So many buyers are unaware of the different programs that are available to them. I hear so often how they have no money for a down payment or closing costs and I tell them of Rural Development where they can buy a home for no money down and closing costs paid.

FHA, they can do for 3% down and have up to 6% of their closing costs paid for... Better yet NHH (New Hampshire Housing) has a credit program where you can purchase for as little as 1% down.

These are just a couple of the programs available to buyers right now, you see they are programs to help those who may not be able to purchase due to some form of constraint, and they do not even know they exist.

The big thing is to find a Mortgage Officer who is a true professional and knows the programs available today! If you wonder if there is a program that works for you, please do feel free to call or email and I can let you know of some great loan officers.

Why did I do this post? It is because the bank owned properties are coming to an end, the housing market is improving and the interest rates are low. I so want people to take advantage of this during this time period in history and look back not only having the pride of home ownership, but equity.

Buyers be ready for September...

We already know there are great buys in the Real Estate market right now, but most are not aware of how much the market has increased in Southern NH so far this year. In Hillsborough County for the first 6 months of 2013, single family home sales are up almost 24% compared to 2011 (data is from the Northern NH Real Estate Network our MLS system).

With sales increasing that much so far, you can understand why prices are not only stabilized, but some price points actually increasing. However, why is September so important?

Historically what happens in September is the sellers start to panic. They had expected their home to sell during the Spring/Summer market, and now are faced with the prospect of being in their home for another winter. What this means is September is a month of price reductions almost like no other month in our marketplace.

Rebuilding Your Credit Scores....

A program is out there right now that has helped people raise their credit scores by as much as 100 points in 90 days. So many have been/were effected by the downturn in the economy, so computer programs were created that help people get back to where they used to be with their credit scores and be able to purchase these bank-owned properties that are such great buys.

Beat the spring market!

Most think the spring market is April-June, however the April sales are properties that went under agreement in February and March. Each year I encourage people to get their homes marketed in January or February at the latest, and here are the two main reasons:

1) There is reduced competition (not as many homes on the market)

2) Buyers looking at homes in January and February are looking because they “need” to buy.

Most sellers do not want to come on the market in the early months because they want to wait until the home shows the best (green grass and flowers growing), and not wanting people to track mud into their home.

If you are thinking of selling in 2013, it would be wise to strongly consider getting on the market right away.

And hardly anyone knows about it... The state of NH is actually going to give you up to $167.00 a month to help you buy a home. Not only that, but you can buy a home for as little as 1% down with them right now.

This program is new, and the cost to it is only about $250.00 if you do it before April 1st. Not all banks and mortgage companies are doing this program so if you are interested send me a message and I will let you know what ones are.

Government Helping Those That Usually Can't....

In an effort to stimulate the housing market, and to help those who usually would not be able to purchase a home USDA (google it) has a no money down, and finance your closing costs program to help Rural America.
So what does one need in order to take advantage of this program?
1) A child :)
2) Be within certain income limitations
3) Live in a town of less than 20,000 people.
4) A credit score that is good (not perfect, but good, 640 is what they desire but do ones of lower scores on a case by case basis).
This program along with the low prices we currently have and low interest rates makes it by far one of the greatest time periods in history to purchase. Imagine a $150,000 loan with a principal and interest payment of only $694.67 (based on 30 year and 3.75% interest).
With with so many bank owned properties in Southern New Hampshire selling for well under the $150,000 price why is it that more are not taking advantage of this program? Mainly because they are not aware of it!

Is it time to buy a home?

In terms of a time period in history that would be good to buy, it certainly is now! If you trace back history and Real Estate, you see the trend of 4 years of values going up, 4 years down, and 4 years flat.

In southern NH we are 7 years into that cycle. What that means is, historically we should start to see values starting to go up (ever so slightly at first) in the next 18-24 months, which means NOW is the time to buy.

