&lt;br /&gt;
Athletes will have easy access to the travel and leisure facilities of the adjacent Stratford City complex, and the High Speed 1 Javelin® shuttle service will link the Village to central London in just seven minutes.&lt;br /&gt;
&lt;br /&gt;
During the Games, the Village will include ‘back of house’ operations, and services for athletes such as catering and transport. The majority of these will be accommodated in temporary structures on sites that can be cleared for development immediately after the Games. &lt;br /&gt;
&lt;br /&gt;
After the Games, the Olympic and Paralympic Village will be a lasting legacy of essential new housing for east London. It will be transformed into 2,800 new homes, including 1,379 affordable homes. &lt;br /&gt;

&lt;br /&gt;
This is the opinion of chief executive at the National Federation of Property Professionals Peter Bolton King, who said while the tournament is still running, it may actually have the opposite impact.&lt;br /&gt;
&lt;br /&gt;
For instance, people could be discouraged from looking at the London property market because of the increase in traffic around that time, he explained.&lt;br /&gt;
&lt;br /&gt;
However, the specialist expects medium-term positive effects, as the area will be on show to the many visitors that will flood in for the competition.&lt;br /&gt;
&lt;br /&gt;
"People will have looked at the area and will say, 'Hang on a minute, this might be an area in which I would like to live or invest'," Mr Bolton King stated.&lt;br /&gt;
&lt;br /&gt;

The new housing will be designed to the Mayor’s larger spaces standard which will mean more decent-sized family homes.As well as providing over 100,000 jobs in the next four years, these new affordable homes should also provide a much needed stimulus to housing mobility. By upgrading 40,000 council homes and by creating more affordable homes the plans will allow more Londoners than ever to get on the housing ladder. This should have a knock-on effect across the market with an increase in buyers over the four years and therefore steady growth.&lt;br /&gt;
&lt;br /&gt;
This movement in the market will be spurred on by the government’s mortgage indemnity scheme which would decrease mortgage deposits to just 5% for &lt;a href="http://www.paramountmagazine.co.uk/london-property-news-category/Sales/First-Time-Buyers-438044696"&gt;first-time buyers&lt;/a&gt; allowing more of those stuck renting to gain a footing on the housing ladder.&lt;br /&gt;
&lt;br /&gt;
The Mayor also has plans to reform the &lt;a href="http://www.paramountmagazine.co.uk/london-property-news-category/Lettings/Property-For-Rent-In-London-438044703"&gt;rental market&lt;/a&gt; by accrediting 100,000 landlords in an attempt to improve the quality of service in the sector. While this will help to raise confidence in the rental sector it will also make finding the best tenants a more difficult task. Last year, this had risen to more than three-quarters. So far in 2011, 82% of all bridging loans by volume are to residential property investors.&lt;br /&gt;&lt;br /&gt;The average loan term now stands at just under eight months, and the average LTV now is 48.4%, up from 42.5% a year ago.&lt;br /&gt;&lt;br /&gt;Duncan Kreeger of West One said: “Having a clear exit strategy is the most important consideration when taking out bridging finance. When asked by Reuters whether the company had the option to pause the scheme if the economic backdrop worsened, Salway said: "We are building the project."&lt;br /&gt;&lt;br /&gt;Land Securities, which posted a 17 percent year-on-year rise in first-half NAV to 863 pence, previously said it would build the tower unlet, but rising fears of a euro zone breakup means financial services firms may shelve plans to move.&lt;br /&gt;&lt;br /&gt;On Wednesday, Great Portland Estates Chief Executive Toby Courtauld said there would likely be no major pre-let deal for its 100 Bishopsgate skyscraper in the next 6-12 months. The report aggregated and analyzed data from 2001 onwards to get a robust view of accommodation data on a market by market level. Now property developers are looking to China to lift the area out of recession. They insist London is a safe bet in tough economic times- especially for Chinese investing for the long-term. &lt;br /&gt;&lt;br /&gt;Ms Sherry Madera, from Mandarin web portal Luckywu.com, said: "London has picked up significantly and a lot of that is because foreign money is coming into it...The Chinese are following the likes of the Russian investors, and the Arabic investors who came previously, to bolster the London market. It's a safe haven, it's seen as a property market that is going to rise." &lt;br /&gt;&lt;br /&gt;Ms Madera is so confident about the Chinese market, she has launched the world's first Mandarin web portal to attract Chinese investors - many of whom have never even visited London before putting down a deposit. &lt;br /&gt;&lt;br /&gt;"Obviously, 5,000 miles away is a long way to come to look at a property, and you can't really see stocks or bonds, so in the same way you are looking at property as being an asset class. A lot of Chinese investors don't come and have a look around their property, they do it on the basis of yield," said Ms Madera. &lt;br /&gt;&lt;br /&gt;Despite the optimism, it's hard to overlook the impact of the economic downturn on London's new building projects. &lt;br /&gt;&lt;br /&gt;Property developers said ever since the financial crisis of 2008, it's been very hard to get development funding, and it's still a struggle today, which is why they are looking to China, where evidence of pre-sales can make it somewhat easier to persuade the banks to lend them the money (and) to build. &lt;br /&gt;&lt;br /&gt;Because London is seen as an economical place to buy, Chinese investors are buying up whole floors, according to some developers here. But it's not just about the money. Mr Ian Cohen from City and &lt;a href="http://docklands-lettings.blogspot.com/"&gt;Docklands&lt;/a&gt; said, "We are seeing a lot of Chinese... it's an area they like - it's fresh, it's new." &lt;br /&gt;&lt;br /&gt;China is still an untapped market, but there are hopes recent changes to property legislation will make it easier for Chinese to buy property overseas. &lt;br /&gt;&lt;br /&gt;Property investors said they are still banking on China. &lt;br /&gt;&lt;br /&gt;Mr Cohen said, "They are shrewd buyers, they understand property in their own right. You can see it's becoming such a powerhouse, so as a company we are definitely looking to mainland China - 100 per cent." This avoids the occasionally problematic issue of recouping or disputing costs.&lt;/li&gt;&lt;li&gt;Prepare the property for rent-As with long-term lets, it is wise to thoroughly clean the entire property and insure the small details, such as replacing light bulbs and clearing outside areas are done before prospective tenants visit or move in to the property.&lt;/li&gt;&lt;li&gt;Be aware of tenants expectations- With short-term lets, tenants often expect amenities that are not usually offered in the private rental sector;  a common example is the assumption that the landlord will a provide cleaning and laundry service for bedding.&lt;/li&gt;&lt;li&gt;Be careful over payment -Offering a variety of payment options, where possible, can encourage prospective tenants. It should be noted, however, that taking cards can often represent an unacceptable degree of risk for the short term landlord. Regardless of payment type, it is always worth ensuring funds have cleared ahead of the start of the tenancy. If funds are being transferred directly to your bank account, it is always best to use a dedicated account.&lt;/li&gt;&lt;li&gt;Meet the incoming tenant -Do not arrange for keys to be collected through a third party other than a reputable agent.
