The Before & The Brief

This area previously housed a small utility room, part of the old kitchen/dining area, and extended partially into the back garden.

The client wanted to add an extra bedroom in what had been a two bed, two bath property, and create a new office space separate from the open-plan living area. The addition of an attached half bathroom means that this can function as a separate guest suite when needed-perfect when family come to visit.

Guest Bedroom / Office + Botanical Half Bath Plans

Unlike the other rooms in this maisonette, we didn’t focus on the interior design for the bedroom/office, because the client wanted to focus that energy (and budget) elsewhere. Instead, we kept the furnishings and decor minimal aside from a murphy bed that folds away and converts into a generous work space.

In the attached half bathroom, however, she wanted to go bold with botanical wallpaper.

Botanical Half Bathroom Reveal

Because the half bathroom measures 800 x 1260mm, we opted for a pocket door to maximise space.

Bold botanical wallpaper is paired with black fixtures and warm brass fittings – finishes that we echoed in the adjoining office/guest bedroom.

We paired the botanical wallpaper with a textured ceramic gloss wall tile. A space saving, budget friendly black sink centered on the wall creates symmetry and better visual balance.

Overhead, a feature pendant casts pretty shadows across the petite half bathroom. 

Guest Bedroom / Office Reveal

The maximalist botanical half bathroom both contrasts with and complements the clean, minimal office / guest bedroom.

As I mentioned, this room isn’t styled – it’s a space that the client will add to over time.

Looking back out and onto the garden, we commissioned a bespoke cabinet to house the boiler and add extra storage space. A black metal exterior door leads out to the garden and echoes industrial elements in the adjoining living and dining area. 

A Velux roof light above the exterior door floods the office / guest bedroom with natural light, while a vertical radiator leaves wall space open to add additional storage furniture in the future.

It’s a calm, functional area where you can tuck yourself away if you’re working from home, or for visiting guests to retreat to.

The Befores & The Brief

This space previously housed a living area, kitchen/dining room, and small utility. The client wanted a larger kitchen with an American-style fridge freezer, oversized hob, large island and walk-in pantry.

The dining area previously sat four people, but she wanted space for 8-10. She was already firm on layout, wanting the living area opposite the kitchen so she could see the TV while cooking, and a large dining table at the far end near the garden.

Outside, the window to the master bedroom backed on to a small side return, running underneath a balcony/landing belonging to the upstairs neighbours. This structure had not been built to code and was dangerously unstable. It had to come down, but we still had to allow the neighbours access to their half of the garden. We also needed to maintain light and ventilation to the master bedroom.

The plan was to extend into the side return, move the utilities to the hallway, and upgrade all the other interior spaces.

The living area has a similar footprint to the original layout, but the dining and kitchen areas are larger, and the whole space functions better as a family home.

Side Return Extension Reveal

Kitchen

The kitchen is the first thing you see as you walk through the front door. We chose a sliding door with a black wooden frame that has the feel of the Crittal without the cost.

Navy shaker cabinets and marble counters were non-negotiable. We paired them with brushed chrome hardware, stainless steel appliances, and classic glass pendant lights to create a bridge between traditional and modern.

A pocket door leads to a small walk in pantry, and the oversized LG Instaview fridge/freezer has a mirrored glass panel that lights up and allows you to see inside the fridge while the door is still closed.

The bar stools are oversized for maximum comfort, and we got the moss bowl in!

We chose a five burner, 90cm wide cooker with a gas hob and electric fan oven, great for entertaining. It’s paired with a splash back in the same gorgeous marble as the work tops.

A large, bespoke roof light opposite the kitchen, combined with a series of Velux roof lights runs the length of the extension. The whole interior is flooded with natural light as a result.

Living Area

The living area is narrow, so furniture scale was very important. We kept the colour scheme soft and neutral with splashes of pastels to balance the industrial details.

