Increasingly, buyers are seeking flawless, move-in ready homes, and while traditional home inspections are a must-have, something equally important lurking beneath homes often goes overlooked.<br />
<BR><br />
<BR>A sewer line inspection is not included in the standard home inspection and is regularly waived in the purchasing process. Additionally, many buyers do not know that responsibility for the condition of the lateral sewer line leading from the street to the home lies with the homeowner, not a municipality. Buyers should reconsider including this important step before they sign a deal.<br />
<BR><br />
<BR>If a problem occurs, a sewer line replacement costs at least $4,500, but prices vary widely and costs increase dramatically by region, depending on depth and length of the underground pipes and if street repairs become part of the issue.<br />
<BR><br />
<BR>Experts at Roto-Rooter, North America&#8217;s largest provider of plumbing repair and drain cleaning services, encounter this scenario far too often. Consumers, who just signed the dotted line on their dream home, soon find that they&#8217;re trapped in an expensive plumbing nightmare.<br />
<BR><br />
<BR>&#8220;Just a couple of years after purchasing our home, we had a $15,000 sewer line disaster in our lap,&#8221; says Jennifer Schappacher of Cincinnati. &#8220;The sewer line clogs began not long after we moved in, but as they became more frequent we had Roto-Rooter inspect the line with a video camera and only then did we realize the pipe had offset sections and a partial collapse that was causing sewage to back up into our house.&#8221;<br />
<BR><br />
<BR>The Schappachers looked at only a few houses before deciding on one in a quiet shady neighborhood. It was charming with large, mature trees that shaded the entire street. But since the house was built in 1959, its concrete and clay underground sewer pipes were vulnerable to heavy root intrusion from the big trees. As those roots entered the pipe joints in search of water, they pushed the pipes apart and allowed surrounding soil to spill into the pipe, narrowing a 6 inch diameter pipe to just 1 inch in some sections.<br />
<BR><br />
<BR>Generally, a plumber can complete a sewer line camera inspection for $250 to $550, depending on the region. While not cheap, it&#8217;s a relatively small price to pay when buying a home, especially if it helps a buyer avoid thousands of dollars in unforeseen repair bills.<br />
<BR><br />
<BR>To avoid unexpected and costly <a href="http://www.rotorooter.com/plumbing-basics/">plumbing problems</a>, the experts at Roto-Rooter recommend having a plumber conduct a video camera sewer line inspection, in addition to a standard home inspection, before buyers purchase a home. The process involves passing a waterproof fiber optic video camera through the pipe. The specialized cameras are equipped with bright LED lights so the inspection will reveal any cracks, breaks, offset or collapsed sections of pipe. The plumber will often provide a DVD copy of the inspection as part of the service.<br />
<BR><br />
<BR>&#8220;Sewer inspection camera equipment is expensive and often is only utilized by well-equipped plumbing companies, but the video inspection service itself is easy to complete and well worth the extra step,&#8221; says Roto-Rooter master plumber Larry Rothman.<br />
<BR><br />
<BR>Root growth is the most common cause of sewer line damage and is often responsible for blockages and separated pipe sections. Outdated and eroding pipe materials are also a common culprit in sewer line deterioration. Older pipes are much more susceptible to root intrusion than new plastic pipe.<br />

<BR>Inspections are especially important if:<br />
<BR><br />
<BR>* The home is 20 years or older.<br />
<BR>* There are mature trees around the property.<br />
<BR>* The home has been vacant for a period of time.<br />
<BR>* The concrete surrounding the home is cracked or raised.<br />
<BR>* There is considerable visible root growth in the yard.<br />

