6 Tips for Buying a Historic Home in Evanston

Evanston IL is an forward thinking, eco-friendly community just north of Chicago’s metropolis, but did you know that Evanston boasts a large amount of historic charm? The first home in Evanston was built in 1833, and over time Evanston has become known as the “city of home.” This nickname was given due to the various types of homes that can be found throughout Evanston. From Georgian and bungalow to Tudor and Victorian; you’ll be sure to find a home to fit your historic style.

With over 40% of Evanston’s homes being built prior to 1940, the community has embraced the opportunity to maintain this rich heritage. The two historic districts, the Evanston Lakeshore Historic District and the Evanston Ridge Historic District are both listed in the National Register of Historic Places and have homes that date back to the 1850’s.

As an Evanston Real Estate agent, I enjoy showing people these stunning homes that are found on beautiful, tree lined streets. If you are interested in buying one of these historic Evanston homes, there are a few things you’ll want to know which I’ve pointed out below.

1. Thoroughly Research the Home- Evanston’s Historical Preservation office can provide you with useful information on the history of individual properties, as well as the pertinent rules and regulations governing ownership, renovation and tax incentives.

2. Make a conditional offer- Since older homes can have structural issues that are visible only to a home inspector, it’s best to make a conditional offer. A major issues that’s discovered during the home inspection could greatly lower the price of the home.

3. Order a home inspection- As stated in the previous tip; the home inspection is imperative. In older homes, the most common issues include sub-standard wiring, asbestos insulation, toxic lead-based paint, leaky or decaying roofs, damp basements, the presence of bugs and other pests and general neglect. Old heating units, heating, plumbing or electrical systems are items you’ll want to pay attention to as well as they may need to be replaced. Make sure that modern systems can be installed without damaging the home.

4. Finalize your offer- Your Evanston Real Estate agent will be able to consult with the sellers agent about any concerns your inspection may have turned up and adjust your offer accordingly. If the seller agrees to make any repairs or improvements, make certain that these are included in the purchase agreement, along with a stipulation that any renovations be done in a manner that won’t hurt the home’s historical designation. Also, be sure to list in the agreement any items from the home (antique chandeliers, brass doorknobs, etc.) that you want included in the deal.

5. Renovate with care- Renovating one of Evanston’s historic homes is a great way to give back to the community. If you are considering a renovation, you’ll want to hire a contractor whom you know specializes in historic homes. Remember, there may be restrictions on what you can and can’t do to a historic home. If the home is located in a designated historical district, you may be barred from replacing doors and windows, and some districts even place restrictions on what color you can paint the house. 6. Consider resale value- While well-maintained historic Evanston homes can be some of the best selling homes, some historic homes may be difficult to sell. There may be a smaller market of those interested in accepting some of the quirks that can come with an older home, so you’ll want to be sure to take that into consideration.

7 Eco-Friendly Tips for Your Evanston Home this Winter

Being environmentally conscious is at the top of many people’s resolution list for 2012, and as one who’s lived in Evanston for a while, I can attest to this being a top priority for this charming city for a number of years. Evanston has become very proactive in creating "green" events throughout the year and encouraging its’ residents to take every opportunity to be eco-friendly.

Some of these initiatives include the Evanston Green Living Festival, Walk Week, the Evanston Farmer’s Market, The Evanston Environmental Association and the Evanston Ecology Center. These are just a few of the ways Evanston is working hard to create a better environment now and for years to come!

As an Evanston Real Estate agent, who enjoys working with homes in Evanston, I thought I would give you some very practical ways you can begin living an environmentally conscious life right in your own home. You may think that being eco-friendly requires a complete overhaul of your life (which it can), but even the smallest changes can make a large difference. Take a look!

1. Set the Timer- Set your thermostat to lower temperatures while you’re away from your Evanston home or while you’re sleeping. This will automatically help reduce energy used as well as costs just by programming your thermostat.

