&lt;/tbody&gt;&lt;/table&gt;SPRINGFIELD - As the curtain fell Sunday on the Home Builders Association of Greater Springfield's annual Home Remodeling Expo, vendors and organizers alike were encouraged. Nearly 5,000 people attended the show - better attendance than in either of the two most recent years of the show. Beyond sheer numbers, vendor evaluation forms indicated those in attendance appeared to be in a serious planning mode for home improvement, remodel or new construction projects.&lt;br /&gt;
&lt;br /&gt;
"That is a refreshing and welcome shift in the mindset of consumers," said Matt Morrow, CEO of the HBA of Greater Springfield. "We know that the economic conditions here have been better than in most markets, but that doesn't mean it has been easy. There is a difficult psychology that can set in with a national recession, causing many people who objectively really should consider buying a home or remodeling the one they are in, to hesitate. Based on what we were hearing this weekend, that psychology could finally be shifting in a more positive direction."&lt;br /&gt;
&lt;br /&gt;
That would be good news not just for the residential construction industry, but for the overall economic picture in southwest Missouri. Every 100 single famlily homes built equates to about 300 fulltime jobs in the region - and millions of dollars in ripple effect throughout local economies. The impact of remodeling projects is similar. As those projects begin happening again at a rate closer to normal levels, overall economic conditions should turn dramatically for the better.&lt;br /&gt;
&lt;br /&gt;
Strong vendor participation (booth space for the show sold out a full week before the show opened Friday) and rebounding attendance for this weekend's local show is consistent with recent national indications of a resurgent remodeling industry. The most recent data from the Leading Indicator of Remodeling Activity (LIRA), points to double digit growth in remodeling spending by the first quarter of 2011. The study also indicates that home improvement activity appears to be moving beyond simple replacement projects and energy retrofits to broader remodels and upgrades.&lt;br /&gt;

“It’s no coincidence the Expo’s booth space is sold out. For the first time in several years, home improvement spending is on the upswing,” said Matt Morrow, Chief Executive Officer of the HBA. “Homeowner optimism is on the rise and that means people feel confident investing in their homes. The most recent data from the Leading Indicator of Remodeling Activity* (LIRA), points to double digit growth in remodeling spending by the first quarter of 2011.” Morrow added the study indicates home improvement activity appears to be moving beyond simple replacement projects and energy retrofits to broader remodels and upgrades.&lt;br /&gt;

“That growth also seems to be confirmed on the design trend side of the equation,” Morrow said. “Professional association surveys involving remodelers, architects and design professionals demonstrate homeowner interest in dealing with structural changes such as accessibility and open spaces. In June of 2009, Millstone Custom Homes was approached to build a home for the ABC television show Extreme Makeover: Home Edition. Sam and Michelle embraced the opportunity to help a worthy family in &lt;st1:place st="on"&gt;&lt;st1:placename st="on"&gt;Greene&lt;/st1:placename&gt;  &lt;st1:placetype st="on"&gt;County&lt;/st1:placetype&gt;&lt;/st1:place&gt; and led a highly successful, uncompensated project – building a home in one week which under normal circumstances would take at least six months. She also provided an article for the public in the HBA event magazine on the topic, as well.&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;u&gt;&lt;br /&gt;&lt;/u&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;u&gt;HBA Education Partner of the Year (Media) – Cara Restelli, Contact KY3 &lt;o:p&gt;&lt;/o:p&gt;&lt;/u&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;Cara reported two stories on the EPA’s Lead-safe workplace rule and its new certification requirement. These stories helped inform both the industry and homeowners about this new regulation pertaining to any renovation that takes place in homes built before 1978. She also initiated an “Ask the Experts” Panel featuring the HBA Remodelors™ Council to coincide with one of those news stories. This was very effective in raising the level of awareness about the availability of the classes locally and helping homeowners understand how the new requirement will add cost to jobs in this category of homes. The morning after both stories, the HBA received many calls from members of the industry and homeowners seeking more information about the rule and certification requirements. Jeff Fahrlander is a builder member that is active and involved in the leadership of the HBA, and he currently serves as a builder member of the HBA board of directors. He promotes the tournament at other HBA events and helps ensure participation. He works to improve the event each year.&lt;o:p&gt;&lt;/o:p&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;u&gt;Government Affairs Volunteer of the Year – Rusty MacLachlan, J. Russell MacLachlan Homes&lt;o:p&gt;&lt;/o:p&gt;&lt;/u&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;Our 2010 Government Affairs volunteer of the year has walked neighborhoods knocking on doors for candidates and is an active advocate at the HBA’s annual legislative functions and candidate appreciation events. He helped successfully convince the Division of Workers Compensation to update and clarify its “opt-out” form for workers compensation insurance related to business licensing. This will improve compliance with the law which is more comprehensive in its application to the construction industry, thereby protecting homeowners who may not be aware of the need to ask for proof of work comp insurance.  &lt;span class="apple-style-span"&gt;He advocated successfully for &lt;st1:state st="on"&gt;&lt;st1:place st="on"&gt;Missouri&lt;/st1:place&gt;&lt;/st1:state&gt;’s statewide moratorium on mandatory residential fire sprinklers. &lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;&lt;b&gt;&lt;u&gt;HBA Hall of Fame Inductees– Taylor Marble (Company) and Ron Middleton (Individual)&lt;o:p&gt;&lt;/o:p&gt;&lt;/u&gt;&lt;/b&gt;&lt;/div&gt;&lt;div class="MsoNormal"&gt;Each year, the Past Presidents of the Home Builders Association meet to consider HBA members who have committed a lifetime of service going above and beyond the call of duty. That means there’s actually a shortage of new homes in certain price points.”&lt;br /&gt;&lt;br /&gt;Among the 17 entries in the 2010 Parade, you will see tremendous diversity -- there's everything from homes built for active adults with an "empty nest", to a sustainable modern farmhouse on acreage in Greene County. &lt;/div&gt;&lt;div&gt;When the HBA polled its member “style experts” about what’s hot in home design, they all agreed that outdoor living and more universal, functional design are driving forces in the industry. Some of their other insights:-Check out improvements in lighting options so you can enjoy your outdoor space at night;&lt;br /&gt;
-Expect to see brighter and bolder color choices – navy and gray will also make a comeback;&lt;br /&gt;
-More minimalistic looks, less elaborate designs;-Wallpapering one wall with a big pattern or textured paper to create a focal point in the room;&lt;br /&gt;
-Ergonomically correct fixtures will be attractive, not institutional looking: handles and fixtures for doors, bathrooms and kitchens will be beautiful and easier to use.&lt;br /&gt;

