Customize Your iPhone Email SignatureBy customize your iPhone email signature I don't mean removing "sent from my iPhone" or adding your name before it so it looks like something like this: I'm talking about customing your iPhone email signature with the same or similar signature you use from your computer, laptop and/or email service provider.If your anything like me, you send and respond to many emails right from your iPhone. Up until last night I had a boring signature like the one above. Not that there is anything wrong with that signature but last night while searching the internet I had an "aha" moment! That's when I logged onto my laptop sent myself an email and then copied and pasted my email signature into the signature field on my iPhone and just like that my iPhone email signature is customized with links and all! How to Add a Referral Link to Your Email SignatureI won't take credit for creating this referral link in my email signature but I do want to share this tip I found on the internet on how to add a referral link to your email signature.Instead of the traditional referral taglines, you can create an immediate call to action in your email signature which includes a link that automatically sends a pre-written email referring your business. All the referrer has to do is click the link, enter a valid email address of the person they want to refer and click send! The subject line and body of email has already been prewritten by you!It's that simple. It took me less than 5 minutes! Here's an example referral link in your email signature:P.S. The biggest compliment I can receive is a referral. Tips to Selling Your Home in the Snow and Winter

As I sit hear in anticipation of the first blizzard of 2016 which is to hit New Jersey through the night, I'm thinking there's no better time than now to write a post featuring tips to selling your home in the snow and winter. Selling your home in the winter brings its own challenges, but selling your home in the snow brings even more. Follow these tips to selling your home in the snow and winter:1. Shovel everything! Dig out the for sale sign! Shovel out the driveway, walkway, stairs, sidewalks, deck, back door walkout so that they are clear of snow AND ice. Use salt vs. sand because sand tends to leave dirty floors. Remember to shovel a path from the street to the sidewalk so buyers aren't climbing over mounds of snow. If you have a driveway and live on a street where parking is difficult, especially in snowy weather, it's a good idea to move your car out of the driveway so there's a place for the buyers to park. Having a functional doormat at the front door will help keep your floors clean. If you prefer no shoes during snowy showings, have booties available at the door. No one likes to walk barefoot in other people's homes and especially in the winter when the floor is colder. 2. Turn on the lights! I love when the bright sun glistens on the snow but that's not always the case. Not only does it get dark early, sometimes winter and snow bring gray skies even during daylight hours, so make sure the lights are turned on in all the rooms whether it's day or night. If at night, make sure the outside lights are on especially the walkway, driveway and front door light. It's a good idea to have the home brightly lit before the buyers arrive. 3. Turn up the heat! Nothing beats coming in from the cold like a warm, cozy home. Buyers tend to rush through colder homes in the winter. If you have a fireplace, light it. Give buyers as reason to linger in your home. Buyers of a home in Westfield New Jersey being stalked by "The Watcher". It almost sounds like an episode from Criminial Minds but unfortunately for the new owners of a $1.3 million home in Westfield New Jersey the stalking is for real! Three days after closing was when the new owners were first contacted by the person identifying himself as "The Watcher". After the first letter more followed. Contents of these letters were creepy..."Have they found what's in the walls yet"..."I am in charge of the house"..."bring me young blood"... "will the young bloods play in the basement. Who has the rooms facing the street? I'll know as soon as you move in. It will help me to know who is in which bedroom then I can plan better." ...."All the windows and door in the house allow me to watch you and track you as you move through the house". According to the lawsuit filed against the previous owners, they too were contacted by "The Watcher" and they failed to disclose this to the new owners for fear of the sale falling through. Many of which are used in real estate property descriptions, on real estate internet websites, in the mls multiple listing service and in written real estate advertisements. Although they are second language to anyone in the business, many consumers do not understand what the abbreviations stand for making it difficult to understand the property's features. Real estate abbreviations are not meant to confuse the consumer, they are primarily used to minimize character spaces. To Show or Not to Show a Home on Christmas

