<p>Welcome to Episode 6 of The REI Masterclass, where common questions and concerns that pop up from new and experienced investors alike are answered by some of the best in the business.</p>
<p>Last month you heard from rehabber experts J Scott and Lawrence Roberts on <a href="http://www.goodfaithinvesting.com/2011/05/18/the-rei-masterclass-how-to-avoid-common-rehabbing-mistakes/" target="_blank">how to avoid common rehabbing mistakes</a>. These guys really laid out some awesome tips &#8212; lessons learned from their own experiences.</p>
<p>This month, I wanted to do something a little different and shift away from the mechanics of real estate investing and into the <em>mindset for success. </em></p>
<p>Sometimes you meet people in the real estate investing business who are really in the zone and reaching extraordinary levels of success&#8230;.sometimes in a relatively short number of years.  I wanted to know more about that and <strong>what makes the difference between</strong> <strong>pretty good success and massive success.</strong></p>
<p>The newest member of my REI Masterclass is the very first person I thought of&#8230;.Craig Fuhr.</p>

<p>If you don&#8217;t know Craig yet, he&#8217;s a family man and a <strong>rehabbing machine</strong>. What sticks out most about him is the level of ingenuity and excellence that he brings to all of his projects and I&#8217;ve really enjoyed following his success over the past few years.</p>
<p>In fact, you may or may not know this, but Craig announced something pretty exciting recently.  He&#8217;s going to have his own television show on a popular cable network and the show will be focused around him coaching his students to be successful in the rehabbing business. Pretty cool, eh?</p>