Local planning regulations set the maximum exterior wall height for the extension, meaning we had to work with a fairly steep pitch. The roof lights play a huge part in increasing the sense of space, as did furniture placement.

The layout is carefully considered. There is no need to stand in the reduced-height space, but it’s still thoroughly useable, housing the media unit and dining bench.

Because we extended into the side return, the master bedroom essentially lost it’s exterior window. We compensated for this with two bespoke angled windows separated by the new roof line. The bottom one looks out into the new extension, while the top one provides ventilation for the master bedroom.

Dining Area

A bespoke wooden table, flanked by chairs on one side and a bench that can sit against the lowered height ceiling on the other, helps maximise the space and flow. Pushing the seating area to one side allows plenty of room to access the garden and bedroom/office at the far end of the extension.

A brick slip feature wall runs the length of the living and dining areas, adding warmth and character. With the abundance of natural light, it’s a lovely spot for an olive tree to soak up the sun.

Wrapping up the tour, at the far end of the new extension is a new guest bedroom/office with it’s own private bathroom.

The Befores & The Brief

The existing bathroom was in good working order, if a little dated. We wanted to give it a refresh in line with the new extension.

Small Pink & Black Bathroom Design Plans

The layout was already as efficient as it could be. The only little tweak we made was moving the toilet slightly to allow for installation of a new boxed in soil pipe for the neighbouring upstairs flat.

This en-suite bathroom adjoins the master bedroom, and is used solely by the client herself.

That meant we could embrace a feminine design scheme, but we still wanted it to have a bit of an industrial edge. To create a wow factor, we paired baby pink wall tiles with dramatic black fixtures and paint, and luxurious marble hex floor tiles.

Pink & Black Bathroom Reveal

Laying wall tiles vertically helps create the illusion of more height, and the glazed finish reflects light which helps balance the off-black walls. They also echo similar off-white wall tiles in the guest/family bathroom.

Because there is no built-in storage, and little option to add any without encroaching on the limited footprint, we opted for a narrow shelf unit that introduced warm wood tones and visually softened the space.

The concrete sink basin is a show-stopper. Cast concrete requires a little bit of upkeep but we felt it was worth it – it’s a beauty. Wall-mounted taps and a bracket for the soap bottle make the most of the small space.

The marble hex floor tiles have a stunning variation in colour and pattern. They add a sense of luxury, and as an added bonus, they do a good job of hiding dirt.

We wanted to echo the industrial elements we’d brought into the design scheme in the extension. We did this in subtle ways, through lighting and decorative elements.

A faux trailing plant adds organic texture.

This compact pink and black bathroom packs a punch, and creates a dramatic contrast with the adjoining master bedroom which is decorated in neutral whites. If bold bathrooms are your thing, wait to see the new botanical WC we created in this same project.

The Befores & The Brief

While there was nothing wrong with the bathroom before, we wanted to update it to compliment the renovations we had planned throughout the rest of the property.

Small Bathroom Design Plans

This is the main bathroom that guests will use, and also the primary family bathroom. It sits off the hallway between the master bedroom and the nursery. The foot print is small, and the layout already worked as efficiently as it could. We kept everything where it was, and simply made cosmetic changes to the the finishes and fixtures.

The vibe in the adjoining hallway is light and bright and neutral. We wanted to echo that, and maximise the sense of space. With that in mind, we chose a warm shade of off-white (Farrow & Ball James White), paired with matt black fixtures, a bespoke vanity unit, and graphic porcelain floor tiles.

Small Bathroom Renovation Reveal

An off-white glazed tile in the shower helps reflect light, and the rustic finish adds texture and interest. Laying them in a vertical stacked design also helps enhance the ceiling height.

Geometric floor tiles ground the space. Although the star design comes in a cement or porcelain option, we opted for porcelain because it still has a good slip rating but it’s thinner, easier to maintain, and more affordable than cement.

Because the space is narrow, we chose a shallow back to wall toilet with a concealed cistern enclosed in a bespoke vanity unit. It’s still tight, but it did allow us to increase space for foot flow compared to the previous bathroom layout.

