How do you know if you can qualify to be exempt from capital gains tax? Actually, there are a few different stipulations involved.

Buying a home? Click here to perform a full home search
Selling a home? Click here for a FREE Home Price Evaluation
Call me at (616) 447-7025 for a FREE home buying or selling consultation

I want to take some time to answer a question I’m receiving a lot lately, which is “How can I be exempt from capital gains?”

A lot of sellers right now feel nervous about listing their homes since values in our area have gone up so much. These sellers are worried about the taxes they’ll need to pay on the gains they earn from the property.

Truthfully, there are a few stipulations that need to be considered.

“

There are a few stipulations that need to be considered.

”

In order to be exempt from capital gains tax, the property will need to have been your primary residence for two out of the last five years. These years do not need to be consecutive.

Also, you can’t have exchanged or sold within the last two years, and the property cannot have been used for business or rental purposes.

If you are an individual, the sales price must not exceed $250,000. If you are a married couple, the sales price cannot exceed $500,000.

Finally, the last stipulation is that the property cannot be involved in a 1031 exchange. A 1031 exchange is an elevated way of deferring gains for investors. Chances are, this isn’t something most sellers are going to be involved in.

If you have any other questions or would like more information, feel free to give me a call or send me an email. I look forward to hearing from you soon.
The latest numbers are in for the Grand Rapids real estate market. What can you expect as a buyer or seller this September?

Buying a home? Click here to perform a full home search
Selling a home? Click here for a FREE Home Price Evaluation
Call me at (616) 447-7025 for a FREE home buying or selling consultation

As we begin September, let’s take a look at what’s happening in the Grand Rapids and Michigan real estate markets.

Right now, there are 2,007 homes for sale. That number is a little higher than normal. There are 1,730 pending home sales. In other words, there are almost the same number of homes for sale as there are under contract.

So far this year, 8,476 homes have sold at a rate of about 1,060 homes a month. That means our market has a total of 1.89 months of inventory.

If we look specifically at Kent County, there are only 1,500 properties for sale and 1,355 pending sales. So far this year, 6,700 homes have sold in Kent County at a rate of 838 home sales a month, leaving Kent County with 1.81 months of inventory.

What do all of these numbers mean for you?

Inventory has gone up slightly as we head into fall. With school starting, people are too busy to concentrate on real estate as much as they did this summer. Since inventory is slightly higher, buyers have a better selection now than they’ve had all year.

“

Slightly higher inventory means buyers have more options to choose from.

”

If you’re thinking of buying a home, now may be the time to seize the market.

If you are thinking of selling your home, there is still a lot of action in our market, which means you have a great opportunity to sell. Keep in mind that inventory has increased a little, so there may not be as many multiple offer situations as there were this summer.

If you have any other questions about buying or selling a home in our current market, just give me a call or send me an email. I would be happy to help you!

Is waiting to buy a home costing you money? The answer is yes, and there are two main reasons why.

The first is price appreciation over time. Property values are rising every day now, and supply and demand is pushing prices upward. The longer you wait, the more you’ll be missing out on a better home price.

The second reason is interest rates are also rising. A 1% increase in interest rates decreases the average homebuyer's affordability by about 10%. That means if you want your mortgage payment to stay the same, you will have to buy a less expensive home. In other words, your buying power drops 10%. The Fed announced that they would be aggressive with interest rates this year, and they have more planned increases in the future.

Spring has officially sprung in the world of real estate and I wanted to stop by with an update on the Grand Rapids market. Low inventory and high demand make now a great time to be a home seller.

Spring's officially here, so I wanted to take a minute to update you on the important factors currently trending in our market.

As of the end of March in Kent County, we have 939 properties for sale, which is extremely low. In our market in the last 12 months, 10,212 properties sold, giving us a rate of roughly 851 homes sales per month. That means we have about 1.1 months of inventory, which is extremely low.

The market currently has 1,240 pending sales as well. When you step back and take a big-picture look at our market, it's an absolutely amazing time to sell your house since buyer demand is high and inventory is low, pushing prices up.

High demand and low inventory make now a phenomenal time to sell a house.

On the other hand, if you're buying a home, you want to hurry and try to buy one before interest rates keep going up. Prices are going up as well, so the longer you wait, the more difficult it will be to find a home and the more it will cost you.

If you'd like any more detailed information about your specific area or you're ready to buy or sell a home here in the Grand Rapids market, give me a call or send me an email soon. Currently, we've got a little more than 2,000 homes for sale, which is actually down from last year at this time when we had 3,327 homes for sale. Year to date, we've sold almost exactly as many homes this year as last year. We front-loaded a lot of sales in the spring, however, when the market was crazy and inventory dropped to nearly 1,500 homes available.

