Fairview Isles Is A Wonderful Canal Community Located Mid Island On Fort Myers Beach

One of the major attractions of this community is the canals. Almost all addresses in Fairview Isles are canal front. This canal system leads to Estero Bay which in turn leads out to the Gulf of Mexico around either tip of the island. Many homeowners enjoy the convenience of having their boat just steps from their front door ! From there it is a short boat ride to the Gulf and some of the best fishing anywhere. All the canals are approximately 100+ feet wide and accommodate both fishing and sailboats. Homes here are also excellent investments as they are very popular as rentals. It’s the same question I hear time and time again. My Fort Myers Beach neighbors ask me. Locals call the office seeking guidance on trying to time the market for maximum selling price for their Fort Myers, Fort Myers Beach or Cape Coral home. I explain that there are really only two issues you need to understand when deciding if this is the right time for you to sell your home !

Fort Myers Beach Home Sellers Only Need To Understand Two Issues When Deciding To Sell !

# 1. If you are a ” move up or move down “ seller in a local market there is little to be gained from waiting. That is, the price of your house will probably appreciate about as fast as the one you are buying. No net gain for waiting. If you see something you like – buy it. Spend some time prepping your house for the market to maximize selling price. The down side to waiting might be that interest rates may go up and your monthly cost gets less comfortable.

# 2. If you are selling in order to buy into another market you need to understand which market will appreciate the fastest. If you are coming to the Fort Myers, Fort Myers Beach market from most areas of the country you already know that our market will out perform most others. That said, you should take advantage of the market appreciation typically found here. Save money by buying early in the cycle and the continuing appreciation becomes equity.

Sellers should know what their current home/condo is really worth. Don’t rely on word of mouth. I’m reminded of a recent seller who said their home was worth $550k. I asked what the source for that valuation was and they replied that they had an appraisal - over a year ago ! Sorry, most appraisals are only valid for 30-60 days. A ” snow bird ” recently asked me what is there to do on Fort Myers Beach – for free ! Really great question and it got me to thinking. We have the usual shops, street vendors and mimes but after a while it dawned on me that there is really only one correct answer to that question. Fort Myers Beach is blessed with an abundant amount of sunshine along our 8 mile stretch of barrier island !

You Can’t Buy It But Its Free – Come To Fort Myers Beach And Enjoy The Sunshine !

All the rest is just icing on the cake. Beautiful wide sandy beaches, friendly locals, puffy white clouds dancing along the horizon. We take this pretty much for granted. While up north is locked in a deep freeze we routinely enjoy temps between 72 – 84 degrees. It might cool off a little in the evening but we just know that tomorrow will be a lot like today. Lucky us. Lucky us and visitors from around the midwest and beyond.

Ironic how often our locals overlook the natural beauty and moderate temps here on Fort Myers Beach. But ask random visitors walking our beaches how long they have been coming here. One of the wonderful things about life on Fort Myers Beach is the Fort Myers Beach Art Association located here on the island. It is an active and outgoing group with a full slate of activities aimed at all age and interest groups. Our office is the annual site for the associations display and art sale. This year the event will be Sunday, Feb 10, 2913 from noon until 4 PM. I support the art association here on my post and appreciate the amazing work they hang on our office walls and cubicles. This is truly a great event and well worth your support.

Sunday February 10 Century 21 TriPower Realty will host members of the art association for the annual “Art on the Boulevard” sale at the office on 2001 Estero Blvd. from noon-4:00pm. Predicting the direction of the housing market is best left to the experts. This brief summery is a partial report from the chief economist for the National Assoc of Realtors – Lawrence Yun:

Housing Market Uptrend Expected Through 2014

ORLANDO (November 9, 2012) – The housing market recovery should continue through the coming years, assuming there are no further limitations on the availability of mortgage credit or a “fiscal cliff,” according to forecast presentations at a residential forum here at the 2012 Realtors^® Conference and Expo.

Lawrence Yun , chief economist of the National Association of Realtors^®, said the housing market clearly turned around in 2012. “Existing-home sales, new-home sales and housing starts are all recording notable gains this year in contrast with suppressed activity in the previous four years, and all of the major home price measures are showing sustained increases,” he said.

Yun sees no threatening signs for inflation in 2013, but projects it to be in the range of 4 to 6 percent by 2015. “The huge federal budget deficit is likely to push up borrowing costs and raise inflation well above 2 percent,” he said.

Mortgage interest rates are forecast to gradually rise and to average 4.0 percent next year, and 4.6 percent in 2014 from the inflationary pressure.

With rising demand and an ongoing decline in housing inventory, Yun expects meaningfully higher home prices. The national median existing-home price should rise 6.0 percent to $176,100 for all of 2012, and increase another 5.1 percent next year to $185,200; comparable gains are seen in 2014.

