This is a very common question. Unfortunately, we are mostly asked this question when we are attending to a flood emergency that has resulted from a blocked storm water drain.

The best time to have your storm water drains cleared or checked is as soon as you think you have a problem, and in the months leading up to storm season. In Canberra, storm season runs between December and March.

What are the causes of blocked storm water drains in Canberra?

Leaves that fall on your roof in autumn will make their way into your storm water pipes through your gutters and down pipes.

Tree roots are a major issue too. Surprisingly, we find that tree roots grow all year around. They do seem to get worse around spring. Tree roots will grow through cracks in old pipes and unglued joints in new pipes.

Silt, sediment and wood chips can be washed into storm water pits, eventually filling the pit or the storm water pipes exiting the pits.

Old cement drains can collapse, and plastic drains can be squashed by the weight of soil above them, or by tree roots growing close by.

Tennis balls and toys are occasionally found in drains. If you happen to find these in your storm water pipes, I would ask your children how they got in there.

Storm water pits that are slow to drain.

Relighting Rheem gas storage Hot Water Systems

Most people cannot relight the Rheem Stellar gas hot water system because of one common mistake - They believe they will hear or see the pilot flame. In fact, you are not likely to hear or see the pilot flame because of its small size and location.

You will find the main GAS VALVE and PIEZO IGNITOR inside the cover at the base of the hot water system. Follow the full lighting procedure printed on the flip side of the cover. When you reach the stage of turning the thermostat up from the pilot symbol to 7 you should hear the woofing sound of the main burner when it ignites. This is how you will know if you were successful at relighting the pilot flame.

The PIEZO IGNITOR should make a clicking or a clunking sound every time you press it. Spray a little WD40 into it if it does not make a sound when you press it.

To relight the Rheem Stellar gas storage hot water system

Turn the CONTROL KNOB so the PILOT symbol is at the front
Hold the CONTROL KNOB down with your left hand and keep it held down
Press the PIEZO IGNITOR 20 times with your right hand (ensure it makes a sound every press)
After pressing the PIEZO IGNITOR 20 times, release the CONTROL KNOB and twist it until the number 7 is at the front. (This is when you should hear a woofing sound that is the indication that you lit the main burner which is also an indication that you have successfully relit the PILOT flame)
Once the hot water system is alight, turn the CONTROL KNOB to the desired temperature setting. The higher the number the longer you will get hot water from your taps.

Review gas storage hot water systems. Know how they work- the pros and cons. Compare a storage hot water system to instantaneous / continuous flow systems.

There are two distinct types of gas hot water systems for domestic and commercial hot water installations in Canberra. These are the gas storage systems and the gas continuous flow systems (also incorrectly known as instantaneous).

Below is an explanation of how a high efficiency gas hot water system works. You can learn about How continuous flow systems work.

Air for combustion is drawn into the combustion chamber (2) of the hot water heater.
Natural gas or LP gas is burnt in the combustion chamber. This creates super heated exhaust gases.
The hot exhaust gases from the combustion chamber (2) rise up through a central flue (3). While in the central flue, some heat from the hot exhaust gases is transferred into the water in the hot water storage tank (5).
Once the hot exhaust gases leave the central flue (3), the hot exhaust gases enter the exhaust shroud (4). The shroud envelops the hot water storage tank (5).
More heat is transferred into the water in the hot water storage tank (5) from the hot gases in the exhaust shroud (4). Water in the hot water storage tank can stay hot for days without any heat input. This is because of the layer of insulation (7) between the outer casing (8) and the exhaust shroud (4).
Cooler exhaust gases exit the flue terminal (6). These gases are mostly carbon dioxide and steam.
Once the water is heated, the layer of foam insulation between the outer casing (8) and the exhaust shroud (4) will keep the hot water inside the hot water storage tank (5) hot for days without any further heat input. The continuous flow system has very little insulation and water inside goes cold very quickly.
The outer casing is weather proof. It keeps moisture, dust and dirt out of the combustion chamber and exhaust shroud. It also protects the layer of foam insulation.
Cold water entering through the cold water inlet pipe (9) forces hot water out of the hot water storage tank (5) through the hot water outlet (10) whenever a hot tap is turned on.
Unlike continuous flow hot water systems, the water is always hot at the hot water outlet of the hot water storage tank. This makes them more water efficient than continuous flow gas hot water systems.