			<content:encoded><![CDATA[<p>This may sound silly, but if there&#8217;s one eye-opening thing I&#8217;ve learned since <a href="http://www.goodfaithinvesting.com/2010/05/04/27-days/" target="_blank">leaving my 9-to-5</a> last year, it&#8217;s that <strong>each day still only has 24 hours</strong> (who knew?) and<strong> I still can&#8217;t do everything myself</strong>&#8230;.at least not if I want to maximize my productivity, and achieve greater (and faster) results.</p>
<p>I thought I&#8217;d share a list of things that I&#8217;ve been outsourcing recently, how much it costs, and where I find the contractors in hope that it will get your wheels turning on how you can get more done by getting some help.</p>
<h3><strong>Research and Article Writing/Re-writing:</strong></h3>
<p>I hired 5 writers via <a href="http://www.goodfaithinvesting.com/odesk" target="_blank">Odesk.com</a> to do research and write articles for some niche sites we&#8217;re developing (more on that another day). This cost me <strong>between $1.75-$2.50 per article</strong>.  I received over 50 applications within 48 hours, despite<img class="alignright size-thumbnail wp-image-3166" title="writers" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/06/writers-150x150.jpg" alt="" width="150" height="150" /> my rather low budget that I advertised for the assignment.  My writers span multiple countries -Philippines, Canada, India, Kenya.</p>
<p>What I like to do is hire multiple writers and have them do a trial assignment.  This time I provided each of them with 3 articles to do and told them that the one who did the best job would get to do the remaining ~20 that need to be done.  Two out of the five writers are clearly stand outs, and if I didn&#8217;t hire five, it would&#8217;ve been difficult to figure out who would be the best fit for me (in this case &#8220;best&#8221; means solid English writing skills, quality information, speed of delivery).</p>
<h3>WordPress Theme Customization</h3>
<p>My undergraduate degree is in computer science and I used to be a software engineer in my early years at IBM, so I still suffer a<img class="alignright size-full wp-image-3175" title="wplogo-stacked-rgb" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/06/wplogo-stacked-rgb.png" alt="" width="125" height="78" /> little from &#8220;I can do that myself&#8221; or &#8220;I can figure that out by myself&#8221; disease when it comes to technical things.   The fact is that I could&#8217;ve fiddled around with PHP code on my WordPress theme for 3 or 4 hours to customize my WordPress theme to look exactly how I wanted it, or I could <strong><a href="http://www.goodfaithinvesting.com/odesk" target="_blank">pay someone on oDesk</a></strong><strong> $15</strong> to do it for me while I focused on other more enjoyable activities.  I chose the later!</p>
<h3>Graphics Development</h3>
<p>One of my favorite places to get graphics done is <a href="http://fiverr.com" target="_blank">Fiverr.com</a> where you can get work done <strong>for $5</strong>.  However you should know that Fiverr.com is a crapshoot.  Sometimes what you&#8217;ll get is a complete bomb, while other times you&#8217;ll be astounded by the quality of work you received for a mere five bucks.  I&#8217;ve had 4 graphics gigs on Fiverr.com and 2 of them were a success!</p>
<p><em>Shae&#8217;s Fiverr Rule Of Thumb</em>:  Don&#8217;t use Fiverr when the work you&#8217;re getting done is for a time-sensitive project and don&#8217;t use Fiverr if your graphics needs are rather complex. Always review feedback and portfolio before choosing someone for your gig.</p>
<h2><span style="color: #333399;">Outsourcing For Your Real Estate Investing Business</span></h2>
<p>All of the above activities were for our online business, but there are a number of things that you can outsource for your offline real estate investing business activities as well.  Here are some ideas:</p>
<ul>
<li>Placing bandit signs (I have friends who have paid $1 per sign to have signs placed)</li>
<li>Screening seller calls (they ask the questions, record the answers, filter through the leads, and send you the ones you want to take further action on)</li>
<li>Printing letters</li>
<li>Handwriting letters and envelopes (plus stamping!)</li>
<li>Taking photographs of properties</li>
<li>Driving for dollars &#8211; looking for vacant properties or For Sale By Owners</li>
<li>Getting leads from public records</li>
</ul>
<p>Or perhaps you need assistance with some online tasks for your real estate investing:</p>
<ul>
<li>posting ads on classified ad sites (Craigslist, Backpage, etc)</li>
<li>creating squeeze pages / landing pages to collect buyer and seller leads</li>
<li>writing articles or press releases to post online</li>
<li>creating or editing videos</li>
</ul>
<p>A useful exercise is to map out every single task that needs to be done for your business&#8230;.identify all the moving parts.  Then you can begin to categorize them into activities that truly require YOU and which ones can be done by someone else (or perhaps don&#8217;t even need to be done at all!).</p>
<h2><span style="color: #333399;">How To Get Help<img class="alignright size-full wp-image-3183" title="nowhiring-sm" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/06/nowhiring-sm.png" alt="" width="163" height="133" /><br />
</span></h2>
<p>Outside of <a href="http://www.goodfaithinvesting.com/odesk" target="_blank">ODesk</a> and <a href="http://www.fiverr.com" target="_blank">Fiverr</a>, I&#8217;ve also hired both short term and longer term contractors from <a href="http://guru.com" target="_blank">Guru.com</a> and <a href="http://elance.com" target="_blank">Elance.com</a>.  However, there are other creative ways to get things done  in your business, real estate investing or otherwise.  For example, you can find a hungry (for success not food!) person who is ready to take action and wants to learn the business.  These &#8220;interns&#8221; will work for you for free in exchange for your mentorship.</p>
<p>By the way, don&#8217;t think that you have to be an expert to have an intern.  If you&#8217;ve been working at the business for any amount oftime, you have more experience than a person who is brand spanking new.  You will have something to offer that intern, even if it&#8217;s sharing as you&#8217;re learning together and or just serving as a motivation.</p>

<p>Lawrence Roberts is pretty amazing, I have to say.  I don&#8217;t know him as well as I&#8217;d like to yet, but we interact quite a bit on Facebook and I&#8217;ve always heard such great things about him.  Hailing from Mobile, Alabama, he has completed over 60 real estate transactions (rehabbing and wholesaling) since he purchased his very first investment property in 2004.  That&#8217;s pretty terrific, but what makes Law even more extraordinary is that he did this <em>all</em> <em>while </em><em>working as a pharmacist.</em> He somehow also finds time outside of his job to coach football and soccer, be a dad and a hubby, and coach and mentor aspiring real estate investors&#8230;.and I can tell you for a fact that his coaching students are also getting deals done because he often highlights their successes on Facebook!</p>
<p><em>(I even encouraged him to add a shameless plug in his video so you can learn about how you can get your real estate investing questions answered by him and other experts &#8211; I don&#8217;t get a commission for recommending it&#8230;but I seriously think it&#8217;s a steal of deal) </em></p>

