<p>You never really know when someone in your life may need blood. It’s one of those things we often take for granted until it suddenly becomes deeply personal.</p>



<p>For instance, while I make it a point to donate often, the true weight of that act didn&#8217;t fully hit me until my mom was diagnosed with cancer. During her surgery, she needed two units of blood. In that critical moment, it was the generosity of strangers that helped save her life. I am so incredibly thankful for the Central California Blood Center and the selfless individuals who choose to roll up their sleeves.</p>



<p>That’s why I was absolutely thrilled to hear the recent news from the Central California Blood Center. They just awarded a total of $10,000 in scholarships to graduating seniors from 15 local high schools. These aren&#8217;t just academic awards; they are a profound recognition of student leadership, community service, and the lifesaving impact of blood donation.</p>



<p>During the 2025–2026 school year, these students stepped up in a major way. Through the inaugural Student Scholarship Program, schools that hosted two or more blood drives earned scholarship funding based on the number of successful blood donations collected on their campuses. The result? Fifteen local high schools qualified for scholarships ranging from $250 to $1,000, presenting these awards to their student leaders during senior ceremonies.</p>

<p>Christine Hayes, CEO of the Central California Blood Center, put it perfectly: “Students and school communities play a vital role in helping maintain a stable blood supply for local hospitals. We are honored to invest in the future of these student leaders while recognizing the lifesaving impact they have made through their commitment to hosting blood drives and encouraging donations.”</p>



<p>It’s inspiring to see the younger generation taking charge and making a tangible difference in our community. Beyond the scholarships, the Blood Center also honors qualifying students with a red cord at graduation through the Donor of Distinction Program. Students can even earn Individual Student Scholarships by organizing their own blood drives during the crucial winter and summer breaks—times when donations typically decline.</p>



<p>The Central California Blood Center is a vital lifeline for our region, supporting 20 hospitals and healthcare partners across Fresno, Tulare, Madera, Kings, and Mariposa counties. Every single day, hundreds of local patients depend on these transfusions for emergency care, surgeries, and ongoing treatments.</p>



<p>When you donate, you are providing more than just blood. You are offering hope, healing, and a second chance to our neighbors, friends, and families right here in the Central Valley.</p>

This is exactly where the true value of a personal trainer comes into play—not just to count your reps, but to push you further than you could ever push yourself.</p>



<p>When we try to navigate our health and fitness alone, it is incredibly easy to negotiate with our own minds. We tell ourselves that ten reps are &#8220;good enough&#8221; when we actually have fifteen in the tank. We convince ourselves that skipping one day won&#8217;t hurt, which quickly spirals into a week, then a month. A great personal trainer removes that negotiation. They see your potential when you only see your fatigue. They demand greatness when you are willing to settle for comfort.</p>



<p>This isn&#8217;t just theory; it is a lived experience. Let me share a personal story. Through dedicated work, I managed to lose an incredible 135 pounds in just 11 months. It was a monumental achievement, a complete transformation of body and lifestyle. But the journey of health is rarely a straight line. I stepped away from the structured guidance I had relied on, and slowly, the weight began to creep back on. It is a humbling reality that many face—maintaining the results is often harder than achieving them in the first place.</p>

<p>The 2026 City of Fresno Summer Aquatics season is just about to begin, and all 3 types of pools will be opening on June 15<sup>th</sup>&nbsp;&nbsp;this year and accessible 7 days a week with hours from 1-5pm. Admission is free at all of these locations.</p>

<p><strong>FREE* Swim Lessons:</strong>&nbsp;The City of Fresno PARCs department partners with Fresno Unified to offer free &amp; low-cost swim lessons annually. This year they will be offered at 5 different high school pools (Hoover, Bullard, Roosevelt, McLane and Fresno), and 4 Community Centers (Romain, Ball, Pinedale &amp; Mosqueda) with sessions being held on weekday afternoons and evenings. Classes are offered at a variety of skill levels too, including classes in which parents and children are in the water together and just developing water and swim familiarity, up to more advanced skill development for those already able to swim 25 meters at a time who also know several strokes – these classes help with speed and efficiency. <p><strong>Splash Parks</strong></p>



<p>These splash parks are fixtures of larger city parks in the Fresno area. Amenities include interactive water features, misters, and waterfall sculptures providing cooling water play for kids at no cost. This year, water features will operate at 9 different lcations from&nbsp;<strong>10am – 8pm all 7 days a week</strong>. (Splash pads began operating May 23rd&nbsp;this year.)</p>

<p>Ideal for those living closer to the West side of Fresno,&nbsp;<a href="http://www.islandwaterpark.com/" target="_blank" rel="noreferrer noopener external" data-wpel-link="external" class="wpel-icon-right"><strong>The Island Waterpark</strong><span class="wpel-icon wpel-image wpel-icon-6"></span></a>&nbsp; offers 11 water slides, a children’s water play park, a lazy river, and abundant picnic and shaded cabana areas. General admission tickets are $44.99 for anyone 48″ tall or above. Junior admission or senior &amp; military tickets are $39.99 and children under 2 are free.</p>



<p>On Tuesdays, you can get two tickets for $49.99. On Wednesdays, tickets are $29.99 if you buy online in advance (look for “Wavy Wednesday” tickets). Season passes start at $99.99, and there are available upgrades at $129 and $149 that allow you to save money on parking, cabana rentals, concessions and guest passes, too.</p>



