Here are four myths regarding our current real estate market you should stop believing:

1. There is less competition among homebuyers. This one couldn’t be further from the truth; the market took flight after the governor loosened some of the restrictions, and multiple-offer situations are happening all over. If you’ve been considering selling, now’s the time to act.

2. People aren’t selling their homes during the COVID-19 pandemic. Homes are being listed every day of the week. In fact, the morning prior to this recording, 69 brand-new listings hit the market. Furthermore, recent data suggests 77% of potential home sellers are planning to sell their home after the pandemic eases.

3. The real estate market is set to crash. With all the unemployment and talk of a coming recession, people are wondering how this impacts the housing market and whether or not it’s a similar situation to what we saw in 2008. The big difference between now and then is that housing is in high demand. Frankly, the market itself is doing incredibly well. If you’re thinking of buying a home, interest rates are insanely low right now.

4. Homes can’t be shown. Virtual tours have been instrumental in keeping the real estate market moving. Believe it or not, people are buying houses without even walking through them in person. With today’s technology, buyers can take a comprehensive virtual tour to gauge whether a listing truly fits their criteria. In many cases, sellers are only allowing in-person showings to qualified buyers who have already taken a virtual tour, and this has actually made transactions more efficient (safety protocols are being taken for in-person showings). With 3D Matterport software, you can even ‘walk’ into the home and do a full 360-degree turn—it’s like you’re really there!

All homes today, no matter their age or location, should be tested for radon. Doing so could be a matter of life and death. In fact, this invisible, odorless gas causes upwards of 21,000 deaths each year and is actually the second-leading cause of lung cancer in the United States.

Unfortunately, there is a lot of misinformation out there about this silent killer, which is why today we’ll be sharing and debunking four of the most common radon myths:

Myth No. 1: Radon is only found in certain parts of the country. This is not at all true. Radon is found in every state. In fact, one in 15 homes in the United States has a high level of radon.

Myth No. 2: If you’ve lived in your home for a long time, there’s no point in testing. It doesn’t matter how long you’ve lived in your home. Radon, which seeps up through the ground, can appear in your home at any time as a result of changes to soil conditions or any number of other factors. Therefore, every homeowner should test their home at least once every five to 10 years.

Myth No. 3: Brand-new homes aren’t at risk for radon. Since radon is naturally occurring, the age of the home has nothing to do with whether radon can get into it. And, in fact, newer homes are more likely to retain high levels of radon since they tend to be more “airtight” than older properties.

Myth No. 4: High levels of radon make homes harder to sell. This might be true if the problem is never mitigated, but if your home has high levels of radon, your first concern should be your health. In truth, there’s no reason to fear for your home’s ability to sell in the future so long as you lower your radon levels in the meantime.

There is really no excuse not to test for radon. At-home tests can be bought at any major hardware store for as little as $15. Ideally, you should also invest in a radon mitigation system, which will keep your home’s radon levels low for years to come.

I just recently went on a listing appointment and I was heartbroken because the seller was in trouble and really needed to move, but they just bought a brand-new home and that kind of situation is very difficult to handle. If you’re buying a new home, it’s important that you plan on living in the home for at least five to eight years before selling it. Once you’re in, you’re in and it will take years for you to be able to realize the appreciation you want on the property.

Our market is definitely a seller’s market—it’s been unbelievable.

On the selling side, I normally keep 80 to 100 listings at any given time. This past year, if I got 50, that was a lot. I was scared to death that I was losing my inventory.

Looking at the statistics, the average days on market went from 36 days in 2016 to 24 days in 2017, and from there, it’s gone down to 18 days this year. The homes we list often receive offers the very afternoon they’re listed—they’re flying off the market. Some clients are frustrated because they can’t get to the homes fast enough.

Additionally, the average sales price has gone up by almost $20,000 from 2017 to 2018, which is a considerable increase.

It’s that time of year when there seems to be a 30-degree difference between the night and day. It’s not quite fall—the leaves haven’t changed yet—but the season is coming upon us. With that, I wanted to take some time to talk about the fall season, at least with respect to real estate. Are you ready for it?

I’ve been into landscaping since birth, and I’ve been spending a lot of time getting the exterior of my home ready for the springtime. By that, I mean things like clearing out the gutters, which ought to be checked every four or five years, regardless of whether you have a service that comes out to take care of it. It’s also a good time to take care of your trees; make sure you don’t have any overhanging branches that are liable to fall if they’re laden with ice and snow.

