Gainesville Homes Sold Report July 2018Gainesville Real Estate Market Report for Single Family Homes Sold in July 2018. Here you will find the recent three-month statistics for May, June and July of 2018. Our real estate market stats are here, and this shows we are now in the strong Summer market.The chart below shows Gainesville’s market statistics for NEW LISTINGS, PENDING SALES, and the CLOSED SALES for the last 3 Months. New listings are have fallen to 332. This is drop in our current inventory is a struggle for buyers. This proves a seller market with frustrated buyers on low inventory. Our new PENDING contracts are sitting at 317 homes. Closed Sales have are down this month to 335.The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let’s look at stats for July 2018 compared to the same month in 2017. Closed sales are up by 18% compared to last year. Yet our months supply of inventory has declined 7%, and this shows our low inventory of homes for sales under the $250K price range. Listings are selling faster, which is shown under medium time to sale or medium time to contract percentage. Median Sales Prices are steady. This has already created multiple offer situations for buyers now for homes that are priced under $350,000. The average sale price is fallen slightly from last year by 2.5% and shows $271,036. To be a strong buyer, have your financing in place to make your offer strong. Gainesville FL Condo Market Report July 2018 This Gainesville FL condominium market report is compiled from our local MLS and Florida Realtors Research Department. This post is for the July 2018 market report and shows our actual MLS data. The new listings coming on the market are down this month with 76 units. The closed sales for July are reported at 117 units. Pending sales are down at 93 units. We are in our strong summer condo market!This chart below shows the stats for May, June and July 2018. The last three months of data are displayed below of new active listings, new pending sales, and closed sales. This data is compiled from the Gainesville Multiple Listing Service & Florida Realtors® research and statistical reports. Condominium sales compared to last month are stable. There were 117 closed sales in July 2018 and 68 of those sales were cash transactions. This reflects an increase of 35% from last year. It shows that more buyers are getting loans for condos in our area. The Average sales prices are off slightly from last year. Our median sales prices are off slightly. The medium time to contract shows 19 days. The full detailed report is available here in our library.The Gainesville condominium real estate market continues to be good for buyers. The biggest obstacle for condominium sales is a buyer’s ability to obtain a mortgage. Each condominium complex will be analyzed by the mortgage lender & underwriters for loan approval. What Stays and What Goes?If you are planning to sell your Gainesville area home, you may be starting to prepare and plan. You may have one big question about what stays and what goes with the sale of your home. There are several things that effect the answer to that question, so lets talk about a few details about getting your home on the market.When selling your home this becomes the situation that you are selling real property. Here is the definition of real property: The term real property refers to land, and any buildings, structures, and equipment permanently attached to the building or fixed to the land.The question about what stays and what goes falls into that previous term of permanently attached. As a home seller, you will specify exactly what stays with the home when you sell.Certain appliances must stay and some might go. The normal expectation in our Gainesville/Alachua County area is that all the kitchen appliances stay. Leaving the washer and dryer do not have to stay with the sale, but remember this could be a good buyer bonus or marketing feature when your home goes on the market. All lights fixtures stay with the home. So if you have a family heirloom light fixture, you should remove it and replace it with a new light fixture. It's best to remove and replace things like this PRIOR to your marketing photography.Here is a good list for you to review:All Kitchen Appliances: Normally all kitchen appliances built into the cabinetry or stand alone appliances for kitchen use will stay with the sale. But that 2nd fridge or freezer in the garage is personal property that may not convey with the sale. Discuss this with your agent.Built-ins: Built-in bookshelves, benches, and pull-out furniture generally stays inside the home.Landscaping: Trees, shrubs, and any flowers planted in the ground should stay in the yard. Also outdoor lighting will remain.Wall mounted Items: If you have TV wall mounts that might damage the wall if you remove them, it is a good idea to leave them in place when you move. All ceiling fans normally stay with the home.Custom-fit items: If you have custom-made curtains, plantation shutters, or blinds, leave them on