Whether an amateur craftsman or a professional epoxy garage floor installer, the key to a successful epoxy garage floor job is using a great product. But with so many out there, how do you know which one is the right one? Or at least the one that won't bubble and come up the first time after you park your car in the driveway.

Although there are a lot of great products out there, there are some that can be described as mediocre at best. The number one way, of course, is probably how you go here. Google has a great way of bringing out the opinions of everyone. Those would reveal numerous types of epoxy paint products that you could then check up on further.

Once you figure out a product that you might like, do a search for reviews of that product. Behr epoxy paint reviews, Home Depot epoxy paint reviews, Roll on Rock garage paint reviews, etc. will yield numerous reviews and comments on these products. And most of the time they are from real world users, just regular people like yourself that thought a great weekend project would be to throw down a little epoxy paint on the garage floor. From there you should have a great idea of what epoxy garage floor paint product is right for you.

What we haven't mentioned here, however, is how to find the right epoxy garage floor professional for your needs and tastes. That is what we are going to do today.

First, finding the right person to put in your epoxy floor treatment is not rocket science. But it is important. Like finding the right plumber, dentist, auto mechanic, or lawyer, if an incorrect decision is made, the effects can be painful and long lasting. So, first things first, don't rush into choosing your epoxy floor professional. Take the time to make sure everything looks and feels right. You'll thank yourself in the end.

Second, don't make a decision based solely on price. There is an old saying that goes something like "you get what you pay for" and that saying holds true here. Epoxy Garage Floor | A Do-It-Yourself Story

If you couldn't tell from my blog we install epoxy garage floors professionally. All of my buddies know that. My family knows that. Everybody that knows me knows that. But, when somebody wants to install an epoxy garage floor by themselves, do they call me and even ask for any help? No. Why not, I have no idea.

But what they almost invariably end up doing (and I don't want it to sound like this happens all the time - two or three times only) is calling me once the job has gone south and they need help making their epoxy garage floor covering look as nice as it should. Here is one such story.

Let's call my buddy Fred, since that is a pretty non-descript name. Fred one day decides he wants to put in an epoxy garage floor. Not only have I been telling him about all the benefits, making your garage floor easier to clean, easier to maintain, provide homemade energy, and overall just look nicer, but I've been telling him how we can usually do a job in two days maximum. I guess this talk got him to thinking he'd just do it himself. So he did.

Fred is a pretty thorough guy, so he didn't just run out there and buy something. But he is cheap, so I think he became scared to even ask me for help when he learned of the approximate $2600 epoxy floor installation price tag Home Depot quoted him. After getting the quote, he priced out some what I call over-the-counter epoxy garage floor coating products, namely Quikrete epoxy garage floor coating, Rustoleum, and Behr. He ended up going with the Quikrete because it came with an accompanying product that degreases, cleans, and etches the concrete (a clean garage floor is very important to effective epoxy floor installation). It ended up costing him about $250 for the epoxy material itself.

After purchasing the product, Fred watched the instructional DVD and read the instructions (very important, although it doesn't give you the information an experienced epoxy floor professional would have accumulated over the years!). After that, he had to purchase additional tools for the job: 3 pack of 3/8" premium roller covers; 3" solvent resistant brush; roller tray, 3 disposable roller trays; goggles, rubber gloves (the epoxy product is actually pretty hazardous to work with - it gets very hot and can burn the skin, eyes, and anything else it comes into contact with); rubber boots; plastic water pail to mix the cleaner/degreaser in; roller and stick; garden hose; sweep broom; angled broom; thin stiff bristled broom; a buddy to help apply the epoxy garage floor product and spread the flakes; and a NIOSH (National Institute for Occupational Safety and Health) mask to keep him safe from the fumes. I'm not sure what all of this cost him, but I'd bet it's at least another $200 bucks.

So far, he's spent $450 bucks, give or take, and he hasn't even started yet.

Once he did get started, it was on a Saturday, in the morning. He began, as I've described in previous posts, with the most crucial part of the project - cleaning and degreasing the garage floor. This is extremely important because you want the epoxy garage paint to bond with the concrete of the garage floor. If grease or dirt is on the floor, this will not happen. Fred used a cleaning product that came with the Quikrete epoxy floor product, and finished the entire process in about 4 1/2 hours.