The vanity is painted in Farrow & Ball Railings, and was designed to allow for storage and counter space. Rope baskets on the bottom shelf hold toiletries and loo rolls, and add an extra layer of texture. We had to swap the light fixture in the bathroom mood board because of restrictions on where we could hang it due to the internal structure of the walls. The original fixture had a longer drop, which ended up sitting right between your face and the mirror if you were taller than 5’6″, so we swapped it for a linear fixture with industrial vibes.

We added modern, matt black drawer handles to the vanity, to match the radiator, tapware and shower doors. And a simple wall vase with some dried foliage, because every space needs something organic, even where real plants aren’t an option.

The minimal black frame on the shower doors adds another industrial design detail to this small bathroom, while again working to maximise the feeling of space.

On balance, the overall vibe in this small guest/family bathroom is clean, fresh and modern. Which compliments design details in the new extension and creates visual flow throughout the entire property.

The Befores & The Brief

As in most Victorian terraces, space in this entry hall was at a premium. Two good-sized cupboards hid the electrical panels and provided storage for shoes, coats, linens and seasonal bits, and acted as an overflow pantry when needed.

We needed to make sure all that still had a home, but there were a few additional requirements. Our plans for the rear of the property involved removing a small utility room, so the laundry facilities needed a new home, and we also needed to make room to park a push chair, because the client was expecting her first baby shortly after the project was due to complete.

Victorian Terrace Hallway Renovation Plans

The solution was to move the laundry into one of the existing cupboards, then knock the other one out to open the space up, add hooks for coats and bags, and add new bespoke cabinetry to house shoes and outdoor accessories.

A walk-in pantry in the new kitchen and a large sideboard in the new dining area would hold the remaining bits that used to live in the bigger cupboard.

We kept the design scheme light and neutral to maximise the sense of space.

Victorian Terrace Hallway Renovation Reveal

Knocking the cupboard and part of the wall out came with complications, because the wall was partially load bearing and sat underneath the neighbour’s stairs. That meant adding a steel beam, right as post-Covid steel prices were soaring and availability was limited. That said, it has made such a huge difference, and had we not done it, there would forever be a buggy blocking foot flow somewhere else in the flat.

We held off on the built-in storage bench shown in the hallway design plans, opting instead to add a bespoke cupboard at the lowest point under the neighbour’s stairs. Once buggy storage is no longer needed, the client may add the bench back in.

We replaced the existing Shaker barn door at the end of the hallway with a new one designed to look like the metal framed Crittall style doors we installed between the extension and the garden. But because it’s painted wood, it was more affordable than the real deal. It frames the view from the hallway into the new kitchen and extension.

The rest of the design updates in this Victorian terrace hallway were simple – we replaced the pendant with a pretty new one, the runner with an easy-to-clean vinyl option, and the radiator with a more modern, vertical one to coordinate with the rest of the radiators in the new extension. These little fixes helped elevate the space.

We didn’t engage a separate architect for this project, opting to design the extension in-house under the guidance of the structural engineer. The planning application was submitted to Richmond Council in April 2021. With a couple of minor tweaks, it was granted two months later, and work began that October.

The builders, Lamber & Sons, are the same guys who did the guest bathroom and kitchen extension for another of my clients in SW14. They are lovely guys, and they did a cracking job on both projects.

The build took nine months, and we wrapped up in Summer 2022, just in time for the client to welcome her new baby.

Side Return Extension Plans

The side return extension added approximately 20 square meters (215 square feet) of living space to this Victorian flat in Southwest London.

We relocated the laundry and utility area into an existing hallway cupboard, so we could make better use of space at the rear. The new office/guest room has its own en suite half bath, and a double murphy bed that transforms into a desk for working from home. We also opened up a cupboard in the hallway, and added bespoke cabinetry to make space for buggy parking while still retaining storage.

