This type of space provides benefits for both users and owners, which include more cost-effective buildouts, easier commitment with fluctuating interest rates, and new revenue stream for property owners.</p>

<p>HSA PrimeCare today announced it has completed a 5,168-square-foot expansion of The University of Chicago Medicine Comprehensive Cancer Center, located on the Silver Cross Hospital campus in New Lenox, Ill.</p>



<p>UChicago Medicine was looking to expand its medical oncology program at their site on the Silver Cross Hospital Campus in New Lenox, Ill. Meeting with HSA PrimeCare, the developer and owner of the cancer center building, UChicago Medicine outlined the growth requirements. The oncology program is located on the second floor of the cancer center. HSA PrimeCare evaluated an expansion to the existing building, and additionally presented a potential expansion into a neighboring building to be constructed as a bridge between the two buildings. Though complicated, the latter scenario proved to be more cost effective than an expansion of the existing building.<a></a></p>



<p>“We’re proud to collaborate with UChicago Medicine to expand healthcare services for cancer patients in the region,” said John Wilson, president of HSA PrimeCare. “The expanded facility is yet another example of how academic medical centers are bringing specialty services such as cancer care into community health settings.”<a></a><a></a></p>



<p>Developed in 2012 by HSA PrimeCare, the property is fully leased to Silver Cross Hospital and UChicago Medicine, whose cancer center was the first modern oncology facility of its kind in Chicago’s south suburbs. To serve a higher volume of patients, 11 exam rooms, five physician offices and two research offices were added, and one suite was built out to accommodate additional exam rooms and treatment areas.</p>



<p>HSA PrimeCare first began working with Silver Cross Hospital in 2008, when the hospital chose the firm to develop and manage a two-story, 53,000-square-foot medical office building primarily occupied by Lurie Children’s Hospital of Chicago physician offices, Silver Cross Center for Women’s Health and Hinsdale Orthopedics. HSA PrimeCare was selected to develop the cancer center in 2011 and a subsequent expansion in 2014. Later that year, HSA PrimeCare also developed Silver Cross’ 30,000-square-foot business center to house offices, hospital support departments, EMS training and IT for the hospital.</p>



<p>Strategically located at the confluence of I-355 and I-80 in New Lenox, Silver Cross Hospital is the premier location for healthcare delivery to Chicago’s southwest suburbs. Eckenhoff Saunders served as the architect for the expansion, while PREMIER Design + Build served as general contractor.</p>

<p>HSA Prime<em>Care</em> is proud to be a part of the following project:</p>



<p>The Froedtert &amp; the Medical College of Wisconsin health network opened a new community hospital on Jan. 31. in Oak Creek providing high quality care in an inviting, streamlined setting close to home when sudden needs arise. Located at the <a href="https://www.froedtert.com/locations/health-center/drexel-town-square-health-center">Froedtert &amp; MCW Drexel Town Square Health Center</a>, <a href="https://www.froedtert.com/locations/hospital/froedtert-community-hospital-oak-creek">Froedtert Community Hospital – Oak Creek</a> is a fully licensed, accredited acute-care hospital and part of the Froedtert &amp; MCW health network.</p>



<p>The small-scale community hospital will offer easy, around-the-clock access to emergency and inpatient care in a highly efficient setting, near where people live and work and will be open 24 hours a day, seven days a week, 365 days a year. At approximately 17,000 square feet in size, the hospital will have a seven-bed emergency department with eight inpatient beds for patients requiring additional care, observation and tests. The hospital, which also will have laboratory, pharmacy and imaging services, is designed to treat medical emergencies that require attention beyond a health center or urgent care clinic’s capability. The hospital will complement the current health care offerings provided at the Froedtert &amp; MCW Drexel Town Square Health Center which offers primary and specialty care, diagnostic services, cancer care, urgent care and wellness care through Small Stones.</p>