<p><strong>Wild Water Adventures</strong></p>



<p>For those living more eastward or in Clovis,&nbsp;<a href="https://wildwater.net/" target="_blank" rel="noreferrer noopener external" data-wpel-link="external" class="wpel-icon-right"><strong>Wild Water Adventures&nbsp;</strong><span class="wpel-icon wpel-image wpel-icon-6"></span></a>offering more than 15 slides, a wave pool, children’s play area, abundant shade, and even fishing is a great choice. Buy tickets online or in person. Please note, their one-time passes are priced with dynamic pricing, meaning, the more popular the date you choose, the more you’ll pay for your ticket. Prices range from $33 midweek to $55 on 4<sup>th</sup>&nbsp;of July.</p>



<p>If you plan to go to more than twice this summer, <a href="https://wildwater.net/season-passes/" data-wpel-link="external" target="_blank" rel="external noopener noreferrer" class="wpel-icon-right">season passes<span class="wpel-icon wpel-image wpel-icon-6"></span></a> are usually the most economical way to go &nbsp;at $129.99/person for the season for the Gold Pass or $89.99 for the more limited Silver Pass.</p>

<p><strong>Central East High School Aquatics Complex</strong></p>



<p>Public swimming and waterslides are available to the public Tuesday through Friday from 12-6pm and Saturdays from 11am-6pm beginning June 13<sup>th</sup>&nbsp;and ending August 1<sup>st</sup>. Please note, they will be closed June 19<sup>th</sup> and June 30<sup>th</sup> through July 7<sup>th</sup>. Public swim is only in the Activity and Waterslide pools as the lap pool will be used for team activities.</p>



<p>The cost is $6 per person per day (swimming or not) however they also offer family packs for those who want to visit the complex all summer long and save some money, too. Please note, they do not accept cash, you must pay online via GoFan or have a card at the gate. Their rule list is a bit more extensive than some of the other swim locations, and swim lessons are also available, so definitely check out&nbsp;<a href="https://www.centralunified.org/departments/student-family-services/athletics-information/aquatics" target="_blank" rel="noreferrer noopener external" data-wpel-link="external" class="wpel-icon-right"><strong>their website</strong><span class="wpel-icon wpel-image wpel-icon-6"></span></a>&nbsp;as you plan your visit.</p>

<p>That’s part of what makes the Central Valley market unique. Real estate here has always been deeply connected to community. From local restaurants and farmers markets to neighborhood events and evening walks, people aren’t just buying square footage. They’re buying into a way of life.</p>

<p>Periodically, I like to share my excitement about local businesses, even ones I haven&#8217;t had a chance to visit yet, because regardless of my calendar and availability, getting other locals excited and showing up makes a real difference in our community and allows local businesses to thrive. One of the absolute best things about my job writing for FresYes is that it keeps me exploring our city like a tourist, and lucky me, I&#8217;ve never run out of new, (or new to me), places to try!</p>



<p>Here are 5 places I&#8217;m really excited about, and hope you&#8217;ll check out soon, too!</p>



<p><strong>1. Sam&#8217;s Italian Deli&#8217;s Second Location!</strong></p>



<p>Recently, I highlighted Sam&#8217;s Italian Deli as one of Fresno&#8217;s best lunch spots, and shortly after publishing, I learned that after decades at its Clinton Avenue location, a second location is on the way, this time in North Fresno! Sam&#8217;s Italian Deli&#8217;s new location will be in Universal Park, across from Riverpark on Blackstone and Nees, in the former Sierra Nut House space. It will be a little while before this new spot is open for business, as they are doing a complete remodel down to the studs, but when it does open, expected to be Spring 2027, I have no doubt it will be met with very excited customers and stay busy every single day.</p>

<p><strong>2. Sierra Nut House&#8217;s New Location</strong></p>



<p>Speaking of the Sierra Nut House, they’ve long been known as a wonderful place to find locally grown and crafted nuts, fruits, snacks, olive oils, and more. Though they&#8217;ve moved on from Universal Park, they are now open for retail sales in a new location on the southwest corner of Bullard and West, in the former Tony Roma&#8217;s (and later High Sierra Grill) location. This convenient, centrally located storefront will make for easy shopping for gourmet gifting and entertaining, and is a perfect addition to Shoppe at The Avenue, which is already a personal favorite of mine for hostess gifts and adding to my own hosting collection, located right in the same shopping center.</p>



<p><strong>3. Moses McQueens Is Open Downtown</strong></p>



<p>Moses McQueens is a brand-new restaurant, bar, and event venue located in a beautifully renovated 100-year-old home in Downtown Fresno at 634 Van Ness. This exciting new addition to Fresno&#8217;s nightlife scene has been a long-time dream of its owners, who poured years of hard work and dedication into bringing it to life, and now it&#8217;s officially open and delighting guests. I haven&#8217;t had a chance to visit yet, but it is absolutely on my must-do-soon list. The outdoor patio seating and cozy speakeasy-style indoor spaces look amazing, and everything I&#8217;ve seen in photos gives off the best vibes. My coworker has already been singing the praises of their tacos, sweet potato fries, and an espresso martini made with mezcal called the Black Magic. I&#8217;m hoping to get there within the next two weeks!</p>

