But how do you know when something simply needs repair, or merits being replaced?</p>

<p style="text-align: justify;">Of course, each situation will be as unique as the home in which it occurs &#8211; and as individual as the homeowners themselves. A few good rules of thumb, however, do apply in most cases. When you&#8217;re considering repair or replacement, ask yourself these questions:</p>
<p style="text-align: justify;">* How old is the malfunctioning item?<br />
* How extensive/pervasive is the problem?<br />
* Will the cost of repair approach the cost of replacement?<br />
* Which course &#8211; repair or replace &#8211; will yield the maximum energy efficiency?<br />
* How does the cost of repair measure up to the value it will provide? How does replacement stack up using the same measure?</p>
<p style="text-align: justify;">To help you get an idea of how these rules apply, here&#8217;s what some experts have to say about home elements that frequently raise the repair/replace question:<br />

<p style="text-align: justify;"><strong>Skylights</strong></p>
<p style="text-align: justify;">While many modern skylights are <a title="energy efficient" href="http://www.homeremodelingguide.ca/tag/energy-efficient" target="_blank">energy-efficient</a>, qualify to use the Energy Star mark and leak-free, if you have an older, plastic model it&#8217;s probably a good idea to replace it. Not only are these older plastic bubble-type skylights often faded and unsightly, reducing visibility, they are not UV resistant, are not energy efficient, and are much more likely to leak.</p>
<p style="text-align: justify;">&#8220;There are millions of those unattractive, cracked and yellowed plastic skylights still out there,&#8221; says Ross Vandermark, national product manager of VELUX America, which markets the warranted &#8220;No-Leak Skylight.&#8221; &#8220;Replacing them with new energy-efficient, double-pane (insulating) glass models is quick and easy. They don&#8217;t leak, they look better, they reduce UV rays and provide substantial energy savings.&#8221;</p>
<p style="text-align: justify;">In fact, based on an estimate of 15 cents per kwh/hr, replacing an old plastic skylight with an Energy Star-qualified VELUX skylight can save a 2,000-square-foot home about $194 a year on cooling costs, a company study shows. Add skylight blinds &#8211; which are available in a variety of styles that can be remote-controlled, including blackout to block light, light filtering to diffuse light, or Venetian to adjust light &#8211; and the energy savings can be enhanced even more. And blinds in colors and patterns can add a fresh look to your room decor. What&#8217;s more, depending on the age and condition of even older glass skylights, it&#8217;s not a bad idea to consider a modern, more energy efficient model. <p style="text-align: justify;">Recent research shows that skylights and vertical windows can work well together to effectively daylight a home while contributing to heating and cooling energy savings.</p>
<p style="text-align: justify;">Like skylights, windows have vastly improved in energy efficiency over the past few decades. Leaky, inefficient windows can be a major source of heat loss in a home, boosting energy bills and decreasing the comfort level indoors. <p style="text-align: justify;"><strong>Heating, ventilation and air cooling</strong></p>
<p style="text-align: justify;">Furnaces and air conditioning units are among the most important parts of your home&#8217;s infrastructure; they&#8217;re directly responsible for the comfort level and air quality inside your home. They&#8217;re also among the more costly items to repair or replace.</p>
<p style="text-align: justify;">So how do you know when it&#8217;s time to replace part of your heating, ventilation and air conditioning (HVAC) system? EnergyStar.gov offers these guidelines:</p>
<p style="text-align: justify;">* If your heat pump or air conditioner is older than 10 years.<br />
* Your furnace or boiler is more than 15 years old.<br />
* Your energy bills are spiking.<br />
* Equipment needs frequent repair.<br />
* Some rooms are too hot while others are too cold.<br />
* The HVAC system is very noisy.<br />
* Your home is very dusty.</p>
<p style="text-align: justify;">Replacing older HVAC systems with newer, Energy Star-qualified ones can significantly impact your heating and cooling costs, according to EnergyStar.gov. <p style="text-align: justify;">APSP points to five <a title="Renovate and profit" href="http://www.homeremodelingguide.ca/increase-home-value-through-smart-renovation" target="_blank">renovations that can offer homeowners the most satisfaction and value for their investment</a>. The Association suggests homeowners consult with and hire an APSP-certified professional for the best possible results from any of these renovations:</p>