2. Let the Sunshine In- During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

3. Light a Fire- It’s amazing how a fire in your fireplace can heat up a room instantly! Consider lowering your thermostat on cooler evenings and lighting a fire instead. You’ll instantly feel cozier in the midst of Chicago’s cold winters.

4. Bundle Up- Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

5. Switch our Your Lights- From lamps to overhead lights, all of your light bulbs can be changed out for energy efficient LED lights! With the sun setting earlier, you’ll be using your indoor lights more often. LED lights can cut back on costs and energy usage.

6. Stop Leaks- Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your Evanston home from escaping, while making sure the cool air doesn’t leak in!

7. Unplug- Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

Pull a free copy of your credit history through the official industry website: annualcreditreport.com. By law you can obtain one free report each year. If you are denied credit you may also request a free copy of your report.

Look for any errors in your credit history. File a dispute on any inaccurate items by contacting the credit bureaus directly. Contesting a negative item will cause it to be marked as “disputed” but will not instantly remove it. The credit bureau will need you to prove your case, and then they will investigate the item with the creditor who placed it.

For your credit score, you can find information and ordering instructions from MyFico.com.

If you’re burdened with debt and need help, contact the National Foundation for Credit Counseling. They can refer you to an approved credit counselor in your area.

As an Evanston Real Estate agent, I thoroughly enjoy living and working in this vibrant community. Evanston is not only known for its great location and wide variety of activities and events throughout the year, but also its committment to the environment. If you’re planning a holiday get together during the holidays in your Evanston home, why not make it an eco-friendly event? You’ll not only be contributing to Evanston’s greater good, but you’ll be giving back to the environment this holiday season! Take a look at these nine ways you can host an eco-friendly party in your Evanston home.

1. Switch to Convection- Now, I don’t expect that you’ll run out and buy a new oven before your holiday party, but this is something to consider for the very near future! Switch from a conventional oven to a convection oven. The difference? A convection oven continually circulates heated air, which means food cooks more quickly and reduces energy usage by 20%! Imagine being able to prepare food faster and save on energy- all from one appliance!

2. Cloth Napkins- These “things of the past” are making a comeback! The average American will use around 2,200 paper napkins per year- which are never recycled! Using cloth napkins will cut down drastically on waste and will make any event feel more special.

3. Buy Local- Shopping locally from farmers and other various growers for ingredients for your holiday party (or any time!) is a great way to cut down on our carbon footprint as well as help support sustainable growing in the Evanston community and surrounding areas.

4. Reusable Towels- When cleaning up after your holiday party; be sure to use reusable towels instead of paper towels. Microfiber towels will hold on to dust, dirt and food particles since the fibers act like a magnet. After cleanup, throw them in the wash and you’ll be able to reuse them over and over!

5. Nix the Microwave- As much as possible, reheat or cook items in the oven or on the stove. Certain plastics can produce harmful fumes when put in the microwave and, while not overtly harmful, microwaves do leak radiation. It’s just better for your health and for the environment to use other options as often as you can!

6. Glass Containers- Storing leftovers or dried foods in glass containers with lids are much safer than the plastic alternative. When heated, certain plastics can break down and put chemicals into your food. Learn more about harmful and safe plastics.

7. Chill Out- Be sure to put a pitcher of water in your fridge at least an hour before your party to ensure it’s completely chilled. Those that prefer water won’t have to stand at your sink and let the water run until it gets cold. The average kitchen faucet flows at a gallon per minute! Thinking ahead can help to chill water before will reduce the waste that a running faucet will produce!

8. No-Cook Dishes- Save energy and give your oven a rest by preparing dishes that don’t have to be cooked. Think: salads, fruit dishes, veggie dips, yogurts and much more! You’ll find yourself being more creative and spending less time in the kitchen!

9. Fill the Dishwasher- To avoid wasting water and energy, be sure to have a full load each time you use your dishwasher. Surprisingly, new energy efficient dishwasher can be more eco-friendly than washing dishes by hand! Be sure to air dry and skip the pre-rinse cycle as most newer models are effective enough to get your dishes clean without the added step!

