5 Proven Real Estate Tips to Succeeding at Fixer Uppers

Now that you’re a bit more familiar with the dynamics of investing in fixer uppers, you are probably itching to make your dreams a reality. Well, Congratulations on getting closer to your goals. In this brief article, we will provide you with not one but 5 real estate tips to succeeding at fixer uppers that you can use right now to skyrocket your fixer upper profits. Are you ready? Well, let’s get started.

First of all, you must have a realistic goals and a written plan to succeed with fixer uppers. By having set goals and a written plan, you will be better able to achieve your success. For instance, it isn’t just enough to say that you want to own some fixer upper properties within 5 years, you must be more specific. For instance, you have to say, “I want to purchase 5 fixer upper houses in the next five year by working a part time gardening business and reinvesting all of my profits into my real estate venture. I will purchase my first fixer upper property within 1 year and 4 more properties each year thereafter.”

Second, you must put in the necessary education. Although investing in fixer uppers sn’t exactly difficult, it does take a bit of knowledge about finances, real estate properties, current market conditions, real estate selling and closing prices, etc. In addition, you must be familiar with the various different types of fixer upper properties you can own as well as financing options.

Third, you have to stay focused on your goals. Yes, you will experience some temporary setbacks while investing in fixer uppers and you will have to put forth a bit of effort to make your real estate dream come true but you can do it if you stay focused on your future, use proven tips from other fixer upper experts and execute your plan. Once you do this, you will succeed in your fixer upper investment efforts.

Fourth, you have to find the fixer upper investing approach that works for you and be persistent with that particular method. For instance, if you’re an expert rehabber then you might find that you enjoy purchasing fixer upper properties that need a bit of work and then flipping then. However, if your goal is to secure monthly income from your fixer upper properties then purchasing a small apartment or house in need of repair, fixing it and then renting out, might be your better option.

Fifth, surround yourself with positive people and develop a fixer upper investing team. This way, you’ll be able to capitalize on everyone’s strengths to maximize your profits. For instance, you’ll need a fixer upper renovation team, mortgage or bank broker, real estate agent, etc.

In conclusion, investing in fixer uppers can be extremely fun and exciting. However, if you truly want to be a successful fixer upper investor, you must have an individualized plan, set and stay focused on your goals, find and implement a real estate investment approach that works for you and secure a good team. Once you do this, you will become a successful fixer upper investor and can make your real estate dreams come true. Good luck!

Need to add an extra little touch to that place of residence? One answer….house signs! It is like the cherry on a cake and is a great addition to your lawn and/or garden decor (right beside that cute, little hummingbird feeder).

These days people are becoming more conscious about the look and feel of the interiors and exteriors of their homes. One method that’s becoming increasingly popular is through the use of personalized house signage. Custom made home signs are usually designed to contain at least the last name (surname) along with a meaningful graphic and in many cases a civic number. Computer technology has made it possible for sign makers to design to a clients specific needs which means that adding an actual photograph is easily integrated into the design. For example, some may want to include a photo of their pet, or some other important item that has specific value or interest which helps for further customization. It makes the sign …”You”.

When shopping for a house sign always look for a product made of a high density, weather proof PVC plastic material which is made especially for outdoor use. The advantage of course is the durability factor against all types of weather conditions to avoid splitting or cracking that wooden signs tend to be subject to. Carved or painted signs are a good option but I would recommend a printed image adhered to a sign backing. The reason being that usually if a detail such as a civic number needs to be changed a year or two down the road a print is much easier and cheaper to replace (just unstick the previous and stick another one on). Another reason is that the print allows for greater customization.

Printing is usually done on a special water proof, vinyl material that stands up for years against sun fade and weathering. A special lamination is also applied to give added protection.

House signs are also great gift ideas for those people who have everything else!

The real estate bubble may have burst, but the fact remains that real estate is still an attractive investment. You just have to be able to look at the advantages that are presented in the down economy.

Some say that the real estate market is in a depression. Others call it a recession. Others are in complete denial. The third parties are usually those in politics or real estate agents. Anyone who is trying to sell a home knows it is bad out there. But the good news is that as bad as it is for sellers, it is a great market for buyers.

Anyone who has money to invest should invest part of it in real estate. There are three different reasons for this: The interest rates are rock bottom and not likely to get any lower, the housing prices are lower than ever and the market will eventually rebound. You can still make money today in real estate; you just have to look at the property as a long term investment instead of the quick buck.

The days of flipping real estate properties that are accumulating so fast in value that you cannot keep up with them are gone for now. They will most likely return, but not for a while. Now you have to work with what you have which is a real estate market in which there are a lot more sellers than buyers. This puts the buyer in the driver’s seat.

