		<description>What you say sounds nice. But I don't see it from what you present. Some of your offerings have been there for a long time. The mid priced stuff you show seems mispriced relative to either Katona or Peekskill. What is troubling to me is the rentals you show. That is unusual. This is because the houses can't get sold. So the inventory is much larger than mls would suggest. What are these places worth? My guess 15-18X's annual rent. But you won't get a commercial buyer at that rate. 

The incentives are gone. FHA, Fannie and Freddie are making it tougher to qualify. The home buyer credit is fading away. 

You want to sell a ton of RE in a rising market? That would be easy. Do a Prop 13 in Westchester. Put a tax number on a home sale of 1.0% of sale price for 10 years for values &lt; 1mm. Over 1mm it would be 1.5%. You buy a house for 500K your taxes are 5,000. Your macmansion would cost only 15k versus the 30k you might have to pay today.</description>
