Boris Johnson brings 70-acre site to the market

Mayor of London Boris Johnson has brought east London's largest brownfield site to the market for redevelopment.

Beam Park Area

The 70-acre Beam Park site in Dagenham was formerly part of the former Ford car plant, which ceased manufacturing in 2002.

Johnson has also rubber-stamped a final new planning framework for Vauxhall, Nine Elms and Battersea which will see 16,000 homes and up to 25,000 jobs created.

The mayor said: "These two prime locations have the potential for great returns for investors as well as supporting thousands of jobs and driving growth across the capital.

"We have already seen how major investment in our infrastructure from the 2012 Games has transformed east London, and is already attracting great interest from investors from around the world."

Retailers urge Osborne to reconsider rates

Business Rates Increase: More Pressure on Overheads?

A group of Britain's leading retailers and landlords have written to chancellor George Osborne demanding he reconsider the government's 5.6% hike in business rates - the highest rise in more than 20 years.

Retailer and landlord body BCSC, acting on the group's behalf, is calling on the government to increase rates in line with Bank of England's consumer price index inflation target of 2% and not September's RPI of 5.6%, which fell to 3.9% by January this year.

The letter has been signed by Land Securities, JD Sports, Capital Shopping Centres, Kingfisher, Primark, British Land and Boots, among others.

BCSC warns that the proposed rise poses a "clear risk of more retail insolvencies" leading to higher unemployment and more empty shops blighting our high streets as companies look to cut operating costs to ensure their survival.

Chief executive Michael Green said: "While the government is giving people a helping hand by encouraging local authorities to freeze council tax, it seems to think businesses are a bottomless source of cash. But hiking business rates will have wider social consequences than simply causing retailers to take a hit on their profit margin.

"The chancellor should be under no illusion that jobs will be lost and consumers will be hit in the pocket if this unprecedented rise goes ahead."

Retailers pay around £6bn a year to the Treasury and many report their margins are under huge pressure, with operating costs for the sector and especially small and medium sized firms at a historic high as a proportion of their overall turnover.

BCSC President Peter Drummond added: "To increase business rates by the highest level in 20 years at a time when retailers are facing the toughest struggle in a generation is madness. This government has shown it recognises the challenges faced by commissioning the Portas review. Now it's time to back up those words with action.

"Business rates are a tax on high streets, hitting retailers who invest in our towns and cities hard in comparison to online-only retailers."

Hammerson to dispose of All Office Investments

Hammerson has announced it will sell all of its office investments in order to focus on being a specialist retail REIT in the UK and France.

The REIT today said in its results for the year ended 31 December: "Our standing office investments will be sold over the medium term in order to maximise value, with capital redeployed to retail assets, increasing our focus and scale."

David Atkins, chief executive of Hammerson, said: "We will focus on being the best owner-manager and developer of retail property within Europe. We now intend to sell our standing office investments over the medium term to maximise returns, redeploying capital into the retail sector to exploit our expertise and build on our existing scale. This will create efficiencies that lead to further cost savings and income growth from our portfolio."

The £600m London offices portfolio includes 99 Bishopsgate, EC2, which it acquired for £100m in July 2011, and 125 Old Broad Street.

The strategy is intended to attract further JV capital for specialist retail projects.

Hammerson's results also revealed that net asset value per share rose 7.1% to 530p in 2011, and net rental income climbed to £296m from £284.7m the previous year.

Foreign Payment Specialist Payment Providers dissects the UK's Import and Export figures from 2011

What are the top products imported and who are the UK's leading trading partners.

Here at Payment Providers http://www.paymentproviders.co.uk/ import and export plays a major role in our business and future expansion and growth plans. So when the Guardian alongside HMRC published these figures of what is imported and exported from and to the UK it was a great insight for us. Looking at the latest figures the automotive industry showed a decline in UK car sales. They also shone a light on the UK's third biggest export - eight out of 10 cars built in the UK are exported. HM Revenue and Customs releases monthly figures for UK trade and we watch these figures like a hawk.

According to the latest figures, the UK's biggest export in the year to date was nuclear reactors, boilers, machinery and mechanical appliances (including parts thereof). Mineral fuels, mineral oils and products of their distillation, bituminous substances and mineral waxes followed in second place, although incidentally it was also the most highly imported product in 2011 rising by 46% on the year.