<p style="text-align: justify;"><strong>1. Resurfacing</strong> &#8211; If your in-ground pool is made from concrete, time and use can cause the surface to deteriorate and become rough or even cracked. Resurfacing can restore the beauty and comfort of the pool and extend its functional life. Choose options that provide durability, and consider multiple manufacturers&#8217; products to ensure the best selection. For pools with a vinyl interior, a host of new patterns, available for replacement liners, can transform the appearance of the pool overnight. Fiberglass pool owners also have several resurfacing options. Consult with an APSP-certified professional to determine the best product to make your fiberglass pool look like new.</p>
<p style="text-align: justify;"><strong>2. New tile</strong> &#8211; Just as a kitchen backsplash can transform the overall look of the room, tile can set the tone for how your pool looks. Smart idea! According to the 2011-2012 Remodeling Magazine <a title="Smart Renovations" href="http://www.homeremodelingguide.ca/increase-home-value-through-smart-renovation" target="_blank">Cost vs. Value</a> Report, an added bath will return more than 50 percent of your investment at resale. So what should you do to <a title="Renovate for profit" href="http://www.homeremodelingguide.ca/renovate-for-maximum-profit-using-value-engineering" target="_blank">make sure your money is well spent</a>?</p>

<p style="text-align: justify;">&#8220;Take some time to talk to an experienced contractor so you know the best options for your situation,&#8221; advises master plumber Mario Rink, co-owner of Mechanical Solutions Unlimited in Culpeper, Va.</p>
<p>
<p style="text-align: justify;">The <a title="Basement Renovations" href="http://www.homeremodelingguide.ca/tag/basement-remodeling" target="_blank">basement</a> is one of the most common areas where homeowners want to install an extra bathroom, says Rink, a professional plumber for more than three decades. But mess, noise and high expense come with blasting through concrete to install a drain line. &#8220;I always make a site visit so I can listen to what the customer wants and needs, and then find the best solution for them, both cost-wise and convenience-wise,&#8221; he says.</p>
<p style="text-align: justify;">Three options for basement baths</p>
<p style="text-align: justify;">In most situations, there are three choices for a basement bathroom addition: conventional plumbing, sewage ejectors or an up-flush macerating toilet system.</p>
<p style="text-align: justify;">&#8220;If there isn&#8217;t a drain line, with gravity-fed plumbing, you have to dig through the concrete flooring to create one,&#8221; Rink says. &#8220;And excavation is messy, can be unpredictable and is expensive.&#8221;</p>
<p style="text-align: justify;">Uncertainty is chief among the challenges, he says. Installers don&#8217;t always know the depth of the concrete and whether there are rocks, rebar or even a ledge underneath. Any of these can result in delays and even the need to reconfigure the location of the bathroom addition. And, of course, anytime you open up the concrete there is a chance of water seeping through the basement floor.</p>
<p style="text-align: justify;">&#8220;Some <a title="Plumbers" href="http://www.homeremodelingguide.ca/contractors" target="_blank">plumbers</a> will suggest using sewage ejectors as an alternative to conventional plumbing, but there is still major digging involved with those,&#8221; Rink adds. Sewage ejectors also require a large (typically 30-inch by 30-inch) sewage tank, which accumulates bathroom waste over numerous flushes before transferring it to the main drain. This storage can also cause odor problems.</p>
<p style="text-align: justify;">When drainage isn&#8217;t available, Rink recommends Saniflo macerating, or up-flush, plumbing systems. No digging is required with this clean and simple type of plumbing that is installed right on top of the existing floor. Waste and water from a toilet, tub and sink are pumped up through small-diameter piping, rather than flowing down like conventional plumbing. And the up-flush system never stores waste like a sewage ejector; it&#8217;s moved to the septic or sewer with every flush.</p>
<p style="text-align: justify;">Under the stairs? Why not?</p>
<p style="text-align: justify;">Rink says up-flush plumbing makes sense not just in the basement, but anywhere there is no existing drainage &#8211; even in tight areas. He&#8217;s used this technology for bathroom additions in a variety of locations, including underneath a stairway when a customer wanted to take on a renter, but had limited space.</p>
<p style="text-align: justify;">The ease of installation and low cost make this alternative a smart way to deal with any unusual plumbing scenarios.</p>
<p style="text-align: justify;">&#8220;Recently, I had a customer whose elderly mother had no bathroom on the ground floor of her home,&#8221; Rink says. &#8220;Her daughter was worried about her using the stairs and wanted to add a bath. The only sewer connection was in the kitchen, which couldn&#8217;t be used, so I decided to put a full bathroom right inside the attached garage,&#8221; where he used up-flush plumbing to create the bathroom.</p>