The Planning Process

Interior design was considered at the very beginning of this project. We started compiling mood boards at the offset, before we’d even heard back from planning. If you have the luxury of time, it is so helpful to consider the end of the project before you begin.

We were able to present builders with a provisional finishes schedule and a comprehensive budget right at the quoting stage. This meant that the quotes were more accurate, and we could build in a realistic contingency for unforeseen costs that would arise during construction.

In a lot of renovation projects, the budget is swallowed up by the build, and there’s not much left for the pretty bits at the end. And it’s those bits at the end – namely lighting, furniture, art and accessories – that make all the difference. Proper preparation helps avoid all that. And, in this case, it ensured that the client could check off almost everything on her wish list.

Black Living Room Before

The living room room was a blank canvas with great bones and lots of potential. The clients had a neutral sofa and a leather Eames chair that they already owned, but not much else.

The Brief

This black living room needed lighting, art, textiles and accessories to bring it to life, and really create a space that their family could enjoy together.

We wanted to keep the overall design scheme neutral, with only hints of colour. The main focus was adding in layers of texture with a mix of boho, contempory and midcentury elements to compliment the architectural details already in the home.

Black Living Room Mood Board

The clients had spotted a piece of art that they loved the feel of, but the price point and dimensions didn’t suit their project. So we took inspiration from it, and commissioned an original abstract painting from Kevin Emmerson Art. With the painting serving as our statement piece, we pulled colours from it and echoed them in the textiles throughout the room. In the end, we nixed the wall planters in the mood board, and instead commissioned a second, complimentary painting for the other wall.

Black Living Room Interior Design Reveal

I haven’t been able to take proper pics of the entire space since it’s been finished, but I did snap a couple last time I popped round. It was looking good!

We filled the alcoves either side of the fireplace with inexpensive picture ledges to display family photos, and added accessories in gold and black to maintain the neutral, boho-inspired colour scheme.

We talked about adding a second built in cabinet to echo the existing one that the TV sits on, but that’s a down-the-road project. For the time being, the new picture ledges help visually balance the space. They will be under-lit with warm white LED strip lighting, hidden underneath the ledges themselves.

I wish I’d sorted the sofa cushions out in the pic below, but I wanted to include it anyway because it’s the only shot I have of the gorgeous painting by Kevin Emmerson Art. It’s even prettier in person, with more texture, and it pops against the stunning black walls in this living room.

The mudcloth on the cushions and the woven textures in the new lighting creates a much cosier vibe. And doesn’t that tan leather on the Eames chair look amazing against the black walls too?

The Brief

Selin wanted to reuse as many of her existing shop fixtures and fittings as possible, while also creating a fresh space that embraced the industrial vibe of the new premises. She knew what she wanted, and had already started sourcing new pieces, but wasn’t sure on sizes or exactly what would fit.

The new shop needed to pack a lot in, including:

• Retail display space for flowers, plants, greetings cards, textiles and homewares
• Two wet work areas with a sink for arranging florals
• A dry workspace for doing admin
• A sink area that could be hidden
• A space to run workshops

Before

When I first saw the new space, the antique shop was still using it for storage. It was unfinished and packed to the rafters. (Pics below taken after they’d already cleared a lot out!)

Part of it space needed to stay as storage for the antique shop. So we reworked the existing layout to retain some of the storage, but also create a functional retail and work space for Create & Wild.

Florist & Retail Space | Spatial Design Plan

The spatial design plan made the most of every centimeter of the new commercial interior. We checked off every requirement on the list.

Hidden behind a curtain, the existing storage shelves now occupy the back corner of the space. The rest of the space belongs to the florist. There were a few tweaks between planning and execution, but everything’s in there.

Create & Wild Florist | New Shop Reveal

Selin and her team did an amazing job executing the design. Embracing the existing features but giving everything a fresh lick of paint, the new space is stunning, with industrial charm that sits so nicely against the beautiful flowers and homewares in the shop.