Vehicles other than railway or tramway rolling-stock, and parts and accessories thereof ranked as both third highest import and export. In the year to date (October 2011) the UK exported £23bn worth and spent £32bn on importing these items.

The United States received the most British export goods last year, followed by Germany and France. The top trade partner for imports was Germany, followed by the United States and China. The UK exported £31.7bn worth of products to the US.

Amazon Properties buys Park Crescent

Luxury residential specialist Amazon Properties has bought half of the John Nash-designed Park Crescent opposite London's Regent's Park, W1.

Amazon, run by Charles Gourgey and Chris Lanitis, have exchanged contracts with the Great Capital Partnership, the joint venture between Capital & Counties Properties and Great Portland Estates, on the £47m deal.

It is buying Park Crescent East, made up of 92/96 Portland Place, 98 Portland Place, 13/14 Park Crescent, 10/12 Park Crescent, 7/8 Park Crescent, 1/15 Park Crescent Mews East and 211 Great Portland Street. Gourgey said: "This is an iconic and prestigious acquisition to add to our growing portfolio of prime central London assets."

The Georgian town houses, which total just over 100,000 sq ft, generate an annual income of around £1.4m from office and residential tenants. They are held on a long lease from the Crown Estate, expiring in December 2157 at a current ground rent of £15,000 pa. Around 50,000 sq ft is subject to long leases with reversions between 2058 and 2157.

Current tenants include Adobe Systems Europe, the Secretary of State for Communities and Local Government, The Hale Clinic and International Students House.

Amazon has also bought 19 Bolsover Street, W1, from Hermes for circa £21m. The block comprises 31,4000 sq ft of office accommodation, but has potential for redevelopment as residential.

Lanitis said: "We have entered 2012 on a flying start, having concluded £70m of acquisitions we now have a central London development pipeline approaching £500m. We are strategically placed to take advantage of coming opportunities in 2012 with more than £150m of equity to our disposal."

UK Border Agency Tightening Controls

Global Movement of People and Goods is a Good thing?

UKBA and Government Immigration policies may be having unintended consequences for the global mobility of corporate workers. Public opinion regarding immigration (especially illegal immigration) has spawned a desire on the part of politicians to control our borders more effectively.

However the burden of tracking, monitoring and control of all migrants has been dumped at the door of HR departments of businesses of all sizes. Sponsorship is the name of the game now. And the sponsor carried all the responsibility. This quasi-draconian step will not affect the illegals at all - it's just a dark administrative solution that is being slowly introduced.

But possibly worse than this are the quota systems being imposed for the ever changing work clasification or SOC codes. Not only has the employer to keep these in check they also have to record everything about their migrant workers. Even the head of a corporate strategy team would be subject to controls reminisent of 1984.

Xenophobia and protectionism policies like these could strangle any chance of recovery and make global employee movement of key staff in and out of the UK extremenly difficult. And of coure the employer pays the price - which they have to absorb or pass on.

So to the UKBA I say "lighten up". John Burke

One Hyde Park shop for sale

The last shop at the Candy brothers' One Hyde Park development, SW1, has been put up for sale.

Project Grande, the joint venture between Christian Candy's CPC Group and the prime minister of Qatar's Waterknights, is inviting offers for the virtual freehold for in excess of £21m - a 3.6% net initial yield.

The yield is predicted to rise to 4.35% and 4.99% with indexed reviews. The property is let to the first UK premises of Abu Dhabi Islamic Bank for a further 14 years at a rent of £800,000 pa.

The adjacent stores let to Rolex and McLaren have sold at net initial yields of 2.91% and 3.3%, respectively.

Candy Brothers Development

Project Grande has achieved more than £100m of sales at One Hyde Park in 2012, £60m of which has already completed. The last of the 11 five-bedroom apartments at the development sold last week for £60m.

At almost 9,000 sq ft, the five-bedroom apartments are the biggest units at One Hyde Park after the penthouses.

Edward Lewis, director of residential development sales for Savills, which advises Project Grande, said: "Over £1.5 bn of sales have completed already at One Hyde Park making it the most successful residential scheme in London and probably the world."

Shop Vacancies to Rise in the Regions

Town centre vacancy rates stabilised at 14.3% during the second half of 2011 but they are set to rise again in 2012.

