<p>When you have a buyer that has seen the house and is interested in buying, you will receive an offer that tells you what you can expect them to pay you for the house. This is usually below what your asking price may be, and sometimes its much lower than you would expect. That’s not a reason to panic and turn the offer down right away because it’s not enough. Any seasoned buyer will expect you to counter with a different scenario or price, which is called your counter offer. This is just a way to bargain and haggle the price and conditions before a compromise is met.</p>
<p><em>The offer might go something like this:</em> the asking price you have put on the house is $223k. You are not necessarily interested in putting on a new roof if you can by without doing so. That will be expensive. When you find a buyer that loves the house and wants to buy it, they will make you an initial offer of less than you are asking. That’s typical. They might offer you something like $215k because they realize that they will have to replace the roof soon.</p>

<p>When you receive that offer you will consider it, but it’s traditional and expected that you will counter offer with a price somewhere in between the original asking price and the lower price offered by the buyer in the first offer. Your counter-offer will then be perhaps a $220k price. The buyer will consider that, and may come back with another offer that might include the $220k price you want, but they may ask that you pay for the new roof and hold the house in escrow for 90 days.</p>
<p>That’s a common and typical round of offers and counter offers by the seller and the buyer. You will go back and forth in this manner until you both come to an understanding that usually lies somewhere between your asking price and their lower initial offer. Once this process is complete, a legal sales contract can be drawn up including the agreed upon amounts and other considerations to be included in the deal.</p>
