Tips on Renting Timeshare Property

noreply@blogger.com (admin) — Fri, 05 Nov 2010 07:40:00 +0000

Listing a timeshare property for rent can be confusing for many owners. In most cases, owners are confused with the value of their property and be optimistic irrespective of the market condition. In fact the market condition plays a great role in determining the true value of a vacation villa. The following are some tips that one can adhere to while listing their timeshare property for rent.

Pricing is an important factor. It is recommended to price the property competitively. Renters are searching the timeshare market for a good deal; therefore, the property must be priced competitively based on the prevailing market condition. Generally, the listing companies allow the timeshare owners to lower or raise the listing price based upon other vacation rental listings. Price can be easily raised during the prime season; however, do not expect to sell the unit for same price in an off-season.

To get a clear idea about the true value of the timeshare property one needs to do some research and compare the vacation resort and its amenities with the other nearby properties. Also, discuss with the developer of the property to get a better idea about the listing prices of similar units.

Timeshare property owners must be patient while listing their vacation villas for rent. No company can predict when one will rent the property. It may get booked within a week or it may take up months to close the deal. One may also need to market the timeshare properly. Advertising plays a great role, though it is expensive. The online timeshare listing sites are good options when it comes to cost cutting. However, most of the sites charge money for just listing the property. Investing in them again may turn fruitless. Instead, the timeshare property owners can opt for RRBO, the only timeshare listing company that handles the rental transaction and charges a transaction fee only when the rental occurs. Thus, the property owners no longer have to worry about spending money for listing or advertising the property.