<p><strong>4. Masa Madre</strong></p>



<p>Masa Madre is a new Mexican restaurant and tortilleria opening next week with a soft opening, with a grand opening to follow later, in the shopping center on the northeast corner of Palm and Bullard, behind the Red Carpet Car Wash. Their Instagram indicates they&#8217;ll be a full service Mexican restaurant, but what makes them particularly unique is that on Saturdays, they&#8217;ll be offering classes on how to make homemade tortillas. As both a lover of Mexican food and cooking classes, I am very intrigued by this dual concept and cannot wait to check it out!</p>

<p><strong>5. Nourish</strong></p>



<p>Nourish is a new market, restaurant, and community space opening in June in Old Town Clovis at 520 Pollasky, open daily from 7am to 7pm. They&#8217;ll offer locally grown seasonal produce, pasture-raised eggs, local honey, flowers, and baked goods, alongside prepared meals, fresh pressed juices, coffee, and small bites. They will also be home to a movement space hosting pilates, yoga, strength training, kettlebell, and stretching classes. With both indoor and outdoor space designed for connecting with friends, relaxing, or hosting community events, Nourish sounds like exactly the kind of place our community needs more of, especially with how many wonderful things are grown and made right here in the Valley. They claim it will be like having access to a Farmer’s Market every day, which sounds awesome!</p>

<p>Before we talk about lunch, I need to tell you a little something about <a href="https://dinghokitchen.com/" target="_blank" rel="noreferrer noopener external" data-wpel-link="external" class="wpel-icon-right">Ding Ho Kitchen<span class="wpel-icon wpel-image wpel-icon-6"></span></a> and my family. For as long as my son can remember, and he is now in college, Ding Ho has been our go-to place for Chinese take-out nights at home. It’s also the place that’s provided our Christmas Eve dinners for mostly of his life as well. Ding Ho is a consistently wonderful neighborhood restaurant that quietly becomes woven into the fabric of your family&#8217;s life, and if you&#8217;ve lived or worked in northwest Fresno for any amount of time, there&#8217;s a very good chance you know just what I mean.</p>

<p>Ding Ho Kitchen has been a fixture on the northwest corner of Bullard and Marks since I was a kid (I can literally remember riding in the back seat to go pick it up with my family, making up random songs trying to rhyme words with Ding and Ho to pass the time until I could enjoy my favorite crispy pan-fried noodles), and in all that time, the thing that has kept people like me coming back decade after decade is simple: the food is really, really good, super consistent, the portions are enormous, and the prices are incredibly reasonable.</p>

<p>The menu is exactly what you want from a great Chinese take-out spot, extensive and comforting and full of familiar favorites done right. Egg rolls, wontons, potstickers, hot and sour soup, sizzling rice soup, wonton soup, egg foo young, stir fries with both crispy fried and non-breaded protein options, chow mein, fried rice, and specialties like barbecue pork and brandy chicken wings round out their giant menu.</p>



<p>If you&#8217;re going for lunch, (and you absolutely should be), the combo plates are where it&#8217;s at. These are heaping, generous, absolutely loaded plates of food for under $15. On my most recent visit, I ordered my favorite egg roll combo. It came with hearty slices of BBQ pork, bean sprouts, a huge serving of crispy pan-fried noodles, a giant helping of pork fried rice, and the biggest, flakiest, crispiest pork egg roll you&#8217;ve seen, packed full of savory veggies and meat. I got very full at lunch, brought the leftovers home for my husband for dinner, and he too was very full after finishing them. Two combo plates could comfortably feed my entire family with leftovers to spare, and all for under $30.</p>

<p>Beyond the pork egg roll, you can also choose sweet and sour chicken or pork, or egg foo young as your combo main course, both of which are excellent options worth trying. My husband gets the sweet and sour pork every time.</p>

<p>A few things worth knowing before you try Ding Ho, if it’s new to you. First, it’s very much a take-out establishment. There is one table inside, and it even has a sign on it that reads No Dining In, because it’s just there for customers waiting on their orders to sit and rest. They recently added both <a href="https://order.mealkeyway.com/customer/release/index?mid=747858303269424d616456614e414c754455594434513d3d#/main" target="_blank" rel="noreferrer noopener external" data-wpel-link="external" class="wpel-icon-right">online ordering<span class="wpel-icon wpel-image wpel-icon-6"></span></a> and an in-store kiosk, which is genuinely great news, because their consistently excellent food used to mean their phone line was frequently met with a busy signal during peak hours (and definitely on Christmas Eve). The new ordering options have made the whole experience smoother and easier.</p>



<p>Customer service is efficient and straightforward, not overly chatty, but not unfriendly either, they are focused on getting your food out, and they do it well. Ding Ho is open every day from 11am to 9pm, making it a fantastic option well beyond the lunch hour. They also offer reasonably priced catering trays with 24 hours advance notice, which makes them a great option for feeding a crowd without breaking the bank.</p>



<p>Ding Ho Kitchen is not fancy, and it has no interest in being fancy. What it is, is consistent, generous, comforting, and completely worth adding to your regular lunch rotation. Whether you&#8217;re grabbing a quick solo lunch, feeding the whole office, or stocking up for a cozy dinner at home, Ding Ho delivers (or provides exceptional take-out that is) every single time. Some places just never let you down, and in Fresno, Ding Ho Kitchen is one of them.</p>