To Show or Not to Show a Home on Christmas? There were a few recent posts on the Raise the Bar in Real Estate Facebook Group regarding Christmas Eve and/or Christmas Day showings. One post even got a little heated and a bit off topic. I think showing or not showing a home during the holidays topic falls under the same category of agents working 24/7/365 and those who set their own hours and limits. My thoughts are always - to each their own. You run your business the way you want and I'll run mine the way I want. The same falls for showing homes on Christmas Eve or Christmas. If you celebrate both holidays and choose not to show homes on these days - that's your choice in how you run your business. If you are working on these holidays and have buyers who want to see homes, don't be afraid of insulting the listing agent or the seller. Call the listing agent (or whatever the show instructions are) and let the seller decide if he or she wants to show their home on Christmas Eve or Christmas Day. Unless the listing agent was instructed by the seller - no showings on the holiday, the listing agent doesn't have the right to make that decision. The decision lies solely with the seller. Simply start the conversation out something like this...I know it's Christmas but I'm showing buyers some homes and wanted to know if it was possible to show yours too. Do NOT take offense if the sellers says no to showing their home on Christmas. Same goes if you are the listing agent and a buyer's agent calls you - unless your seller told you no showings on Christmas Eve or Christmas Day, ASK your seller. Or better yet, ask your seller prior to the holidays how they want to handle holiday showings. If they say no showings then politely tell the buyer's agent that seller has requested no showings over the 2 day holiday. There's no need to be rude with the buyer's agent - it's his/her choice that they are working on a holiday and your are not. 3 Reasons Why You Should Buy a Home this Winter For most people the time between Thanksgiving and Christmas is one of the craziest times of the year but for home buyers it may be the perfect time of year to buy a home. A few years ago when an offer came in on one of my listings the seller said to me...who makes an offer 2 days before Christmas -- my response.....serious buyers!! If you are looking for a reason why to buy a home this winter, I'll give you 3 reasons why you should buy a home this winter. 3 Reasons Why You Should Buy a Home this Winter Reason #1: Buying a home in the winter equals less competition. In the spring months, the market is swarming with buyers. There's lots of inventory but also lots of competing offers and bidding wars. Everyone is trying to be in their new house for summer and definitely before school starts but it's the opposite in the winter. There's less buyers to compete with and sellers may be more willing to negotiate. Reason #2: Motivated sellers are selling their home in the winter. Not that I'm saying that sellers in the spring aren't motiviated or don't want to sell but the winter is a more challenging time to sell a home. Not only because of the holidays but winter sellers are fighting against Mother Nature. Selling a home in the winter with shorter daylight hours, combined with freezing temperatures and snowstorms can be challenging to say the least. Reason #3: According to an online article I read in Realtor Magazine, for the week ending December 4, 2014, mortgage rates are at the lowest they've been since May 2013 which is a savings for home buyers and for the seller if they are purchasing a move up or downsize home!! "Price Improvement" New Term/Phrase for Price Reduction Albeit a little embarassing but today is the first time I heard the term or phrase "price improvement" and I must admit that it sounds better than price reduction, new price, reduced price, price slash and a few others that are commonly used. Another favorite term or phrase that I like is perfectly priced but that doesn't really mean price reduction unless its used as with some type of verbiage like "recently perfectly priced" or "currently perfectly priced" I think price improvement will be added to my marketing vocabularly. Stranger Danger - Real Estate Referrals are Strangers too