<BR>&#8220;We recommend homeowners adopt a mindset of thinking about the consequences of things, of what could go wrong,&#8221; says Dr. Tim Reinhold, senior vice president of research and chief engineer for the <a href="http://www.disastersafety.org/">Insurance Institute for Business &#038; Home Safety</a>.<br />
<BR><br />
<BR>Here are five tips to avoid common homeowner mistakes:<br />
<BR><br />
<BR>Tip 1: Clean out the filter on your clothes dryer<br />
<BR><br />
<BR>Why? Fire. Those wads of lint that get caught in your dryer&#8217;s filter can pose a major fire hazard. The U.S. <a href="http://www.cpsc.gov/">Consumer Product Safety Commission</a> estimates that dryers cause more than 15,000 fires a year.<br />
<BR><br />
<BR>Your strategy: Be sure to completely empty the lint trap every time you use your dryer. Also, make sure your dryer ducts are metal, since they&#8217;re less likely to sag and allow lint to build up.<br />
<BR><br />
<BR>Tip 2: Trim tree branches that hang close to your home<br />
<BR><br />
<BR>Why? Roof or other property damage. A storm or high winds could sweep through your neighborhood and knock those branches onto your roof, causing serious damage.<br />
<BR><br />
<BR>Your strategy: Consult an arborist or tree surgeon about any trees in your yard that might present a hazard.<br />
<BR><br />
<BR>Tip 3: Don&#8217;t put cardboard boxes from recent big-ticket purchases out on the curb with the garbage<br />
<BR><br />
<BR>Why? Theft. By placing boxes in a visible location, you&#8217;re sending a signal to burglars that you have valuable items in your home.<br />
<BR><br />
<BR>Your strategy: Cut boxes up and put them into the garbage or recycling bin.<br />
<BR><br />
<BR>Tip 4: Make your house look occupied when you&#8217;re on vacation<br />
<BR><br />
<BR>Why? Theft. An empty home can be an easy target for thieves.<br />
<BR><br />
<BR>Your strategy. Have your mail and newspaper deliveries suspended or have a trusted neighbor retrieve and safeguard them until your return. &#8220;Not only do piles of mail signal that a house is vacant, but thieves can sift through letters to steal your identity,&#8221; says Joe Vahey, vice president at <a href="http://www.erieinsurance.com/homeowners/default.aspx?utm_source=ARA&amp;utm_medium=News&amp;utm_campaign=ARAHome">Erie Insurance</a>.  &#8220;You also may want to arrange for someone to maintain your lawn if you&#8217;ll be gone for more than a few days, and consider installing central alarms, motion detectors, or timed lights that will illuminate the area around your house at night.&#8221;<br />
<BR><br />
<BR>Tip 5. Check appliance water hoses<br />
<BR><br />
<BR>Why: Water damage. Hoses for washers and refrigerators wear out and need to be replaced before they spring a leak. The water supply line to the icemaker can also be a water leak waiting to happen.<br />
<BR><br />
<BR>Your strategy: Replace washing machine hoses every five years. If you see the plastic line along the back of the refrigerator becoming discolored (yellow or brown), have an appliance repair expert check it out.<br />
<BR><br />
<BR>Despite your best efforts to properly maintain and protect your home, accidents and mishaps still happen, which is why it&#8217;s also important to know what your homeowners insurance does, and doesn&#8217;t, cover. For example, no homeowners insurance will cover flood damage from natural disasters, so you may want to seek federal flood insurance if you live in an area prone to flooding. In addition, check to see if yours is a <a href="http://www.erieinsurance.com/homeowners/ERIESecure/default.aspx">guaranteed replacement cost policy</a>, which would pay to rebuild your home if it&#8217;s severely damaged or destroyed. The coverage is rare, but some companies like Erie Insurance include it in their standard homeowners policies. 			<content:encoded><![CDATA[<p>(ARA) &#8211; Cutting back on vacations and entertainment is a wise move to help ride out a recovering economy, but don&#8217;t be tempted to forego car and homeowners insurance to make ends meet.<br />
<BR><br />
<BR>Some people appear to be doing just that. Statistics from the Insurance Research Council, for example, indicate 16 percent of American drivers are uninsured. Nearly half of those say the reason is they can&#8217;t afford insurance. And three out of every five U.S. homes are underinsured, with homeowners skimping by paying less for insurance, but running the risk they won&#8217;t be able to rebuild their homes if disaster strikes.<br />
<BR><br />
<BR>You should resist the urge to eliminate car and homeowners insurance in tough times, advises Charles Valinotti, senior vice president with <a href="http://qbeamericas.com/the-americas.aspx">insurer QBE</a>. &#8220;Not having insurance may save on premium payments, but it can cost you much more when the unexpected happens,&#8221; he says. &#8220;Insurance premiums are a bargain compared to the financial issues that could pile up if you have an accident, your house burns down or someone is injured on your property.&#8221;<br />
<BR><br />
<BR>Valinotti notes the insurance protections you can&#8217;t do without:<br />
<BR><br />
<BR>* For your auto &#8211; Laws in all states require drivers to either have <a href="http://qbeamericas.com/the-americas.aspx">auto insurance</a> or be able prove they are financially able to pay for an accident. In addition, if you have a loan on your vehicle, your lender typically requires that you carry comprehensive insurance &#8211; which covers loss from theft or damage from something other than an accident &#8211; as well as collision insurance as part of the loan agreement.<br />
<BR><br />
<BR>Valinotti says if you don&#8217;t carry minimum amounts of insurance or can&#8217;t provide proof of financial responsibility, you might face fines, license suspension or even jail time. &#8220;Make sure you know what you need to meet the minimums for auto insurance liability, bodily injury and property damage required in your state.&#8221;<br />
<BR><br />
<BR>If your budget allows, consider uninsured and underinsured driver coverage. &#8220;In these challenging economic times, chances are you could get hit by a driver who doesn&#8217;t have insurance,&#8221; Valinotti says. &#8220;If that happens, you need to protect yourself.&#8221;<br />
<BR><br />
<BR>* For your home &#8211; You can legally own a home without insuring it. But Valinotti says going without insurance is a huge risk you don&#8217;t want to take, especially in a bad economy. And, if you have a mortgage, your lender will most likely require you to carry insurance &#8211; and in some regions, additional flood and earthquake coverage &#8211; to protect its investment.<br />
<BR><br />
<BR>A standard homeowners policy comes with the coverage you need built in: for your home&#8217;s structure if you need to repair or rebuild it, for your personal belongings if they&#8217;re stolen or destroyed, for liability protection against lawsuits, and to pay for additional living expenses if you can&#8217;t live there due to damage from an insured disaster.<br />
<BR><br />
<BR>Valinotti says instead of thinking of dropping your homeowners insurance, look at ways to lower the cost. &#8220;Raise your deductible, or see about getting discounts, such as buying your homeowners and auto insurance from the same company,&#8221; he says. &#8220;You can also keep your premiums in line by reviewing your policies and the value of your possessions at least once a year.&#8221;</p>

