Florence/Mapleton Q4 2021

The activity in the Florence/Mapleton residential real estate market in Q4 2021 provided good momentum as we moved in 2022. Supply remained low and demand remained high keeping the market very competitive in Q4. The average price per square foot for sold properties in Q4 2021 finished at $259, a 19% increase compared to Q4 2020. The average sales price was $430,000 and the median sales price was $374,000. Nov-Dec 2018 Florence Real Estate Market Update

As of this posting, inventory is down to 110 active residential listings. The Florence Oregon home market has a median asking price of $347,000 with 62 median cumulative days on market.

In the last 12 months we have sold 530 homes at a median sale price of $249,000 and 45 median CDOM (cumulative days on market).

In the last 6 months we have sold 302 homes at a median sale price of $263,000 with 42 median CDOM.

In the last 3 months we have sold 163 homes at a median sale price of $270,000 with 45 median CDOM.

The last 30 days have netted 47 sales at a median sale price of $260,000 with 39 median CDOM although a 30-day snapshot is not a reliable indicator.

Compared with inventory a few years ago of between 400-500 residential listings, 110 listings today, a very low inventory indicating high demand and very tight supply. Median sale prices seem to have edged up in the 15-20k price range.

It is my experience that sales slow as the winter rains set in, which historically creates better buying opportunities.

JUNE MARKET UPDATE for FLORENCE, OR

As of this posting, inventory is at 207 active residential listings. The Florence Oregon home market has a median asking price of $469000 with 62 median cumulative days on market.

In the last 12 months we have sold 522 homes at a median sale price of $235,000 and 55 median CDOM (cumulative days on market).

In the last 6 months we have sold 224 homes at a median sale price of $243,500 with 48 median CDOM.

In the last 3 months we have sold 102 homes at a median sale price of $250,000 with 33 median CDOM.

The last 30 days have netted 34 sales at a median sale price of $276,500 with 15 median CDOM although a 30 day snapshot is not a reliable indicator.

The tremendous jump in asking price is because lower end inventory is non existant and many of the higher end left homes from the recession are giving it a try. As prices are going up the numbers of closed sales are dropping while the prices are edging up 15-20k since the December report. The jump in the 30 day median sales price is largely the result of a single $1.425 million dollar sale.

Florence Year End Market Update 12/27/17

As of this posting, inventory is at 162 active residential listings. The Florence Oregon home market has a median asking price of $300,000 with 65 median cumulative days on market.

In the last 12 months we have sold 494 homes at a median sale price of $225,000 and 61 median CDOM (cumulative days on market).

In the last 6 months we have sold 295 homes at a median sale price of $225,000 with 55 median CDOM.

In the last 3 months we have sold 155 homes at a median sale price of $234,500 with 55 median CDOM.

The last 30 days have netted 39 sales at a median sale price of $227,000 with 42 median CDOM although a 30 day snapshot cannot be counted on as a reliable indicator especially during the Holidays.

The Florence home inventory is very tight and is not keeping up with current demand. We are at a point where younger families are being priced out of the market due to lower than average incomes on the Oregon Coast and retirees moving in from other areas like California.

As of this posting, inventory is at 212 active residential listings. The Florence Oregon home market has a median asking price of $313,000 with 74 median cumulative days on market.

In the last 12 months we have sold 459 homes at a median sale price of $220,000 and 54 median CDOM (cumulative days on market).

In the last 6 months we have sold 191 homes at a median sale price of $230000 with 75 median CDOM.

In the last 3 months we have sold 102 homes at a median sale price of $247,000 with 57 median CDOM.

The last 30 days have netted 38 sales at a median sale price of $240,000 with 47 median CDOM although a 30 day snapshot cannot be counted on as a reliable indicator.

Our inventory cannot keep up with demand. As the asking price goes up the numbers of closed sales goes down and increases the days on market, in part due to the fact that the properties that are being sold are many older properties that were overpriced and are now getting closer to reality.

