			<content:encoded><![CDATA[<p>Landscaping and landscape design goes beyond just creating beautiful designs. As a professional designer, its not only my job to create designs but also to envision every possibility of the mature landscape in years to come.</p>
<p>And while most elements will remain what they are for years to come, the one thing that most do it yourselfers and some professionals overlook is the space that tiny little sprouts will occupy when they become mature plants and trees.</p>
<p>Trees serve a number of obvious purposes in the landscape. Creating shade, wind blocks, noise reduction, boundaries, and focal points are just a few. Once I have established where Ill need trees for these purposes in a design, I have several other considerations before I can designate their permanent home.</p>
<p>Planting without considering the space that the mature full grown plants and trees will occupy can become more than just an inconvenience. It can be costly.</p>
<p>Things to consider.</p>
<p><strong>Around Play Areas</strong></p>
<p>A shaded canopy over play areas, sand boxes, etc. may be desired for shade from afternoon sun. However, you need to consider the mess that birds and other critters will drop right into your childs play area if the canopy extends over it.</p>
<p>The solution to this is to place large shade trees a distance from the area in line with the travel of the sun. If you know the trees you plant and how far the mature canopy will extend, you can still plant for shade without exposing your kids to unsanitary conditions.</p>
<p><strong>Around Pools</strong></p>
<p>Keeping a pool clean is hard enough without a mess of leaves and branches. And while most pool areas are sunny locations, it is sometimes desirable to have a space near the pool where one can escape the sun.</p>
<p>Unlike play areas though, you may not want to shade the entire pool landscape from the afternoon sun. Therefore you shouldnt plant large shade trees in direct line with the travel of the sun. Design as to create a shady area to one side or the other. This is also another spot to eliminate top rooting trees around concrete. Evergreen types are usually your best bet for around pools.</p>
<p><strong>Roots And Concrete Footings And Foundations</strong></p>
<p>While infrequent deep watering as opposed to frequent shallow watering will help deter top rooting trees, some trees are still determined to seek out other sources of water which may be on the surface or moist areas under structures.</p>
<p>The seeking roots of large trees are a powerful force that can break sidewalks, foundations, and even lift walls out of place. This is the biggest and most costly mistake I see. Know your landscaping trees before you plant them next to your home.</p>
<p><strong>Under Power Lines</strong><br />
Know whats overhead.</p>
<p><strong>Property Lines And Easements</strong><br />
This one can make enemies out of neighbors.</p>
<p><strong>Underground Utilities, Sewers, And Septic Tanks</strong></p>
<p>Besides the roots being able to break pipes and lines, you dont want to have to move or destroy a mature tree to fix a leak. Locate lines and plant away from them. Some trees can spread out much further underground than they do up top. Know whats underground.</p>
<p><strong>Perspective</strong></p>
<p>You need to keep in mind the mature size of trees in proportion to the size of your home and other landscaping elements. Large trees can dwarf a small home and small trees can look like shrubs placed around a very large home. Know the mature size of trees and keep them in perspective.</p>
<p><strong>Hiding or framing a home</strong></p>
<p>Consider the view from the street and other areas and consider the purpose of your trees. If you wish to seclude your home, you dont need much thought for that. However, if you only wish to frame or accent your home, youll again need to consider the mature size and placement of your plantings.<br />

<strong>Parking Areas</strong></p>
<p>Heres another opportunity for birds and critters to make a mess of things. If possible, plant in accordance with the travel of the sun. And once again, know the mature canopy of your trees.</p>
<p><strong>Usefulness And Cost Effectiveness</strong></p>
<p>If youre going to make an investment in landscaping, look for ways to make it work for you. Placed properly, large trees can shade your home and reduce your cooling costs and vise versa. You can intentionally create shade for your shady garden, screen and divide areas, reduce noise, and a world of other applications if you just give it some thought.</p>