Once he was satisfied the floor was clean, he began the epoxy floor paint process, which includes mixing the solvents to form the epoxy, applying them to the garage floor, and waiting for the epoxy to bond to the concrete (in very simple terms). When he started applying the product he immediately noticed that it was absorbing a lot more than he thought, and that it was setting up much faster than he thought it would, so he had to really hurry his effort to apply the product. Each can of epoxy paint took approximately two hours to mix and apply, so for his job it was about 6 hours of work.

Once finished he immediately noticed a bunch of alternating flat and glossy areas. In case you were wondering, it doesn't look good. So he tried to put some more product on the floor to match the area - it didn't work. What he thinks happened is that he used two different batches of mix in one area, and they weren't exactly alike (we make sure our epoxy garage floors match all the way across - that's the point, isn't it?)

To remedy the situation he called quikrete, who was nice enough to give him a refund for what he purchased. He used that money to buy more epoxy floor paint product and do the whole process over again (another 10 hours). At that point I think he was satisfied enough with the look to leave it be (although he mentioned it didn't look as good as some of the professional jobs he'd seen).

All in all not a disaster, but certainly a hassle and a pain. And let's review what actually happened here - supplies cost $450, at least 20 hours was spent on installing the epoxy garage floor, not to mention the time and hassle of talking with quikrete customer service, Lowe's customer service (to get the return and get the new product), the time to actually go pick up the new product, and then not knowing if it was going to be okay after that. That is a lot to deal with.

To put it another way, here I am, an epoxy garage floor professional, among other things (including general contract work). But you know what, when I have a plumbing problem or a problem with my car, I don't try to fix it myself, even though I could probably get it done. If I gave it a shot I might be able to save a little money, but I'd have to give up a lot of time and the possibility that I wouldn't do it right and would either have to eventually call someone to help or start all over. For me, my time is worth more to me than that, and I like knowing that if a job is messed up by someone I hire to do it, they have to fix it at no extra cost to me.

So the next time you are thinking about do-it-yourself epoxy garage floor installation, at least explore hiring a professional. It is safer, you are guaranteed to receive a great looking product, and you get to save the time and hassle of trying to do it yourself.

Buying Epoxy Garage Floor Materials

One of the primary questions I get from potential customers when I visit them for a free estimate on their epoxy garage floor job is whether or not they can do it themselves. They want to know where they can get epoxy garage floor materials and if it is possible to do the job on their own. If they are anything like me, they want to make sure they are not overpaying for something they could do on their own.

The truth is, an epoxy garage floor is something you might be able to do on your own. If you've read the previous posts on here, I've laid out the basic process for installing an epoxy garage floor and even pointed out some of the pitfalls that may be encountered along the way. There are do-it-yourself epoxy floor products that can be bought at your local Lowe's, Home Depot, or Ace Hardware Store. They range in price from $150-$250 per batch, depending on the quality of the product you want.

So why do you even need an epoxy floor professional, you might be asking. Well, there are actually several reasons. First, I get my epoxy garage floor products much cheaper than you could ever get them, not because I have some sweetheart deal with an epoxy distributor, but because I buy enough product to get wholesale prices. That means I can get the same product you can for significantly cheaper.

Doesn't matter though, because I charge for labor and then for some profit on top of that, eating up whatever wholesale savings I receive, right? That is right. But on top of that, I have years and years of experience installing epoxy floor products, in garages, sheds, warehouses, and anywhere else you might find an epoxy garage floor. This means I've had easy, straightforward jobs and I've had messy, difficult jobs. And I have had to deal with all of the problems that come up, not you, the home or business owner. That in and of itself is worth the prices we charge at Holland Construction.

In the end, this is a job you can do yourself. And I encourage you to give it a shot. Many people are mechanically inclined enough to do-it-yourself epoxy garage floor. But think about the time and effort that you will lose trying to do it yourself. Is saving a couple hundred bucks worth losing a weekend and potentially having to call us in anyway? If it is, we are okay with that. We have installed almost as many epoxy floors after someone tried to and messed up as we have from scratch.

Garage Floor Treatments | 10 Things You Need to Know

Let me begin by pointing out this list, although very informative and full of useful information, is not static. What I mean is, for each garage floor that paint of epoxy, the conditions of that specific garage floor, the needs of the specific owner, and the cost of materials at the time are going to dictate the end result (and price). So take this information with a grain of salt, and always consult an epoxy garage floor specialist to make sure your epoxy garage floor paint product is applied correctly the first time. Without further adieu, here are ten things you need to know about epoxy floors.