In a high efficiency gas hot water system, up to 93% of the heat in the exhaust gases is transferred into the water inside the hot water storage tank.

ADVANTAGES AND DISADVANTAGES of gas storage hot water systems

As a plumber I am often asked if I would choose a gas storage system or a continuous flow hot water system.

These are the pros and cons of the gas storage system.

PROS

Water efficient. Owners do not have to wait as long as they would for hot water when compared to gas continuous flow / instant hot water.
Gas storage systems deliver 3x more hot water in the first hour than a similar sized electric hot water system.
Domestic gas storage systems do not require electricity.
They come in a huge variety of commercial hot water systems.
They require a small gas line and use 80% less gas than a continuous flow system when they are on.
Very quick recovery if you run out of hot water.
Consistent hot water temperature.
Can be plumbed so 75°C water goes to kitchens and laundries and 50°C water goes to ablution areas as per AS/NZ 3500.
Easy to repair.
You will have hot water during blackouts.
Long life expectancy.
Because of the cost of water in Canberra, the high efficiency gas storage systems are likely to be cheaper to run than continuous flow hot water systems.
Water will stay hot for days without any heat input
Cheaper to install than continuous flow and does not require an upgrade to 20mm gas pipe.

CONS

They take up more space than continuous flow hot water systems.
They do not provide an unlimited amount of hot water per hour.
There are no internal high efficiency storage systems available for the domestic market.

There are two categories of gas hot water systems for commercial hot water installations and domestic installations. They are gas continuous flow/instantaneous (instant) and gas storage systems. 1. All hot taps are closed. There is no flow. The 3 litres of cold water in the heat exchanger is stone cold. The gas burner is off.

2. A hot tap is turned on and cold water begins to flow through the heat exchanger. The gas valve opens and the gas is ignited. The gas flame begins heating the heat exchanger. 300ml of the original cold water in the heat exchanger comes through the hot water outlet of the system. This water is not hot enough for use.

3. A hot tap is on and cold water continues to flow into the heat exchanger. The cold water originally in the heat exchanger is moving through the system and is taking on heat. Although not as cold, another 300ml of the original cold water in the heat exchanger comes through the hot water outlet of the system. The water at the outlet of the system is still not hot enough for use.

4. A hot tap is on and cold water continues to flow into the heat exchanger. The cold water originally in the heat exchanger is moving through the system and is taking on more heat. Although slightly warmer, another 300ml of the original water in the heat exchanger comes through the hot water outlet of the system. The water at the outlet of the system is still not hot enough for use.

5. A hot tap is on and cold water continues to flow into the heat exchanger. The cold water originally in the heat exchanger is moving through the system and is taking on more heat. Although slightly warmer again, another 300ml of the original water in the heat exchanger comes through the hot water outlet of the system. The water at the outlet of the system is still not hot enough for use.

6. A hot tap is on and cold water continues to flow into the heat exchanger. The cold water originally in the heat exchanger is moving through the system. Now much warmer, another 300ml of the original water in the heat exchanger comes through the hot water outlet of the system. The water at the outlet of the system is still not hot enough for use.

7. A hot tap is on and cold water continues to flow into the heat exchanger. The cold water originally in the heat exchanger is moving through the system. The water is about 45 degrees and another 300ml of the original water in the heat exchanger comes through the hot water outlet of the system. Although very warm, the water at the outlet of the system is still not hot enough for use.

8. A hot tap is on and cold water continues to flow into the heat exchanger. The cold water originally in the heat exchanger has completely moved through the system. The water is about 50 degrees and another 300ml of the original water in the heat exchanger was lost through the hot water outlet of the system. The water at the outlet of the system is now hot enough for use. Now the hot water must travel from the outlet of the system to the tap. The hot tap is typically 2 -20m from the hot water system.

ADVANTAGES AND DISADVANTAGES of gas continuous Flow/Instant/instantaneous hot water systems

As a plumber I am often asked if I would choose a gas storage system or a continuous flow hot water system. These are the Pros and cons of the gas continuous flow.

PROS

They produce an unlimited amount of hot water.
Take up minimal space.
They can be installed in roof spaces and under floors.
Are available in indoor and outdoor models.
Are available in a range of sizes for different uses.
Models are available for commercial hot water installations.
Suitable for inconsistent and extremely high hot water demand such as canteens, hotels and sporting fields.
Rheem and Rinnai make very reliable models.
Better for the environment than electric hot water systems.