All in all we have a very tight market and limited inventory .

Foreclosures and distressed sales are few and far between. It appears that any new listings are being taken now at much higher prices than in the past.

Florence Oregon Housing Market Is Tight On Inventory

As of this posting, inventory is down to 185 active residential listings since my last post. The Florence Oregon home market has a median asking price of 272000 with 174av/87 median CDOM (cumulative days on market).

In the last 12 months we have sold 480 homes at a median sale price of $190000 and 166 CDOM and 80 median CDOM.

In the last 6 months we have sold 213 homes at a median sale price of $220000 with 148 av /91 median CDOM.

In the last 3 months we have sold 82 homes at a median sale price of $207000 with 136av/87median CDOM.

The last 30 days have netted 33 sales at a median sale price of $217000 with 106 av/ 97 median CDOM although a 30 day snapshot cannot be counted on as a reliable indicator.

All in all we have a very tight market and limited inventory right now and a modest 8.57% price increase year over year. The last quarter has seen a slow down in the number of sales but hopefully with the spring sun, the pace of sale should pick up.

Foreclosures and distressed sales are virtually gone. It appears that any new listings are being taken now at much higher prices than in the past.

As of this posting, inventory is stable at 228 active residential listings since my last post. The Florence Oregon home market has a median asking price of 285000 with 212av/115 median CDOM (cumulative days on market).

In the last 12 months we have sold 445 homes at a median sale price of $175000 and 179 CDOM and 81 median CDOM.

In the last 6 months we have sold 265 homes at a median sale price of $176000 with 18 av /68 median CDOM.

In the last 3 months we have sold 149 homes at a median sale price of $151,000 with 185av/119 median CDOM.

The last 30 days have netted 29 sales at a median sale price of $189500 with 162 av/ 63 median CDOM although a 30 day snapshot cannot be counted on as a reliable indicator.

All in all we have had a dramatic increase in the numbers of sales and a modest increase in price. It has been my experience over the last 3 decades in this market that Florence is the Last to go into a recession but the last to come out. We started showing signs in recovery last year but this year we appear to be in a much stronger market.

At this time the inventory seems to be be picked over with most of the foreclosures and distressed sales being mopped up last year and this spring. It appears that some new listings are being taken now at 2007 prices and the sold market prices has only come up roughly 5% off bottom.

As of this posting, inventory has increased to 227 homes from 209 active residential listings in my last post. The Florence Oregon home market has a median asking price up $20000 to $230000 with 267av/163 median CDOM (cumulative days on market).

In the last 12 months we have sold 411 homes at a median sale price of $167500 and 182 CDOM and 98 median CDOM. In the last 6 months we have sold 182 homes at a median sale price of $173000 with 153 av /92 median CDOM.

In the last 3 months we have sold 84 homes at a median sale price of $151,000 with 185av/119 median CDOM.

The last 30 days have netted 29 sales at a median sale price of $165000 with 171 av/ 119 median CDOM although a 30 day snapshot cannot be counted on as a reliable indicator.

As we approach spring and more sunshine, I am hoping that sellers and agents do not develop a bad case of amnesia and start overpricing again.

As of this posting, inventory has decreased to 209 homes from 275 active residential listings in October. The Florence Oregon home market has a median asking price of $210000 and with 305 av/199 median CDOM (cumaltive days on market).

In the last 12 months we have sold 405 homes at a median sale price of $169000 and 189 CDOM and 95 median CDOM.

In the last 6 months we have sold 214 homes at a median sale price of $175000 with 168 av /94 median CDOM.

In the last 3 months we have sold 81 homes at a median sale price of $175,000 with 158av/94 median CDOM.

The last 30 days have netted 18 sales at a median sale price of $121000 with 258 av/ 58 median CDOM. In a small market, a 30 day snapshot can not be counted on as a reliable indicator.