<p>“The COVID-19 pandemic has reinforced that access to safe, high-quality care close to home has never been more important for our patients and the diverse communities we serve,” said Cathy Jacobson, president and chief executive officer of Froedtert Health. “The addition of our third community hospital furthers our health network’s mission of expanding access to academic medicine and will provide much needed capacity for our hospitals that continue to experience record-setting admissions and hospitalizations.”</p>



<p>She added, “Our continued investment in the community hospital model aligns with our commitment to provide access to academic medicine to the communities we serve and to deliver the right care in the right place at the right time. Along with our community hospitals in New Berlin and Pewaukee, our new community hospital in Oak Creek will simplify access for patients while providing the same level of care and reducing the need for patients to travel and therefore enabling us to care for more patients at our other hospitals.”</p>



<p>Medical College of Wisconsin emergency physicians as well as experienced registered nurses will staff the community hospitals, which are expected to see dozens of patients per day and to employ about 40 full-and part-time staff at each hospital. As licensed, accredited acute-care hospitals, they will be part of the Froedtert &amp; MCW health network, follow its care and quality protocols and be connected to its electronic health records system to assure coordination of care.</p>



<p><a href="https://hsaprimecare.com/">HSA Prime<em>Care</em></a> partnered to develop the project and Froedtert Health will lease the building through the partnership. CG Schmidt served as the construction manager for Froedtert Community Hospital – Oak Creek.</p>

<p>HSA Prime<em>Care</em>, the national healthcare real estate division of HSA Commercial Real Estate, recently announced the acquisition of a 16,513-square-foot medical office building located at 3040 N. 117th St., in Wauwatosa, Wis.</p>



<p>&#8220;With this acquisition, we continue to strategically grow HSA Prime<em>Care</em>&#8216;s portfolio with high-profile medical office buildings in visible, high-traffic locations,&#8221; said Jon Boley, senior vice president of acquisitions and development for HSA Commercial Real Estate and HSA Prime<em>Care</em>. &#8220;We look forward to delivering the quality property management our firm is known for, as those services take on increased importance to both healthcare providers and the patients they serve.&#8221;</p>



<p>The building is currently 95% leased with about 800 square feet of leasable space. Tenants include Ascension Medical Group, which uses the location to provide a range of women’s health services, and Children’s Medical Group, which is owned by Children’s Wisconsin, one of the nation’s top children’s hospitals. Both tenants will remain in the location, where they have operated since the building opened in 2007.</p>



<p>3040 N. 117<sup>th</sup> St. is adjacent to the Interstate 41 / U.S. Route 45 interchange at Burleigh Street, just one exit north from the Milwaukee Regional Medical Center, and just 10 minutes from the main campus of Children’s Hospital. Planned improvements to the building include additional landscaping.</p>



<p>Staff and visitors to 3040 N. 117th St. have convenient access to nearby retail and restaurant offerings, including those at <a rel="noreferrer noopener" href="https://mayfaircollection.net/" target="_blank">The Mayfair Collection</a>, just northeast of the property. Developed and owned by HSA, the 69-acre mixed-use development features more than 400,000 square feet of retail anchored by Whole Foods Market and Nordstrom Rack, a 146-room Hilton Homewood Suites and 269 luxury apartments.</p>

<p>HSA PrimeCare, the national healthcare real estate division of Chicago-based HSA Commercial Real Estate, today announced the firm has finalized the sale of four medical office buildings in Illinois and Wisconsin totaling 107,828 square feet to Irvine, Calif.-based IRA Capital. HSA PrimeCare will continue to manage the assets on behalf of their new owner.</p>



<p>&#8220;Our team has enjoyed the challenge of developing and enhancing the value of these medical office building assets over the last decade, and we look forward to continuing to manage these properties on behalf of IRA Capital,&#8221; said John Wilson, president of HSA PrimeCare. &#8220;With increased development and investor interest in healthcare as an asset, HSA PrimeCare looks forward to continuing our efforts to develop new quality outpatient facilities with our healthcare partners.&#8221;</p>