CONS

Are not very well insulated so the water inside the system looses heat very quickly.
Not very water efficient. Owners have to wait longer for hot water than they would for hot water from a gas storage system.
Most require a 240 volt power supply for the electronics.
They require 80% more gas than a gas storage system when heating- this means larger gas pipes. Sometime they require a full upgrade to the gas meter and the gas piping from the meter.
They are more computer than plumbing. Therefore, they are not easy to repair and can be expensive to repair.
Some brands are not very reliable.
Inconsistent hot water temperature.
They are restricted to minimum and maximum flow rates.
Most will only lift the temperature 25 -35°C above the incoming water temperature.
You will not have hot water during blackouts.
Because of the cost of water in Canberra, they are more expensive to run than high efficiency gas storage systems.
They are more expensive to install.
Because of the electricity they use and the energy involved in treating potable water, it is likely they are not as beneficial to the environment as people expect.

What happens when you do not use a professional leak locating and detection service?

This is an example of what can happen when you do not check to see if your plumber has the experience, and the correct leak locating and detection equipment.

On the recommendation of the strata managers, we were called by the owner of this Canberra unit to help find the location of a hot water leak. When we arrived we found these massive holes in the walls and under the bath. This bathroom had been completely renovated just 6 months prior to the water leak occurring.

Apparently the owner had been away for a few weeks. When she returned home she noticed condensation coming out of the walls in two bathrooms. In a panic, she called a plumber who had little water leak locating experience and no water leak locating equipment. He took tiles off and smashed holes in the walls where he thought he could hear the leak. The plumber eventually gave up, leaving thousands of dollars worth of additional damage to the bathroom.

When we arrived we electronically located the pipes. We then used specialist heat locating equipment and other investigative techniques . We found that the water leak was in another room at least one meter away under the floor. We marked the spot with a blue X in front of the toilet.

We then noted that the pipe was a meter below the tiled floor . If we were to try to access the leak through the floor at this depth we would have needed to pull up most of the floor. This would have left an additional bill in the thousands of dollars. It would also effect the structural integrity of the building.

Instead of up pulling up the floor, we accessed the pipe from outside through the brick wall. Once done the bricks could easily be replaced within a few hours.

Because we are also fully licensed plumbers we were able to quickly repair the pipe.

Our invoice was a little over $1000.00. It will cost about $330.00 to have the bricks put back in. The bill for the repairs to the bathroom walls is likely to be double that.

If you have a water leak, call a professional with the correct equipment. Do not be afraid to ask them if they have their own leak detection and leak location equipment. It could save you a fortune.

In my previous blogs I stated that Solar hot water system prices vary for 6 main reasons. They are - rebates - the efficiency of the system- type of system - size of system - the quality of the installation and whether the system has to be moved away from the location of your existing hot water system.

This third blog in the series deals with the types of systems. There are 7 categories for solar hot water systems - Heat pump, roof mounted, split, evacuated tube, flat panel, electric boosted and gas boosted.

Heat pumps consists of a storage tank fitted with a refrigeration unit that uses latent heat energy in the air to make hot water and will work in temperatures as low as -10 Celsius. Based on the same principles as a fridge in reverse. Heat pumps are the cheapest to install and can provide ample hot water in Canberra all year round.

Roof mounted systems consists of a storage tank coupled to 1 or more panels or evacuated tubes installed on a roof. These can be among the cheapest to install. However, even with gas boosting they are likely to get the lowest number of STCs and therefore be the most inefficient.

The split system consists of a tank on the ground with either evacuated tubes or flat panels mounted on the roof. Split systems allow for more flexibility in the installation. They generally get high numbers of STCs
Evacuated tube systems usually form part of a split system. They are less prone to frost damage and can be relatively inexpensive to repair. They are among the most expensive to install

Flat panels form part of both roof mounted systems and split systems. In the split system variety they can get a very high number of STC's. They are more prone to frost damage. They are generally cheaper than evacuated tube systems.

Electric boosting is common in split, roof mounted, evacuated tube and flat panel systems. An electric element is installed in the bottom of the tank or mid way.

There are two types of gas boosting - Pre Gas boosting and post Gas boosting. The later is the most environmentally friendly and cheapest to run. However, It is the most expensive to install. Over the life of the system it is more economical to install an electric boosted solar hot water system.

How to fix broken solar Hot water systems

There are many reasons why a Solar hot water system will fail to provide hot water.