Have a Safe and Happy Halloween in Evanston!

I’m sure you’ve been enjoying watching the Evanston backdrop change to its vivid fall season! It’s a great time of year in this Northern Chicago suburb with a variety of things to do and upcoming events! With Halloween just around the corner, it’s important to make sure that we’re all doing our part to make it a safe and happy event around Evanston.

Whether you have children that will be enjoying trick-or-treating this year, or you’re an Evanston resident, there are a few safety tips of which we can all take note.

Costumes:

- Choose costumes that have bright or reflective material.

- Remember toy guns can look real. Avoid costumes that have weapons.

- Always test make-up in a small area first. Remove it before bedtime to prevent skin and eye irritation.

- Leave your pets at home as they may scare other children or become easily frightened.

Parents:

- Accompany young children when trick-or-treating or make sure they are accompanied by a trusted adult.

- Carry a flashlight, cell phone and first-aid kit.

- Make sure your children never enter a person’s home.

- Cross streets at intersections only.

- Don’t allow your child to eat any candy unless checked out by an adult first.

Drivers:

- Drive with your lights on all evening.

- Drive slowly and defensively.

- DUI Enforcement will be strict.

- Obey all traffic signals.

This year, Evanston’s official trick-or-treating time will be on Monday, October 31 from 4pm-7pm. As always, it’s a great time to get out in Evanston, meet neighbors and allow your kids to have some good old fashion fun!

If you’re looking for another way to take part in the Halloween spirit, don’t miss the Bug-A-Boo Halloween Walk taking place this Saturday, October 22 at 4pm at the Evanston Ecology Center. This year’s theme is Nightlife on the Canal and will showcase local nocturnal Evanston animals and critters. Children ages 2 and up are invited to join in this non-scary Halloween event which will also feature traveling around the Ladd Arboretum and snacks at the Ecology Center! 7 Tips to Prepare Your Evanston Home for the Changing Seasons

If you’ve lived in Evanston for some time, you know that fall is one of the most beautiful seasons for this North Chicago city. We’re seeing the changing leaves and beginning to feel the crisp autumn air. And, while we may be enjoying the fall months and all that they have to offer; it’s important to remember how the change in weather can affect your Evanston home.

With the looming Chicago winter just around the corner, you want to ensure your home is prepared for the dropping temperatures and precipitation that comes in the late fall and winter. Below are seven things you can do to ensure your home is ready to weather whatever comes our way!

1. Inspect your roof and chimney- If your roof isn't too steep, and isn't covered with slate or tile, you may be able to carefully walk on it on a dry day. Look for broken or missing shingles, missing or damaged flashing and seals around vent pipes and chimneys, and damage to boards along the eaves. Also peer down your chimney with a flashlight to make sure no animals have set up house in it. If you can't get on your roof, perform this inspection with a ladder around the perimeter. Some patches and roofing cement now can prevent thousands of dollars of water damage later in the winter.

2. Check gutters- Do a quick visual check to make sure gutters are clear; they'll be performing double duty soon with rainstorms and falling leaves.

3. Check storm windows- If you have storm windows that are cracked or dirty, repair and clean them now; prior to autumn installation.

4. Add weatherstripping to doors and windows- Weatherstripping can be plastic, foam, felt or metal; its job is to seal small gaps, keeping moisture and cold air outside where they belong. Newer, energy-efficient windows generally don't require added weatherstripping, but if your windows are older, weatherstripping can keep drafts at bay and energy costs down.

5. Insulation speculation- This is a good time to check the condition of insulation and see if you need more, especially if you live in a historic Evanston home. You can purchase un-backed or loose-fill insulation if you are just beefing up what is already there. If your walls lack insulation, consider having a professional install blown-in insulation foam. The energy savings will probably offset the cost of the procedure in a couple of years.

6. Keep mice out- The fall inspires nesting in mice as well as humans. Mice are looking for a winter home now, and that newly insulated attic would be just the spot. Mice can squeeze through 1/4-inch openings. Make sure all exterior vents are screened, and that there are no gaps underneath garage doors.