<p>After purchasing an investment home it became clear that we needed to remodel the bathroom. We wanted to change the layout which included relocating the plumbing and fixtures. We plan on living in this house until we sell it so we wanted to feel comfortable while conducting our daily personal hygiene plus remodeling the bathroom makes good financial sense for when we go to sell the property later. We plan on installing high-quality products in a bathroom which should provide a high return on our investment.</p>
<p>After giving it some thought I came to realize that one of the biggest obstacles would be to relocate the doorway, so after several designs I was able to move the doorway over a couple of feet to accommodate the new design.</p>
<p>To help you in planning your new bathroom design I will provide a list of things to consider before you start tearing out walls and fixtures.</p>
<p>As mentioned before make sure that you are able to relocate the doorway, if necessary. Make sure that you understand all structural issues and that all changes will meet your city or county codes. There are very strict codes on removing, drilling or notching load bearing walls and floor joist. If your bathroom is built on a concrete slab that rests directly on soil, many of these issues will not apply, just remove the slab and place piping wherever you need to.</p>
<p>All jobs are different, so I&#8217;ve listed below what you can expect the job will take in time:</p>
<p>* Demolition &#8211; Two Days</p>
<p>* Carpentry Modifications &#8211; One Day</p>
<p>* Plumbing &#8211; Two Days</p>
<p>* Electrical Work &#8211; One Day</p>
<p>* Insulation and Hang Drywall &#8211; One Day</p>
<p>* Finish Drywall &#8211; Two Days</p>
<p>* Install tile on Walls and Floors and Grout &#8211; Three Days</p>
<p>* Install Cabinets, Tops, Toilet, Faucet &#8211; Two Days</p>
<p>* Painting and Wallpapering &#8211; Two Days</p>
<p>* Miscellaneous Activities &#8211; Two Days</p>
<p>When I remodeled my bathroom it was out of service for about 18 to 20 days. So plan well to lessen the down time.</p>
<p>Below is a list of things to consider to help speed up the process.</p>
<p>* Stage all of the materials at your home before the job starts.</p>
<p>* Make sure every item is free of defects, the right size and you have every single piece of material you need.</p>
<p>* You can save a day or two off the drywall phase if you use rapid-setting joint compound, and tape the drywall seams directly after the drywall is fastened to the walls and ceilings.</p>
<p>* Be sure to arrange all of the temporary arrangements so you can still live in your home as the remodeling work progresses. Consider setting up temporary showers in basements or garages or ask a relative to borrow theirs for a few days.<span id="more-771"></span></p>
<p>* Toilet facilities can be a major concern, in many smaller homes there is only one toilet in the entire house. If this is the case, you may have to order a portable toilet that can sit outside.</p>
<p>* Make sure that you know how to operate the primary water shut-off valve in your home and that it works. If you see a leak, shut off the water immediately to prevent major water damage.</p>
<p>Remodeling a bathroom will seem like an impossible task but trust me if you plan well and hire specialist to do things you can not there is no reason why you should not succeed. I managed to remodel mine and saved a boat load of money by doing so. With the addition of my new bathroom we can expect an increase of $5,000 to $10,000 in increased home value. Thanks to technology, now you can pick and choose from a variety of home security systems, residential alarm systems, installation kits, do-it-yourself electronic goods and services, and secure your home or business in an easy but effective way.</p>
<p>A home security system can foil the attempts of the burglars. In an advanced system, the control box will activate a siren or other loud alarm noise flashing outdoor lights and a telephone auto-dialer. This alerts the occupants and neighbors that someone has broken into the house. It drives the intruder away and cna inform the police which house has been broken into.</p>
<p>The telephone auto-dialer can dial the police directly and play a pre-recorded message giving the address of the house and any other relevant information. This message will usually play over and over again to allow the police to hear it even if the call is put on hold for some time. Alternatively, it can dial the security company that installed the equipment that will then relay this information to the police. They can even dial your cellphone to alert you!</p>
<p>Home security is a rapidly growing field, and there are new and improved burglar alarms being invented all the time. All these systems are more or less built around the same basic structure. There is a central control box that monitors several motion detectors and the perimeter guards and sounds an alarm when any of them are triggered.</p>
<p>It is now quite common to have burglar alarms installed not only in stores and other businesses, but in private homes as well. These systems range from inexpensive do-it-yourself kits to sophisticated whole-house security networks that must be installed by professionals. However, some of the most effective alarm systems are also the simplest. The most basic burglar alarm is a simple electric circuit built into an entry way; it is as effective as the family dog. But the problem with it is that the intruder can cut off the connection by snapping the wires and render it useless.<br />
<span id="more-768"></span><br />
To overcome this flaw the modern burglar alarms incorporate the control box into the circuit. It has its own power supply and monitors the circuits and sounds the alarm. The control box won&#8217;t cut off the alarm until somebody enters a security code at a connected keypad. To make it even more secure, you should place the control box in an out-of-the-way spot, so the intruder can&#8217;t find it and try to destroy it.</p>
<p>Another simple option of home security is the basic floor mat that uses an open circuit design with two metal strips spaced apart. These metal strips are pushed together when somebody steps on the mat and the circuit is completed.</p>
<p>All of these circuit systems are effective home security devices for guarding the perimeter of a house or business from the points an intruder is likely to enter the building. Once the entry points are taken care of your home security system is in place and you can feel absolutely safe and secure in your house.</p>