<BR>&#8220;Pools are a great investment, and the vast majority of owners say their pool is a great place to entertain,&#8221; says Bill Weber, president and CEO of the <a href="http://www.apsp.org/MemberLocator">Association of Pool &#038; Spa Professionals</a> (APSP). &#8220;Fortunately, some simple upgrades and renovations can help pool owners enjoy their investment even more.&#8221;<br />
<BR><br />
<BR>APSP points to five renovations that can offer homeowners the most satisfaction and value for their investment. The Association suggests homeowners consult with and hire an APSP-certified professional for the best possible results from any of these renovations:<br />
<BR><br />
<BR>1. Resurfacing &#8211; If your in-ground pool is made from concrete, time and use can cause the surface to deteriorate and become rough or even cracked. Resurfacing can restore the beauty and comfort of the pool and extend its functional life. Choose options that provide durability, and consider multiple manufacturers&#8217; products to ensure the best selection. For pools with a vinyl interior, a host of new patterns, available for replacement liners, can transform the appearance of the pool overnight. Fiberglass pool owners also have several resurfacing options. Consult with an APSP-certified professional to determine the best product to make your fiberglass pool look like new.<br />

<BR>2. New tile &#8211; Just as a kitchen backsplash can transform the overall look of the room, tile can set the tone for how your pool looks. Pool tile options are vast, and changing the tile is one of the most dramatic improvements you can make; it will give you the biggest bang for your buck in terms of appearance.<br />

<BR>3. Change the look of the pool deck &#8211; The current design trend is to extend the look of interior flooring out into the pool area to create the effect of an outdoor family room. Deck choices range from man-made and natural materials to staining existing concrete. Know that old concrete does not necessarily need to be removed. <BR>5. Lighting &#8211; While safety is a primary function of lights, today&#8217;s pool lighting also adds touches of beauty and pizzazz. Standard incandescent and halogen pool lights are functional staples, and fiber optic lighting can add striking color to a nighttime poolscape. Fiber optics are especially great around pools and landscaping because there&#8217;s no electrical current to worry about. Long-lasting LED replacement lights can typically be installed with little or no modification to the existing pool. The colored LED lights can create an entirely new mood around your pool while providing energy savings at the same time.<br />

<BR>&#8220;Of course, there are many more renovations and improvements to consider,&#8221; Weber says. &#8220;Digital controls make operating pool equipment easier than ever, allowing you to control lighting, heating and cleaning with the touch of the button. And upgrades like adding a salt chlorinator system, solar cover and heater can improve the functionality and efficiency of a pool.&#8221;<br />

Pool renovations can be done over several seasons, allowing you to make the improvements and fund your investment at a pace that works for you.