The most common reasons are..

The electric or gas booster has been turned off. To fix this you can check your switches, fuses and valves. You can also check your owner's manual for relighting instructions. If your booster does not work after this you will need a Solar hot water repair service.

The solar collectors are in too much shade or they are dirty. To fix this you can chop back any overhanging branches and clean your collectors with soapy water. You should also check that your collectors are facing towards north at a pitch of 45-55 degrees.

The glycol or heat transfer fluid has leaked away ( roof mounted tanks and a small number of split systems). To fix this you will need a solar hot water repair service.

The solar circulating pump is not working. To fix this you should check all 3 pin plug connectors and check sensors are fit well into the sensor ports. Test power supply with a low wattage lamp. If there is power at the pump supply replace the pump. If there is no power at the pump supply and the sensors are secure in their ports you will need a Solar hot water repair service.

Either the sensor wire in the tank or in the collectors is faulty. To fix this check both sensors are secure in their ports. Check that the wires between the sensor and the solar controller are not broken. If the sensors are secure in their ports and they are not broken you will need a solar hot water repair service.

The hot water tempering valve is faulty. To test the tempering valve check the temperature of the water coming out of the storage tank. This can be done by holding a thermometer under the outlet of the relief valve while pulling the lever on the valve to release water slowly. If the temperature of the water coming out of the relief valve is significantly hotter than the water coming out of the hot taps you will need a solar hot water repair service.

The pressure and temperature relief valve is constantly running. This is normal during sunlight hours and during boosting. If this occurs in other times you will need the assistance of a solar hot water repair service

The electronic controller is faulty. If this occurs replace the controller with a similar model and brand. A faulty solar controller can be very hard to diagnose. Therefore you may need the assistance of a solar hot water repair service

In my previous blog I stated that Solar hot water system prices vary for 6 main reasons. In addition to the higher STC rebate the more efficient systems will consume up to 40% less energy for boosting. Therefore they will also be cheaper to run.

What to do with blocked stormwater drains.

It is raining again in Canberra and Queanbeyan and people are asking how to clear blocked stormwater drains. Given all the consistent rain we are experiencing, now is the time when you will learn what condition your stormwater drainage system is in.

The first sign of a problem is likely to be your roof gutters overflowing. These will need to be checked for the build up of leafs, sticks and bird’s nests. You can clean them yourself with a dust broom and garden hose. However, given that most domestic injuries are ladder falls, it may be prudent to employ professionals to do it for you. We use and recommend a company called Gutter Vac

Once your gutters are clean check to see that water is draining down the downpipes. If they are not draining, tap the down-pipe with a rubber hammer handle along its length until you hear a hollow metal sound. This will tell you how much of the down-pipe is holding water. If all of the down-pipe is holding water you will need to cut a hole about 50mm in diameter at the very base of the down-pipe.

This will allow the water to drain out. You can than push a hose up into the down-pipe flushing any rubbish out as you go.

Once your downpipes are clear check that the stormwater drains are clear also. You can do this by running a garden hose down into the drain. Do this for about 5 minutes for each downpipe. If water begins to overflow out of the hole you have cut in the base of the downpipe it means that you have blocked stormwater drains.

You can attempt to push the hose into the drain until you cannot go any further. When you hit something hard, push the hose backwards and forwards a number of times as this may clear the blockage. You will know when your blocked stormwater drains are cleared as water will stop overflowing out of the base of the downpipes.

If the stormwater drain remains blocked you will need a licensed plumber or drainer with an electric eel or jetter to clear the blockage for you.

If you live in a rural area with severe frost should you choose a solar hot water system with water filled flat panels or evacuated tubes?

This is a commonly asked question by nearly every person looking to purchase a solar hot water system regardless of whether they live in town or out of town.

At 6 Star Hot Water and Plumbing Canberra our experience has shown that there is no real difference between the water filled flat panels and the evacuated tube solar hot water systems.

Both types of hot water systems have an electronic frost protection function. This function is set to automatically turn on the small solar pump which normally circulates water from the solar collectors into the solar storage tank. This is based on the principal that flowing water will freeze at a significantly lower temperature than static water.

This circulating water protects the collectors and the solar circulating pipes between the collectors and the solar storage tank from freezing.

The electronic frost protection system also allows the warmer water from the base of the solar hot water storage tank to circulate through the pipes and collectors.