Michele worked in the hotel business for 18 years. She loved the customer service aspect, but was ready for a change. That was when she and her husband began flipping houses on the side. They had a lot of interactions with agents when finding the right house to buy, flip, and sell. Eventually, she had the bright idea to try becoming an agent.

Before investing in a property, potential real estate investors need to know their money. They need to understand what they’re going to be putting into the house. If they’re flipping the house, for instance, they’ll need to get bids and understand what the costs are going to be and determine whether or not the return is worth the investment.

In the search for a good lender, it is important to first identify some of the reasons to avoid a bad lender.

Recently, we had a couple of clients who didn’t use the lenders we recommended. They wanted to save a couple hundred dollars and decided to use big-box lenders. As a result, we ran into situations where they had not requested the items that were needed to complete the file in a timely fashion.

When we got to underwriting, we had to seek extensions from the seller in order to get these materials and complete the transaction. Big-box lenders often lack a sense of urgency that smaller, local lenders have. Good lenders want you to complete your paperwork as quickly as possible.

Another problem is that big-box lenders are not always available. The real estate market can be volatile, and changes require an immediate response. That means you might need to get a hold of your lender on a weekend. Big-box lenders are often unavailable from Friday at 3 o’clock until Monday morning. The lenders we work with are always available.

So, what are some other things that make a good lender?

A good lender will be available to answer any questions and help you meet your timelines.

First and foremost, they are easy to get along with. You should have a good relationship with your lender. They’re going to be asking you a lot of personal questions about you and your family and your financial situation. With this in mind, you want to work with someone who is kind, courteous, and professional. The lenders we generally recommend are very timely in their response.

A good lender is also proactive. A good lender has the experience to know what you’re going to need to make your transaction happen, takes the initiative to prepare documents, and has them ready to go, when possible before you’ve specifically asked for them.

Finally, they have a good sense of timeliness and urgency. Today, I’m here with our buyer’s agent, Erin Munich, to discuss her role on our team.

Erin has been a buyer’s agent for almost three years but has aspired to become one since her early 20s. She was finally able to make the jump, and now she loves it.

She is motivated by the fact that buying a house is probably the biggest investment that most people will make, so she really wants to help clients make the right decision. Her goal is to make sure that they’re looking at the right details when buying a house, instead of just glossing over the superficial details like paint color and decoration. More important details to pay attention to are the price point, location, and structure, since it will be where they spend the rest of their lives.

According to Erin, buyers should be aware that the market right now is quite competitive, so it’s really important that people know what their top budget is. Ask your lender about your budget and monthly payments because the worst thing that could happen would be to find a home that you love and have it get swept out from under you by another buyer. Get pre-approved to know what price point they should be looking in and to know what potential roadblocks can get in the way during the buying process.

The process can be fun, and it can also be frustrating. Depending on the financing you qualify for, there are certain conditions that the home must satisfy. This is why we do an inspection to make sure that the home can satisfy all those qualifications for the loan. This may involve some negotiations to remedy those issues.

Buying and selling a home is a very emotional transaction, which is why Realtors are there. A listing agent’s first priority is to care of the seller’s needs. A buying agent’s sole purpose is to make sure their clients know exactly what it is they’re buying and that they’re getting it for the right price. They’re not there to talk you into buying a house; they could care less if you buy this or that house. Buyer’s agents don’t get paid until they’ve fulfilled their duties, which won’t happen until the client is happy with their purchase. When that happens, it’s the best.

Today I wanted to touch base with all of you and discuss five reasons why you should want to sell your home this winter. Despite the common myth that winter is a bad selling season, it’s actually a good time, and here’s why:

5. Inventory is still low, which means that demand is strong. It hasn’t been this low for quite some time, and homes that are put on the market are usually off the market within a week to 30 days.

Today I wanted to touch base with you to discuss some of the charitable events that we at Re/MAX Grand River do throughout the course of the year.

For a couple years now, we’ve worked with the Sell A Home, Save A Child organization. For every home that we sell, we donate $100 to the fund to help vulnerable children around the world. It’s a very humbling experience to work with such a great organization.

We also work with Toys For Tots every year to donate toys to children who need them. If you have a donation you’d like to contribute, we have a donation box in our office at 2824 E. Grand River, Suite C, Lansing MI 48912. It’s a great cause, and it would mean a lot to the children if you could help support our Toys For Tots drive.
