What happens during the due diligence period?

In North Carolina, buyers and sellers negotiate a due diligence period, which is the number of days that the buyer has to fully investigate the property. The buyer pays the seller to take the home off the market.

Typically, the due diligence period lasts about 15 to 21 days. As a buyer, this is your time to complete all of your inspections and get your lending in order. Make sure that your loan application has been submitted, goes through underwriting, and order the appraisal.

Once the inspections are completed, you and the seller will negotiate the necessary repairs.

Why should you hire a buyer’s agent when buying a new construction home?

First, the onsite agent that is helping you with the contract is actually representing the builder, so you need someone representing you as well. Second, a buyer’s agent is completely free to you. The builder already has a budget for a buyer’s agent built into the cost of the home. Third, a buyer’s agent is there to help you negotiate. Unless you are familiar with construction contracts, most people don’t know they can negotiate. Most people pick out a lot and a floor plan and pay the sticker price. However, a buyer's agent can help you negotiate the upfront cost and add appliances, fences, and other things to be included with the home.

"A buyer’s agent is completely free to you."

Fourth, a buyer's agent will make sure that building is on track and all the milestones are being met. If you're only working with an onsite agent, you might not be as comfortable letting them know that you are uncomfortable with how long something is taking. A buyer’s agent can also help you pick out all your features and explain what is a standard option and what is an additional cost. They will also help you schedule an inspection. Many people don’t know they can get an inspection on a new construction home, but if anything needs to be repaired before you close they can help you negotiate that. Finally, a buyer’s agent will make sure the process goes as smoothly as possible. They will make sure any issues that come up get resolved before closing. "We bought, Well we both bought a house and sold a house. I have known Ginger and Katie as well for awhile. So there was a house for sale, that we watched them flip down the street from where we currently lived. It went on the market, and we went to see the open house. Watched the price drop a few times and then called them up. Then said okay we need to go see this house again, with a realtor and look into it. So we went with Katie, over to walk through the house, told her to give us her opinion of the house and feedback on it since it was a flip and everything. Based on the feedback, we actually made an offer, pretty much that day on the house. Then went into the process of also getting our townhouse, on the market for selling. “My friend, my co-worker of mine, recommended Ginger and I called Ginger based upon her number that she gave me. I actually got a voicemail but not even two minutes later, somebody called me back. Katie Lewis was my agent, and we met with her, a day she wasn't working. She doesn't typically like to work on Sundays because she likes to spend some time with her family. And she actually us on a Sunday because that was really the only day that it would work. So she sacrificed her time, and we met her and she was wonderful from the get go. We had had a bad experience with the previous realtor. It was so bad we had lost three houses already. It was the reason I was looking for one until my friend recommended Ginger and Company. So we met with Katie and she took notes about what we wanted and what we needed. We decided to go with her right away and we didn't even think about it. We just had a really good connection. What's been going on here in the Triangle market in the first quarter?

From January 1st to the end of March, 7,630 homes have closed in the Triangle MLS. Just in Wake County, there have been 4,091 closings. During this same stretch in 2016, we saw 3,741 closings, so our market is up by about 300 closings this year.

We currently have 7,400 active properties in the MLS with 3,000 of them in Wake County. It might sound like a lot, but it's actually a historically low number for our market.

So what does this mean to you?

"You'll face very low competition as a seller."

Since there aren't many properties available, you'll face very low competition as a seller. We're seeing sellers get top dollar in short periods of time for their homes. As a buyer, there could be limited options for you since it's a little bit more competitive.

The average number of days listings stay on the market is 44, but our team's average is 22 days. We're able to do this thanks to a very strategic marketing system and models to get you top dollar.

What was your experience working with Ginger & Co.?

"I worked with Sam who is on Ginger's team. So, I can't speak to anyone other than I worked with Sam and their closing coordinator, Sarah. They were phenomenal. They were both very organized. We had been previously looking for houses with another real estate agent. We had a terrible experience. I was referred to Sam and it was a totally different approach. She was extremely professional. She had always done her research on the homes where I met her. She continued to understand the properties more than what I had experienced with other agents. She didn't just open the door and let me in. She would look around the property, look in the crawl space, look for any red flags before we would consider writing an offer on the property. She was very knowledgeable about the area as well as just real estate in general. I am a full-time student at a high-level medical program. So it was very hard for me to just deal with the amount of stress I was going through trying to find a property, a place to live, and this medical program I was in. Sam and Sarah both took more off of me than what other agents had done in the past, just because they were more organized. Dealing with the closing coordinator, she had reviewed the inspection report. She knew everything that was going on with the property. It's not like they just got the report from the inspector and emailed it to me. She did a great job of itemizing the report, she talked over the repairs mentioned. She offered me her opinion. If we didn't know what something meant, she reached out to contractors to get interpretations of what the inspection meant. Just by them being organized and going after answers before I asked them, made me feel a lot better about the process. I didn't have to tell them what to asked. They always seemed to be one step ahead as far already trying to find an answer to something they weren't sure about before I even asked it."

"Well we started out by listing the condo through her. She was extremely helpful. She helped us stage the property. I think it only took about two months to sell. She was very helpful with the negotiation with the buyers. What I really like about Ginger and her team is after the sale, she doesn't forget you. She sends cards, birthday cards, little gifts, and they've all been a pleasure to work with. With that particular contract, I had some problems with the buyers. They were being sticklers and she helped me. She walked me through it, and it turned out well. When it comes to 'For Sale by Owner' homes (or FSBO), there's perception and then there's reality.