Because evacuated tube systems only have electronic frost protection the solar circulating pipes between the collectors and the solar storage tank are more susceptible to freezing. Freezing in the solar circulating pipes will occur if any one of the circulating pump, solar control pad or sensors malfunction. In particular, cockatoos like chewing through the sensor wire connected to the collector sensor.

However, this does not mean that evacuated tubes are less suited to rural areas than water filled flat panel collectors.

Water filled flat panel connectors require a secondary frost protection system as a backup for the electronic frost protection system. Though, this is does not always help.

The secondary frost protection system on a water filled flat panelled system relies on water pressure to prevent the panels from freezing and cracking.

The secondary system required for a flat panelled system in frost prone areas is called an anti frost valve. The anti frost valve opens to let water, which is pressurised by your domestic pressure pump, to flow through the panels and onto the roof surface when the water in the panels drops below 2 degrees Celsius. This is likely to occur if the circulating pump, solar control pad or sensors malfunction. The anti frost valve’s purpose is the based on the same principles as the electronic frost protection function.

However, if you live in a rural location and you rely on an electric pump for your domestic pressurised water, you could find yourself in big trouble. Especially if you get a heavy frost and a blackout at the same time.

While the anti frost valve may open during a blackout, your electronic frost protection will not work and your domestic pressure pump will not supply pressurised water to the panels. Therefore the water in the panels will be static. Not only can your panels freeze and crack so can your solar circulating pipes.

As a general rule I would say if the electric hot water system is older than 10 years and you have not had any parts replaced since it was new, it is probably not worth the risk of repairing it.

How to choose a hot water heater

When buying a hot water heater your choice will be based on a number of reasons specific to you. These will be energy efficiency, environmental impact, the size of the hot water system and its location, amount of available hot water, installation costs, reliability, serviceability and safety. We will compare these issues one by one

Consider the Energy efficiency

Over a year, for an average household a 5 star Gas Storage hot water heater is likely to use 5%-10% more gas than a Gas Continuous Flow/Instantaneous hot water system. However, a 5 star Gas Storage hot water heater system does not require any electricity to run its computing and standby functions as does a Gas Continuous Flow/Instantaneous hot water system.

Further, according to a paper delivered by Adjunct Professor Alan Pears at the National Plumbing Regulators Conference 2008, gas storage systems may be on par with Gas Continuous Flow/Instantaneous hot water system for gas consumption in houses using 150 to 250 litres of hot water per day.

The best way to determine how efficient the hot water heater will be is to ask the sales person to tell you the average yearly gas consumption of the various units they are selling to you. Don’t forget that a Gas Continuous Flow/Instantaneous hot water system also uses electricity which is not included on the gas consumption data plate.

What is The Environmental impact?

This can be broken into two categories

The Carbon Footprint

Both the 5 star Gas Storage hot water heater system and Gas Continuous Flow/Instantaneous hot water system have lower carbon footprints than an electric boosted solar hot water heater. The Gas Continuous Flow/Instantaneous hot water system will use 5 -10% less gas than a 5 star Gas Storage hot water heater system. However, a Gas Continuous Flow/Instantaneous hot water system requires electricity.

The Water Efficiency

The Gas Continuous Flow/Instantaneous hot water system has minimum flow requirements before it will start heating water. Some units range between 2 and 3L/minute. We have found that some of the more water efficient shower roses have to be changed or their restrictors removed so that the Gas Continuous Flow/Instantaneous hot water system will produce hot water. The minimum flow rates of a Gas Continuous Flow/Instantaneous hot water system means that you cannot be economical with water whilst doing things like shaving and rinsing dishes.

The 5 star Gas Storage hot water heater system will lose up to 2000 litres of water through its relief valve every year. This water is wasted if is not collected for the gardens.

The Gas Continuous Flow/Instantaneous hot water system will lose between 15,000 litres and 20,000 litres of cold water down the drain every year. This does not take into account the longer shower that also might be had.

How to deal with blocked drains in your sewerage system

First and most importantly, you need to know that your sewerage drainage system deals with all black water from toilets and grey water from showers, sinks, laundries and basins. Your sewerage will contain some remnants of blood, skin, faeces, fat, food, detergents, chemicals, hair, tampons and semen. Yes it is gross I know!

