Although Domag is not a supporter of LEED we still think it was a good idea to build something with a breath of  ‘BUILD GREEN’. We can permanently discuss what is better LEED or Passive House. By the end we have to re- think and re-develop BC’s building technique. We stay away to judge about the sense and nonsense of the Olympic Village project, which  bankrupted and LEED developer left Vancouver taxpayers with hundreds of millions of dollar on the hook.  We stay away from million dollar projects as the Convention Center, which are only realized as ‘ cost more’ building.

We were engaged as a part who got the possibility to take immediate influence on the job development of the tri cities Maple Ridge, Pitt Meadows and Mission.

With our knowledge in sustainability and focused on the Incentive Projects of Maple Ridge     we were working on a project, wich should create immediate results for new jobs in Maple Ridge.

As a Maple Ridge resident we would like to see more input, especially in sustainability and jobs which are related to it.  ” BC Jobs Plan ” forecast 666.000 NEW JOBS in the next 10 years.

I  recently had a consultation with a really nice lady, actually a smart business woman. She told me her story how her house was built by a contractor. The contractor did a good job.  He took care about the plans, the permits, the trades, the inspections.  And she as the client paid him trustworthy.  But by the end she felt some leak of service.

That’s the construction business in Vancouver and area. The client hires a contractor , the contractor hires the trades, the contractor gets paid and will pay his sub trades – if its a good contractor.

Basically the contractor works for his own pocket, which is fine.

The Project Manager plans, coordinate,compares, contract the trades with you together. You as the client will have the control and you will  be always supported by a professional.

A Project Manager has an absolute consultation, planning and controlling role. He doesn’t have multiple things going on, because he works for you and your project.  With a project manager ,hired for your renovation or new construction project, you are the boss.

Do you think a project manager is to expensive for your kitchen renovation or even for your small new construction project ?

Well, contracting companies have a huge overhang , which need to be paid…..

There is another way of renovation or new construction. You can be the active part – the General Contractor- but be advised to hire a Project Manager unless you are an construction lawyer.

The role of a Construction Project Manager:

1. plan, direct, coordinate, and budget your construction projects

2. he supervise a entire or only a part of the  construction project

3. he schedule and coordinate all design and construction processes, including the selection, hiring, and oversight of specialty trades     for example carpentry, plumbing, or electrical

4. Project Managers ensure that the project gets completed on time and within budget

5. Project Managers are superintendents, which are  responsible for obtaining all necessary permits and licenses and, depending upon  the contractual arrangements, for directing or monitoring compliance with building and safety codes

6. project managers deal with delays, caused by trades,accidents or just the weather

7. the reliable  project manager is 24 hours a day on call for YOUR project

With this cold and chilly winds we have to face high heating costs. Some of us still have to deal with drafty and frozen aluminum windows.

Why are you, the folks accepts such low standards, even if you are buying a new property ?  Don’t you ask yourself how healthy is this for you and your kids ? Should this low standard also be your standard ?

It is time about to request higher standards, which allow you to save about 90% of your heating bill.

The city of Vancouver offers a “Home Energy Loan Program” under the motto ‘safe money and the planet’. Qualified upgrades are :

• Insulation
• High-efficiency furnaces and hot water tanks
• Air-to-air heat pumps
• Weatherization (air sealing) , Blower Door Test for us

If we have a closer look to the qualified upgrades it seams” Vancity” forgot about the most important heat loss prevention. There are loans available for Energy Star gas boiler, Energy Star Gas furnace, Energy Star Heat pumps. But were are the Energy Star windows on that list?

Does it make sense to blow out your heat ( heat produced by your Energy Star Heat pump) trough your drafty, old windows ? This constellation won’t reduce the CO2 Emission and won’t make the energy efficiencies upgrades not efficiency at all.

This offered loan is a good starting point, but don’t show a well elaborated renovation or retrofit project.

Ask yourself how much worth is your house compared to a Passive House.  Start realizing that there is more than LEED out there and request our consultations.

The University of BC would not catch up with Passive House construction method, if it wouldn’t be the way to go.

Don’t play around with ‘moderate’  solutions. Go the right green way of living, the healthy Passive House living.