Why would anyone consider putting their home up for sale on their own in today's market? The number one reason is to save on the commission cost they would pay to a real estate agent. However, saving that commission cost will actually cost you more on your net price. There are some facts and figures to prove this. In 2015, only 8% of all homes sold were FSBO. Of that 8%, 21% of these homes were sold to family members, relatives, or neighbors.

Over the last decade or so, there has been a trend of decreasing FSBO home sales. Why is everyone catching on to the idea of hiring an agent? On average, when you hire an agent, you'll net 20% to 25% more money. Saving on a commission costs doesn't sound so good now, does it?

Hiring an agent will take care of five essential aspects of a real estate transaction for you.

If you’re looking to buy a home, you’ll need to get an inspection done once you find the perfect one.

Buying a home is one of the largest investments you’ll make during your lifetime. For this reason, it’s very important to make sure your investment is protected by having inspections done prior to closing.

The most common inspections are home, pest, and radon. During an inspection, a home inspector will point out any general red flags. For example, in North Carolina we see high levels of moisture in crawl spaces, and an inspector will make sure to check for that.

Buyer specialist Katie Lewis is here today to talk about how you can find the right lender. This is a key step when buying a home, and you want to be prepared before going through the process. Consider these things when shopping around for a lender:

1. Loan program. This is the most important factor. Lenders should be able to offer different products based on your situation and also make recommendations. There are several factors that go into the type of loan you have. Those include your down payment, terms, interest rates, and closing costs. It’s not just the interest rate, there are so many factors that come into play.

2. Is it a good fit? You want to work well with your lender. This is is an in-depth and intimate process, so you want to work with someone who matches your personality.

Consider all four of these aspects.

3. Communication. There are a lot of time-sensitive steps to take when buying a home. Make sure you’re confident your lender will be able to keep up with those steps and is very responsive.

4. Shop your lender. Don’t just talk to one lender. Interview a few different companies and make sure they will be able to meet your ideal timeline.

Shining a Light on The First Tee of the Triangle

Today we're shining a light on an organization we're proud to partner with, The First Tee of the Triangle. They offer a lot to kids age five to 18 in our area.

I wanted to take a moment to tell you about one of the amazing organizations that we're proud to partner with—The First Tee of the Triangle. I'm joined by Lindsay Robertson of The First Tee to talk about their cause.

The First Tee is a youth development organization that teaches life skills, character education, and healthy habits to kids ages five to 18 years old here in the Triangle Area. The First Tee aims to use golf to integrate core values and life skills into their programs, as Lindsey says. They create a fun environment for kids to learn not only how to become better golfers, but better people as well.

The First Tee aims to make better people through the game of golf.

In fact, 84% of participants say that they do better in school because of The First Tee and their involvement. Lindsey says that they've served more than 1,200 kids this year, 62% of which were provided with a full or partial scholarship thanks to help from the community. They're always looking for people to get more involved, whether that's as a volunteer, a sponsor, or as a scholarship provider for a kid who wouldn't otherwise have a chance to participate in the program.

If you’re looking to buy your first home, you may have a lot of questions about the process. That’s why we have four tips to make your home purchase go smoothly.

Hire an agent. As a first-time home buyer, there are probably some things you won’t understand about the process. A good real estate agent will answer all of your questions every step of the way. Agents also look at the market all day, every day and understand the ins and outs of the industry, making them qualified to negotiate on your behalf. The best part is, an agent’s commission is almost always covered by the home seller. Their services are essentially free to you as a home buyer.
Get pre-qualified for financing. Getting pre-qualified will let you know how much you can afford and how much the bank will loan you. There are lots of loan programs available in North Carolina that you can take advantage of, and your real estate agent will be there to help you understand the entire process.

What to Know About the Upcoming Market Shift

As you may know, the real estate market ebbs and flows based on a seven to 10-year cycle. We are now approaching a time when we’re expecting to move into another period of the market.

We’re expecting our market to shift over the next year or so from a busy seller’s market to one that favors buyers.

A lot of people have been asking us lately where we think the market is headed as we approach the latter half of 2016. A lot of people are also curious about how the election is going to affect the market, and whether those effects are positive or negative.

Here’s what we know. Rates are continuing to decline, which is great news for buyers. We will see some instability in the market no matter what happens just because of the huge question marks surrounding who our next president will be.

However, when all the dust settles, we are confident that the spring market will be hot again in 2017, no matter who is in office.

1. Be informed. There are many new neighborhoods sprouting up in our area, so it's important to get information about the ones you like so that you can keep an eye out for new lots.
2. Hire a Realtor. A Realtor is free of charge and represents you on the buying side for your new home. You’re going to want representation because you’ll want your voice to be heard throughout the buying process.
3. Register for a list of communities that you like. This way, you’ll get first word when new lots are released.
4. Get pre-approved. A builder is going to want to see that you’re pre-approved and ready to go when you sign that contract. Get started on this process as soon as you can so that you can jump on the homes as soon as they’re listed.
5. Discuss different options and upgrades with your Realtor that you may be interested in. This will allow you to work the numbers and be prepared when the time is right.
