I was once walking in the Woodlands one early morning while passing out real estate flyers and heard a whoosh whoosh whoosh sound. Lo and behold, I turned and there were seven deer on the street only 4 feet from me just staring at me. What a cool experience!

There are practical reasons to love the Woodlands too. Verdugo Woodlands Elementary school is well known for its quality educational experience and high scores. Verdugo Woodlands is also close to two great Glendale Parks, Glorietta Park and Verdugo Park. Both have popular baseball fields and Verdugo Park also has a skate park that kids of all ages enjoy.

Looking to buy in the Burbank – Glendale – Pasadena area? Here are three reasons why you should consider expanding your search to include La Crescenta.

1. Easy Commute to the City

One of the biggest misconceptions about La Crescenta is that it is tucked up in the mountains in the middle of nowhere.  If you aren’t familiar with the Crescenta Valley area, it is located just up the 2 Freeway from Glendale. Because there is rarely any traffic on the 2, driving up to La Crescenta only adds about 5 minutes on to a typical Glendale commute.  For those of you commuting downtown, you can take the 2 Freeway to the 5 to the 110 and bypass the traffic that is often found on the 134. If you work in Pasadena or the Inland Empire, your commute is a short drive down the 210 freeway. Those of you working in Burbank or traveling out of Burbank airport can take a shortcut though La Tuna Canyon and Shadow Hills to make it in about 20 minutes!

2. Excellent Schools

La Crescenta is a part of the Glendale Unified School District, and the “Crescenta Valley Schools” are consistently rated as some of the best in the district.  Many people don’t realize that the La Crescenta zip code (91214) is divided into two sections:  an unicorporated area of Los Angeles County, and an area called the “Glendale Annex” that is actually part of the City of Glendale. Regardless of which section of La Crescenta you live in, you are still within the Glendale School District.

3.  Access to Parks and Recreation Areas

La Crescenta is unique in that it feels like a small suburb in the mountains despite its proximity to the city.  Because the area is flanked on either side by foothills, there are quite a few scenic hiking trails within a five-minute drive of central La Crescenta. On the south end is the Whiting Woods trail, to the north is the Deukmejian Wilderness Area, and to the east lies La Canada’s Descanso Gardens.  The area also features several local parks that feature summer and after school programs, the largest being Crescenta Valley Park.

I am a Realtor at Dilbeck Real Estate in La Canada. Our office is only one block from Angeles Crest Highway, yet I had not driven up the mountain since before the Station Fire. We are blessed in La Canada to be only minutes away from the Angeles Forest with its numerous trails, picnic grounds and camping sites so I decided to finally take advantage of that. This 2 minute  video is a short chronicle of my adventure. After lunching at Red Box Picnic area with a view to die for, my responsible side took over and I headed back down the hill to resume my hectic work day. My lunch hour was more like a lunch 2-hour, but that’s the beauty of being your own boss! Taking a short trip up Angeles Crest Highway is one of the fun things to do in La Canada and I encourage you to try it.

Anyone who is familiar with La Canada knows that multi-million dollar homes are not rare in this area. However, it’s not everyday that you see a home with it’s own baseball field! This 4.5 million dollar estate is exactly what you would expect it to be – luxurious and elegant. The extensive grounds feature a pool and spa, multiple outdoor entertainment spaces and a built in serving bar. The home itself is impeccably decorated in a classic traditional style.  With an open floor plan that features a media room, exercise room, formal living, formal dining, family room, breakfast room and music room, the house is so large that I almost got lost in it. If you are interested in living the high life – or simply love beautiful homes – I wholeheartedly recommend this property.

In the past year, only two houses have sold in La Canada for $450,000 or cheaper. And as is to be expected, in La Canada, the view from the cheap seats is……cheaper. This house, listed at $449,944 is also exactly what you would expect it to be – a cabin built in the 1920’s with a rustic feel. Located near the 2 freeway, it provides an easy commute (and moderate traffic noise). This home can be described as….a fixer. That being said, the home is actually quite spacious and is located steps away from a local park. Most importantly, this property is located in the coveted La Canada school district – a positive that, for many buyers, far outweighs any negative aspects.

We start in the mid $600K range in North Glendale’s Sparr Heights area, located just south of Old Town Montrose. 1245 Oak Circle Dr. is located on a quiet, tree-lined street that provides stunning views of the hills from both front and back. It has great curb appeal in the front – with a circular drive that can accommodate several cars – and is located in on a quiet culdesac high above Foothill Blvd with stunning mountain views. The private backyard, which is flanked by hillside, features a large patio and pool. Overall, it’s important to remember that houses with “potential” are great investments and allow buyers to put their own personal stamp on a property.

Finally, we move even higher in the foothills to the Briggs Terrace area of La Crescenta, where a new construction home at 2255 Maurice has just been listed in the high $800K range. The word that best describes this house is: turnkey. It’s rare to find new construction in the foothills, where the neighborhoods are often characterized by 1950’s ramblers that are still in the procession of the original owners. The home on Maurice is built with a modern sensibility and features an open floor plan with formal living, dining and family rooms. The house includes 4 bedrooms and 4 baths, with an impressive cathedral ceiling entryway. Located directly adjacent to Angeles National Forest land, this home provides the peace of mountain living with an easy commute to the city.

Why Use A Buyers Agent? - Episode 1, By Kari Carson

When I hold open houses in Glendale and La Canada, I often encounter buyers who aren’t currently working with a Realtor. When I mention that I am a buyers’ agent, they sometimes ask me, “What is a buyers’ agent and why do I need one?” To answer that question, I’ve created this short video. There is something special about Verdugo Woodlands. The shade of the oak trees and the elegant homes give it a sense of peace and tranquility that are hard to find in this day and age. Verdugo Woodlands is a neighborhood in Glendale and has much to offer potential residents. Verdugo Woodlands Elementary School is one of the best schools in the region and is quite well respected in the community.

With a name like Verdugo Woodlands, you can probably guess that there are trees here. Beautiful oak trees are in abundance and because they are a protected tree in the City of Glendale, it is important to know the significance of that. Glendale’s Tree Ordinance lays out the particulars here and they have a pamphlet that I actually hand out to potential buyers at open houses in the area.

I often go walking in Verdugo Woodlands because it’s shady and pretty and just a great place to unwind. Many people walk their dogs here and it’s also a great neighborhood to walk during Halloween and Christmas to see the decorations that the neighbors put out in their yards.

The community has active participation from the residents including organizations like The Verdugo Dads Club and the Verdugo Woodlands West, Homeowners Association. The Verdugo Woodlands Dads Club’s annual Pancake Breakfast Fundraiser is this Saturday, Jan. 28th and is open to all. A great way to meet the neighbors and to help a good cause! It is located at the Dad’s Club, 1728 Canada Blvd. Glendale Ca 91208.