Even though sales are slower this time of year, it was more active last summer than the past several years, due in part to home seller/agent pricing that is closer to reality which has resulted in shorter market times and more sales. I am hoping that selers ad agents do not develop a bad case of amnesia and start overpricing again. It also has much to do with continued historic low mortgage rates currently under 4% for a 30 year fixed rate.

In my view, the winter is the best time to buy.

When making an offer to purchase work with a knowledgeable Broker and do NOT make an offer without a thorough CMA being completed by your agent based on actual sales prices. Call a localexperienced buyer's broker today!

In the last 12 months we have sold 419 homes at a median sale price of $173000 and 220 CDOM and 110 median CDOM.

In the last 6 months we have sold 236 homes at a median sale price of $176000 with 192 av /90 median CDOM.

In the last 3 months we have sold 126 homes at a median sale price of $183,000 with 167 av/92 median CDOM.

The last 30 days have netted 40 sales at a median sale price of $195000 with 133 av/ 62 median CDOM. In a small market, a 30 day snapshot can not be counted on as a reliable indicator.

Even though sales will slow this time of year, it has been a more active summer than the past several years. I think this is due in part to home seller/agent pricing that is closer to reality which has resulted in shorter market times and more sales. In the last 12 months we have sold 385 homes at a median sale price of $168000 and 233 CDOM/110 median DOM.

In the last 6 months we have sold 185 homes at a median sale price of $167000 with 224 av /110 median DOM.

In the last 3 months we have sold 100 homes at a median sale price of $162,000 with 213 av/110 median DOM.

The last 30 days have netted 40 sales at a median sale price of $172000 with 216 av/ 76 median DOM. The 30 day spike came from 7 sales over $300,000 which is unusual. In a small market, 30 day snapshots can not be counted on as a reliable indicator.

Many sellers and their Agents have become more optimistic and indiscriminate in their pricing during our sunny season. Even though there are many properties grossly overpriced, there are still excellent opportunities for buying if you are properly represented with an experienced Buyer's Broker that understands the true worth of the property.

As of this posting, inventory has increased to 283 active residential listings in the Florence Oregon real estate market with a median asking price of $219000 and with 293 average DOM (days on market).

In the last 12 months we have sold 389 homes at a median sale price of $170000 and 248 CDOM (cumulative days on market).

In the last 6 months we have slowed to 182 homes at a median sale price of $176000 and 260 average CDOM. The last 6 months of 2013 were strong however, the activity since the 1st of the year has been slow.

In the last 3 months we have slowed to 90 sales at a median sale price down to $165,000 from $205,000 in my last report.

The last 30 days have netted 37 sales at a median sale price of $174000.

The good news is that the wet season is the best time of year to purchase when sellers and agents are hungrier for a sale. Many sellers will become more optimistic in their pricing around the 3rd week of May with the beginning of our annual Rhododendron festival and our sunny season. Even though there are many properties grossly overpriced, there are still excellent opportunities for buying if you are properly represented with an experienced broker that understands the true worth of the property.

FLORENCE HOME SALES DECLINE AS ASKING PRICES GO UP

As of this posting, we continue to move downward in inventory to 263 active residential listings in the Florence Oregon real estate market with a median asking price of $210000 and increasing to 303 DOM (days on market).

In the last 12 months we have sold 371 homes at a median sale price of $170000 and 263 CDOM (cumulative days on market).

In the last 6 months we have slowed to 184 homes at a median sale price of $176000 and 254 average CDOM. The last 6 months of 2013 were strong however, the activity since the 1st of the year has been unusually slow.

In the last 3 months we have slowed to 84 sales at a median sale price of $205,000 and 284 CDOM.

The last 30 days have netted only 26 sales at a median sale price of $181000 although I believe the annual trend of median sale prices will be closer to the high 160s.

In a small market like Florence, only one or 2 lakefront sales can create the false impression that the market is taking a rapid turn up. For instance a home with unique acreage South of town, had been on the market for the last 10 years with asking prices of well over 1 million dollars, just sold for $475000.