“Real estate will be a hedge against inflation, with values rising 15 percent cumulatively over the next three years, also meaning there will be fewer upside-down home owners,” Yun said. “Today is a perfect opportunity for moderate-income renters to become successful home owners, but stringent mortgage credit conditions are holding them back.”

Regardless, Yun said that four years from now there will be an even greater disparity in wealth distribution. “People who purchased homes at low prices in the past couple years, including many investors, can expect healthy growth in home equity over the next four years, while renters who were unable to get into the market will be in a weaker position because they are unable to accumulate wealth,” he said. “Not only will renters miss out on the price gains, but they’ll also face rents rising at faster rates.”

Also speaking was Mark Vitner, managing director and senior economist at Wells Fargo, who said the fiscal cliff is the biggest situation that needs to be addressed. “Beyond concerns about the fiscal cliff, the economic improvement seems to be broadening,” he said.

Yun projects the market share of distressed sales will decline from about 25 percent in 2012 to 8 percent in 2014.

Home Financing In Fort Myers, Fort Myers Beach & Cape Coral !!!

I’m sure you are as tired of hearing about the ” fiscal cliff ” as I am ! Talk about what happens when no adults are present ! That discussion directly affects Fort Myers, Fort Myers Beach, Cape Coral and all of Southwest Florida. If it affects my buyers & sellers it also affects this Fort Myers Beach Realtor !

Critical housing & mortgage tax rates extended in recent legislation !

Both House & Senate have passed H.R. 8. President Obama is expected to sign ( by robo-pen ) today.

• Mortgage Forgiveness Debt Relief Act extended to January 1, 2014. In place since 2007, the act provided a tax break for homeowners who struggled through financial hardship such as a foreclosure, and were granted mortgage debt forgiveness. If not extended homeowners who sell distressed properties would have been responsible for the transaction income as ordinary income ! More than a quarter of all transactions involve distressed properties.

• Deduction for mortgage insurance premiums for filers making below $110,000 is extended through 2013 and made retroactive to cover 2012.

• The 15-year straight-line cost recovery for qualified leasehold improvements on commercial properties is extended through 2013 and made retroactive to cover 2012.

• The 10 percent tax credit (up to $500) for homeowners for energy efficiency improvements to existing homes is extended through 2013 and made retroactive to cover 2012.

• “Pease limitations” that reduce the value of itemized deductions are permanently repealed for most taxpayers but will be reinstituted for high-income filers. “Pease” limitations will only apply to individuals earning more than $250,000 and joint filers earning more than $300,000. The thresholds are indexed for inflation so will rise over time. Under the formula, filers gradually lose the value of their total itemized deductions up to a total of a 20% reduction.

• The capital gains rate remains at 15 percent for individuals earning less than $400,000 per year and couples earning less than $450,000. Any gains above these amounts will be taxed at 20 percent. The $250,000/$500,000 exclusion for the sale of principle residence remains.

The overall effect of the never too late extensions will be to reinforce positive consumer support for the economy in general and the housing sector in particular !

Can we talk ? I mean – really talk ? About a subject most agents don’t want to discuss ? Great ! As your Fort Myers, Fort Myers Beach & Cape Coral Realtor agent we need to work as a team and I need your trust ! Let’s talk about a common misconception about saving money on brokerage fees – more commonly known as ” commissions ” . Remember, I’m also a consumer and want to know that I’m getting the best value possible.

Trying to save on commissions may actually cost you more !

How can that happen ? Easy. Here are two common myths about saving on commissions:

#1. If I call the number on the yard sign I can save half of the commission. Not true. Not only will you not save on the commission you may also lose valuable representation by not having an agent fighting for you. Commissions are agreed upon in the listing agreement. Basically it says the seller agrees to pay a certain amount upon sale of the home. That amount is split equally between the buying and selling agents/offices. It doesn’t matter if you deal directly with the listing agent. The commission is the same – it just all goes to the listing agent ! The obvious downside is that you are now represented by the sellers’ agent ! Would you rather be represented by someone with 100% loyalty to you or represented by someone who already has a relationship with the seller ? Can it be a fair and impartial representation ? Yes it can. How will you know ? You won’t. Get your own agent, it costs you nothing !

#2. I save money when buying new construction – no agent needed ! Sorry, doesn’t work that way. Developers hire sales agents to help with marketing of new homes. All costs are built into the sales docs and reputable firms provide for a commission to be paid for buyers who want dedicated representation. This assures that the buyer has someone who understands the local market, knows local values and can assist with the myriad details involved in buying new home construction. There are simply too many potential pitfalls for buyers to not be properly represented !