<p>If you’ve been paying attention to the national or even statewide real estate headlines lately, you might be feeling a little uncertain. You might be seeing stories about record-high prices across California and wondering what that means for us here at home. But as we always say around here: Fresno is not California. Our local market has its own unique rhythm, and the latest data tells a story of resilience, opportunity, and why the Central Valley is still the best place to call home.</p>



<p>The California Association of REALTORS® just released their April 2026 numbers, and the big headline is that the statewide median home price hit a new record of $914,810. While that number might make buyers in the Bay Area or Southern California sweat, it highlights exactly why our market is so special.</p>



<p>Here in the Central Valley, we are playing a different game.</p>



<h3 class="wp-block-heading">The Central Valley Difference</h3>



<p>While the rest of the state is seeing median prices push past the $900,000 mark, the Central Valley remains a beacon of attainability. Our median home price in April sat at a much more comfortable $500,000. That’s a modest 1.3% increase from March and a steady 1% increase from this time last year.</p>



<p>What does that mean for you? It means stability. We aren&#8217;t seeing the wild, double-digit price swings that can make buying or selling feel like a gamble. We are seeing a healthy, balanced market that is growing at a sustainable pace.</p>



<p>And people are noticing. While some regions in the state saw sales decline, the Central Valley actually saw a 1.6% increase in year-over-year sales. Buyers recognize the value we have here, and they are making their moves.</p>



<h3 class="wp-block-heading">Fresno: The Heart of the Valley</h3>



<p>Let&#8217;s zoom in on Fresno specifically. Our median home price in April was $430,000. Think about that for a second. In a state where the median price is over $900,000, you can still find a beautiful home in Fresno for less than half of that.</p>



<p>This is why I love what I do, and why I love this city. Fresno is still one of the few places in California where homeownership actually feels within reach. That matters. That’s opportunity. It means young families can put down roots, professionals can build equity, and anyone can enjoy the incredible lifestyle our community offers without being house-poor.</p>



<p>We did see a slight dip in the median price from March (down 1%), but we are still up 1.2% from last year. More importantly, sales in Fresno jumped a massive 19% from March to April, and are up 3.1% year-over-year. The spring market is waking up, and buyers are actively finding homes they love.</p>



<h3 class="wp-block-heading">What This Means for Buyers and Sellers</h3>



<p>If you are a seller in Fresno or the surrounding areas, your equity is strong. The market is active, and well-priced homes are moving. The statewide data shows that homes are selling faster, with the median time on the market dropping to 21 days. If you present your home well and price it accurately, the buyers are out there.</p>



<p>If you are a buyer, the Central Valley is your advantage. While affordability remains a significant challenge across much of California, our local market offers a realistic path to homeownership. You have options here that simply don&#8217;t exist in other parts of the state.</p>



<h3 class="wp-block-heading">The Bottom Line</h3>



<p>The headlines might focus on the record highs across the state, but the real story is the incredible value and stability we have right here in the Central Valley. We aren’t crashing, and we aren’t overheating. We are finding a beautiful, sustainable balance.</p>

<p>This week at the office, we found ourselves daydreaming out loud about exactly that kind of lunch when someone pointed out that we work just a block away from a Triangle Burger. All five of us working in the office were enthusiastically piled in my car and on the road one minute later.</p>

<p>Triangle Burger has been a Fresno institution since 1963, starting with their original drive-in location on Belmont and 99, right near the Fresno Chaffee Zoo, and growing steadily to seven locations across the city over the past six decades. Their 60 years in business is a track record built on consistency, nostalgia, value, and food that hits the same way every time you walk through the door.</p>

<p>Walking into a Triangle Burger dining room is like stepping into a delicious time machine. The interiors are decked out in classic 50s diner style, all red and white, with retro signs, and decor celebrating classic cars. Elvis, Rick Nelson, and Roy Orbison play in the background, and the whole experience has a warmth that feels genuinely earned since this place has been around since that era, rather than manufactured like it might be in a chain restaurant emulating an oldies vibe.</p>

<p>The star of the show is The Bob, Triangle&#8217;s most popular burger: a barbecue bacon burger loaded with crispy onion rings that is massive, filling, and completely delicious for under $10. Beyond The Bob, the menu is a deep bench of burgers done right including a pastrami burger, an ABC (avocado, bacon and cheeseburger), and a smoked jalapeño burger for those who like a little heat. Large, stacked burgers come in between $9 and $12, which these days feels like a small miracle. There&#8217;s also a veggie burger, chicken sandwiches, tenders and nuggets, corndogs, hot dogs, and even fried seafood options to choose from, and classic sandwiches like a patty melt, BLT, or tuna for those keeping it simple.</p>

<p>The sides deserve their own moment of recognition &#8212; Triangle offers fries, onion rings, jalapeño cheese bites, fried zucchini, fried mushrooms, and mozzarella sticks. This is not a place that skimps on the crispy, salty, deeply satisfying sides part of the menu.</p>



<p>And the fountain sodas &#8212; Triangle Burger&#8217;s fountains have nugget ice <em>and</em> Cherry Coke which is a completely superior combination in my opinion.</p>

<p>On our recent visit, I ordered a corn dog kids meal: a full-sized corn dog, fries, and a small drink for $8.49. I can’t remember the last time I walked away from a satisfying lunch having spent under $10, especially not with a drink included.</p>