HIDDEN HOME VALUES IN FLORENCE OREGON

As of this posting, we are down to 288 active residential listings in the Florence Oregon real estate market with a median asking price of $217000 and 289 DOM (days on market).

In the last 12 months we have sold 357 (up from 304 last year) homes at a median sale price of $164,500 and 264 CDOM (cumulative days on market).

I the last 6 months we have sold 212 homes at a median sale price of $166,000 and 251 average CDOM. Do you notice the desparity in asking price versus sale?

Inventory is decling, and asking prices are up. Some real estate practitioners seemed to have developed a short term memory problem manifested by overpricing. It is as if the last 6 years never happened. Unfortunately, the seller and practitioner will pay the price for this reckless behavior, by forgoing a reasonable sale price in a reasonable time on market (less than 6 months).

FLORENCE OREGON MEDIAN HOME PRICES UP 3% OVER LAST YEAR.

As of this posting, residential listings are up to 365 in the Florence Oregon real estate market with a median asking price is up to $225,000 (from $199k or 13% from 12 months ago) and 291 CDOM (cumulative days on market).

In the last 12 months we have sold 353 (up from 304 last year) homes at a median sale price of $160,000 (up $5k from 1 year ago) and 256 CDOM (cumulative days on market).

I the last 6 months we have sold 237 homes at a median sale price of $161,500 (up from $159,000) and 237 average CDOM.

In the last 30 days we have sold 36 homes at a median sale price of $ $168,000 and 185 average CDOM. A 30 day snapshot in small market is not a reliable indicator of the future.
In Summary, inventory is up, asking prices are up 13% but actual sale prices are up only 3%. I fear there are those that have developed a bad case of amnesia when it comes to remembering the affects of overpricing. Interest rates have went up almost a full point in the last 45 days.

Florence Oregon Home Sales Activity UP!

As of this posting, residential listings are up to 364 (from 318) in the Florence Oregon real estate market with a median asking price is up to $212,000 (was $199,000) and 295 DOM (days on market) down from 369.

In the last 12 months we have sold 328 homes at a median sale price of $159,000 and 292 average CDOM (cumulative days on market).

I the last 6 months we have sold 162 homes at a median sale price of $155,000 (down from $160,000) and 287 average CDOM and 175 median CDOM

In the last 30 days we have sold 39 homes (12 mo. average has been 27) at a median sale price of $ $155,000 (down from $170,000) and 291 average CDOM. A 30 day snapshot in small market is not a reliable indicator of the future.

All in all, the inventory has increased by 44 listings in the last 3 months. One year running median list prices are up $13,000. On the other hand, a six month running average of median sales price are down $5,000 while the number of sales is up.

In Summary, inventory is up, asking prices are up, the actual number of sales is up slightly and the 12 month average median SALES prices are up only $3,000. The last 6 months rolling average shows that the actual median SALES price has Dropped $5,000. Interest rates will go up before the end of the year. NOW is the time to buy as many sellers are tired of postponing their dreams.

As of this posting, we currently have 318 residential listings in the Florence Oregon real estate market with a median asking price of $199,000 and an average of 369 average DOM (days on market).

In the last 12 months we have sold 312 homes at a median sale price of $156,500 and 288 average CDOM (cumulative days on market).

I the last 6 months we have sold 143 (down form 171) homes at a median sale price of $160,000 and 285 average CDOM and 165 median CDOM

In the last 30 days we have sold 21 homes at a median sale price of $170,000 and 199 CDOM. A 30 day snapshot in small market is not a reliable indicator of the future.

All in all, the inventory has not changed much in the last 2 months. One year running average list prices are down $10,000. On the other hand, a six month running average of median sales price are up $5,000 while the number of sales is down.

Other parts of the State definitely are showing increased sales and prices. Florence normally lags behind other areas in Oregon by about a year. I still believe that those that buy a home now will not regret it a few years from now. NOW is the time to buy as the rainy season is still here and many sellers are tired of postponing their dreams.
