogging these may help you.

Always start slowly and walk a mile before you start jogging

Build endurance. If you are jogging 30 mins daily then add 3 mins next week. Don't try to do 40 or 50 min if you are used to 30 mins or your knees will kill after.

Spit out the saliva it will help you breathe easily.

Most important tip: Stay alert, I almost got run over by a car once.

I can't cook but I can learn

The other day I realized I need to learn how to cook but cooking books are horrible. quarter spoon of this and a tee-spoon of that. I might as well go out to eat by the time I'm done.

You are looking for a job but there is a career right in front of you. Have you ever thought of blogging for a living? There is lots of money to be made and plenty to go around.

I will share a few tips with you, since I obviously do it as a part time job.

If you are new to blogging then I recommend Tumblr.
and if you already have a twitter then it is a plus.

You will make majority (if not all your money from advertisements)

Here are a few tips you can use to help you memorize and study.

1) Visualize what you are trying to memorize - by associating it to something you already know.

2) Teach other people - This not only helps them but also helps you remember the stuff you have already learned.

3) Put your own examples down.

4) Give yourself a week to 2 weeks to study per subject. (Don't procrastinate - if you want to be successful in life you have to want it more than your computer games or talking to your friends or w/e else you got going on)

5) Take breaks and review.

Working Out - Easy or Hard?

Like anything in life if you get into a routine working out becomes easy but getting into that routine is challenging.

There are some easy steps you can follow to over come this.

Step one:
Find Free time about 3 days a week and approximately 1 hour a day.

Step two:
Get a working out partner

Step Three:
Never forget step one even if you don't have a working out partner. If you slack and miss one day then you will start missing all the days.

These steps are dead obvious but a lot of us forget it very easily.

Once you feel you are more comfortable working out then I recommend everyone to try the insanity work out program (no weights needed).

Epic Fail

So yesterday, I was having the most boring day ever and one of my friend's from university was like lets go to the casino BUT they flopped; so no casino. Later that day I go to my friend's house and then he over heard me talking and saying on the phone, "how pumped I was to go to the casino". Then my friend who over heard me talking was like "yo man I used to play poker back in the day and made tons of money at the casino." and I just spantanious was like "Alright you down to go if I sponsour yo and we split the wins, and if you lose its okay you don't have to pay me anything"....SURE enough he was like "HELL YEAH...LETS DO IT". This was the start to what we believed was going to be a super profitable night.

After about an hour of driving to Niagara Falls, we got lost but we knew we were super close to the casino. So then we stopped at the gas station and was like hey do you know the directions to Casino Niagara? and the man behind the counter was like "yea your not far, go about 3 lights down and make left and then...." (LOL all his directions didn't matter because of what my friend was about to say next)..."Yo Godwin I think I forgot my I.D". BAM EPIC FAIL. LOL so instead we found a resteraunt and decided to eat food there ahah LOL i think it was called St. Patrick's bar or something like that. Oh well maybe next time.

International Women's Day on March 8th

It may be because I am a guy thats why i am not aware about International Women's Day but this is my attempt to take some effort to learn about it. SO if your a guy or girl who knows nothing about IWD then i encourage you to read the rest of this blog post.

Interesting fact, the first International Women's Day was in 1911. WOAH that was 99 years ago.

The real cool thing I like about IWD is, it is not limited to race, culture, economic or political differences. March 8th is the day where woman from all parts of the globe can come together to celebrate their Day. This day represents at least nine decades of struggle for equality, justice, peace and development.

Now, IWD is even an official holiday in China, Armenia, Russia, Azerbaijan, Belarus, Bulgaria, Kazakhstan, Kyrgyzstan, Macedonia, Moldova, Mongolia, Tajikistan, Ukraine, Uzbekistan and Vietnam. Traditionally the men honour their mothers, wives, girlfriends, colleagues, etc with flowers and small gifts. LOL I think this is the least us guys can do I think and woah this is an official holiday in China? I found a that part surprising. Definitely an addition of these new countries to accept IWD is great but getting China to accept it is like super amazing LOL thats like 1/6 of the world's population right there.

