<p>So, if you are about to put your home on the real estate market, it really is important to spend some time de-cluttering. Secretly, most people really enjoy the process of de-cluttering. It is a chance to “lose weight” in a sense. And, it is imperative to the successful selling of your home. You cannot invite potential buyers into your home and leave them no room, literally, to imagine themselves in the space.</p>
<p>Realtors can advise you on where to start where to start with your de-cluttering process and exactly how far to go. Most will suggest that you begin in the kitchen and that all of the countertop space is completely clear upon showing your home. Next, Realtors will ask you to consider cleaning out your closets. You are either going to take those items with you in the move or not, and so going through extra clothing and shoes and such is a productive thing to do anyway.</p>

<p>Why is this de-cluttering important, again? Well, a potential buyer needs to walk into your kitchen and be able to see where their clutter can fit, honestly. And, if your home is full of your stuff, it is difficult for the potential buyers to picture their stuff in there. The same is true for the closets. They want to know that there is great closet space and great storage space for their stuff. You can give that appearance if you clear your stuff out.</p>
<p>Realtors will go a step further and ask you to consider storing, moving, or getting rid of excessive furniture. If you are living in your home until it sells, obviously you don’t want to remove all of your furniture. However, you do want to minimize as much as possible. Give your potential buyer an opportunity to see their personality in the living room, the family room, the dining rom, and the bedrooms. Potential buyers mostly want to see space. They, like you, want to be able to put their own stamp on their home, and they need your home to look as neutral as possible.</p>
<p>If your realtor is not necessarily an expert in “staging” a home, consider hiring one, or at least researching the topic online. Expert stagers know how to market a home by staging the furniture, the smells, the artwork, and such in order to make your home most pleasing to the potential buyer’s eye.</p>
<p>Lastly, do not overlook the clutter in your storage areas. Your basement, your garage, your attic, and such should be cleaned out. Make them as empty as you can, again, so that the buyers can imagine their clutter/junk in those spaces. Obviously, your buyer does not consider their stuff “clutter/junk;” just like you, they have accumulated things over the years, and as they peruse your home, they need to be able to see that your home could be a match for them and their belongings.</p>

<p>In the foreclosure process, HUD is the entity that owns the property and is in charge of selling it. FHA, or the Federal Housing Administration, is the division of HUD that insures the mortgage through the federal government. When a home insured by FHA goes into foreclosure, the mortgage lender has the option to file a claim to recoup the balance of the mortgage loan. Once FHA pays the claim, title is transferred to HUD who is not responsible to selling the property to recoup FHA&#8217;s losses.</p>
<h3><span style="color: #800000;"><em>What are the costs of HUD homes?</em></span></h3>
<p>Just like other home, HUD homes go through a professional appraisal process. Then, they are priced according to their fair market value. This is based on their size, as well as their location. The condition of the home is a factor, as well. For example, if a home is considered a “fixer-upper”, the price of the house is adjusted down due to the amount of work and improvements the new owners will have to put into it.</p>

<p>HUD foreclosed homes must go through a bidding process to be sold. The process is as follows:</p>

<li><strong>Offers Opened –</strong> Once the offer period has ended, all bids are opened by HUD.</li>
<li><strong>Offer Acceptance –</strong> Usually, HUD accepts the offer that will bring them the highest net profit.</li>
<li><strong>Notification –</strong> If your bid is the winner, HUD will notify your real estate agent in about two days.</li>
<li><strong>Settlement Date –</strong> HUD will give you a settlement date that usually 30-60 days after the offer acceptance date.</li>

<h3><span style="color: #800000;"><em>Does HUD Finance Their Homes?</em></span></h3>
<p>HUD is not a bank. HUD is not a lender. They don&#8217;t finance homes. In order to purchase a HUD home, you will still need to qualify for a mortgage loan through a conventional, FHA or VA lender. You should be pre-approved before you even make the initial bid on a HUD foreclosure. Once your bid is accepted, HUD will be expecting you to close escrow in a timely manner. If not, you stand the chance of losing your deposit that was submitted with your bid.</p>