Closing Down Sales

According to the Local Data Company's latest Shop Vacancy report, Good and Bad News!, the stable vacancy rate during Q2 2011 hid wide differences. Prime centre core areas remain healthy but secondary centres are struggling as multiple retailers exit for large centres, out-of-town locations or as a result of business failure.

Weak consumer confidence, rising unemployment, the growth in retail sales by supermarkets and the internet, a rise in lease expiries and the uncertainty of the banking sector are all expected to prompt a rise in vacancy rates this year.

A significant majority of the high vacancy rates is found in the Midlands and the North in towns and cities including Stockport, Grimsby, Blackburn and Blackpool. The best-performing centres are mainly in the South and West. The best performer was St Albans, which has an 8.2% vacancy rate.

Matthew Hopkinson, director at the Local Data Company, said: "The reality is that the odds are stacked against a positive take-up of shops and as such the new reality of 48,000 empty shops is here to stay unless an alternative use or purpose can be found.

"Technology is driving consumer behaviour to a world of engagement, entertainment and the ability to shop where, how and when we like."

Liz Peace, chief executive of the British Property Federation, said: "Today's figures show that while some high streets are thriving, others remain locked in a spiral of decline. To turn these areas around will be difficult and will need landlords, retailers and local authorities to work closely together to adapt to changes in the way we shop.

"There are a number of proposals on the table for tackling declining town centres. Bringing empty shops back into use by allowing conversion to residential is one that could be implemented quickly and easily.

Packing and Loading

Whether for staff or office items, one of the most critical aspects of any move is the quality of packing, technique of handling and even the quality of the packing material itself. We choose our packing crew and the quality of our packing materials with infinite care. As specialists in moving, all our packing crews are trained and experienced and up to date in all the latest packing techniques. Our packers, drivers and porters work for Dolphin Movers on a full time basis.

Where export packing is required, we begin preparing prior to the moving day using only the best available materials. Our materials are purpose made specifically to protect the items whilst in transit. We use waterproofed padded blanket furniture wrap, acid free tissue paper, bubble wrap, a vast array of reinforced cartons, jiffy foam and extra strong sealing tape. We have specific smaller cartons for heavier objects and larger cartons for lighter objects. Fragile items such fine art, antiques, grandfather clocks, glass display cabinets, paintings etc, will be packed using the appropriate materials and cased or crated for added protection. We design and build made to measure timber crates and cases tailored to your needs.
Sturdy plastic Tea Crates are also used for any files, papers, computers and other desk contents to be moved in an organised manner.

Delivery & Unloading
On arrival of your consignment to destination, our agents will make contact with you to arrange and perform that very important final stage of your move. 2012 Traffic Chaos?

The British International Freight Association (BIFA) has added a dedicated area on its website to offer logistics advice in connection with the staging of the Olympic and Paralympic Games at a number of locations throughout the UK this summer.

This area of the website provides information that will help those involved in supply chain activities to mitigate disruption to cargo collection and delivery activities.

US Employers willing to help with Skilled Staff relocation costs

CHICAGO, Jan. 18, 2012 /PRNewswire via COMTEX/ -- As 2012 ushers in an improving, but still highly competitive job market, more workers may be looking beyond their own backyard for employment options. Forty-four percent of workers said they would be willing to relocate for a career opportunity, according to a nationwide study by CareerBuilder. Of workers who were laid off in the last year and found new jobs, 20 percent relocated to a new city or state.*

At the same time, employers struggling to find workers for skilled positions said they are willing to pay to bring talent to their locations. Thirty-two percent reported they would be willing to pay to relocate new employees in 2012. Nineteen percent would be willing to pay a smaller first year salary in order to give a signing bonus to relocate an employee. The national survey was conducted from November 9 to December 5, 2011 among more than 3,000 employers and more than 7,000 workers.

