What Was This Appraiser Thinking?–Meet The Appraisers!

I’ve been asked to be a presenter with fellow Las Vegas appraiser, Debbie Huber, at the Nevada Association of Real Estate Brokers event titled What Was This Appraiser Thinking?–Meet The Appraisers! The event takes place Tuesday, September 20, 2011 from 9-11am at the Greater Las Vegas Association of Realtors offices. The cost is $10 for nonmembers. This should be an educational experience for both me and the attendees. We’ll be discussing how appraisers select comparables, our views of the market, FHA property standards, and how adjustments are made in the sales comparison approach. With all the changes taking place in real estate, appraisal, and mortgage lending, I’m not sure 2 hours is enough time. I’m excited to learn what concerns local brokers have regarding the appraisal process and our market.

Professionalism in the Real Estate Industry

Today I was reminded why people in the real estate industry get a bad rap. When pulling into my subdivision, I noticed an open house sign. I try to visit open houses in my neighborhood to help support the local agents, and to get a better feel from those practicing on the street. I entered the open house this morning, and was greeted by the wife of the agent hosting the open house (he wasn’t there). She was wearing what most people would throw on to mow the lawn. Her tank top had huge stains. Meanwhile, she was trying to sell me the home, but she’s not an agent. When her husband showed up while I was trying to leave, they started to make lunch. His attire wasn’t much better. I wouldn’t have left my house this morning looking like that.

Why bother hosting an open house? Pulling off a successful open house requires a lot of prep work. Why go through all of the invitations, flyers, and setting up signs, if you’re not willing to prep yourself? Open houses generally aren’t for selling the house, they’re for selling your skills, knowledge, and professionalism. If I were a potential client walking through that door, I would have tried to leave as soon as I ran into these deshelved sales people.

If you’re a new agent trying to rustle up some biz, take this as an example of what not to do. You never know who you’ll meet on any given day. Dress professionally always. There are enough yahoos like I saw this morning giving all real estate pros a bad name. The good part for us, is that it’s not too hard to compete against laziness.

If you’re a home buyer out there attending open houses, take this as the first que of what not to work with. If an agent is too lazy or doesn’t care enough about their appearance, how is he/she going to take care of you and your transaction? If they don’t respect themselves or you find a new agent. Besides, dressing the part is just common sense. There are great Realtors out there to help you with one of the biggest purchases you’ll ever make.

I spent the July 4th holiday with my family at the annual Summerlin parade. This year over 40,000 attendees watched 60 floats pass by. I love this event, because we are able to walk and push the strollers easily from our home. The tree lined streets of this section of Summerlin keep the hot sun away. No matter what part of the Las Vegas Valley you call home, this event is a must for families with little kids.

May Sales for Sun City Summerlin

According to the Greater Las Vegas Association of Realtors MLS, 13 properties sold in May within the Sun City Summerlin community. The prices ranged from $100,000-$200,000. The average sale price per square foot of living area was $105/SF, and the median was $100/SF. 10 of the homes sold with less than 90 days on market. None of the sales were short sales, but 3 were REO (bank-owned) sales.

As of today, June 20th, there are 81 listings in Sun City Summerlin (not including contingent or pending status). That equates to about a 6-month supply of homes in this community. 6 of the listings are short sales, and 11 are bank-owned. The average list price per square foot is $124/SF, and the median is $118/SF.

Sun City Summerlin is a 55 year age-restricted community located on the western edge of the Las Vegas valley. The community was started by Del Webb in 1990. According to the community website, 12,500 adults call Sun City Summerlin home. The community contains three 18-hole golf courses, 14 tennis courts, and several social/recreation facilities. Elevation changes as you travel west towards the Spring Mountains peaking around 3000 feet. As a result, many of the homes have scenic views of the city below. Housing in Sun City Summerlin consists of mostly single-story detached homes with attached garages, but some attached homes scatter the community as well.

Las Vegas Unemployment Number For March 2010 Dips Very Slightly

The good news is the unemployment rate for the Las Vegas metro area went down for March compared to February. The bad news is that it’s still really high and only dropped to 13.8%. Check out the chart below.

The February preliminary unemployment rate was published yesterday for the Las Vegas metro area at www.nevadaworkforce.com. 13.9% unemployment for February 2010 surpasses the 13.8% number from January 2010, the highest rate recorded during this recession. A real housing recovery hinges primarily on this unemployment rate retreating towards normal levels. See the chart below for the trends over the past 2 years.
