Luxury Orchards Development Bears Fruit for All

On 31 May, Minister of Rural and Land Development, the Hon Gugile Nkwinti, participated in an historic Atlantic seaboard sod-turning ceremony on Tramway Road, Sea Point, marking the launch of the upmarket Orchards urban development project on the border of Sea Point, Fresnaye and Bantry Bay, which will benefit a trust fund established for 34 families dispossessed of their land in 1961. It's a triumph of cooperation between national and provincial government, the Land Claims Commission, the claimants and the City of Cape Town, said Councillor J.P. Smith. Within the last eight months, the Tramway Road Community Trust tabled a sustainable plan reconciling all parties and setting in motion the luxury residential development. In terms of the agreement, a partnership has been created between the Trust, Investec and Novabuild, which has underwritten the loan and agreed to oversee the development and construction of the apartments. It's the balance of need, skills and savvy that has ensured the success of the project, says Investec's André Theron, while Minister Nkwinti noted that the initiative provided a formula that could be used as a blueprint for other land restitution developments.

The laws of supply and demand will always be in favour of Clifton, Cape Town’s hottest neighbourhood property. The equation is simple: Here’s a residential pocket of perfection whose scarcity can barely satisfy local and international investor demand for “a piece of paradise”. Over and above particularly brisk Atlantic seaboard sales, Dogon Group Properties reports having sold over a quarter of a billion rand’s worth of property in Clifton alone over the past six months. For those unfamiliar with the location, picture an Atlantic seaboard neighbourhood with only several hundred privileged inhabitants, enjoying tumbling views over sandy white beaches, gloriously wind-protected by Lion’s Head... and postcard sunsets across an azure ocean. It’s therefore not surprising that only ten kilometres from the city centre, Clifton homes and apartments command prices averaging around R12 million, according to property consulting firm Lightstone’s annual index of prices – making this exclusive neighbourhood the most expensive in Southern Africa.

Dogon Group Properties, headed by property guru, Denise Dogon, has notched up a spectacular series of record sales in Clifton, Cape Town, totalling almost R400 million over the last 6 months. Dogon confirmed that a large percentage of sales, particularly top-end, had been to foreign buyers. The highest individual price achieved by the company was R60 million for a four-storey, six-bedroom villa perched high above Clifton, featuring a curved glass lift, a rim flow pool, sauna, wine cellar and staff quarters.

High-end rental market on Cape Town's Atlantic Seaboard continues to thrive

The long-term rental of properties along the Atlantic Seaboard is flourishing and has continued to strengthen in recent months, according to Odette Maartens, the rental manager of Dogon Group Properties, which specialises in the area. Maartens says that during the past few months the company’s rental department has been inundated with requests for accommodation of six months or more from high-income clients. “Among the contracts recently signed was a R130 000 per month lease for a huge luxury home, with the full amount of R2,2-million paid upfront.”
