Dothan real estate market – November 2009 Sales report

October homes sales here in the Dothan area were very strong. In fact, this past month was the first time in 12 months we have seen a year over year increase in monthly home sales. According to data from the Dothan MLS, there were 99 homes sold in October, up from 89 last October, and 84 in September.

This uptick in homes sales doesn’t have much effect on the year-to-date numbers however. The overall market is down 19.4% when compared to the same time frame in 2008.

Another bright spot is the number of pending sales, which are running a good 30% above the numbers from this time in 2008. Pending sales right now have just fallen below 150, which is well above the 114 from this same week last year.

It will be interesting to see how the next few months play out. November, December, and January are typically the slowest months of the year. With pending sales remaining at a high level, this winter might be a little above average.

Dothan Real Estate Market Report – October 2009 New Construction

New home sales around Dothan have been steady for the last couple of months.There were 40 new construction homes sold in September and October combined, which is only slightly less than the 44 sold last year in the same two month period. The number of new homes on the market has also remained steady after dropping about 16% in August.

The number of new construction homes for sale around Dothan has dropped to 178 homes, which is the lowest level since the market peak in 2006. There were 19 new construction homes sold in October, according to the Dothan MLS, with an average price per square foot of $105.81, and average days on the market of 195 days.

The number of homes for sale in and around Dothan is back at the 1100 mark for the first time since July. Both pending sales and homes sold in the last 30 days are dropping. Home buyer tax credit extended and expanded

The $8,000 first-time home buyer tax credit, which helped home sales rebound this year, was scheduled to expire Nov. 30. The legislation extends it to homes that are under contract by April 30, 2010, and creates a new $6,500 tax credit for owners of existing homes who buy a new principal residence. To take advantage of this credit, buyers must have lived in their old house for at least five of the past eight years.The legislation also increases the income eligibility limits for the tax credit from $75,000 to $125,000 for individuals, and from $150,000 to $225,000 for joint filers. The cost of the home cannot exceed $800,000.