7. Caulk exterior- Think of caulk as weatherstripping in a tube. Any gap on the outside of your home can be a candidate for caulking. Look at transition spots: corners, windows, doors, areas where masonry joins siding, or places where vents and other objects protrude from walls. Carefully read manufacturer's directions to make sure the caulk you buy will work where you plan to use it, and don't forget to purchase a caulking gun. Early fall is a good time for this task because caulk becomes difficult to apply when the temperature falls.

If you’re considering buying a home in Evanston this fall, now is an ideal time to begin to ensure you’re settled in your new home for the holidays.

And, while it can be exciting to begin your home search and dreaming of your new home in Evanston, there are some common mistakes that can quickly bring you back to reality. Buying a home in Evanston can be a smooth and seamless process, but you’ll want to make sure you’re fully prepared before you begin. Take a few minutes to review these eight home buying mistakes you’ll want to avoid.

1. Not getting pre-approved before house hunting- Before you start house hunting, narrow down your price range by getting pre-approved. Shop for an Evanston home lender or mortgage broker you can trust. The mortgage pro will review your credit, income, assets and debts, and recommend a mortgage with monthly payments that fit your budget. 4 Additional Advantages to Refinancing Your Evanston Home!

For many of you who’ve lived in Evanston for a few years or more, you may have considered refinancing your home. With the current low mortgage rates, home owners are seeing this as a reasonable option for lowering their monthly costs, but are wondering what else refinancing their home might entail.

This past spring, I wrote a post, 6 Tips to Determine if Refinancing Your Home is Right for You, and I wanted to follow up with four additional advantages you may find when refinancing in today’s Evanston Real Estate market.

1. Pay off your loan more quickly- If you find that you’re able to afford a little more on your home each month; decreasing the term of your Evanston mortgage by going from a 30-year loan to a 15-year loan may be the best option for you! You’ll pay a lower interest rate and shorten your total interest costs. You’ll also build home equity more quickly, and pay off your loan sooner, even though your monthly payments go up.

2. Move from an adjustable rate to a fixed rate- Refinancing allows you to change over to a fixed rate mortgage. Many are seeing the initial benefit of a ARM is a little shaky long term. Having a fixed rate mortgage allows you to easily determine your budget as there won’t be any surprises, as there could be with an adjustable rate mortgage. Plus, when rates are this low; switching over to a fixed rate mortgage just makes sense. You don’t have to worry about your mortgage payment changing with the ebb and flow of the economy.

3. Take out cash- If you’re hoping to take on some projects around your Evanston home, refinancing with a cash-out mortgage refinance can be very beneficial! You’ll have cash in hand to make those upgrades, which will hopefully bring about a greater return on investment. This option is great if you have a set goal for the cash and are not just looking for extra money to spend frivolously.

4. Consolidate two mortgages- Now is a great time to consolidate your home loan and any other home equity loan. By combining the two with the lower interest rates, you’ll find yourself with, not only a lower payment on your Evanston home, you’ll only have to think about one monthly payment.

12 Hidden Costs You'll Want to Be Aware of Before Buying an Evanston Home!

If you’re considering a move to Evanston, now is a great time to do so! You’ve probably heard the reports that the national housing market is currently leaning in the favors of buyers. With all time low interest rates and home prices, it seems that many are taking the opportunity to buy the home of their dreams or their first home.

Last week, I talked about ten tips for first time home buyers and what they can expect when going through the process of buying their first home in Evanston. As you embark on the various steps of buying a home, you may come to find there are additional costs along the way that you didn’t add into your expenses. These additional costs are oftentimes things that buyers will overlook, especially if you’re jumping into the Evanston Real Estate market for the first time.

As an Evanston Real Estate agent, I want to make sure you’re fully prepared for buying a home in Evanston and that there aren’t any surprises along the way. You’ll want to take a few minutes to review the twelve hidden home buying costs so that you can plan accordingly before diving into the Evanston Real Estate market.