&lt;/div&gt;&lt;div&gt;Morrow said that while national information about housing sends many mixed messages, our local economy shows very real signs of strength and that’s always positive for home building, buying or improving. “The latest labor statistics show we’re up 1,600 jobs here. Plus, we don’t have the burden of being overbuilt – our market research shows we are closing on about twice as many homes as we are starting. It projects demand will begin to outpace supply in the first quarter of 2010,” he said.&lt;br /&gt;

&lt;/div&gt;&lt;div&gt;Morrow also mentioned the fact that people are beginning to understand and respond to the new home loan requirements. “The extension of the Housing Tax Credit beyond just new home buyers is also helping more people take advantage of great values in housing, materials and low mortgage rates,” he said.&lt;br /&gt;

Home Show&lt;span style="font-size: x-small;"&gt;2&lt;/span&gt; (Squared), sponsored in conjunction with Urban Districts Alliance (UDA) and the Urban Neighborhoods Alliance (UNA), is an Urban Living Tour that will feature five downtown condos and five single family homes in the West Central neighborhood. Tour-goers will experience the diverse, innovative housing options being developed in the central part of the city. A shuttle will pick up for the tour at the Expo Center and make a loop to the Tour sites, returning attendees to the Expo, (or people are welcome to drive themselves to see the homes on tour.) Scott’s wife and two sons – Cindy, Zachary and Michael – have volunteered on all three St. Jude Dream Home projects. From clean up days to building retaining walls, they have been tireless in bringing these projects to fruition. These are recognized as the individual and company Hall of Fame inductees of the year.&lt;br /&gt; Chris Torrisi was the longtime owner of National Home Products in Ozark, until recently selling the business to his longtime employees, Monica and Andy Jenisch.&lt;br /&gt; National Home Products was inducted as a company into the HBA Hall of Fame in 2006&lt;br /&gt; In his years as an HBA member, he served on countless committees and councils. He is a past chairman of the Associates Council. He supported the political action committee and charitable foundation with time and finances.&lt;br /&gt; Chris Torrisi is the only HBA member ever to receive the Associate Individual of the Year Award on two separate occasions (1989, 2001) and the Associate Company of the Year Award in another year (1999).&lt;br /&gt;&lt;br /&gt;For the following awards, HBA members submitted nominations and the Member Awards Committee selected the winner.&lt;br /&gt;Administrative Support Person of the Year – Lisa Flint, HA Construction This award recognizes outstanding performance in an administrative support role for an HBA member company. Lisa embodies the word “commitment”. She provides support to every function of the company – and her fellow employees believe she is a “key player” in their success. An efficiency expert, Lisa is always improving internal procedures to save time and money. There have been times when she has worked late into the night to make certain employees had the resources they needed to make critical deadlines. She is also the touchstone for the company’s integrity and professional character. According to her husband and business partner Andy, not only does she do the job of 10 people at the office, she is also a great mom to their two teenage sons and “10 year old drama queen.”&lt;br /&gt;&lt;br /&gt;Manager of the Year – Debbie Speake, Beaman Electric: This award recognizes outstanding performance by a management-level employee of an HBA member company. Debbie’s responsibilities involve her in every facet of the business – from bookkeeping to insurance and answering calls to dispatching personnel as needed. While one of Beaman’s employees was called up to serve in the military, Debbie stepped in and became an expert on parts used in the field on a daily basis. Her extra effort has helped make certain the technicians receive the proper parts in a timely manner while that position remained open for the employee’s eventual return. Debbie also volunteers her time and helps the industry through the Springfield Contractors Assn. and National Association of Women in Construction.