<p>One of the things I’ve come to appreciate even more while serving as President of the Fresno Association of REALTORS® is how much impact we can make when we invest in the next generation.</p>



<p>That’s why I wanted to personally share this opportunity from the Fresno Association of REALTORS® &amp; Affiliates Foundation.</p>



<p>Right now, the Foundation is offering scholarship opportunities for California students, including graduating high school seniors and community college students who meet the eligibility requirements. Some scholarships are worth up to $2,500 and are designed to help students pursue their educational goals while easing some of the financial pressure that often comes with college.</p>



<p>What I love about programs like this is that they go beyond real estate. They’re about building stronger futures for families, students, and our entire community. Education opens doors, and sometimes all it takes is one opportunity, one application, or one person sharing the right information at the right time.</p>



<p>The Fresno Association of REALTORS® &amp; Affiliates Foundation has already awarded more than $95,000 in scholarships throughout the community, and I’m proud to be part of an organization that continues investing back into Fresno in meaningful ways.</p>

<p>I want to be upfront with you about something before we dive in to this latest blog in my Lunch Spots series &#8211; every installment of this series features a Fresno lunch spot that has stood the test of time and earned its place in this city&#8217;s food scene, but this one is personal. This one is my all-time favorite. My family goes to El Premio Mayor on average once a week, and has for years, and I am not even close to tired of it.</p>



<p>El Premio Mayor, which translates from Spanish to English as &#8220;the top prize&#8221; or &#8220;jackpot&#8221;, is Fresno&#8217;s premier destination for authentic and flavorful Mexican street tacos, and the name could not be more fitting. Their tacos have won Best Tacos at the Fresno Taco Throwdown multiple years in a row, in both the judge and people&#8217;s choice categories. That&#8217;s not a fluke. That&#8217;s consistency. That&#8217;s excellence. That&#8217;s what happens when someone puts their whole heart into their food for three decades.</p>

<p>Founder and single mother Belen Melendrez Ramirez started El Premio Mayor in 1996 as a taco trailer, powered by an extension cord plugged into her apartment. Let that sink in for a moment. From a single extension cord and an extraordinary amount of grit and talent, Belen built what is now three brick and mortar locations across Fresno, all of which remain open and thriving today.</p>



<p>The original location sits on McKinley just east of First Street. The second is on the southwest corner of Maroa and Shields. And the newest, which recently opened in a former Popeye&#8217;s, is right near the original on the southeast corner of McKinley and First. Each location has its own hours, so it&#8217;s worth checking before you go, but between the three of them you have plenty of options throughout the week.</p>



<p>Now, let&#8217;s talk about the space, because I want to be honest with you: El Premio Mayor is about as no frills as it gets, and that is not a criticism. It is a statement of priorities. These are humble establishments in the best possible sense – they feature counter ordering, tables for dining in, and an equal number of people taking their order to go. There are zero pretenses here, and that is a huge part of the charm. You are not here for the decor. You are here because the food is absolutely, undeniably, legendarily good.</p>

<p>Here&#8217;s what makes El Premio Mayor&#8217;s tacos stand apart from everything else in town. The meat is incredibly well seasoned. The salsas are delicious. The portions are generous, no skimpy fillings here. The prices are reasonable. The service is fast, and they have clearly got the operation down to a science. And every taco order comes with grilled onions and peppers on the side, which takes the whole experience to another level of flavor.</p>



<p>I personally get three asada tacos every single time, without fail, and I never once get tired of them. My husband swears by the Al Pastor and Adobada. I&#8217;ve also heard wonderful things about their breakfast burritos, which are reportedly enormous and excellent. Beyond tacos, the menu also includes bacon wrapped hot dogs, sopes, quesadillas, burritos, tortas, enchiladas, and menudo on the weekends, but the tacos are the reason most people come, and the tacos are the reason people keep coming back.</p>

<p>I&#8217;ll leave you with this. When I mention El Premio Mayor to my coworkers as a lunch option, the response is immediate and unanimous. &#8220;We&#8217;re in.&#8221; Every single time. One coworker agreed to go this week even though she had already planned to have tacos for dinner that same night. That is the pull of El Premio Mayor, and once you&#8217;ve had them, you&#8217;ll completely understand why.</p>

The Fresno Falcons, a team with a rich, brawling, and storied history, are returning to Selland Arena. After a 17-year absence, professional hockey is soaring back into the Central Valley.</p>



<p>Whether you are a lifelong fan who remembers the &#8220;blood, sweat, and beers&#8221; era of the Pacific Southwest Hockey League, or a newcomer eager to experience the thrill of live hockey, the return of the Falcons is a monumental moment for Fresno. To celebrate this announcement, let us take a deep dive into the complete history of the Fresno Falcons from their early days, ownership struggles, to their notable players, records, and the heartbreaking end in 2008, culminating in the exciting news of their resurrection.</p>



<h2 class="wp-block-heading">The Early Years: PCHL to the PSHL Dynasty</h2>



<p>The origins of professional hockey in Fresno date back to 1946, when the city welcomed the Fresno Flyers as a charter member of the Pacific Coast Hockey League (PCHL). The team played until the league folded in 1950, and after a brief one-season stint in the Pacific Coast Senior League in 1952, hockey went dormant in the city for over a decade.</p>



