Just because you are not in the position to get a home loan right now does not bean you are completely out of the housing market. Here are three ways to secure waterfront real estate in Palm Beach County without an immediate loan from the bank.

1. Option to Purchase
As the name implies, an option to purchase simply means that you pay an option fee for the right to purchase Palm Beach waterfront real estate at a later date. Typically, the later date is one to three years out and has a predetermined price. Rental agreements are not a part of this pathway to purchase. Option to Purchase is attractive for potential homebuyers who expect to be able to qualify for a home loan at a future date. You are not obligated to buy the home if you change your mind, but the option fee is generally non-refundable. An added bonus is that you can sell the option to someone else should you change your mind. This way, you will be able to recoup the money you initially paid for the option.

2. Lease with Option to Purchase
This method, also known as a lease option, incorporates a rental agreement for one to three years. Just like the Option to Purchase method, you pay a fee for the option to purchase the waterfront property at a designated future date. Again, the option money is usually not refundable and does not apply to the purchase price. This is attractive to potential homebuyers because a portion of your monthly rent goes toward the purchase of the home. For this reason, the rent is often higher than normal Palm Beach waterfront rentals. While you are not obligated to purchase the home, you cannot assign the option to someone else as is permissible with Option to Purchase method.

3. Lease Purchase
With a lease purchase, you ARE obligated to buy the home so make sure this is what you want to do before signing a Lease Purchase Agreement. Basically, you pay the seller an option fee for the right to later purchase the waterfront home. This fee is usually pretty substantial, but can sometimes be used toward the down payment if negotiated correctly. You are generally going to pay market price or above for the home. As with the other methods, the term of the Lease Purchase is one to three years. During that time, you pay a predetermined rental amount and then proceed with the financing from a bank to pay the seller in full. The only drawback to this method is that you lose all the money you have paid if you change your mind. In addition, the seller can take you to court to demand the balance of the agreement.