Having traveled the country speaking for the last 3 plus years, I have seen areas in the last 9 months that are really starting to come to life. Clarksville TN is starting to boom with New Construction, and in the Dallas Tx. Area, the investors are finding it harder and harder to find great deals because they have been drying up. I can name many other areas, but this gives you an idea.

Bottom line, if you are able to purchase property right now, do all that you can in order to do such.

Best advice I can give if you are thinking of buying…. Is to make sure you get pre-approved for a mortgage first. Getting pre-approved makes you almost a cash buyer, and keep in mind there is a huge difference between “pre-qualified” and pre-approved.

How to sell your home

Today’s Real Estate market is so different from past, with the technology that is out there and the ways in which you can find your niche buyer has dramatically changed. With the use of Medias now, an agent that has an audience can get the property out to the masses like never before.

So how is this a benefit to you? Really it used to be you got the most activity on your property in the first 4-6 weeks, with the use of the internet and search engines, this has changed showing the most activity is the first 2 weeks.

The most important thing here is to make sure when you are ready to come on the market, you are truly ready, and get it out to the most potential buyers immediately. This can be achieved in many ways 1) the Multiple Listing Service (almost 70% of sales are co-broked (sold by an agent at another company) 2) The Medias 3) Internet sites that have the greatest hit activity (for a list of them just ask).

The second part of being ready is making sure your home is in “show shape” right away. Drive up to your home as if it is your first time and see it with a different eye. Clear all the clutter, paint that front door, remove the children’s toys, mow that front lawn. Make sure the entry you use is the best one, and that the buyer is coming into a light, bright, open area.

The wealthy are doing it wrong....

Right now out of fear they are putting so much of their money into Gold as a safe haven, when this is actually a time period in history when it is important that they invest in mankind. Karma is out there for them, when they leave their human form this choice they are making they will look back on with sadness. It is like the parable that Jesus gave about the 3 people that were given money by the King to invest, remember the one who buried it in the ground who got chastised..... well they are burying it in the ground right now.
The newspapers are not helping either by printing what the masses are doing, they would be doing a much greater service to mankind if they would instead seek out the few who are investing their money, and put them into the spotlight so others will want and desire to do the same thing. If we laud and praise the few that are understanding that there are so many people with "needs" that are not being met, and that there are some of the wealthy that are not just hiding money for their future "wants" I truly believe others will join in.
It is easy for the newspapers and other forms of Media to print the obvious and easy to find stories, it would be a true journalistic treasure if they looked beyond the surface and found the few.

It's a waste of time and doesn't work!

These are two of the biggest things I hear when I speak all over in reference to Social Media in business today. Is it the truth, or is it just the excuse the individual uses because they are not comfortable "selling" themselves to people?

Are they actually selling themselves or simply educating their friends and others as to what it is they do? Imagine if you had a business want or need, and didn't know who to turn to, and then later on found out that a good friend of yours or neighbor actually does what your need is for a living. Is there anyone you would rather have working with you or representing you than someone you already know?

FaceBook: It is simply your Sphere of Influence, and with over 600 million people on it, how can you deny this, or put it into the category of a "fad"? Never before have you been able to cost effectively market yourself or product to this segment which is statistically speaking the best area to get a return on your investment. It is cost effective, and you can market to them daily now, no more time consuming and costly mailings and ads. With FaceBook, the key is to be both a real person, and learn to market yourself without coming across as marketing yourself.

Twitter: If you are not a Sports Athlete, Rock Star, or Celebrity it is not one of the best areas to get a return on your time investment. I ruffle a lot of feathers with this statement, but so many educators teach people to join this Media because of the "aura" that surrounds it. In my opinion Twitter is 150 million people all trying to sell things to each other. I ask you have you ever gone to Twitter to do research on an expert or product? With this said, Twitter can be a great way to increase your Sphere of Influence if used properly, certain free applications like TwitterLocal.net or NearbyTweets.com can let you know of the local "active" people tweeting in your area. Use Twitter to sell yourself directly and become the expert to a whole new segment, and build your Sphere.