<p>In 1968, the sport returned with the Fresno Aces in the Cal-Neva Hockey League. By the 1969-70 season, the team was officially renamed the Fresno Falcons, a moniker that would become synonymous with Central Valley sports. The Falcons quickly found success, winning the Cal-Neva championship in the 1970-71 season.</p>

<p>However, it was the formation of the Pacific Southwest Hockey League (PSHL) in 1972 that truly cemented the Falcons&#8217; legacy. Playing at Selland Arena, the Falcons became the signature franchise of the league. Under the ownership of Jim Freeman, the team recruited former American Hockey League (AHL) and Western Hockey League (WHL) professionals, creating a dominant force on the ice. The Falcons won an incredible 10 PSHL championships between 1972 and 1994, engaging in bitter, physical rivalries with Los Angeles-based teams. This era was characterized by a hard-knocks, physical style of play that endeared the team to the local community.</p>



<h2 class="wp-block-heading">The WCHL Era and the Taylor Cup</h2>



<p>As minor league hockey evolved, so did the Falcons. In 1995, the team became a charter member of the professional West Coast Hockey League (WCHL) [1]. During this era, the team was briefly known as &#8220;Fresno&#8217;s Fighting Falcons&#8221; for the 1997-98 season, reflecting their aggressive reputation.</p>



<p>The pinnacle of the Falcons&#8217; WCHL tenure came during the 2001-02 season. Under the ownership of Charles Davenport and Chandar Sports, who purchased the team in 2000, the Falcons captured the WCHL Taylor Cup Championship by defeating the Idaho Steelheads. Davenport&#8217;s leadership also saw the Falcons&#8217; front office recognized twice as the WCHL&#8217;s Organization of the Year.</p>



<h2 class="wp-block-heading">Transition to the ECHL and Save Mart Center</h2>



<p>When the WCHL ceased operations after the 2002-03 season, the Falcons, along with several other WCHL teams, were absorbed into the larger East Coast Hockey League (ECHL). Coinciding with this move, the team relocated from Selland Arena to the newly built, 13,800-seat Save Mart Center on the campus of California State University, Fresno.</p>



<p>In February 2006, Davenport sold the franchise to Fresno Hockey Club, LLC (FHC), a group led by Boston-based real estate developer Chris Cummings and comprised mostly of the owners of the Fresno Grizzlies AAA baseball team. The team continued to perform well on the ice, winning the ECHL Pacific Division title in the 2005-06 season with an impressive 100-point record (43-15-14) under Head Coach Matt Thomas. <p><strong>Glen Gulutzan:</strong> The franchise&#8217;s all-time leading scorer, Gulutzan was a masterful playmaker. After his playing career, he transitioned into coaching, eventually reaching the NHL as the head coach of the Dallas Stars and the Calgary Flames, and serving as an assistant coach for the Edmonton Oilers.</p>



<p><strong>Cory Murphy:</strong> A standout defenseman for the Falcons, Murphy tallied 254 points in 349 games. His exceptional play in the minor leagues and Europe eventually earned him an NHL contract. He played 91 games in the NHL for the Florida Panthers, Tampa Bay Lightning, and New Jersey Devils.</p>



<p><strong>Greg Spenrath:</strong> Known as much for his fists as his play, Spenrath is the franchise&#8217;s all-time leader in penalty minutes, racking up an astonishing 1,917 PIMs over 405 games. He embodied the Falcons&#8217; tough, physical identity.</p>



<h2 class="wp-block-heading">The Heartbreaking End in 2008</h2>



<p>Despite their on-ice success, the Falcons struggled financially in their later years. The team returned to Selland Arena for the 2008-09 season, hoping to recapture the intimate atmosphere of their glory days. However, the move was not enough to save the franchise.</p>



<p>On December 22, 2008, the Fresno Hockey Club, LLC abruptly announced that the Falcons were ceasing operations immediately. At the time, the team was 18-10 and leading the Pacific Division. The owners cited dwindling attendance, a lack of corporate sponsorships, and the faltering national economy, claiming they had lost $4 million over three years.</p>



<p>The sudden closure left 27 players and 10 staff members without jobs right before Christmas, and marked the end of professional hockey in Fresno for what would become a 17-year hiatus.</p>

<h2 class="wp-block-heading">2026: The Falcons Soar Again</h2>



<p>For nearly two decades, Selland Arena sat quiet during the winter months. But on May 6, 2026, Fresno Mayor Jerry Dyer delivered the news that fans had been waiting for: The Fresno Falcons are coming back.</p>



<p>Starting in October 2026, the Falcons will return to the ice at Selland Arena as an expansion team in the Federal Prospects Hockey League (FPHL) [8]. The FPHL is a Single-A professional minor league that is actively expanding its footprint to the West Coast, with Oceanside, California also joining the league.</p>



<p>The city has secured a five-year deal with the FPHL, bringing a 28-game home schedule to downtown Fresno [9]. To prepare for the team&#8217;s return, Visit Fresno County has committed $700,000 to install a new, state-of-the-art video scoreboard in Selland Arena.</p>