To help workers zero in on markets with the greatest demand for their skills and assess costs of moving to and living in a particular area, CareerBuilder launched CareerRelocate.com. Through this new site, workers can:

While employers will move current staff and new hires for a wide variety of positions, the top areas for which they are most likely to pay to relocate employees are tied to technology and revenue-generation:

Engineering - 30 percent of employers
Information Technology - 23 percent
Business Development - 21 percent
Sales - 21 percent
Financial - 16 percent
Marketing - 13 percent
Legal - 11 percent

The vast majority of workers who relocated in the last year - 77 percent - reported they were happy with the move and didn't regret the decision. Workers reported benefiting in the following ways:

Made a fresh start - 30 percent
Made new friends - 31 percent
Had new experiences we wouldn't have had anywhere else - 29 percent
Earning at a higher level gave the family more spending options - 27 percent
Better long-term career opportunities - 22 percent
Area is nicer and schools are better - 19 percent

Of those workers who relocated in the last year, 41 percent said their family didn't relocate with them and they have to travel to see them. Top challenges associated with relocating included:

Cost of living is higher - 26 percent
More stress on the family unit - 24 percent
Difficult to make new friends - 18 percent
Feeling homesick - 16 percent

The EU are launching a commission into best practice and policies for restructuring. Prompted by the obvious financial crisis within Europe and the Western economies, the EU wish to improve SME competitiveness. At the same time they are also wishing to save jobs which might not be a totally mutually attainable target. However the idea is to show best practice in difficult times. A worthy idea. Re Organisation needs Care

The public consultation launched by the European Commission intends to identify successful practices and policies in the field of restructuring and adapting to change. The aim is to include the results into the upcoming employment package and to improve further cooperation between workers and employers' representatives, government, local and regional authorities and the EU institutions.

The European Commission launched until 30 March 2012, a public consultation on corporate restructuring and anticipating change. The aim is to identify successful practices and policies in the field of restructuring and adapting to change.

The consultation will also help to identify specific restructuring measures that could help deal with employment and social challenges, and help European companies improve competitiveness through innovation and a fast, but smooth adaptation to change.

Packing & Moving

This public consultation is launched when it is published by the Commission that the 85% of net new jobs in the EU between 2002 and 2010 have been created by SMEs.

The Green Paper which opens this consultation is supported by the staff working document "Restructuring in Europe 2011". The Green Paper includes several questions addressing issues such as whether the existing policy measures and practices adequate; what are the relevant framework conditions and existing good practices on access to finance; whether it is needed to update existing guidelines on restructuring and the means to ensure their implementation; or how to improve the synergies between companies, local authorities and other local actors.

According to the Commission, this consultation is open because from 2002 to 2010, over 11,000 cases of restructuring were recorded by the European Restructuring Monitor, with a ratio of almost two jobs lost for every one created.

Many companies and their workers have developed innovative arrangements to limit job losses. These initiatives have varied from working hours, to more social dialogue, to adjustment measures or the intervention of public employment services.

However, the Commission highlights that these may be less effective in a context of persistently weak demand.

Office Blow for Hammerson

Office move cancelled for 2015: Long term planning can go awry.

Hammerson's Principal Place

CMS Cameron McKenna has cancelled plans to move into a new City skyscraper still under development due to the ongoing problems in the global economy.

Hammerson, the building's developer, issued a stock exchange announcement earlier (16 January) stating that the firm had pulled out of discussions to take on around one-third of the space in its new Principal Place skyscraper in 2015.

CMS, which agreed an initial pre-let deal with Hammerson last summer, said it was postponing the move due to the market uncertainty, with the firm now planning to explore its options nearer the end of its current lease agreement on Mitre House in Aldersgate Street in the City in 2015.

CMS senior partner Dick Tyler said: "As a result of the current uncertainties in the financial markets, CMS Cameron McKenna has decided not to enter into a significant long-term premises commitment. The firm is therefore ceasing its current conversations with Hammerson in relation to its development at Principal Place, EC2."

"The firm proposes to postpone its decision to move until market conditions are more stable. The firm's lease of Mitre House in Aldersgate Street expires in 2015 and it will explore its relocation options in London nearer the expiry date."

CMS was the first pre-let agreed to date for the Principal Place skyscraper, which Hammerson is aiming to complete in 2015. The building was granted planning permission in July 2011 and is part of a mixed use scheme that will include shops, restaurants and residential apartments.

The firm had been looking to take up to 200,000 sq ft in the 591,000 sq ft office building, which will be located a few minutes away from Liverpool Street station and Spitalfields, north of Bishopsgate.

Hammerson chief executive David Atkins commented: "I have consistently said that in current conditions we would not expose our shareholders to excessive risk through building London offices on a speculative basis, which remains our policy.

"We have made good progress with the design and planning of Principal Place over the last six months, which I am confident will further improve its appeal to potential occupiers, and we continue actively to seek office tenants. We are clearly disappointed by CMS' decision, but understand their position."