			<content:encoded><![CDATA[<p>My husband and I have been on the hunt for a duplex down here in the South Florida area for our next investment property.   This is new territory for us because we&#8217;ve only invested in single family homes (and one townhouse).  Phil is completely sold on the idea of buying a duplex, but in the back of my mind I still keep thinking that maybe I want to stick with single family homes.</p>
<p>I thought it would be interesting to share my thoughts on the whole single family vs. multi-family income properties because I bet some of you will have some input and this could lead to interesting and useful discussion for us all.</p>

<h2><strong>Arguments for &#8220;To Duplex&#8221;</strong></h2>
<ul>
<li>It is possible to cover most or all of the costs of the entire duplex with the rent received from only one side of the duplex, mitigating the risk of lost income due to vacancy (unless of course both sides end up vacant)</li>
<li><em>Potentially </em>higher net positive cash flow per unit &#8212; we currently cashflow a minimum of $400/month on our single family properties so we&#8217;re doing pretty good already.  I could argue that I at least need to see $800/month from a duplex to even consider it&#8230;.but then again, see point #1 above&#8230;if we have that, that is pretty valuable!</li>
</ul>
<h2><strong>Arguments for &#8220;Not To Duplex&#8221;</strong></h2>
<ul>
<li>Single family homes will likely be easier to sell down the road.  We could sell it to a retail buyer or to another investor&#8230;.there&#8217;s a larger and more diverse set of potential buyers for them. With a duplex, most likely we&#8217;ll need to sell to another investor</li>
<li>A duplex may not appreciate in South Florida as quickly as a single family home because there is less demand in the market for them [we keep our properties long term so perhaps not that big of a deal]</li>
<li>A duplex may attract very short-term tenants leading to more vacancies and turnover&#8230;I just think that a tenant is more likely to fall in love with their single family home and want to stay there for the long term&#8230;.and long-term tenants are awesome!</li>
<li>Most of the duplexes we&#8217;re finding are 2/2, 2/1, and 1/1 units and our &#8220;comfort zone&#8221; is in the 3 bedroom properties which are easy to find tenants for</li>
</ul>
<p>Ultimately, if we can find what we&#8217;re looking for out of a duplex &#8212; right location, right price, and right net positive cashflow,  I&#8217;m willing to go for it despite my arguments &#8220;not to duplex.&#8221;   We&#8217;re just not going to rush to purchase a duplex &#8220;just because.&#8221;  In other words, if we find a single family home we like first, we&#8217;ll go ahead and purchase it and just wait it out on the duplex.</p>
<p><strong>What are your experiences and thoughts regarding investing in small multi-family (duplex, triplex, fourplex) vs. single family properties?  What do you think about having a mix of both?</strong></p>