Stranger Danger - Real Estate Referrals are strangers too As real estate agents we put our lives at risk everyday. Many times we don't even realize we are putting ourselves at risk or our life in danger but with REALTOR® Safety Awareness month coming to an end and the tragic story of Beverly Carter, it's a brutal reminder that we have to be more careful and aware of our safety and the risks we take to sell a home. Some of the news feeds and Facebook posts I read regarding Beverly Carter said she was meeting with a referral which made me think about referrals are strangers too. We all love real estate referrals but are we letting our guard down when a referral contacts us? How do we know a referral is a real referral? With so many social media websites, it's easy for a predator to make a connection between and someone on your friend's list or twitter follower and use their name as the referrer when contacting you. The next time I receive a referral, I'm going to contact the referrer immediately to thank them for the referral. Assuming the referrer will know exactly the referral I'm thanking them for but if not and even if they do, just because someone knows someone - do they really know them? Sure it can be a family member or close friend of the referrer but it can also be someone they met in passing at the bank or grocery store and they casually mentioned your name to. This week I'm going to take time and contact my sphere of influence, friends, family, old clients, current clients, etc. and let them know how much I love and appreciate referrals and explain to them my concern for safety and let them know that upon receiving contact from a referral I'm going to immediately send them an email, phone call or text message thanking them for the referral and to contact me immediately if they did not refer this person to me. I'm also going to make sure my guard isn't down just because we have a mutual friend or contact. Predators are skilled at fooling people. We spend our entire childhood with adults drilling stranger danger into our heads and then we instill the same fear into our children and family. NEVER talk to strangers, NEVER get into cars with strangers, NEVER open the door and let a stranger inside, etc., etc., etc. At some point we became real estate agents and we meet strangers at vacant properties, literally invite strangers into open houses and drive strangers around in our cars. Do we sometimes put stranger danger aside and risk our lives to sell a home? Do we put our guard down when someone mentions a mutual friend or contact? I'm positive that many do. I know I do!! We have to remember our safety first. I think I we tend to put our guard down if I we think the "stranger" is a referral or is safe because I we have a mutual friend. Predators are skilled in fooling people. We need to remember selling a home is NEVER more important than our safety - no matter who or where that buyer came from! Never let your guard down!! The New Jersey Realty Transfer Fee vs. the New Jersey Exit Tax The New Jersey Realty Transfer Fee and the New Jersey Exit Tax are not the same thing. Many home sellers and even some agents and attorneys are confused by the New Jersey Realty Transfer Fee and the New Jersey Exit tax. The New Jersey Realty Transfer Fee is not an exit tax. It is a fee charged to all sellers of properties in New Jersey. The funds from the Realty Transfer Fee are shared between the state and the counties. The state portion of the revenue is allocated to neighborhood revitalization, shore protection and the state's general fund. The counties are responsible for disbursement of their portion of the revenue. The seller is responsible for paying the New Jersey Realty Transfer Fee and how much the seller pays is based on the property’s sales price and is paid at the time of closing. The higher the sales price, the larger the transfer fee and if the home is sold for over $1 million, the buyer is also responsible for paying 1% of the Realty Transfer Fee a/k/a "the Mansion Tax". The New Jersey Exit Tax is different from the New Jersey Realty Transfer Fee because the Exit Tax is an estimated tax payment required to be paid from out of state sellers when they sell a property they own in New Jersey. Nonresident individuals, estates, or trusts that sell or transfer real property in New Jersey are required to make an estimated gross income tax payment prior to the recording of the deed and must be paid to the Division of Taxation before or at closing. So who is considered a resident taxpayer? A resident taxpayer is one of the following: ■An Individual who is and intends to continue to maintain a permanent place of abode (home, residence) in New Jersey on/after the day of transfer. ■An Estate established under the laws of New Jersey. ■A Trust established under the laws of New Jersey. A nonresident is any taxpayer who does not meet the definition of a resident taxpayer stated above. The estimated tax payment or New Jersey Exit Tax amount is equal to the highest rate of tax in New Jersey in the year of sale multiplied by the gain on the sale but not less than 2% of the sales price. The purpose of the exit tax is to ensure New Jersey gets paid. When the nonresident seller files their nonresident New Jersey tax return, if there's a difference between what is owed and what was paid, they'll be refunded. The New Jersey Exit Tax applies only to nonresidents whereas the New Jersey Realty Transfer Fee applies to all properties sold in New Jersey. The New Jersey Realty Transfer Fee and New Jersey Exit Tax have nothing to do with whether you sell your home through a real estate agent or as a For Sale by Owner.