<p>2)    Inspect your bed, pillows, and any place you frequently use to sit or lie down on. Because bed bugs need your blood to survive, they will be found wherever a warm body will usually be. Check sleeping bags, blankets, and the mattress as well, because these little hooligans like to hide in spots where they will not be seen. Check all areas where a bug can hide, and because they usually will be in groups, they should be easy to spot. The bugs are a reddish-brown in color, and will be between ¼ to ¾ inches long.</p>
<p>3)    Look closely for bloodstains. The blood stains can either be from you or from them. If you spot something that looks like blood, it’s time to further investigate.</p>
<p>4)    Keep an open eye for dead bed bugs as well as dead skins. Bed bugs shed their skins often, so any evidence of them could mean trouble.</p>

<p>6)    In the event of you finding bed bugs, you can buy a mattress encasing which will be placed over the mattress and zipped up so nothing will be able to get in or out. After a period of time the bugs will starve, and eventually die off. Although, this could take a long time.</p>
<p>7)    If you do have bites, but aren’t sure they are bed bug bites, inspect them closely to see if the bite has three white welts in the center of it. This will determine they are bed bug bites, and not flea bites.</p>
<p>If you have determined you have bed bugs, it’s time to act fast, because they may move to another location. You can try to vacuum them up from your mattress or furniture, but be sure to seal them in before you get rid of them.</p>
<p>Otherwise they can easily escape. Washing clothes, blankets, and pillow cases using hot water should do the trick, and insecticides which are safe for use in your home can also be successful in getting rid of them. <p>Bank of America Home Loans said the money that was supposed to be sent to payoff homeowners&#8217; loans, was never received. As a result, many seniors have been sent foreclosure threats. BofA worked with some of these homeowners “to find a home-retention solution.”</p>
<p>Regulators and law enforcement officials are trying to get the word out about this mortgage fraud scheme&#8230; the reverse mortgage market.</p>
<p>These schemes are occurring all of the US. These loans, only available to homeowners over the age of 62, allow homeowners to “convert their home equity into cash” for use as they see fit. The borrower doesn&#8217;t have to pay a monthly mortgage payment to repay the loan.</p>
<p>Instead, the homeowner receives their cash in a lump sum payment, personal line of credit or equal monthly payments, from the reverse mortgage lender. The loan, along with the interest, doesn&#8217;t have to be paid back until the borrower dies, moves out of the home, sells the home or fails to pay the property taxes or homeowner&#8217;s insurance.</p>
<h3><span style="color: #993300;">Understanding the Problem</span></h3>
<p>Reverse mortgage fraud is usually committed by family members, caregivers or financial advisers of the senior homeowners. But, there are people out there that have built their business on this scheme, especially with distressed properties. They will buy these homes for dirt cheap prices, exaggerate the appraisals, then, resell them to senior citizens who are willing to take out a reverse mortgage to purchase them. This is called “flipping” the property.</p>
<p>By, September 2009, HUD had already referred 29 cases of suspected reverse mortgage fraud to its Office of Inspector General. Jacqueline Felton, head of the FBI&#8217;s mortgage-fraud team reports of increases in the scam. Anthony Medici, who in June testified before Congress as a special agent in the OIG&#8217;s Criminal Investigation division, said current cases &#8220;involve hundreds of properties.&#8221;</p>
<h3><span style="color: #993300;">Fighting Flipping</span></h3>
<p>Since this time, lenders have taken measures to prevent and detect fraud. One way to do this is to weed out the “flippers” by ensuring that the reverse mortgage applicants have owned their homes for a certain amount of time.</p>
<p>Flipping houses is not a bad thing. It&#8217;s the fact that they make shady repairs and inflate the appraisals, making the unsuspecting seniors believe the house is worth more than it is. So, they end up paying much more than fair market value. In some cases, it has been found that the seniors were involved in the scheme themselves. But, in any case, these homes are offered to them with no money down.</p>
<p>In exchange, they get a reverse mortgage loan to purchase the home, paying the scam artist some, if not all, of the proceeds from the loan. As sad as it sounds, these scam promoters have actually recruited senior citizens from homeless shelters!</p>
<h3><span style="color: #993300;">Possible Solutions</span></h3>
<p>One legislative idea is to require government certified appraisers to do the appraisals for reverse mortgage loans. That sounds like a pretty good idea. We have to do whatever it takes to put an end to it. Stopping these fraudulent loan activities is also important to the American public in general.</p>
<p>These loans are insured by the federal government. Lenders are covered in case of loss because a home sold for less what is owed on the reverse mortgage. That means these schemes are costing us, US taxpayers, a lot of money. Let&#8217;s all beware of reverse mortgage scams. Contact your state&#8217;s Department of Real Estate to be sure your agent is licensed and in good standing with the RE board.</p>