			<content:encoded><![CDATA[<p>If there&#8217;s one thing I know for sure about being a successful real estate investor (or quite frankly, a successful anything), it is that you have to invest in your success.  What I mean by that is that <strong>you have to invest in your education in order to build your business.</strong></p>
<p style="text-align: center;"><img class="aligncenter size-full wp-image-3090" style="border: 0px initial initial;" title="invest-success-3" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/05/invest-success-3.png" alt="" width="258" height="85" /></p>
<p>Sometimes it&#8217;s one little tweak or two new strategies you implement that take you from where you are to where you want to be.  If you&#8217;re not open to continuous learning you miss out on those types of opportunities (regardless of your current level of success).</p>
<h3><strong>Investing in My Success</strong></h3>
<p>I still have<strong> <span style="font-weight: normal;">so much</span></strong> that I&#8217;d like to learn about real estate investing &#8212; specifically in the area of <strong>creative financing strategies</strong>.  We&#8217;ve certainly had success with <a href="http://www.goodfaithinvesting.com/2010/12/23/how-we-secured-over-200k-in-private-money-for-real-estate-replay/" target="_blank">securing private money lenders</a> thanks to what I learned in the <a href="http://www.goodfaithinvesting.com/pmbp" target="_blank">Private Money Blueprint</a>, but now we are ready to step things up a notch in order to reach our monthly net positive cashflow goals from real estate.</p>
<p>To that end, I am flying up to Denver in July for my friend and business partner Susan Lassiter-Lyon&#8217;s <a href="http://gettingthemoney.com/" target="_blank">&#8220;Getting the Money&#8221; Mastermind</a>.  I cannot WAIT to learn from Susan&#8230;.if you don&#8217;t already know this she&#8217;s a phenomenal teacher and knows how to break things down in a way that you can understand and implement right away. There will only be 50 people there so the learning opportunity is fantastic&#8230;.I <em>love</em> smaller training settings.</p>
<p><em>(By the way, if you&#8217;re going to the event let me know because I&#8217;d love to spend time with you while in Denver!  I already know a couple of people who will be there and I&#8217;m thrilled for the opportunity to meet them face to face after so much online interaction.)</em></p>
<p>I am 100% confident that what I&#8217;m going to learn in those 3 days is going to be a game changer for my husband and I as we take action on it.</p>
<h3><strong>New Real Estate Investors: Investing In YOUR Success</strong></h3>
<p>I get e-mails all the time from new investors asking questions like:</p>
<ul>
<li>I don&#8217;t really have any money&#8230;should I buy a course and if so, which one?</li>
<li>How do you know which gurus to trust? Who do <em>you</em> trust?</li>
<li>Who do <em>you</em> learn from?</li>
</ul>
<p>I&#8217;ll tell you what I tell the new investors who e-mail me.</p>
<p><strong>Just about everything you need to know is on the internet for free</strong>&#8230;.in blogs, forums, and videos on YouTube.  If you want to spend the time gathering all of it and piecing it together from multiple sources, you can absolutely do that.  The cost of doing so is your time&#8230;..and we all know that&#8230;.</p>
<p style="text-align: center;"><img class="aligncenter size-full wp-image-3093" style="border: 0px initial initial;" title="time-value" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/05/time-value1.png" alt="" width="217" height="91" /></p>
<p>So depending on how much you value that time, it could be a <strong>heck of a lot less expensive</strong> to make an investment in a book or course that will lay things out for you all in one place.</p>
<p>For example, for those who are focused on the low-risk, faster cash strategy of wholesaling, two of the best wholesaling ebooks on the market that I&#8217;ve personally read and learned from cost less than $50 (Marcel Umphery&#8217;s <a href="http://www.goodfaithinvesting.com/flop2flip" target="_blank">Flop 2 Flip Wholesaling Manual</a> and Steph Davis&#8217; <a href="http://www.goodfaithinvesting.com/flipthisreo" target="_blank">Flip This REO</a>)!  If money is really tight, then you can easily spend less than $50 and then use your limited dollars <em>on the actual business of wholesaling properties.</em></p>
<p>My point is that <strong>you don&#8217;t have to learn everything all at once! </strong>Learn what you need to know NOW and then learn more strategies as you go along.  You can invest in more comprehensive or advanced trainings, events, and systems as your business REQUIRES them.</p>
<h3><img class="aligncenter size-full wp-image-3095" title="caution" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/05/caution.png" alt="" width="232" height="87" /></h3>
<p>Just remember that <strong>no matter what you buy, it is YOU who has to do the work</strong>.</p>
<p>There are no push button systems that do all the work for you. Period.</p>
<p>Whenever you&#8217;re tempted to buy something because it says it&#8217;s &#8220;push button&#8221; or &#8220;done for you&#8221;, just remember this.  There are certainly aspects of systems that are done for you, but not the entire thing&#8230;.<strong>zero work is not an option (otherwise everyone would be doing it).</strong></p>
<p>Whether you choose to invest money in real estate education or decide to do all your research online for free,  I can&#8217;t encourage you enough to continue to invest in yourself and your success.  There&#8217;s a balance because you don&#8217;t want to overload yourself with information, but if you continue to focus your attention on <strong>only learning something that you can and will put into action over the next 30-60 days</strong>, then you&#8217;re golden!</p>
<h3>Above all else, remember that experience (and yes, even failure) will be your best teacher.</h3>