1. Home Inspection- It is a great idea to hire a professional to inspect a home before you purchase as they can bring your attention to any major or long term issues. Let me know if you need a recommendation for an Evanston home inspector; I’d be happy to help!

2. Pest Inspection- Buyers should consider having the wood of the home inspected for termites or other wood-destroying bugs. These inspections can run between $50-$200, but can save your home from further damage and larger costs.

3. Appraisal Fees- Before a purchase, your home must be inspected by a professional real estate appraiser as this helps lenders determine the amount of money to lend borrowers.

4. Closing Costs- At the final closing meeting in which you sign all documents, you should be prepared to pay closing costs which can be a few thousand dollars. These fees include processing fees, underwriting fees, recording, survey and title insurance fees. Many buyers roll these fees into their offer on the home and can be discussed with the seller and the participating agents.

5. Moving Expenses- Unless you are moving down the street, you will have to be prepared for moving expenses such as renting movers, a moving truck, and any possible shipping costs depending on how far you are moving.

6. Furniture- You may come to realize that in buying a bigger home or even just a home with a new layout, you’ll have space to fill. Buying additional furniture is an expense that can oftentimes be overlooked, but can be necessary in moving to your new Evanston home.

7. Property taxes and homeowners insurance- First time home buyers should be aware that your monthly bill will not only include the loan amount plus interest, but also the property taxes and premiums for homeowners insurance, which all mortgage borrowers are required to obtain.

8. Supplemental insurance- Buyers who are purchasing a home in a flood zone may have to buy supplemental insurance. There are tools online to help determine if your home is in a flood zone or we can discuss this as you view the home in Evanston that interest you.

9. Homeowners association fees- There are many great homes and condos in Evanston some of which may have a monthly HOA fee. While you may not be keen on paying this additional cost, oftentimes it covers items such as trash removal, landscaping, or snow removal.

10. Utilities- These costs vary so it’s always good to expect to see a difference in monthly bills. We can help answer questions on the average costs of utilities in Evanston!

11. Ongoing maintenance- You may love the thought of a large backyard, but keeping in mind the cost of maintaining your yard or garden. If you are buying your first home in Evanston you may not have all of the tools such as a hedge trimmer or lawn mower to keep your Evanston yard looking fresh. Also keep in mind any type of exterior or interior maintenance you noticed about your new home and factor in the additional costs.

12. Repairs- Covering all repairs tends to be one of the larger transitional points for those first time home owners. It’s wise to set aside a small amount each month to ensure that if additional repairs are required, the funds are already in place to cover the extra expense.

You may have even ventured throughout Evanston’s tree lined streets to view the vintage homes that are currently on the market or have even seen renovated condos in downtown Evanston online that appeal to your lifestyle. And, while it’s fun to imagine your first home, there are ten key things you’ll want to know that will help you prepare for the home buying process.

1. Check Your Credit Score- Lenders will put a lot of weight on your credit score, so you want to make sure to have your credit in order. They will determine how much you qualify for in a mortgage based heavily on your credit.

2. Create a Housing Budget- Have a clear understanding of your budget each month, and do not spend more than 30% of your gross monthly income on your Evanston home. This includes your interest, principal, homeowners insurance and taxes. You don’t want to put yourself in a financial bind that you are constantly struggling to maintain each month.

3. Save Up- Begin to save the difference between your monthly rent now and what you plan on your monthly mortgage being. This will prepare you for what the monthly payments will look like once you move into your home and help you make any needed lifestyle adjustments now.

4. Determine Your Needs and Wants- You’ll want to make two separate lists based on your needs and wants. Your needs should be those things you absolutely need in your Evanston home. Your wants will be those items that you would prefer, but are willing to compromise on. Narrowing down and sorting out your needs and wants will help immensely when searching for a home. You’ll have a clear picture on what you are willing to let go of, since you will most likely not find a home that has absolutely everything you would like. Know when to give and when to stand firm. You’ll quickly narrow down your home search this way!