1. Materials (without the cost of labor added in) can cost anywhere from $.40 per square foot to $3.50 per square foot. When budgeting your project costs, this should help guide you (the more high-end you want, the more it will cost).

2. Using colored quartz chips or vinyl flakes can make your garage floor look really great (kind of like granite or marble - see these epoxy garage floor pictures for an idea), but put the cost of the work toward the higher end of the materials cost ($2.00-$3.50 per square foot).

3. It is possible to do an epoxy garage floor yourself. But, if you consider it, you will need at least one person to help. And, if you mess up or it doesn't turn out right or you want to make sure it's done right (and have someone to blame if it doesn't) call Holland Construction. We've done many many epoxy garage floors and guarantee our work.

4. Surface preparation is the key to having a great final product. Take the time to adequately assess the surface of your garage floor before applying any epoxy products (another key reason to hire experienced help).

5. A general rule of thumb regarding floor preparation is this: if you pour water on the concrete and it soaks in evenly and quickly, you are probably ready to apply product.

6. Grease and oil stained areas on your garage floor are going to be very hard to treat. They will need to be degreased with hot water and a pressure washer several times before they are suitable for product (depending on the level of saturation). A good flooring professional will also seal the concrete before applying product to prevent any oil and grease trapped in the concrete below the garage floor to seep up and wreak havoc on your new garage floor.

7. Water migration can also be a big problems for epoxy garage floors. Water migration occurs when water actually seeps up through the ground and onto the surface of your garage floor. It isn't necessarily a bad thing for your garage, but it can be a potential deal killer for epoxy garage paint. To check for water migration, tape down a plastic cover over an area of your garage floor and leave it there for a couple of days. When you remove the cover, if you have water, that is not good.

8. Budget adequately for your floor. Think about how big your garage floor is and what you are willing to spend to make it look fabulous (and the effect it will have on the value of your home - you know the old adage, you have to spend money to make money). Epoxy garage flooring can significantly impact not only the value of your home, but how fast it sells. Keep that in mind when deciding if garage floor resurfacing is right for you.

9. Decide if you want to one coat epoxy floor system or a two coat epoxy floor system. Two coats are required to use the flakes, and two coats is much more durable than a one coat system. But it also costs more.

10. Finally, almost all epoxy floors will lose a little of their shine if exposed to significant, long-lasting sunlight. Keep this in mind for your project and adjust accordingly. For example, a white floor will yellow a little. If you are going to expose your floor to a lot of sunlight, choose a color that will still look good once affected by the sun. Or, for a little more money, there is a UV treatment that can be applied that helps to fight the effect of the sun.

Epoxy Garage Floors | The "Saddle" Project

Business has really been good lately for Holland Construction Company, your Wichita area epoxy garage floor professional. We did the Mercedes project, a pretty nice little garage floor and shed that really transformed the space. Today I wanted to show you the "Saddle" project.

This project was pretty typical of the residential work we do (we also do commercial epoxy floors - call us for more information). The homeowner lived in Wichita, Kansas and wanted their garage floor transformed into a clean, great looking epoxy garage floor - so we helped them out.

Unlike the last project discussed, this one did not need much preparation before laying on the product. It was new construction, so there was no concrete sealer that needed to be removed. Additionally, the garage was well insulated, making drying the epoxy much easier (it usually needs to be above 50 degrees for the epoxy to dry in a reasonable amount of time - otherwise an accelerator has to be applied). This project, other than not needing the the preparation work, went pretty much like the last job. And like before, the end result was excellent, and Holland Construction had another satisfied company.

I included an after picture on this one because the before pictures didn't turn out (I'm an epoxy garage floor painter not a photographer!). I'll try to do better in the future. And remember, if you are in the Wichita area call Holland Construction for all your painting needs.

Epoxy Garage Floors | The "Mercedes" House

Last week the team at Holland Painting located out of Wichita Kansas finished an epoxy garage floor job I like to refer to as the Mercedes House (the owners had a Mercedes). I figured since I have this blog I'd write about it.

The Mercedes House Project consisted of applying epoxy covering to three buildings in Rose Hill Kansas (a suburb of Wichita): an 825 square foot garage; a 525 square foot attachment to the garage; and a 600 square foot work shop area. This is a picture of the big part of the garage before we got to work. You can see the garage floor had been through some wear and tear. It was approximately 20 years old and showed the typical signs of aging. The homeowners wanted to freshen up the floors and bring them up to date, so they hired us. This ended up being a three day job, and it turned out excellent.