<p>Today is <strong>Take Your Child To Work Day </strong>and I just finished up with my 10-year old daughter Anisa.</p>
<p>Have you ever taken your child to work with you?  I never did&#8230;.</p>
<p>The last couple of years when I asked her if she wanted to stay home with me as I worked my corporate job, she actually said she preferred to go to school instead. Woooooow.</p>
<p>So&#8230;<em>this year</em>&#8230;my first year as a full time entrepreneur, things were different.  Anisa was <em>actually interested </em>in what I was doing and wanted to hang out with me for the day.</p>
<p><img class="aligncenter size-full wp-image-3043" title="tyctwd" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/04/tyctwd.png" alt="" width="299" height="102" /></p>
<p>Before 10:30 AM, she learned how to set up a website, how to outsource tasks on Fiverr.com, and how to send tweets on Twitter.</p>
<p style="padding-left: 30px;"><strong><em>Highlight:</em></strong> After we goofed off looking at funny Fiverr gigs (like <a href="http://www.fiverr.com/users/haleylujah/gigs/dance-to-an-entire-song-of-your-choice-in-a-hot-dog-costume?ref=glst-g-ttl" target="_blank">this</a> one) for a few minutes, we got serious and found a couple graphic designers to hire and a programmer who could update php code for one of my websites.  Anisa asked why were doing it and after I explained she said &#8220;<strong>Wait, so you just paid $15 for 3 people to do something that would take you 6-8 hours to do? Cool!&#8221; <span style="color: #000080;">{total proud mommy moment}</span></strong></p>
<p>We went to Starbucks for an iced Chai latte and to meet up with a new real estate investor and then things got even more interesting&#8230;.</p>
<p>At 11:30 AM, I had an accountability coaching call and I let Anisa listen in as I helped a friend work through his focused priorities for the day.  At the end of the call, he asks my daughter if she will serve as a consultant to him.  He writes children&#8217;s stories and wanted her expertise to make suggestions to improve his stories and also provide new ideas each week for more stories.  He gave her a proposal and asked her to think about it and let him know what questions she had.</p>
<p>After some discussion and answered questions, she decided to move forward with the opportunity, and so my daughter&#8217;s first Take Your Child To Work experience was a smashing success! She learned a few things about business (like the importance of leveraging others to get important stuff done) AND landed her first consulting gig.</p>
<p style="padding-left: 30px;"><strong><em>Highlight: </em></strong> She&#8217;s going to try to hire her best friend as an employee so that she can get him to do some of the work and she&#8217;ll still get paid.  BOOYAH! <strong><span style="color: #000080;"> {an even prouder mommy moment}</span></strong></p>
<p>Next up: teaching her how to invoice her first client.</p>
<p>All in all, it was a pretty awesome day with my daughter.</p>

<p>Welcome to the fourth episode of <strong>The REI Masterclass</strong>.  This series is all about answering common questions and concerns that pop up from new and experienced investors alike.  Last month you heard from my good friends Julie Broad, Dave Peniuk, and Marcel Umphery and learned some awesome <a href="http://www.goodfaithinvesting.com/2011/03/22/the-rei-masterclass-top-strategies-for-negotiating-with-sellers/" target="_blank">techniques to be more effective in your negotiations with sellers</a>&#8230;.or actually in any situation that you need to negotiate.</p>
<p>This month we have a topic that seems to be a top concern for many who are brand new to real estate investing and are overwhelmed by all the strategies, niches, marketing tactics, and everything else&#8230;.<strong>how to choose the right investing strategy.</strong></p>
<p>I&#8217;d like to introduce to you the newest members of my REI Masterclass &#8211; two veterans in the real estate investing game: the unstoppable REI Mom <strong>Angela Benjamin</strong> and my good friend and wholesaling extraordinaire from the Bluegrass State, <strong>Sharon Vornholt</strong>.</p>

<p>Angela over at <a href="http://thereimom.com" target="_blank">TheREIMom.com</a> is my hero.  She is a wife and the mother of 5 children (yes, I said 5) and she&#8217;s rockin&#8217; it with her real estate investing. Somehow between changing diapers, monitoring her teenagers&#8217; text messages, and playing referee for her younger kids&#8217; debates, she manages to invest in real estate and mentor others locally in the DC/Maryland/VA area on how to do the same.</p>
<p>She started her real estate investing business over 10 years ago and now calls herself a &#8220;Transaction Engineer&#8221; &#8212; with a focus on rehabbing, wholesaling, as well as buying &amp; holding.</p>
<p>Sharon (<a href="http://www.LouisvilleGalsRealEstateBlog.com" target="_blank">LouisvilleGalsRealEstateBlog.com</a>) is one incredible lady who I have had the pleasure to get to know over the past year.  She&#8217;s been investing since 1998, and took a huge step to do real estate wholesaling full-time in 2008 after operating a home inspection company for 17 years.  She has already completed 5 lucrative wholesaling deals in the past few months, and I have a feeling we haven&#8217;t seen anything yet!</p>

