In 2024 there were 46 home sales. In 2025 there were 36, that is a fairly significant drop. I believe the drop was caused by lack of inventory, not because Eastman raised the buy in fee. I’ve seen little affect on the buy in increase.

I 2024 there were 13 condos that sold, in 2025 19 condos sold, I nice increase over the previous year. Inventory of available units was key here.

Now the really interesting part, values. I’ve been saying for a while that the housing market has peaked. Here are the numbers to back that up.

In 2024 the median sold price of an Eastman single family home was $575,000 yet in 2025 the median price of a sold home was $519,000 So fewer homes sold in 2025 for significantly less money than in 2024. You would think that lower inventory would prop up prices but it didn’t.

For condos, just the opposite happened. In 2024 the median price of a sold condo was $380,000. In 2025 the median sold price was $470,000 with a year that had more inventory. A nearly 25% increase in price over the course of 1 year? Impressive…

It very curious to me that in this community of over 1000 home and 336 condos, that they could head in opposite directions like this. It really makes me wonder what 2026 is going to bring.

The interesting thing about the Eastman Real Estate Market is inventory is growing. I’m not sure what the catalyst is but we have been hoping for inventory to build for a few years now. Recently there has been a drop in interest rates, that could play a part. Home prices have seemed to have peaked and sellers want to cash in before prices fall further? Maybe sellers are just tired of waiting for the “right time to sell”.

What ever the reason getting back to a more equalized level of buyers and sellers would be a welcome situation.

The Eastman real estate market has been in a very slow summer period. Typically summer is bustling with buyer’s buying and sellers selling. This year, sellers are sitting tight. There are currently 3 condos on the market and 8 homes. That is not a lot when the average Sumer inventory is usually 25+/- condos and 80+ homes. I think that interest rates are holding things back. With home pricing across the state still climbing, sellers don’t want to purchase at the top of the market and give up a mortgage that has a significantly lower rate than the rates that are offered today. I am hopeful that rates will start to decline this fall and the pace of sales will increase.

As we headed back to Sunapee Harbor, the sunset was just spectacular. On nights like this we slow the boat and just enjoy the view. We had a great time and I look forward to doing it again.

While locals have known for years just how special a place Eastman is, it’s obvious that many others have discovered Eastman trying to escape Covid in the higher population areas and cities.

The good news for existing owners is property values are up! Inventory is super low, in fact there is currently 1 condo on the market and 6 actual houses (I’m not counting the 5 paper houses Yankee Barn is marketing). With numbers this low, prices have to go up!

Now here are some stats right from the New Hampshire Board of Realtors:

A median price record, while
inventory continues to drop

August was another record month in terms dollars spent on residential housing in New Hampshire. While the unit sales were down slightly compared with August 2019, both the $349,450 median price of those sales and the $800 million total dollar volume were the highest of any single month in the state’s history.

Of note in the NHAR’s August “Monthly Indicators” report:

• The 2,008 closed residential sales was a 1.4 percent decrease compared with August 2019.
• Pending sales increased by 31 percent.
• Months’ supply decreased by 61 percent to 1.5 months, the lowest in at least 15 years.
• Homes for sales decreased by 58 percent to 2,383 at the end of August. As a point of comparison, there were over 14,500 homes for sale at the end of August 2010.

This is what’s happened year to date. January and February were strong months, buyers were buying, properties were transferring and inventory was shrinking to its lowest level I had seen in my career. March was looking promising and an early spring was clearly on the way. I was getting calls to talk about house and condo listings, the year was looking to be a good one.

In comes Covid…. slowly but things changed. At first it was activity as normal. Then showings were getting canceled and listings postponed. Then the only showings were with buyers that had to buy, in effect the showing process is streamlined. By the end of March, we closed all of our Coldwell Banker Lifestyles offices. All agents are working from home. With our technology we can do so many things like virtual showings and signing documents online.

This past week I listed 2 homes and both went under agreement in a day or two from the listing date. Low inventory and serious buyers is a good combination for sellers. Although the pace of the market has slowed significantly, transactions are still happening.

It seems everyone is taking precautions and things have changed, maybe forever. We are social distancing, wearing masks and gloves. Just being smart about the situation is a must!! None of us want to get sick or get others sick so I error on the side of caution. If something is not right or safe, it’s not going to happen.

There were 66 home sales in 2019 vs. 76 in 2018. Home prices were up but only marginally. The average home selling price was $286,529 vs $281,298 up only marginally. However, the median sales price was to $270,000 vs $258,250

As for condos, in both 2019 and 2018 there were 28 units sold. Any year when there are 28 condos sold, it’s a good year!! Better yet the condo values are up too with a 13% increase in prices. In 2019 the average unit sold for $201,215 vs $175,665 in 2018. The median sales price in 2019 was $198,750 vs $172,500 in 2018.

Taking a quick look back, pricing in Eastman has gone up quite nicely since 2016. Here are a few numbers: The average home sales price was $245,877 and the median sales price was $2225,000. When you compare to 2019 there is a 17% jump in home values. That is an amazing number!!!

What does the future look like? Low inventory is going to drive values up. There is low inventory all around us so buyers are going to compete for each property.
