A short sale success story!

After what seems to be forever, my client has successfully closed on a short sale property today!

Back in February, I reluctantly entered my buyer client into a purchase and sales agreement on a short sale property. I say reluctantly for a couple reasons. I first disclosed to them that I personally have had no experience what so ever with these sales, and was not exactly too keen on the process.

Luckily for me, the agent on the listing side is a fairly experienced agent and is consistently closing these homes. He was in constant contact with me the entire time, and was persistent with the lien holder. Without his help, I don't feel we would have made it to the closing table today.

So, at the end of the day, my client got a great house at a great price. The listing agent was able to successfully negotiate a short sale for his client, and everyone is happy!

So things have slowly progressed into a better week for me. As some of you know, last week was a bit rough for me. I received word from a lien holder earlier in the week, we had received short sale approval. Closing is scheduled for 4 p.m. Today, 5/9/08!

Went to the final walk through of the property this morning and met my client, the buyer at the property. Her brother, mother, and father were there also. Mom and Dad came up from North Carolina earlier in the week when we got word we could close. Walk through went great, everything is on the up and up. I went to close the door to the home and heard a huge CRUNCH. Turned around, and this is what I saw!

Mom backed right into my truck! When it rains, it pours. Luckily, it's just a truck. No one was injured. Maybe jsut her pride a little.

We will close later today, my truck will get fixed next week, and all will be fine. Until next time my friends!

I will edit and post the photo as soon as Active Rain has fixed the bugs on the upgrades.

I might have let them get the best of me

In my last post, It was one of those days today , I let you in on how my day had progressed on Friday, how I had a confrontation with a customer. It was a rough day, not one I would like to revisit again.

I picked up my son that afternoon from school, and he gave me his 6 year old words of wisdom. It kind of cheered me up for a little bit. But again, I got to think that evening, and more and more so over the weekend. The whole situation really upset me. I really let this guy get the best of me. Who was he to talk to me that way, when all I was doing was what I though was in the best interest of my CLIENT. After-all, his son was just a CUSTOMER.

Today is Wednesday, and I think I have given myself enough of a chance to cool off from this situation. I feel much better about my career, and real estate in general! One thing I will always have to keep in mind from here on out is to not take it so personally. This is often a life changing experience(buying and selling a home) for most people, and often times they think before they speak. I deal with this everyday, some people may only deal with it once in their entire lifetime.

Well, for now, it's time to go pick up Michael (my 6 year old son) at school and see what he can teach me today!

While some of you may not agree with the war our armed forces are currently fighting, we must remember that our men and women are there willingly, doing a job so we can enjoy our lifestyles. While we are at home enjoying a sunny day, mowing our lawns, planting our gardens, these men and women wake up everyday wondering if this will be their last.

This video was sent to me this moring. I'm not sure how long it has been around, but it is new to me, so I figured I would share it with you.

As I sat down late in 2007, I discovered I need to advertise myself in more and more places. I have a couple websites, www.billsomerset.com and www.billsomersethomes.com , I advertise with my office through local newspapers, I blog, I send postcards, and farm a general area in Somersworth New Hampshire and Dover New Hampshire.

All of this just was not enough. I decided to advertise on the radio. Traditional radio advertising is very expensive, so with a little research I decided to advertise through streaming radio. The local stations, owned by ClearChannel radio, WHEB, WERZ, and WQSO, have a ton of listeners through streaming radio. Along with my 30 second commercial, I have a keyword strategy, "NEW HOME" on all of the stations websites.

Some Realtors don't see the light, they just feel the heat.

Sure, this may be an old saying taken from Government, but I heard it last night and I just felt it fit.

Is our blog platform becoming a place to rant and rave, or is a place where we should learn and grow? Yes, I know, I know, the press and the general public feel that we are the root of all evil, that we have created the trouble that we are all in currently. Some even feel that we Realtors® have created the horrible economic situation the U.S. is currently facing.

My thoughts? Wake up, stop your complaining, and do your job! Real estate markets are not the same around the nation. All markets are local. What is true in Dover New Hampshire, may not be true in Boston Massachusetts, or Phoenix Arizona.

Now, I may not get the comments and feedback that I expected for this post, but every now and then I just need to get things off my chest too. When I first started selling real estate in New Hampshire I was extremely frustrated with my surroundings. I live in a small town, population of a little less than 15,000 people. I grew up in this town, and thought that I knew practically everyone in town, real estate would come easy, (RIGHT!). People would want to buy and sell, and naturally they would call me. To my dismay, they did not call me, write me, or email me. I was very upset when signs were popping up in MY NEIGHBORHOOD . How dare they sell their home without consulting me first?

Then I thought about it. What was I doing that would want them to come to me, to help them BUY or Sell a home in New Hampshire?

Nothing!

I felt the heat around me, but I just could'nt see the light! I soon realized, it's not the people that were my problem, it was not the local market, good or bad. It was me that was the problem. I was not giving them a reason to call me, or email me, or write me. I needed to be more pro-active, get myself out there, and show them I was the best at what I do. So, my little rant, my little recommendation to you, stop worrying about what might be wrong with the market, stop getting mad about sluggish sales, or the NBC nightly news telling the consumer the world is going to end because of Realtors®. Get out there, do your job, and create a better market for yourself. Envision the light, don't just stand there and take the heat!