			<content:encoded><![CDATA[<p>Sewing machines have been mass-produced worldwide for more than two-hundred years. Early models featured unique designs to add beauty and appeal to buyers. The wide variety of styles and manufacturers make antique sewing machines a favorite collectible. Because of the quality workmanship and heavy materials of the early machines many of the antique sewing machines are still working models.</p>
<p>The antique sewing machines will typically be made of cast iron and feature the patent information in a visible location. The machines may have a hand crank or a treadle, which was a flat pedal for both feet to provide the motion for the sewing mechanism. The treadle machines would be mounted onto their own table or cabinet, while many other machines would be in a carrying case and the machine would be placed on the kitchen table.<br />
<span id="more-766"></span><br />
Miniature, antique sewing machines are some of the most desirable, as they are smaller working models that served as salesmens samples, used while traveling or for mending. These small machines doubled as children&#8217;s sewing machines specifically for use by young girls, since they were expected to learn how to sew. Machines that were intended to be marketed as a child&#8217;s machine were often painted in a different color or have floral motifs painted onto the body of the machine.</p>
<p>Over the past two centuries many sewing machine companies were successful for a time before closing operations, making for the wide variety of machines to be found. Many companies were not able to survive having their manufacturing facilities converted for wartime use, but also lost to post-war Japan&#8217;s ability to produce cheap products.</p>
<p>Singer is the first sewing machine company and continues to have antique sewing machines that are the most recognizable and most popular with collectors. The Singer Featherweight model #221, referred to as the Perfect Portable, continues to be a favorite of quilters.</p>

And, since plants cost a fraction of the price of new furniture, outdoor decorating can be a lot easier on the wallet. Here are some ideas you may want to cultivate.</p>
<p>Both interior decorators and landscapers consider size, color and texture. A good place to start is by looking at the size of the space. Dwarf plants are very useful in tight spaces, but can get lost in a lush perennial border. Curb appeal and backyard views also demand something bigger. Every garden needs at least one impressive specimen plant to anchor the landscape.</p>

Wireless alarm systems can remain effectual when wired systems may be compromised by very skilled burglars.</p>
<p>Close Circuit Television (CCTV) can also provide a means of identifying those who may be lurking on your property. These easily hidden devises can also allow you to easily identify welcome visitors.</p>
<p>Security lighting is a key element in the safety of your property and can make it easy to see when you arrive home after dark. Interior lighting that is subject to a timer may confuse burglars as to whether there are family members inside. Outdoor lighting that uses motion sensing technology makes it difficult for robbers to gain undetected access to any vulnerable areas of your home.</p>
<p>The two primary doors burglars will attempt to gain access through are the garage and back doors. They usually are the easiest to compromise and they provide the greatest concealment. Glass paneled doors are a means of easy entrance into any home so consider replacing them with solid core doors when possible. Replace old locks with high quality mechanisms capable of resisting lock-picking attempts as well as prying and twisting. We also recommend the use of quality deadbolts.
