New technologies, a new generation which become more savvy requesting  a new house market.</p>
<p style="text-align: justify;">We as small Home Builder in Greater Vancouver were confronted with a certain raster.  Home Builder buying land, developing it and building 10 &#8211; 20 ( more than less) cheap houses, selling  it again and buying new land&#8230;&#8230;&#8230;.</p>
<p style="text-align: justify;">Finally we see a change.  Banks are not willing to approve landing applications. Mostly there must be a sales up front before they approve it. Quality is requested now.</p>

<p>Although Domag is not a supporter of LEED we still think it was a good idea to build something with a breath of  &#8216;BUILD GREEN&#8217;. We can permanently discuss what is better LEED or Passive House. By the end we have to re- think and re-develop BC&#8217;s building technique. We stay away to judge about the sense and nonsense of the Olympic Village project, which  bankrupted and LEED developer left Vancouver taxpayers with hundreds of millions of dollar on the hook.  We stay away from million dollar projects as the Convention Center, which are only realized as &#8216; cost more&#8217; building.</p>
<p>Although there is a evidence that the construction cost of a green building may nor be higher than a conventional building.</p>

<p>I  recently had a consultation with a really nice lady, actually a smart business woman. She told me her story how her house was built by a contractor. The contractor did a good job.  He took care about the plans, the permits, the trades, the inspections.  And she as the client paid him trustworthy.  But by the end she felt some leak of service.</p>
<p>That&#8217;s the construction business in Vancouver and area. The client hires a contractor , the contractor hires the trades, the contractor gets paid and will pay his sub trades &#8211; if its a good contractor.</p>
<p>Basically the contractor works for his own pocket, which is fine.</p>
<p>The Project Manager plans, coordinate,compares, contract the trades with you <strong>together</strong>. <p>A Project Manager has an absolute consultation, planning and controlling role. He doesn&#8217;t have multiple things going on, because he works for you and your project.  With a project manager ,hired for your renovation or new construction project, you are the boss.</p>
<p>Do you think a project manager is to expensive for your kitchen renovation or even for your small new construction project ?</p>
<p>Well, contracting companies have a huge overhang , which need to be paid&#8230;..</p>
<p>There is another way of renovation or new construction. You can be the active part &#8211; <span style="text-decoration: underline;">the General Contractor</span>- but be advised to hire a Project Manager unless you are an construction lawyer.</p>

<p>3. he schedule and coordinate all design and construction processes, including the selection, hiring, and oversight of specialty trades     for example carpentry, plumbing, or electrical</p>
<p>4. Project Managers ensure that the project gets completed on time and within budget</p>
<p>5. Project Managers are superintendents, which are  responsible for obtaining all necessary permits and licenses and, depending upon  the contractual arrangements, for directing or monitoring compliance with building and safety codes</p>
<p>6. project managers deal with delays, caused by trades,accidents or just the weather</p>
<p>7. the reliable  project manager is 24 hours a day on call for YOUR project</p>

<p>Why are you, the folks accepts such low standards, even if you are buying a new property ?  Don&#8217;t you ask yourself how healthy is this for you and your kids ? Should this low standard also be your standard ?</p>

<p>The city of Vancouver offers a &#8220;<a title="Home Energy Loan" href="http://http://vancouver.ca/greenestcity/energyloan/index.htm">Home Energy Loan Program&#8221;</a> under the motto &#8216;safe money and the planet&#8217;. Qualified upgrades are :</p>
<ul>
<li>Insulation</li>
<li>High-efficiency furnaces and hot water tanks</li>
<li>Air-to-air heat pumps</li>
<li>Weatherization (air sealing) , Blower Door Test for us</li>
</ul>
<p>If we have a closer look to the qualified upgrades it seams&#8221; Vancity&#8221; forgot about the most important heat loss prevention. There are loans available for Energy Star gas boiler, Energy Star Gas furnace, Energy Star Heat pumps. But were are the Energy Star windows on that list?</p>
<p>Does it make sense to blow out your heat ( heat produced by your Energy Star Heat pump) trough your drafty, old windows ? This constellation won&#8217;t reduce the CO2 Emission and won&#8217;t make the energy efficiencies upgrades not efficiency at all.</p>
<p>This offered loan is a good starting point, but don&#8217;t show a well elaborated renovation or retrofit project.</p>

<p>As Monisha Martins @The News reported&#8221; applications must go through a tedious process that requires approval of the city&#8217;s design advisory&#8221;.  Future applications will be processed faster by the staff them self. The guidelines for approval are still restricted to City Bylaws.</p>