LinkedIn: The business people, the decision makers, it is the party of the "in" people, the crowd you want to be associated with. With the average age of 41, it is not a kids site. Many will say it is a Media that is for getting jobs, so true, but the reason it is, is because the decision makers of the companies you want to work at are there. So many ways to maximise with this site, but most importantly, create a great profile (an online resume) and get recommendations. The beauty is that you can be selling yourself to people you want to everyday by simply having it "out" there.

These are the three Medias you need to be using if you want to be able to get your message to the widest audience cost effectively. You can either do it now while not everyone is using it, and carve your niche, or you can wait until you are forced to in the changing business world. That younger generation that is coming up not only knows how to use these Medias way beyond what over 35 people do, but have numbers of followers that they cannot comprehend. The question I ask is how do you beat these new entrepreneurs coming up?

Experience, that is what the younger generation lacks. Imagine if YOU are one of the people who can step out of your comfort zone and start marketing yourself using the Medias properly, how much you can benefit during this window time period. I say window meaning that soon the way business is being done is going to change.

Real Estate is one of the greatest examples, the average age of a Real Estate agent is much higher than most industries, and when computers came in they lagged behind, when email became the way to communicate, they hopped on the band wagon way after everyone else. Do you think they will shift and change quickly this time? I think not, which means that those that do, are going to benefit like you would not believe.

The Medias now make it so you can contact and get your message to the masses, and get them to contact you! The key, is what to use. Understand the human behavior that stops most, and how simple systems put in place properly, will move you toward the life you dream of.

He couldn’t stand it any longer, he did what he thought was the best he could, but as he looked at his children sleeping he no longer felt the anger that he had inside each day that he went out into the world with. He felt beat, he was angry when his son said to him that he was hungry, he was hungry too. They looked up to him, and needed him to provide, and he felt like such a failure, his head now hung, he turned and looked at his sad wife’s face, she was so trying to have the strength to believe that everything would somehow work out.

Suddenly he got up and went to the door, his head was hung low, and his steps were slow as he headed out into the night. He did not like or care for the neighbor about a quarter mile away, but at this moment it did not seem to matter, he trudged toward their home. The dogs that he cursed most every day fell silent upon his ears as he came to the front door and gave a soft knock, yet loud enough to be heard. The man opened the door and had a slight scowl at the neighbor, as he could not see his face and had no idea why he was there. The scowl slowly turned to confusion, and his wife came to his side and put her hand on his arm as he looked at her and then back to the man on the front step.

Just as the man was going to ask what he wanted, he heard the neighbor’s voice, softer than usual say, “my family is hungry, and we need food…”

The wife’s head went up toward her husband’s face with her mouth gaped open, as he put his hand on the neighbor’s shoulder and said to him “please come in, and forgive me for being blind to this, we are blessed enough to be able to share plenty and would consider it an honor”.

Gave a speech, and I have to say I was all ears thinking that a billion dollars is a rather large sum of money, wondered what someone like that would do for the rest of his life?

First I must step back though, I knew he was going to be speaking, and I had been looking around. When I saw where they were I saw him and thought "oh how nice of this man to bring his son with him". Boy was I glad I didn't go say anything to him, for I was about to learn that Tony Hsieh was just a kid. Now to add to it even more I found out he had sold another company for 267 million a few years earlier. So what is this man going to talk about I wondered? He spoke of creating a company environment that had never been heard of before, it is even set up that you have to go through a training program, and at any point you can quit and they will give you $3,000 to quit, you see they want a dedicated happy employee. I felt so fortunate to be able to chat with him one on one for a few moments, he was even kind enough to give me a testimonial for my book Freedom For a Day(how excited was I : ) and got a great picture where I felt like I was an envious child looking up to this mature man... he is high on "happiness" so if you have the opportunity to read his new book "Delivering Happiness" you will be glad you did!