<p style="text-align: justify;">Rink&#8217;s clever solution gave the daughter peace of mind and saved her a lot of money. &#8220;With regular plumbing, we would have had to cut and patch the whole garage floor,&#8221; he says. &#8220;All that additional labor is costly, but it&#8217;s the mess that scares people the most.&#8221;</p>
<p style="text-align: justify;">Saniflo CEO Regis Saragosti agrees: &#8220;What people seem to like most about up-flush technology is that they avoid the pitfalls of breaking up concrete. No one wants that noise or mess, and they certainly don&#8217;t want the high cost associated with it.&#8221;</p>
<p style="text-align: justify;">&#8220;What you get with these up-flush systems is enormous flexibility,&#8221; Rink says, noting they can be used for bathrooms, kitchens, wet bars and even laundry rooms. &#8220;And you don&#8217;t have to dust-proof the house because you&#8217;re running around with jack hammers. Up-flush plumbing is a much cleaner solution, and customers should ask for it.&#8221;</p>
<p style="text-align: justify;">So there&#8217;s no need to wait, even if you&#8217;re <a title="Bathroom Renovations" href="http://www.homeremodelingguide.ca/tag/bathroom-remodeling" target="_blank">adding a bathroom</a> in a room without drainage. With up-flush plumbing, a complete bathroom can be installed in half a day, according to Rink. &#8220;And the cost is roughly half that of a traditional bathroom.&#8221;</p>

While both water and fertilizer play their part, neither is the stand-alone key to a <a title="Lawn Care" href="http://www.homeremodelingguide.ca/some-basic-landscaping-ideas-care-and-maintenance" target="_blank">perfect lawn</a>. The following five tips offer homeowners simple solutions to achieving a great yard.</p>
<p style="text-align: justify;">* Know your region. Grass seed is not one size fits all. Select the right grass seed or sod based on where you live. It&#8217;s also important to consider how you plan to use your lawn. Do you have children and pets that will be playing on it regularly, or will the purpose be primarily <a title="Curb Appeal" href="http://www.homeremodelingguide.ca/tag/curb-appeal-2" target="_blank">curb appeal</a>? To determine the right grass, talk to your local garden center or contact the turf grass specialist at your state agriculture school.</p>
<p style="text-align: justify;">* Only feed as needed. According to Grass Seed USA, a coalition of American grass seed farmers, many homeowners over water their lawns, which does more harm than good. A simple trick to determine whether your lawn needs watering is to stick a screwdriver into the grass. If it enters the dirt easily, your lawn has plenty of water already. If you have trouble getting the screwdriver into the ground, it is time to give the grass a drink. It is also recommended to fertilize your lawn at least once a year. However, putting your lawn on a quarterly schedule will help achieve optimal health.</p>
<p style="text-align: justify;">* Break out the ruler. The maintenance crews for professional sports fields are meticulous about the height of their grass because it ensures a uniform look. Grass Seed USA recommends maintaining a lawn height of about 2 inches. It&#8217;s important not to cut more than one-third of the grass height at a time to minimize damage, so aim to mow when your lawn is about 3 inches in height.</p>
<p style="text-align: justify;">* Arm yourself with the right tools. The proper equipment can take a lawn from looking well-manicured to professional. When selecting a mower, don&#8217;t jump straight to those that pick up the grass clippings. Allowing the clippings to decompose in the lawn will add to the overall health of your yard, and when you mow often, the shavings are small and less noticeable. Adding an edger to your arsenal is another great trick for cleaning up the lines and defining your yard.</p>
<p style="text-align: justify;">* Replenish as necessary. Grass is a natural carpet that cleans and repairs itself. It&#8217;s equipped to withstand a number of elements yet is impacted over time. If you&#8217;ve noticed that your lawn is sparse in areas, or not as full and lush as you&#8217;d like, it may be time to add more seed. The best time to plant new seed is in the fall when the temperatures are more temperate. But reseeding may be done throughout the year. The important thing is to avoid drastic temperature changes and water regularly, yet moderately, to give the seed time to absorb moisture and build roots.</p>
<p style="text-align: justify;">Growing and maintaining a lush green lawn doesn&#8217;t have to come with a backache. Basic planning and these five quick tips will have you well on your way to a backyard prime for the summer season.</p>
