			<content:encoded><![CDATA[<br /><p><strong><em><span style="text-decoration: underline;">Miami Real Estate Market Update for February 2012</span></em></strong> continues to be very active and full of drama and intrigue at every corner.  With the interest rates still at an all time low and the inventory at an all time low is causing somewhat of a feeding frenzy for the vultures and sharks out there.  I have a new web site devoted to<strong><span style="text-decoration: underline;"><a title="Miami Short Sale Specialist" href="http://www.miami-short-sale-specialist.com/" target="_blank"> helping people that need to do a short sale</a></span></strong> so please feel free to visit and please send anyone you know to it.  You can click on the underlined words just before this statement.</p>
<p>The one indicator that is really encouraging is that the number of pending sales in the Miami Area rose by 24.98 percent from the January numbers .  The number of sales in February that were also put under contract also saw an increase so it looks like we are on an upward moving trend of more closings and less inventory.  This is great for the banks and the owners doing a <span style="text-decoration: underline;"><strong>SHORT SALE</strong></span>  but not good for the buyers out there.   The truth of the matter is that The Miami Real Estate Market has many ups and downs but always manages to find enough people to bet on it when the market is low because investors and people that have been around know good value in the Miami Real Estate Market when they see it.</p>

<p>Well today I took a big step in my quest to expand my horizons in the <strong><span style="text-decoration: underline;"><a title="Guillermo's Other Web site" href="http://miamichoiceproperties.com" target="_blank">Miami Short Sale market </a></span></strong>by joining with the<a title="Short Sale Specialist Network" href="http://www.short-sale-specialists.com/Short_Sale_Specialist_Network_REALTOR.shtml" target="_blank"> <strong><span style="text-decoration: underline;">Short Sale Specialist  Expert.</span></strong></a>  This network has been around for some time now and I had been looking into joining them for some time.  The purpose of me joining the<span style="text-decoration: underline;"> Short Sale Specialist Expert </span>was to not only capture more of the<span style="text-decoration: underline;"><strong> short sale business in Miami </strong></span>but also to continue expanding my knowledge and resource base so that I can perform better for my clients and get them done faster, more efficiently and with the least amount of hassle for my clients.</p>
<p><span style="text-decoration: underline;">The short sale process </span>can be a trying experience for any family specially after trying to do a loan modification and not having luck with that, by the time the clients reach me they are in a state of despair and utter discouragement.   So I see it as part of my mission and duty to pump some hope and energy into the situation by giving them as good and as smooth an experience with their short sale as possible.  With the vast network of experienced Realtors that the<span style="text-decoration: underline;"> Short Sale Specialist Experts </span>   has I will be able to consult any difficulties across the network and get immediate input from a very varied base of Realtors.  As it is said iron sharpens iron so it will be with this venture.  In the near future I will be adding a lot of new resources here on this site to hopefully provide much needed information about the<span style="text-decoration: underline;"> short sales </span>and how to make the best of the situation we have at hand.   There are still many homeowners out there struggling to make their mortgage payments and trying to do the right thing.  If you are one of those families by all means feel free to call me for a free no obligation call or meeting to discuss your options and to provide my point of view and expertise.</p>
<p>Here is a video of a recent short sale I showed to a client in Kendall, in zip code 33193.  The property had been modified and probably will not qualify for an FHA loan, fortunately the buyer I am working with is a cash buyer so this is not a concern for him.</p>

<p>I recently upgraded my <a href="http://realtor.com" target="_blank">realtor.com</a> account to a Preffered Client status and it has made a world of difference in the amount of traffic that I am getting<span style="text-decoration: underline;"> <a title="Guillermo Fernandez Realtor.com profile " href="http://www.realtor.com/realestateagents/Miami-Short-Sale-Specialist-Foreclosures-Guillermo-Fernandez_Miami_Fl_1213687_051899227?source=hp" target="_blank">from listings my profile</a></span> and realtor.com.  I have a few more bells and wistles, more notably the ability to add as many as 25 pictures and when I do, my listings will show up for the particular zip code on the top of the search.  Another cool feauture is access to web site traffic analitics which can tell my clients excatly how many visitors have looked at thir property and also makes it very easy for peolple to reach since all of my contact information shows up on each property as opposed to the previous option which did not.  As a <strong><span style="text-decoration: underline;"><a title="Miami Short Sales Web site" href="http://www.miamichoiceproperties.com" target="_blank">short sale realtor in Miami</a></span></strong> I want to give all my short sale listings   The amount that I am getting on the site far surpasses any of the traffic I have been able to generate on other sites like<a title="Real Estate web site" href="http://www.trulia.com" target="_blank"> Trulia</a> and <a title="Zillow real estate site" href="http://www.zillow.com" target="_blank">Zillow</a>.</p>