As a seller, this means it could be a really good time to get into the marketplace. As a buyer, that stretch between Thanksgiving and Christmas is the best time to potentially buy a home as well. Sellers are serious and you'll have less competition, leaving you the opportunity to get a great deal.

It provides Michigan homeowners the right to claim an exemption of $7.50 for every $1,000 in value that was sold. You’re entitled to this benefit if you sold your home anytime after June 24th, 2011 with the SEV value lower in the year of sale than the year of purchase. For example, if you bought a home with an SEV value of $60,000, but sold it for an SVE value of $50,000, you’re qualified for this new refund to meet the difference. Additionally, the property must be claimed as the seller’s principal residence. With this refund, you’d qualify for funds previously collected by the title company at closing. It must be an arm's-length transaction, not a family member or a friend; it needs to be a typical, traditional transaction. Click here for a SRETT refund application form. There are only a few boxes to fill out, so it’s relatively painless paperwork. This is serious money that shouldn’t be ignored! If you have any questions about this refund, don’t hesitate to contact my office by phone or email. It's crazy to think that 2015 is almost over, but we have to start looking ahead to 2016. What can we expect from the real estate market? Will it be a better market for buyers or sellers?

Why is this? There were five metrics that contributed to this. They were: strong job growth, low vacancy rates, high affordability, more inbound searches than outbound searches, and a large share of millennials.

Grand Rapids is very affordable, and we have seen a lot of job growth, so that's why 2016 could be a very exciting year for Grand Rapids real estate.
However, there are buyers experiencing life changes, such as job transfers and placements, that require them to move quickly.

The bottom line: it’s a great time to sell. If you have any questions, please reach out!

<georss:box xmlns:georss="http://www.georss.org/georss">42.9633599 -85.668086300000027 42.9633599 -85.668086300000027</georss:box>

Is Grand Rapids Approaching Another Housing Bubble?

Today, I just wanted to let you know that according to the National Association of Realtors, there is no housing bubble in sight.

It may seem like prices are inflated, but according to Realtor magazine, home prices and home sales are not nearly what they were ten years ago. Mortgage amounts are going down as well, so borrowers are much more conservative.

Additionally, mortgage lending is very tight compared to what it was ten years ago when everyone could get a mortgage, so the financial market is in a much different place than it was during the previous housing crisis.

It's time for yet another Grand Rapids market update! Today, I want to share the latest trends in our area and what they mean for you.

Recently we've seen some of the buyer anxiety tail off in the last couple months, as some buyers left the area for vacation or stopped looking, which resulted in a more open market. However, some market segments are very hot right now; in fact, I recently had a listing that received 12 offers.

Despite certain trends in favor of buyers, we're still in a seller's market. If you've been thinking about selling, once you prepare your home for the market, you shouldn't have trouble selling quickly and for top dollar.

If you have questions about the current market or where it's heading, don't hesitate to reach out to me. I would love to help you in any way possible!

There is a huge difference between working with a large national bank and a local bank. Typically, when working with a local or regional bank, you will have more direct contact with the underwriters, who are more familiar with the local paperwork: purchase agreements, addendums, contracts, etc. They simply know the process a little bit better!

All banks do not have the same rates and fees. I've seen banks vary by as much as half a percent in interest rates on the same day! We suggest shopping around and contacting a few local banks. The process will generally go a lot smoother once you've explored all your options and found someone you're comfortable with!

A lot of people here in Grand Rapids have been asking me how they can boost their curb appeal. We've moved from winter to spring, so now is the time to start thinking about this before you list your home for sale.

Replace your exterior lights to give your home an extra glow. Buyers love well-lit homes.

If your front door is a bit old, now would probably be a good time to replace it with a new one. This tends to set a good first impression with a buyer.

Also remember to declutter.

What I mean by this is that you need to rid your home of unnecessary distractions like collections, awards, trophies, artwork, or anything else that will distract the buyer inside of your home. Your home should look like it came out of a magazine.

A good rule I use is that roughly 50% of the things on your shelves should be taken down and stored elsewhere for a good decluttering. You want your home as clean and neat as possible.

Kitchens and bathrooms are key. Potential buyers like to see updated kitchens and bathrooms. Usually kitchens are major selling points, so be sure to highlight all of the positive aspects of your kitchen. Remodeling doesn't always add value to your home, but usually repairs to kitchens and bathrooms pay off in the long run. It doesn't mean you need to spend $10,000, but you'll want it to look good.

Hopefully these tips can aid you when you list your home for sale this spring. If you need any extra help, please contact us and we can refer you to a good home stager.