<p>FPHL Managing Consultant Scott Brand emphasized that the league focuses on affordable family entertainment and physical, hard-hitting hockey. &#8220;This will be physical hockey,&#8221; Brand said. &#8220;They will be finishing their checks&#8221; [2]. Furthermore, the league expects players to be deeply involved in the local community, participating in events and charitable efforts.</p>



<p>Mayor Dyer challenged the Central Valley to embrace the team&#8217;s return. &#8220;I’m gonna challenge everyone in Fresno, throughout the Central Valley to show up at Selland Arena and to support our Fresno Falcons, like we used to, and let’s sell out Selland Arena,&#8221; Dyer stated.</p>

<p>If you&#8217;ve been following Fresno&#8217;s food scene at all lately, you already know the name Jimmy Pardini. The chef and restaurateur behind Annex Kitchen, Annesso Pizzeria, and the much-celebrated Willow Osteria, which opened just this past fall, has done it again. His latest venture is Strada, and after just two days open, it&#8217;s already clear that this one is something special.</p>

<p>Strada means &#8220;road&#8221; in Italian, and the concept is focused and confident: Italian-style sandwiches made with premium ingredients, built on a foundation of housemade focaccia that is, without exaggeration, some of the best bread I&#8217;ve ever had the pleasure of eating.</p>

<p>Located in the Park Crossing Shopping Center at Friant and Fresno Street, Strada sits in the newest, northernmost building in the center, just across the driveway from Annesso. The space itself is modern, clean, and crisp, with warm wood accents and muted reds that give it an inviting Italian warmth without feeling overdone. It&#8217;s a touch more elevated than your average counter service spot, but still completely comfortable and casual, the kind of place you&#8217;d be just as happy grabbing a quick lunch as you would lingering on the patio on a nice afternoon.</p>

<p>When you arrive, you get in line, order at the counter, and watch your sandwich get made and wrapped fresh right in front of you. My son and I visited today, only the second day Strada has been open, and we were fully prepared for a wait. Thirty minutes in line, and honestly? We didn&#8217;t mind. Partly because the energy inside was exciting and fun to soak in, and partly because watching loaf after loaf of focaccia come flying out of 600-degree pizza ovens every few minutes kept us thoroughly entertained.</p>



<p>I ordered the Spicy Soppressata sandwich with sun-dried tomato spread, peppered toscano cheese, arugula, and spicy soppressata. My son went with the Prosciutto sandwich, loaded with burrata, balsamic vinegar, tomatoes, arugula, and prosciutto. Both were excellent, generously sized, and reasonably priced between $12 and $14. The spreads and premium cheeses elevate every sandwich well beyond what you&#8217;d expect at this price point, with options like lemon basil pesto, bacon and onion jam, and burrata that make every combination feel very intentional. (I was offered modifications, but trusted the intent in the flavor combinations, so asked for none. No regrets on this.)</p>

<p>Let&#8217;s talk about that focaccia, because it is the undisputed star of the show. Chewy but not <em>too</em> chewy, bubbly, brushed in just the right amount of olive oil, and perfectly fresh because it is, quite literally, made every few minutes. My son and I were in agreement: the bread alone makes Strada worth the visit.</p>

<p>We also shared one of their giant chocolate chip cookies, which at $4 is an absolute steal and a honestly a menace. Ha! It&#8217;s layered with melted chunks of chocolate, with crispy caramelized edges and a perfectly a chewy center. The two of us couldn&#8217;t finish it, brought some home for my husband, and there is still half a cookie left. That&#8217;s a lot of cookie. (I am not complaining!)</p>

<p>Jimmy Pardini himself was present during our visit, personally pulling focaccia loaves from the oven, and his team was already hitting a groove on just day two, with excellent customer service from start to finish. Online ordering and an activated take-out window are both on the way once the soft opening phase wraps up, which will things more convenient when you’re grabbing a workday lunch and need to skip the line wait.</p>

<p>Strada is open Tuesday through Sunday from 10:30am to 9pm. There is no other place in Fresno making Italian sandwiches at this level, with focaccia this fresh, made right in front of you. It is a wonderful addition to our food scene, and I&#8217;d highly recommend getting there soon. Just maybe don&#8217;t be surprised by the line. It&#8217;s absolutely earned.</p>

<p>Sam&#8217;s has been a Fresno staple since the late 1970s, and the origin story is one of my favorites. Sam and Angie opened what started as a neighborhood grocery store, with Sam running the market and Angie cooking hot meals for their employees on a hot plate in the back. According to their website, the smell coming from Angie&#8217;s cooking was so irresistible that customers started asking if they could buy her food too. It wasn&#8217;t long before the market evolved into the combination deli and Italian food haven it is today, built entirely on the back of Angie&#8217;s cooking and the kind of word-of-mouth that only truly great food can inspire.</p>



<p>My mom&#8217;s side of the family is from Italy, so walking into Sam&#8217;s feels like a walk straight down memory lane. So many things remind me of being in my Noni&#8217;s kitchen. (Most Italians say Nonna, but our family always said Noni. Just roll with it.) If you have Italian roots, odds are your family has already been coming here for years. And if you don&#8217;t, Fresnans of every background have been finding their way here for decades, because great food is great food.</p>

<p>The vibe inside reminds me of the New York delis I’ve seen on tv and in movies – there’s great energy: meats and cheeses hanging and on display, customers and staff interacting quickly but kindly, and the smell of roasted garlic and tomatoes in the air. It&#8217;s lively and warm all at once, and it makes you feel a part of the community, even when the lunch rush is in full swing.</p>