The till sits on a marble counter from the old shop, on top of a new base clad in simple but pretty wooden paneling. Behind this wall is the storage area, and to the right a pretty little nook with plant pots, dried florals, and textile display.

Simple linen curtains hide the entrance to the storage area. The faux cherry blossom tree was also repurposed from the original shop.

A large rustic table allows for retail display, but also functions as a space for workshops.

Shelves from the original retail space have been trimmed to fit the new spatial design, and benches below display more pretty things.

Creating a U-shaped work area means we could allow for two new wet spaces, where there was previously only room for one. Which means Selin’s Mum gets roped in to arrange flowers more often… and reluctantly model for my shoot!

As is often the case coming to the end of an extension project, the budget was tight. And, because it’s a space used mainly by the kids, the clients didn’t want to spend a lot. We were able to keep the existing bath tub and shower enclosure, add more storage with a new vanity, and give the space a facelift with new tiling and a more open layout.

East Sheen Family Bathroom Mood Board

We picked finishes and fixtures that were affordable but a step above builder basic. This meant that, for an extra couple of hundred pounds, we could create a more bespoke feel overall.

Before

The family bathroom was originally two rooms. One held the bathtub and a sink, and the other side was a small powder room with a loo and a space-saving sink.

East Sheen Family Bathroom Renovation Reveal

We removed the wall between the two, but kept both doors and created a laundry cupboard with lots of storage on the right side. Then we shifted some of the plumbing to create a more open, usable layout with even more storage in the bathroom itself.

As I said, we kept the existing tub and shower enclosure, but replaced the side panel with a cleaner, more modern one.

This allowed the floor tile to be the star of the room, complemented by simple metro wall tiles.

Keeping the finishes understated also gives the gorgeous original features of the house room to shine.

The bathroom feels so fresh and light now, and the new layout means it’s a lot more functional for this family of five.

When I got involved, our amazing builders had just laid foundations for the new extension, designed by Tim Brennan architects. I consulted on space planning and layout, and on specification of fixtures, fittings and finishes.

East Sheen Kitchen, Dining & Living Room Mood Board

The clients wanted a mix of luxury with industrial elements both in the kitchen and throughout the extension design. We kept the more permanent finishes fairly neutral but with plenty of texture, with the intention to add colour in later with art and accessories.

We didn’t go with all the furniture selections in the mood board. The clients decided to use some of their existing pieces for the time being, with a view to potentially buying a new, larger dining set in the future as budget allows. But the overall vibe stayed the same.

Kitchen, Dining & Living Room Interior Design Reveal

The kitchen wraps around two walls, and centers on a large island with counter seating on one side. A show-stopping skylight, designed by the architects, floods the room with light and creates a visual focal point.

A walk-in pantry sits to the left of the fridge. Next to that, a glazed door leading to the new bathroom and utility room.

The clients initially wanted brick slips as a splash back. Instead, we made the more practical choice to move the brick wall to the living area and opted for an antiqued mirror splash back in the kitchen. The finish has silver and copper undertones, which pick up on the brushed steel cabinet hardware, and copper lighting and accessories elsewhere.

A bespoke floating wood shelf above the sinks provides a spot for showing off some of the clients existing accessories.

Flipping around, a cosy living area provides a spot to chill and chat. We wanted this to be a sociable space for the whole family, and the layout means that whoever is cooking in the kitchen isn’t cut off from the rest of the room.

The brick slip wall makes more sense in the living area than it would have in the kitchen, because this was the old external wall before the original extension was built. With the kitchen on the opposite side of the room, the brick wall helps visually balance the space.

The textured brick also helps absorb echo in this large extension, making the space feel cosier and warmer in spite of its generous size.

I would like to add a rug to the living area eventually, but that’s a down the road job when the budget allows, given we’re still working our way through renovating the rest of the house.

We gave the old doors, linking the new extension to the rest of the house, a fresh coat of paint. And I love old butler’s bell box!
