The biggest concern seems to always be - How can I afford it? And the answer is....How can you NOT afford it? &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;What is your time worth? Have you determined your rate/hour? Is it $50/hour, $75/hour or $100/hour? Take the time to figure out what you are worth!&lt;br /&gt;&lt;br /&gt;Once you have determined the dollar value of your time, figure out how many hours every week you are spending maintaining your listings, posting photos on all your websites, communicating with sellers, contract/closing paperwork and tasks, website updates, monthly mailers and all the other things you do! (and be honest!) Don't include your time spent on the 3 most important tasks for every real estate professional - listings, lead generation and closing deals. &lt;br /&gt;&lt;br /&gt;Are you spending 5, 10, 15 hours a week on these tasks? Now, all you have to do is multiply your hourly rate times the number of hours. (5 hours X $50 = $250) So with those 5 hours, how many listing appointments could you attend, how many calls could you make to your sphere, FSBO's or Expireds, how many closings could you negotiate? Get the point? Next look at all the ideas you have and the things you wish you could do, but you just don’t have the time to implement. What is that worth?&lt;br /&gt;&lt;br /&gt;A &lt;strong&gt;Virtual Assistant &lt;/strong&gt;at $25-30/hour costs far less than the $250 you are paying yourself as the assistant! Finding great prospects does not come from just a cold call situation, but from building a strong referral business.  Over the next few weeks, we will be looking at 7 tactics to generate more referrals in your business. &lt;br /&gt;&lt;br /&gt;The Benefits of a Referral Based Business&lt;br /&gt;&lt;br /&gt;Generating a referral based business makes sense for most real estate professionals for the following reasons: &lt;br /&gt;&lt;br /&gt;   1. Referral business reduces your sales expenses and sales cycle. With less time calling cold prospects, you can focus on customers and their circle of influence. &lt;br /&gt;&lt;br /&gt;   2. Referrals can build your level of satisfied customers.  The cycle self-perpetuates with more satisfied customers referring others to you and your team. &lt;br /&gt;&lt;br /&gt;   3. Referrals increase your sales revenue.   According to world-renowned sales trainer, Tom Hopkins, in "Sales Prospecting for Dummies"; your closing ratio for non-qualified leads is 10 percent versus a 60 percent close ratio with referred leads. &lt;br /&gt;&lt;br /&gt;The prospect of building a referral based business is enticing, yet why do so few real estate professionals do it? Set A Target: Start tracking your referrals and results to improve performance. Set a goal with a time line.