<p>When you arrive, grab a number and wait for a friendly employee to call it out. They&#8217;ll help you build your order exactly the way you want it, and they&#8217;re patient and knowledgeable if you need guidance. A heads up: Sam&#8217;s gets very busy at lunch, so if you&#8217;re on a tight schedule, ordering online in advance is the smart move. Parking is adequate most of the day but can get a little tricky at peak lunch hour, but I promise it’s worth the effort.</p>

<p>On my visit, I ordered the rigatoni with spicy vodka sauce, and it was wonderful. The pasta was perfectly al dente, the sauce was rich and had just the right kick, and the portion was generous enough that I got to enjoy half at lunch and bring the rest back for lunch the next day, which is my personal gold standard for a generously portioned meal. My coworkers ordered the fried mozzarella bites, the Cali-Caprese sandwich, and bought a box of Nonna&#8217;s Pistachio Cookies, which are as delicious as they are vibrantly, unmistakably green. Everything was a hit.</p>

<p>Beyond the deli counter, Sam&#8217;s also carries a wide variety of imported Italian foods, local specialty items like Central Valley olive oils, pickled veggies, house-made pastas, desserts, and sweets. They&#8217;ve also expanded to include Nick&#8217;s Wine Bar, a separate dining area inside where you can enjoy a great selection of wines alongside antipasti plates.</p>

<p>Lunch runs roughly $10 to $20 with very generous portions. Sam&#8217;s is open Monday through Saturday from 10am to 6pm and is closed on Sundays. Catering is available too, including deli platters, charcuterie trays, and sandwich boxes, making them a fantastic option for your next meeting or big family gathering.</p>

<p>I had the chance to be part of the 2026 Real Estate Forecast panel this week, and here’s the real takeaway. Our market is shifting, but it’s not slowing down. Inventory is up, homes are taking a little longer to sell, and buyers are finally getting some breathing room. That alone changes the conversation. But affordability is still the biggest challenge, especially with today’s rates and the rising cost to build.</p>



<p>What I’m seeing right now is a market that’s creating separation. The gap between homes that sell and homes that sit is getting wider. Pricing, presentation, and positioning matter more than ever, and the margin for error is smaller.</p>



<p>From where I sit, this isn’t a good or bad market, it’s a strategy market. The people winning right now are the ones who understand timing, read the data, and know how to move with intention instead of emotion.</p>

<p>I&#8217;ll be honest with you: I live very close to The Berrock Shop. I have memories of my mom occasionally picking up bierocks for us to take home (from their original location) when I was a kid. And yet, somehow, in all these years, I had never actually gone inside despite it being right down the street from both my home and work. That changed recently as I’ve continued my research for this series on great lunch spots, and I have one thing to say about that: it was long overdue.</p>



<p>The Berrock Shop has been around since 1977, and since 1989 it&#8217;s been owned and operated by Ken and Cindy Jaccard, who bought it from the original owners and have kept the spirit of the place completely intact. Their philosophy is simple and refreshing: make quality food from scratch, no shortcuts.</p>

<p>Walk in and you&#8217;ll immediately get both mom and pop shop/cozy diner vibes. The blue interior, warm wood accented tables and booths, and counter service setup make it feel like a place that has no interest in being trendy, because it doesn&#8217;t need to be. The folks taking your order are kind, patient, and genuinely helpful if you&#8217;re a first-timer trying to figure out what to get.</p>

<p>And what should you get? The star of the show is, of course, the bierock: a soft, pillowy bread pocket filled with savory beef and cabbage, a traditional recipe that has kept people coming back for nearly five decades. I tried the original beef and cabbage, and the bread reminded me of the times my mom got them for me as a kid – still great. It&#8217;s really soft in the best possible way. They also offer BBQ beef and shredded beef versions, both of which are on my list for my next visit. I made my meal a combo, which came with fries or a deli side. I went with the spiral pasta salad that hit the spot, and they had Cherry Pepsi on the fountain, which is always a win in my book. My total, including a mini peach pie to go, came in under $20.</p>

<p>About that pie: my husband and I split it after dinner with some vanilla ice cream that night, and it was a really lovely ending to the day. Highly recommend the move. (Hint: give it 5 minutes in the air fryer first for a crispy crust and warm interior.)</p>



<p>Now, here&#8217;s a sleeper hit worth knowing about. The burger. My coworker ordered it, and honestly, it might have been the best thing at the table. It&#8217;s the kind of juicy, hearty, well-executed burger that tastes like it came off a backyard grill made by someone who really knows what they&#8217;re doing. She declared she&#8217;d be coming back for it without question.</p>

<p>One small note: salt levels can vary a bit from dish to dish, so don&#8217;t hesitate to add a little if needed. The shredded beef options tend to be well seasoned on their own, though.</p>



<p>The Berrock Shop is open Tuesday through Friday from 7am to 7pm and Saturday from 10am to 6pm. They don&#8217;t take online orders, but you can absolutely call ahead, and they also offer reasonably priced catering, including a selection of comforting breakfast options, which makes them a fantastic choice for your next office spread.</p>



<p>If you&#8217;ve been meaning to stop in for years but just haven&#8217;t gotten around to it yet, let this be your nudge.</p>