<p>Design the ideal life for YOU (and your family).<br />
Define what freedom is to YOU (and your family).<br />
Create <a href="http://thefinancialfreedomgps.com" target="_blank">financial goals</a> that fit YOU (and yes&#8230;your family).</p>
<p>Sometimes it is easy to get caught up in what others are doing and achieving.</p>
<h3><strong>Stop.</strong></h3>
<p>Ask yourself, &#8220;<em>But is that really what I&#8217;m focused on and want for myself?</em>&#8221;</p>
<p>Many times the answer is no.<br />
Sometimes the answer is yes.</p>
<p>Regardless, understand that there&#8217;s <strong>nobody competing with you in a race to YOUR ideal life.<br />
<span style="font-weight: normal;">So why the heck are you comparing your achievements and your life with someone else&#8217;s?</span> </strong></p>
<h3><strong>Stop.</strong></h3>
<p>Instead&#8230;.</p>
<p>Focus.<br />
Celebrate others&#8217; successes.<br />
Celebrate your own success.</p>
<h3>And get back to work.</h3>

<p>I think my Dad has finally stopped using the term &#8220;<strong>your internet friends</strong>.&#8221;</p>
<p>Whenever he&#8217;d say it, it would make me laugh because I recognized that it probably seems a little odd that I&#8217;d call people whom I met online my friends&#8230;not internet friends&#8230;just friends.  Odd as it may have originally seemed to my father (and perhaps to some of you too!), here&#8217;s the deal:</p>

<li>I have a business (<a href="http://divamoneyclub.com/" target="_blank">Diva Money Club</a>) with 3 wonderful friends whom I originally met online&#8230;.and this business is changing people&#8217;s lives.  Not just the people who are Platinum Members, but also the <a href="http://www.divamoneyclub.com/our-mission" target="_blank">lives of women in Liberia through the microcredit loans we&#8217;re funding</a> with a portion of our profits.</li>

<li>I am making nice returns on my money via small business loans and short term mortgages with several friends whom I originally met online (I shared one example of this in a <a href="http://www.goodfaithinvesting.com/2010/09/18/you-cant-deny-the-power-of-the-internet/" target="_blank">previous post</a>).</li>

<li>I connected with an awesome group of people down here in South Florida and nationwide all initiated from a couple interactions via Twitter with <em>The Go-Giver</em> author (and now someone I call friend), Bob Burg.</li>
</ul>
<p><strong>I could go on and on about how my online interactions have brought immense value to my life.</strong></p>
<p>Over the past few weeks, I&#8217;ve been hearing so much nay-saying about social media and I truly do understand it because it can absolutely be a time waster if you&#8217;re not careful.</p>
<p>That being said, I&#8217;d like to share my favorite 3 tips &#8212; things that I have done and continue to do personally &#8212; that make building relationships more effective and lead to less wasted time.</p>
<p><strong>Tip #1: Take select relationships</strong> <strong>OFFLINE </strong></p>
<p>You&#8217;re only going to get to know someone <em>so much</em> from your online interactions&#8230;you get limited characters in your tweets and direct messages and you don&#8217;t want to write huge messages within Facebook comments.</p>
<p>Whenever my initial several interactions with someone lead me to believe that this is a person I really should get to know better, I move it from an online interaction to telephone (or in person if at all possible).  <strong>One pre-scheduled 20-30 minute conversation has done WAY more for my relationship building than 10+ brief online interactions. </strong></p>
<p>Now to protect your most valuable asset of time, you want to be selective here and you also don&#8217;t want to pack your time with a bunch of phone calls or in-person meetings. Be intentional about this.  Make the networking a key part of your weekly, bi-weekly (my personal preference), or monthly activities to grow your business, create a list of people you desire to connect further with, and then schedule accordingly.</p>
<p>Also remember that you don&#8217;t have to always have phone calls&#8230;.if preferred communication for both of you is online, then you can always continue it there once you&#8217;ve connected.  My point is that nothing beats putting a voice and/or a face to a name for establishing stronger and faster rapport and trust.  Within a 20-30 minute conversation that follows some online interaction, you can determine how you can best be of value to that other person and how they may bring value to what you&#8217;re doing.</p>
<p><strong>Tip #2: Share personal updates&#8230;not just business updates</strong></p>
<p>I think my fellow Diva Susan said it best to one of our platinum members in the forum&#8230;here&#8217;s what she said (and I agree with it 100%):</p>
<p>&#8220;Most business people who are using social networking for business  ONLY are completely missing the point. If you only talked about business  at a party you&#8217;d be boring.  Share personal pics, jokes and spice it up  so your followers can get to know you.  People buy from those they  know, like and trust.&#8221;</p>
<p>I&#8217;m not suggesting that you put super-personal or private information out for the world to see&#8230;I do believe there is such thing as TMI (too much <img class="alignright size-full wp-image-2956" style="border: 0pt none;" title="twitter-facebook-youtube" src="http://www.goodfaithinvesting.com/wp-content/uploads/2011/03/twitter-facebook-youtube.jpg" alt="" width="198" height="122" />information) in social media.  However, personal information that you&#8217;d freely share with someone you just met works pretty nicely!  You can also ask questions and get opinions from others. For example,  I&#8217;ve received awesome recommendations for products (that I&#8217;ve since purchased) thanks to input from my social network.  These interactions build the &#8220;know, like, and trust&#8221; factor!</p>
<p><strong>Tip #3: Get Facebook Mobile<br />