<p>According to Trulia.com, various California and Florida metropolitan areas have the largest amount of online home searches from people in other areas. This is according to Trulia.com&#8217;s tracking of over 100 million searches last summer. They believe this is due to the current lives of Baby Boomers, who are now moving into retirement age. There is also a large market for potential buyers who had put off home searches in Sunbelt cities because of the condition the real estate market was in. Now that things are getting better, they are searching again.</p>
<h3><span style="color: #993366;">Florida Housing Market</span></h3>
<p>Recently, the housing market in the state of Florida is has been showing great promise according to Florida REALTORS® reports:</p>
<p>ñ  Housing sales in the West Palm Beach and Boca Raton metro areas spiked 34 percent in September.</p>
<p>ñ  Housing sales in the Fort Lauderdale metro area rose 11 percent.</p>

L.A. to Riverside was the number one cross-metro search, according to Trulia&#8217;s study.</p>

<p>Tenants, like most people most of the time, are generally easy going. If you&#8217;ve ever been in an unpleasant relationship as a tenant or landlord it is easy to get a jaded perspective. The longer answer to “dealing” with renters has three parts and is more about being a good landlord.</p>
<p><span style="color: #0000ff;"><strong>Part 1: It&#8217;s a Business So Act Like It</strong></span></p>
<p>Remember it’s a business, don’t take it personally. Understand tenants can be emotional, you don’t have to be. Be consistent. The easiest way is to first have written policies, guidelines, and procedures. Second, follow your policies. If you do find you are having a disagreement with a tenant, stick to what you have both agreed to do.</p>
<p>Rather than arguing over the meaning of life, the concept of fairness, or the price of tea in China, just refer back to the contract. Do what you said you would do. Provide a decent, safe, and sanitary home. Expect the tenant to do what they said they would do. Expect them to pay rent in full, every month, on time.</p>
<p><span style="color: #0000ff;"><strong>Part 2: Some Times A Vacant Home Is Better Than A Destructive Tenant</strong></span></p>
<p>Remember a vacancy is better than a bad tenant. Stick to your screening guidelines. Set appropriate deposits. You are not doing anyone a favor renting a house to someone who cannot afford it. If you attract tenants who can afford your rental unit you have few problems with missing rent checks. This sounds easy. Let’s consider the converse statement.</p>
<p>If you attract tenants who cannot afford your property you will have constant problems with lost rent. They will also be miserable constantly hoping to somehow get caught up. Be sure to set appropriate guidelines for credit, income, and deposits. Make sure prospective tenants know what to expect for utility bills. Caution: It is most certainly legal to “discriminate” with a small “d” based on ability to pay, criminal background, and credit history. It is also illegal to “Discriminate” with a capital “D” based on protected classes.</p>
<p><span style="color: #0000ff;"><strong>Part 3: Stick To Your Contract Guidelines</strong></span></p>
<p>Even if you follow good screening guidelines, life does occur. A tenant’s financial situation may change. Stick to your late fee policy. Set expectations from the beginning. Post “pay or vacates” as soon as your state laws allow. Be prepared to do this the very first month a tenant moves in.</p>
<p>Start advertising the property for rent as soon as you post a “pay or vacate”, preferably with a sign in the yard. Tenants sometimes become hesitant to answer their phone or door when they are behind. The “For Rent” sign in the yard tends to reestablish communication. If a tenant is no longer willing or able to pay, they need to move. Dragging out their relocation is like peeling off the band aid slowly.</p>
<p>Pick your charities. My property manager and I have taken in relatives in need. I’ve been the relative in need. It is not your fault if a tenant’s life has changed. It is not your responsibility to help them get their life together. The bank certainly doesn’t care if your mortgage was paid by rent or out of your pocket. Getting and keeping tenants is much easier when you go about it in a professional business like manner. Keep your emotions in check. Be professional.</p>