&lt;br /&gt;&lt;br /&gt;Foreman of the Year – Richard Goodman, Beaman Electric: This award recognizes outstanding performance by a job foreman for an HBA member company. After starting at Beaman Electric, Rich Goodman put in his time as apprentice and eventually got his Journeyman’s license. He quickly moved up, becoming a preferred technician for larger and complicated projects. Eventually he became an outstanding Project Manager for the company – not only are his technical skills outstanding but he does a tremendous job communicating with contractors, subs and fellow employees. He gives a great deal to his family and community – coaches his sons’ teams, sits on the Habitat for Humanity board and is always the first to volunteer for charitable projects.&lt;br /&gt;&lt;br /&gt;Salesperson of the Year – Grant McCune, Missouri Insulation &amp;amp; Supply: This award recognizes outstanding performance in sales on behalf of an HBA member company. For more than a decade, Grant McCune has been an integral part of Missouri Insulation &amp;amp; Supply’s success. A highly effective salesperson, Grant’s knowledge and technical understanding of the company’s products have served his customers well – keeping them ahead of the game in every respect. Thanks to a program just launched by the Missouri Development Housing Commission. With over 30 years experience funding mortgages for first-time homebuyers, MHDC knows that the biggest barrier faced by first-time homebuyers is acquiring money for downpayment and closing costs. As a result, MHDC created a first of its kind program that allows homebuyers to receive the value of the tax credit at the time of closing. How the Federal First-Time Homebuyer Tax Credit Works: First-time homebuyers receive a tax credit worth 10% of their home purchase, up to $7,500. The credit is claimed on the homebuyer’s federal tax returns. The credit is refundable, which means that the homebuyer receives a refund for the amount of the credit minus any federal tax liability. The credit is essentially an interest-free loan from the federal government and must be repaid through an increase in federal income taxes over a period of 15 years.&lt;br /&gt;How the MHDC Tax Credit Advance Loan Program Works: MHDC makes a second mortgage to the homebuyer at the time of closing worth up to 6% of the home purchase price or a maximum of $6,750, which is used to cover downpayment and closing costs. The tax credit advance loan is paired with MHDC financing for the first mortgage in the form of a safe 30 year, fixed rate mortgage. The homebuyer then files for the federal tax credit and uses the credit refund to pay off the MHDC tax credit advance loan. If the tax credit advance loan is paid off by the designated deadline (no later than June, 2010), the homeowner pays no interest other than a modest servicing fee. If the tax credit advance loan is not paid in full by the deadline, principal and interest payments to repay the loan over 10 years begin automatically.  MHDC loan programs are available for households with incomes up to $85,500. The federal tax credit and the MHDC tax credit advance loan program are both currently set to expire June 30, 2009.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;The Stock Market Roller Coaster Victim.&lt;br /&gt;&lt;br /&gt;Too many people have watched their investments lose 30%, 40% or 50% or more in the up-and-down stock market. Any buyer planning to buy a home of higher market value than the home they are selling is in position to win big in a buyers’ market.&lt;br /&gt;Let’s assume a family is selling a home they believe is worth $100,000, to buy a home they believe is worth $200,000. Too many such buyers are hesitant to make their move because they believe they would “lose” money on the sale of their house in a “depressed” housing market. A little quick math proves otherwise. &lt;br /&gt;Let’s say the market “depression” equates to about 25% (meaning, homes today will only bring 75% of what they would have brought a couple of years ago). That means that $100,000 home would only bring $75,000. So, the family considering a move has “lost” $25,000, right? Not so fast. In a “down” market, that home won’t be the only one bringing a lower price. The $200,000 home the family wants to buy is also down by 25%. It can be had for a mere $150,000.