<p>Adding facebook mobile to my Blackberry has allowed me to be more interactive on Facebook without wasting time that should be used for something else.   Whenever I have &#8220;dead time&#8221; (like waiting in lines, waiting for someone to arrive at an appointment, or riding in the car), I can quickly and easily share updates and comment on others&#8217; updates or content.  I can also take pictures and share them easily which provides opportunity to interact.  If you have a smartphone, give it a shot and see what you think!</p>
<p>If you&#8217;re already using social media sites, I hope that you found some of these tips to be helpful.  More importantly, I hope that I&#8217;ve opened some eyes to the possibilities and positive aspects of building relationships online.</p>

<p><a href="http://www.goodfaithinvesting.com/massivebuyerslist" target="_blank">Lo Sheriow&#8217;s Massive Buyer&#8217;s List Today</a> &#8212; you&#8217;ll notice I have a testimonial on her sales page&#8230;that&#8217;s because I sooo wish that everyone who was trying to use Social Media to find buyers, partners, private lenders, etc. would read it and put her information into action.  Costs only $37 and totally worth it if you want learn how to be <em>effective</em>!  You can absolutely close deals as a result of social media.  Lo shows how to get it done.</p>

<p>Welcome to the third episode of <strong>The REI Masterclass</strong>.   This series is all about answering common questions and concerns that  pop up from new and experienced investors alike.  Last month you heard  from George Gerbasi and Joey Ragona and  learned some of their top strategies for investing outside of their local markets.<strong> </strong></p>
<p>This month we have a hot topic&#8230;.<strong>how to effectively negotiate with sellers</strong>.  Sure, you can master marketing for leads, but unless you know how to negotiate effectively with sellers, you&#8217;ll close fewer deals.  That&#8217;s why this topic is so critically important for real estate investing success.</p>
<p>With that, I’d like to introduce you to the next members of my REI Masterclass:  my favorite real estate investing power couple and dear friends <strong>Julie Broad and Dave Peniuk </strong>as well as wholesaling extraordinaire <strong>Marcel Umphery</strong>.</p>

<p>You are probably already aware of Julie &amp; Dave, my Canadian friends over at <a href="http://revnyou.com" target="_blank">RevNYou.com</a> and <a href="http://LifeAsRealEstateInvestors.com" target="_blank">LifeAsRealEstateInvestors.com</a>.  Julie is also one of my fellow Founding Divas over at the <a href="http://divamoneyclub.com" target="_blank">Diva Money Club</a>.  These two have been investing together for 10 years and in fact, recently Dave was interviewed by a local TV network and they dubbed him &#8220;The Donald Trump of Vancouver Island.&#8221;  Think they may know a little about negotiating with sellers?  You betcha!</p>
<p>I learned about Marcel over at <a href="http://www.flop2flipnation.com" target="_blank">Flop2FlipNation.com</a> a little over a year ago, and this guy is on FIRE!  Not only did he and his partner wholesale over 100 deals last year, but Marcel has helped numerous coaching students score their first (and second, and third&#8230;..) wholesale deals as well.  I&#8217;ve had the pleasure of getting to know him better over the past several months, and he&#8217;s the real deal folks!  By the way, he shares a tip in his video that I&#8217;ve never heard before regarding seller negotiations, so make sure you watch his entire video and listen up closely!</p>