Epoxy Garage Floor Covering - Day 1

Day one usually consists of getting the floor free and clear of any thing that may have soaked in and getting any concrete sealers previously applied. In this case we started with an orange citrus seal remover, which was applied directly to the floor and sat for 45 minutes. Once the concrete seal remover had a chance to work its way into the concrete sealer we removed it. Any remaining sealer was removed with a surface diamond grind. Once the garage floor was clean and free of previous sealers Holland Painting filled in any concrete cracks with crack filler and allowed it to cure over night. On day two the floors would be ready for the epoxy garage floor covering.

Epoxy Garage Floor Coating - Day 2

Day two began with a moisture test to determine the correct type of epoxy to be applied to the garage floor. If you didn't know, the wrong kind of epoxy applied can result in a bad floor, increasing the cost and effort to get this great floor. The test suggested a two part epoxy base with 1/4 inch granite flakes would be best (the homeowners picked the color - there are numerous ones to choose from). Once the epoxy coat was applied it takes about 24 hours to cure. That's it for day two!

Epoxy Garage Floor - Day 3

Day three was the final day of this project (not bad for almost 2000 square feet of floor!). The epoxy base was nice and cured, so after sweeping up any excess flakes (the flakes give it the "granite" look) the next step is the application of a two part clear Polyurea. This provides that durability and easy clean up that is essential for any garage floor. And that was it. By the morning of day four the garage floors were as good as new and were ready to use.

You can see from the picture here that the difference is dramatic. And the great thing is, this floor not only looks one hundred times better than it did, it actually functions better as a garage floor. The epoxy is heat resistant and doesn't have the porousness of concrete. Pretty much anything can just be washed right off.

Epoxy floor coatings are not always found in garages, as the pictures below show they can really be put anywhere there is a concrete surface. The smooth finish and clean appearance make epoxy floor paint a great choice anywhere in your home or business.

This is clearly a garage floor that has had epoxy applied to it, and probably by a professional. Note how there are no tire marks or scuffs caused by the tires. If applied correctly these floors are extremely durable. Their easy maintenance also makes them top choices for garages.

This is a great example of what an epoxy floor coating can do to a house or room. It's not just that it cleans it up, but it also gives it an air of elegance. I think the picture below this really shows that well.

Epoxy Garage Floors | Who Gets Em?

I'm sure if you've heard of epoxy garage floors (or some other garage floor ideas for that matter) and stumbled to this site you might be asking yourself, "who gets these?"

Truth be told not many people around have finished of their garage floors with this treatment. Generally, if someone is trying to promote something, and you haven't heard or seen much about it, your first thought is that it must not be that successful or that the product must not be that good.

But don't forget the third option, which I think holds true here. At some point every product, every service, every business had to start from scratch. Wal-Mart started out as a little mom and pop store in Arkansas. So did McDonald's. It wasn't until they became well known that their reputation was solidified. I'd like to think epoxy garage floors are in this same category. A great product that is just starting out, is not widely known, but is wonderful to have.

Now, back to the subject, who takes advantage of these home improvement ideas? In my experience, the typical client has a house that they appreciate, that they take care of, and that they want to be spectacular. It is usually a fairly large sized house in a nice neighborhood with a client who wants to continue to increase the value of his house. It is safe to say that garage floors of this nature are traditionally found in high end homes. These floors are like granite counter tops or vaulted ceilings; they tell visitors that they have stepped into a very nice home.

These garage floors can also be found in the homes of car buffs. Both builders of cars and lovers of cars enjoy these floors, although for very different reasons. Car builders, or anyone who works out in the garage, for that matter, enjoy having these floors because they provide a great working space and they are extremely easy to clean. Oil won't stain it, gas won't stain it, and heat won't destroy it. It washes off with a hose and continues to look great day after day.

Car buffs, on the other hand, love epoxy garage floor products because they make their vehicles look that much more special. Whenever I talk to people about the beauty and convenience of epoxy garage floors one of the first questions I get is, "Is this something I could do on my own? I mean, it's kind of like painting on a garage floor, right?"

First, a penetrative primer is put on your garage floor to ensure a fantastic bond with the garage floor epoxy agent. This will dry in about 30 minutes. Second, a body coat is applied and the flakes are applied. Once that has dried any excess flakes are scraped off and the job is almost complete. This process takes about an hour to complete. After scraping, the final step is to apply a topcoat polyurea.