<p>The portfolio includes investment-grade, hospital-anchored assets that were developed or acquired by HSA PrimeCare, including the following:</p>



<ul class="wp-block-list"><li>Advocate Good Samaritan South at 6840 Main St. in Downers Grove, Ill., a 35,011-square-foot outpatient clinic developed by HSA PrimeCare in 2008 and anchored by Advocate Aurora Health</li><li>Hawthorn Surgery Center at 240 Center Drive in Vernon Hills, Ill., a 15,321-square-foot freestanding surgery center developed by HSA PrimeCare in 2014 as a build-to-suit for Deerfield, Ill.-based Surgical Care Affiliates</li><li>Advocate Aurora Health Muskego Clinic at S68W15500 Janesville Road in Muskego, Wis., a 24,067-square-foot retail healthcare clinic offering OB/GYN and radiology services, bought by HSA PrimeCare in 2012</li><li>Advocate Aurora Health Beverly Clinic at 1357 W 103rd Street in Chicago, Ill., a 33,519-square-foot multi-tenant office building constructed in 1955 and redeveloped in 2007 by HSA PrimeCare to house an Advocate Aurora primary care clinic, as well as long with a bank</li></ul>

<p>This week, Commercial Property Executive published a Q&amp;A with HSA PrimeCare EVP, Robert Titzer discussing his prediction that the need for outpatient medical services will continue to increase and mixed use developments will benefit from incorporating a medical component.&nbsp;</p>



<p>As the modern healthcare consumer demands increased accessibility, healthcare providers seek to bring medical services closer to their patient bases. This means more facilities in highly visible locations. Developers are able to meet this need by adding medical facilities to mixed-use developments while also benefiting from the stability that this product type offers.</p>



<p>“Medical offices can be incorporated into a wide variety of mixed-use developments,” said Titzer. “Everyone needs health-care services, at all income levels, and essentially wherever people live and work.”</p>



<p>Access and parking can present significant challenges when incorporating medical into mixed-use developments. Since patients may be sick, injured, or elderly, special attention must be given to ensuring smooth patient flow in and out of the development.</p>



<p>“Medical facilities operate best when their patients do not have to compete for parking or access with other component users of the development,” according to Titzer. “They need drop-off areas and protected parking close to their destinations.”</p>



<p>One example of this is HSA PrimeCare’s recent multi-specialty medical development in Drexel Town Square with Froedtert &amp; the Medical College of Wisconsin.&nbsp;</p>



<p>“Drexel Town Square is an exciting new &#8216;front door” for Oak Creek, Wis., and having a health-care component dovetailed perfectly with the development’s mix of community, retail and residential uses. Its location made perfect sense for Froedtert &amp; the Medical College of Wisconsin. As part of a larger 85-acre mixed-use project that includes a new city hall, public library, shopping, restaurants, service-oriented businesses, hotel and apartments, a MOB fits into this modern, master-planned development.”</p>

<p>Last week, the HSA PrimeCare Team worked together to prepare
lunch for the residents of the Ronald McDonald House in Streeterville near
Lurie Children’s Hospital. Alongside the Ronald McDonald House chef, the team
of six HSA PrimeCare volunteers prepared a Mexican-themed lunch complete with
shrimp and beef tacos, homemade pico de gallo, black beans, Spanish rice, corn
salad, cheese quesadillas, and fruit. </p>



<p>Particularly for families who travel far to seek the medical care their child needs, parents often find themselves eating out of vending machines and racking up unaffordable hotel bills. Ronald McDonald Houses help families stay together and focused on what’s important – the health of their child. The organization provides private rooms, home-cooked meals, child play areas, and other services to the families of children facing a severe medical crisis, allowing them to focus on the care of their child without the added stress of searching for affordable and convenient housing and food. Through the Culinary Hearts program, HSA PrimeCare volunteers had the pleasure of preparing and serving lunch to these families and packing to-go boxes for families who could not attend lunch at its regularly scheduled time.</p>