LOL DJ LOCORIOUS here is my return shout out ahah. I'll make this short and sweet, just listen to him and then you'll see why he is good. PERU!!

Firstly I would like to say I am super sorry for being inactive for sooo long BUT I bring back pics and videos. Yup Yup I went to Peru (thats where i have been hiding LOL).

In short, Peru was an amazing place; met a lot of nice people and got to try things I never did before aka paragliding. Tired A LOT of different foods and man do they make good food. If i had to compare it too Indian food, I would say its just as spicy if you want it to be. What I mean by that is unlike Indian food where the spices are put into the food, Peruvian food has spicy sauces on the side so if you want to make it spicy just add a little sauce to what you eating. I recommend people to go to Peru beautiful place and a lot of fun.

I took 700 PICS when I was there and ya there is no way I am uploading 700 pics. So, i was super selective and ya...they are made to look me cool ahahah of course.

Never forget you are also competing with other landlords so don't make your prices to high or no one will come. However you always need an appropriate profit margin for yourself. What I usually do is take the highest and lowest rental prices in the area and I just use the median. That way you are not selling yourself to short and at the same time not making yourself seem to expensive.

A good tool to use is www.mls.ca or even www.kijiji.ca to estimate the rental value of your property. (sorry to my non-Canadian global readers, I am sure so have some sort of similar database in your country)

Yes, yes, yes. You need to make sure you always use contracts and never accept cash as payment because you want to be able to trace the money. Use post-dated cheques. This is the only protection you have, so might as well take it. If your renter one day decides to get up and leave, you can sue them for breaking the contract you have with them. however the loop-hole is if they are bankrupt, suing them will accomplish nothing. Nonetheless you still have some protection and this way a renter won't be tempted to leave if another nicer property comes on the market for cheaper.

House or an apartment, pros and cons [Rental Income]

Why would someone rent from you when there are tons of apartment buildings all around?

From a renter's perspective:

Advantages:
- pay the same amount and get more for your money.
- get a house with a driveway
- backyard(only for the top floor renters [1st and 2nd floor], they pay more)
- Not dragging you dirty laundry to the basement of the apartment and doing the laundry with others (should have your own separate laundry)
- It feels more homey than a apartment

Disadvantages:
- Keeping the house maintained
- Shoveling (only top floor renters)
- mowing the lawn (only top floor renters)
- racking the leafs (only top floor renters)

Honestly if was a renter I would go with a house because the benefits are so much better and the only real disadvantages are doing chores.

Demand for getting renters [Rental Income]

The question is whats the demand for getting renters and why would they help me pay my mortgage?

This is the same thing my family thought about before owning real estate and giving it up for rental income. Actually there is A LOT of people who just can't buy a house. For example, in our other house we just signed a 3 year lease agreement for $1300/month, just for the top floor and the husband makes over $100,000 a year. So why doesn't he buy a house? Well simply put he has no credit history because he is new to the country, which consequently the banks need if they are going to give you a mortgage. This actually isn't a rare case many people out there just can't get approval from banks for mortgages.

Don't turn away immigrants, they are actually your prime clients. A: they have no credit history so they can't buy a house and B: most of them have a livable wage to pay for your rent. However I'm not saying take any immigrant that wants to rent your house. Make sure you do your homework and by that i mean, ask for income statements, see what type of line of work they are in (will they be out of a job soon, their job equals payment)and if they were renters before, get a letter from their previous landlord to ensure that they aren't some freeloaders who don't pay rent, so they got kicked out.

House with basement apartment [Rental Income]

Whether your a first time buyer or not, my advice to you is always make things work for you and not you working for it. If its your first time buying a house make sure you look for a house with a separate basement entrance with a basement apartment. Why? Well if you have a monthly mortgage for 1200 and if you rent out your basement for $600 or even $700, then you have covered about 50% of your mortgage and you have more money in your pocket. The disadvantage to this is the obvious fact that you are giving a part of your living space to another family. However if you can save $600 a month, which is $7200 a year, don't you think its worth giving up your basement.