5. Find a Reputable Evanston Estate Agent- You’ll want to find a real estate agent who has experience in the Evanston Real Estate market. An agent who has years of experience in the area will be a great asset in helping you find a neighborhood and home that best fits your needs and lifestyle.

6. Find a Lender- It is easy to want to begin searching online for your home, but without a sense of how much you qualify for; it’s easy to waste time looking at homes you might not be able to afford. Meet with a lender before you begin looking at homes and get pre-qualified. You’ll be able to search more effectively online and when you begin working with an Evanston Real Estate agent to find a home.

7. Choose a Neighborhood- I feel that any you can’t go wrong in any area of Evanston that you choose! However, I also understand that each section of town does have a unique atmosphere and things to offer, so you’ll want to find the area that suits you the best whether it’s right in the heart of downtown Evanston or on one of the beautiful neighborhood streets.

8. Make an Offer- Your Evanston Real Estate agent will be able to give you a list of comparable homes in the area, and can help you determine an offer that is fair for the market. They will also make sure that you are being dealt with fairly as a first time home buyer.

9. Have a Home Inspection- This is very important! Even if the home looks perfect inside and out; there is no way of knowing what issues there may be without a home inspection. You don’t want to buy a home only to find that it needs the roof replaced or there is water damage. Having the home thoroughly inspected allows you to know exactly what you can expect in the home you buy.

10. Finalize- Once the contract is signed; you’ll still want to stay in touch with your agent and lender. There are always last minute finalizations that need to be made.

Get a Taste of Art and Culture this Weekend in Evanston!

One of the things I enjoy about working as an Evanston Real Estate agent is being able to show those relocating to the area all that Evanston has to offer! This vibrant North of Chicago community is layered with a beautiful setting, charming downtown, historic homes, year round events, great schools, beautifully renovated condos, an eco-conscious approach to living and much more. As I mentioned, Evanston hosts year round events that range from kid focused to cultural, and music highlights to local artists and everything in between. You’ll find there’s a festival or event that you’re drawn to each year and for many it takes place this weekend with the Evanston Ethnic Arts Festival.

Celebrating its 26th year, the Evanston Ethnic Arts Festival is a favorite for many as it features the importance of art and cultural diversity. This arts festival incorporates music, dance, food, spoken word and visual art from various nations. You’ll feel the excitement of different cultures as the lakefront at Dawes Park is transformed by flags of over 100 nations and the smell of ethnic foods and sounds of international music fills the air.

The Evanston Ethnic Arts Festival is a collaboration of the City of Evanston Cultural Arts Division and the Illinois Arts Council and seeks to coincide with Evanston’s desire to celebrate the arts and cultural diversity. This free event is taking place this Saturday, July 16 and Sunday, July 17 and is open to everyone! You can view more information about the Ethnic Arts Festival on the Evanston City website.

Negotiate on repairs and upkeep- Because contractors are dealing with a slower market when it comes to building a home, they are more willing to make a deal with any updates or repairs you want to make. You’ll want to get multiple quotes from various Evanston contractors. You’ll find that the competition between contractors will give you the upper hand in negotiating. 2. When sales slow down in the summer, many local stores will offer discounts or other incentives to get through their inventory. Ask to be added to their email list when they notify customers of sales events, or even buy a floor model at a discounted price.

Celebrate the 4th of July in Evanston!

It’s an exciting time in Evanston as the city is gearing up for it’s well-known 4th of July celebration! Since it’s inception in 1921 when a group of mothers came together to provide a safe celebration, the 4th of July in Evanston has grown to be one of the biggest events in Evanston each year. In 1980, the name of the organization changed to the Evanston 4th of July Association and has offered a unique approach to the event.

The Evanston 4th of July Association is run completely by volunteers and is supported through generous donations of Evanston residents, local businesses and organizations, which means no tax dollars are used! The Association’s mission has also broadened to orchestrate holiday and family events, along with the free Evanston Twilight Concert Series that are held throughout the summer. This respected organization is a true testament to the type of groups and people that make up our charming city!