the windows and doors.Hardware: If you upgraded the knobs and drawer pulls in your bathrooms and the kitchen, you’ll either have to leave those behind or install replacements before you move.Alarm systems: Wireless alarm systems are designed to be removed. Otherwise, leave the alarm monitoring station attached and either relocate or cancel the monitoring service.Smoke detectors: Smoke detectors, Carbon Monoxide detectors, and sprinkler systems should stay in the house, especially if you plan to move before selling the house.Pool Equipment: All pumps, filters, and heaters will stay with the home. It is assumed the pool equipment will convey with the sale.A good rule of thumb is if you need a tool to remove it, then has become real property and unless excluded in sale, it needs to stay with the home.Remember, you will discuss all of these things with your Gainesville Realtor. Review 2017 and Plan 2018Here we are are on the last business day of 2017. We tend to be goal driven and it’s time to review 2017 and plan 2018. Our financial statements are complete for the year, so we’ve got some analysis to do, have some discussions and work on our business plans and goals for 2018.Thanks to brain-training by Brian Buffini over the years, it’s just hard coded for me to write down goals, and review them regularly. His last few podcasts have been very good for me develop in my improved daily thinking: Be Grateful.I find myself getting so busy, over-whelmed with transaction details, time-management, and endless to-do lists. I have started a new habit to help me settle down, take a deep breath, and feel grateful.So this year-end analysis isn’t going to be just about the financials or the number of real estate transactions. There will be life skills, and personal well-being as part of our 2018 goal setting discussions.My son Michael and I are The Bohn Team with RE/MAX Professionals here in Gainesville FL. It’s been a year of growing and developing our team mentality. Pond Lighting 2017 at NFRMC Tis the season to be jolly! Don’t miss the 28th Pond Lighting ceremony at NFRMC on Friday, December 1st. This is one of Gainesville’s biggest holiday traditions. Make this a family event and the weather will be great. A crisp feel in the air and holiday music will kick off your holiday cheer. The North Florida Regional Medical Center's Annual Pond Lighting Event is this Friday, December 1st, starting at 5:30pm. There will be a “formal” flip of the switch to turn on the spectacular display at 6:10pm, and will be covered live on the TV 20 News broadcast. Don't forget that Santa will arrive too! So bring your whole family! There are over 50,000 lights, and the display changes every year. This is the 28th year of the decorating of the Duckpond area. The displays are always beautiful, and all the lights are reflected off of the water. Here you will find the recent three-month statistics for September October and November 2016. The chart below shows Gainesville's NEW LISTINGS, PENDING SALES, and the CLOSED SALES for the last 3 Months. New Listings are steady this month at 207. Our PENDING contracts are down to 238. Closed Sales are up this month to 214 for November, and these are strong November stats. The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let's look at stats for November 2016 compared to November 2015. Closed sales show are UP from last year. Yet our months supply of inventory has declined 17%, and this shows a trend to our low inventory of homes for sales under the $250K price range. Homes are moving faster, which is shown under medium time to sale or medium time to contract percentage.This chart above provides a detailed breakdown of the Gainesville FL Real Estate Market for November 2016. Gainesville FL Condominium Market Report November 2016 This Gainesville FL condominium market report is compiled from our local MLS and Florida Realtors Research Department. Our November 2016 stats shows a slight decrease in pending sales. The new listings coming on the market are down from the last month, yet this is normal for the end of the year. Pending sales are at 49, and slightly down from last month. The closed sales in November are up this month to 51 units.This chart below shows the stats for September,October & November of 2016. New Active Listings, Pending Sales, and Closed Sales are displayed for comparison. This data is compiled from the Gainesville Multiple Listing Service & Florida Realtors® research and statistical reports. Each month we compile these posts, we plan to publish these monthly reports after the 23rd of each month. There were 51 Closed sales in 2016 and 33 of those sales were cash transactions. Available inventory is DOWN 43% and this is an indicator that the available condos for sale less than last year. The Average sales price is up 13% from last year. The Median time to contract is reduced by 58%.The Gainesville condominium real estate market continues to be good for buyers. The biggest obstacle for condominium sales is a buyer’s ability to obtain a mortgage.