A blocked and overflowing sewerage drainage system can be very messy and pose a very serious health risk. The first symptoms of a blocked sewer may be gurgling in the sink when you are using the bath or toilet or visa versa. The water in the toilet may rise up, you may notice that the water sucks out of the toilet when you flush it. You may also notice that water is overflowing from one of the gully traps outside your house.

If you think that you have a blocked drain you need to deal with it straight away. The longer you leave it the worse the possible consequences.

Normally when any of the above occurs it is too late for a root pellet or caustic soda.

To clear the blocked drain you could try a large plunger or mop. You will have to pump the mop or plunger into the toilet or gully trap very fast a number of times to get the blockage moving.

If this doesn’t work, you could hire an electric eel or jet rodder and try to clear the blockage yourself. However, I would not advise it as these are very dangerous to an untrained operator. If you have read above you would now know that they are covered in the infectious remnants of other peoples blocked drains, They have also been known to break bones and cause horrific wounds.

The best and safest thing to do when you have a blocked drain is to call an experienced licensed plumber. If you call a plumber and you have used pellets or caustic soda let the plumber know. Caustic soda and pellets can cause serious burns to bare skin and the plumber may have to stick their arm in your drain.

When the plumber arrives ask them to check the whole drain for any other potential blockages with their electric eel or jet rodder. This will keep the drain unblocked for longer and can save you a considerable amount of money in the future, as you are only paying for one call-out and you are not paying the plumber to set up and pack up his drain cleaning machine more than once. How To Fix Leaking toilets

Leaking toilets can waste thousands of litres of precious drinking water every year, and there are many causes.

There may be dirt in the mechanical parts of the toilets, the seals may have perished, a part may have broken or something foreign may be interfering with the mechanics of the toilet cistern.

When fixing a leaking toilet you may find that there is a combination of problems. In some cases you will have to replace 3 or 4 seals in the toilet cistern.

To determine what is wrong first observe what is happening inside the toilet cistern.

If water is continually overflowing out of the toilet cistern, over the central overflow pipe, into the pan this would likely mean a faulty inlet valve. Some inlet valve seals are repairable. However, you may need to install a new inlet valve.

If water is continually running out of the toilet cistern, but not over the central overflow pipe into the pan, this would likely mean a faulty outlet valve or outlet valve seal. Most outlet valve seals are replaceable. It is important that you get the right outlet valve seal, as the seals are not interchangeable with other brands.

Importantly, when undertaking any repairs follow the manufacturers guidelines. As you could end up with cross contamination of your toilet water and tap water.

While fixing your toilet, test each part to ensure that it is working independently of all of the other parts. Therefore, when you fix a leaking inlet valve, move on to check the operation of the outlet valve, and visa versa.

There are some older toilets that just cannot be fixed. These usually have brass internal mechanisms. These mechanisms are long-lasting. Some of the brass workings can be replaced. However the cost of replacing them can be considerably dearer than a new toilet cistern.

We also find that there are some very cheap imported brands that can be extremely difficult to get parts for. We find that the price of the parts is dearer than the whole toilet suite. So, try to avoid these altogether.

Other causes of leaking toilets may be perished flush pipe seals. These are the seals on the pipe between the cistern and the pan. When these leak they give the impression that the seal between the toilet pan and drain is leaking. In fact, it is water dripping out of one of the flush pipe seals onto the S-bend and then down to the floor seal. In most cases these seals are easily replaced. However, in some cases you may need to remove the cistern to change these seals.

Dripping taps and Leaking taps - how to fix them in Canberra?

When we attend to your taps we don’t just change the tap washers. We know that taps can drip and leak for many reasons other than a bad tap washer.

Did you know that the tap seat is just as important as the tap washer?

If the tap seat is not flat or smooth your tap washer will not seal on it. We always grind the seat of every tap we attend to. If the tap seat is too warn or grooved to grind we will screw in a new tap seat for you.

Did you know that a bad tap washer or bad tap seat may not be the only cause of a dripping tap or leaking tap? If you have a dry o-ring or dry thread inside the spindle it will feel tight. We always service every spindle of every tap we attend to. We always clean the internal and external threads, replace the o-rings and lubricate the inside of the tap spindle.

Before we put the tap back together we flush the brass from the old seat out of the tap body. We then install high performance brass hydro-seal tap washers. These have been known to keep working perfectly for 20 years or more.

Bad washers and worn seats can also result in water hammer. Some tap washers are good for a year or two. However, over time they flatten and can result in bad water hammer and noisy pipes.
