Here’s a house with a “Beware” sign on the front. We can’t read what the sign warns us about in the photo, but we can guess. This one is priced for fixing. It’s the unwanted asset of the Fannie Mae organization now. Apparently they never actually read the warning sign on the front of the house before lending your taxpayer money on it. Hopefully though, somebody there has actually read the foreclosure documents, and this fixer is presumably ready to sell. Representing the interests of the Fannie Mae organization on this sale is Diane Abair of Bear’s Den Realty. She writes of it:

Now, political opportunists smell blood in the foreclosure water. But outlawing robosigners and other too-late reforms won’t compel people to resume making mortgage payments on their underwater homes. So it’s difficult to see what difference any of this noise will produce, except perhaps to prolong the inevitable. Note of warning: Some may find this black-comedy video mashup offensive. The foreclosure crisis has provided much to be offended about.

Today’s FDotD is out in the country to the northeast of Redding on about 4.5 acres. It’s listed as a 1961 built 3/1.5 of about 1860 sq ft. It’s nice terrain out there with lots of space between residences. It seems to have last sold in ’04 for $252K, when it was described as having lots of “potential,” which is usually agent-speak for “needs work.” No doubt, it needs work now. Representing the bank seller is foreclosure listing broker Diane Abair of Bear’s Den Realty. She writes of it:

Redding REO listed in Shasta Lake City -Better hurry $92,500

Oops, too late. It was on the MLS for just over 4 hours yesterday before the listing agent pended it double ended. If you had a time machine, you might be able to go back and buy this outstanding deal. But was it ever really available to buy? It’s a valid question, and perhaps we’ll never know. Meanwhile this extremely low price will now be a comp for all the neighbors, further eroding whatever equity or value they had.

Was 4 hours enough time to to take you out to see this home and then perhaps write a better offer? We’ll never know now. But in truth, 4 hours is not the shortest we’ve seen. We had one client ask us to watch for an REO to come on the market in Cottonwood, only to see it listed and abruptly pended double ended in 8 minutes.

According to the rules, we can’t show you the image of this home. It’s on 3/4 of an acre, and it once sold for $254K. You’ll just have to take our word for it that it was a good deal at $92.5K, and we know good deals when we see them. Here’s what the listing agent wrote of it:

“AS-IS, REO. Seller requires all offers to have a min. of 1% deposit, there will be a $99.00 document preparation fee paid to seller from buyer through escrow at close. All offers need a pre-qual or verified POF by seller’s lending affiliate to ensure ability to close.”

Hm. Well anyway, there will be more deals. However, someday we may look back on this era of foreclosed home sales and wonder why oversight and monitoring of the sales was MIA. What is the true societal cost of the current system?

This 2/1 is about 1138 sq ft. We’re told it needs some repairs and may not be suitable for financing in it’s current state. Which is somewhat ironic, since it had apparently been bought with a mortgage that you and I as taxpayers are currently on the hook for as a Freddie Mac asset. But that was then and this is now. Representing the interests of US Treasury seized Freddie Mac in this sale is foreclosure listing broker Rick Goates of Keller Williams. He writes of it:

“Grandma’s home for sale! Storage building, Covered Patio area. Unfinished basement area for storage. Bright and cheery paint on outside! Paved drives.”

Maybe it’s just us, but he sounds awfully cheerful about selling somebody’s grandmother’s house. ‘See grammy, it’s just business. Now get out.’ We’ve seen plenty of pain and suffering associated with the current housing and foreclosure crisis, and for us its more often had a depressing effect. But we suppose for others, it’s all in a days work. ‘Buck up, Grammy. Be thankful we didn’t put your Social Security money in the Stock Market!’ One grandma’s loss is another’s opportunity. You maybe?