Along with the fact that it is a buyers market, you can also work with the fact that the mortgage rates are lower than ever. So you have an opportunity to buy low because the market is saturated with homes for sale and not enough buyers as well as an opportunity to get a good loan package because the rates are low and lenders are dying to make loans so that they can stay in business.

If you have money to spend on real estate, you are in a great situation today in the real estate market. Look at the real estate investment as a long term investment instead of a short, get rich quick scheme. You can make money when the bubble begins to grow again, and it will. The real estate market goes up and down like the stock market. It will rebound.

You can make money today in real estate but you have to make smart choices. Purchase property in areas where the housing prices have remained stable. Also look at the growth in your area. Where is the next boom likely to hit? This is speculation, but if you track trends in the real estate market and do a little bit of a study, you can see the next area where developers will likely target. This is a good place to buy real estate, even if it is just a vacant lot.

Real estate is usually always a good investment, especially if you plan to live in the property. However, it should be looked upon as a good long term investment and not a way to get rich quick.

When it comes to window box ideas, personality will tell the whole story. Plants are a good way to keep a window box neutral and flowers are a good way to add highlights. A window box should contain a mix of plants and/or flowers that considers size, color, layout, and most importantly pesonal style.

Here are some ideas to help stir up your imagination:

1. Hanging plants are a great window box idea if you want to give the look of fullness or if you want to blend the box into a garden are below. You can also use them to flow into a landscaping area beneath a window or to draw attention away from a plain wall. Potatoe vines, aubretia, or geraniums are all great ideas that can create this artistic flow.

2. Climbing plants and vines can be used to integrate the window box upward and outward into the home. If you’ve already got climbing vines on your house try adding a window box and having them flow down into the window box where a tall plant or some bright colors can pop out: great choices are virginia creepers, wisteria, and ivy.

3. Tall plants are great window box ideas when surrounded by smaller complimenting plants. They can act as center highlights that draw attention to your window box and make it a focal point on the house: lillies, amaryillis, and gladiolus are all popular choices.

4. Perrenials are flowers that will last 2-4 years and are great choices for lesser maintenance: foxgloves are popular and one of my favorites. If you like the idea of switching it up more often make sure you get flowers that are annuals.

5. Color is a good way to draw attention to a window box and make it stand out: Impatients, violets, tuplis, jasmins, and daisys are colorful options that are great for accenting a box on the sides or even for filling it up completely. Stick with simple green plants if you want to remain neutral and accent rather than highlight your window box.

No matter which window box ideas you use, remember to take into consideration how you want it to look and feel. Should it stand out or blend in? Should it stand alone or flow with your landscaping? Should your window box have a mixed variety or a consistent look? There’s no wrong answer, just the answer that make you the most happy so let your imagination soar.

Would you buy homes if you could get them for 31-cents on the dollar? I mean, would you pay $62,000 for a home worth $200,000?

I know that sounds crazy, but I also know it’s happening right now, today!

”Fortunes are made when blood is in the streets.” You’ve heard that one, right. Well, when it comes to the housing crisis in the U.S., blood is in the streets and fortunes are not being made, but augmented.

It’s the folks who already have fortunes that are buying American real estate at “dollar store” prices. I’m talking about sovereign wealth funds. Let me remind you of exactly what a sovereign wealth fund (SWF) is. A SWF is a state-owned investment fund composed of financial assets and pools of money derived from a country’s reserves, which are set aside for investment purposes that will benefit the country’s economy and citizens.

We Buy, But Don’t Sell

The funding for a SWF comes from central bank reserves that accumulate as a result of budget and trade surpluses, and even from revenue generated from the exports of natural resources.

It boils down to this: The U.S. has been buying way more from other countries then they have been buying from us. We have all that stuff that we purchased through Wal-Mart… and they have all our money. In our modern world all that wealth is really just a few digital computer blips. If it were actual thousand dollar bills they would have enough to fill China’s Bird Nest Stadium to overflowing.

We are experiencing the greatest transfer of wealth the world has ever seen. For those of us in the U.S. the wealth is traveling in the wrong direction.

Billions and Billions and Billions…

The amount of money in these funds is mind boggling. As of May 2007, the UAE’s (an oil producer) fund alone was worth more than $875 billion. The estimated value of all SWF cash is estimated to be $2.5 trillion and growing.

Due to those Washington politician’s self-serving fiscal policies the value of the dollar has been dropping faster then a speeding bullet. No one with the slightest understanding of economics wants to own something that continues to drop in value, and that includes managers of the sovereign wealth funds.

The SWFs are using our dollars to buy up assets with appreciating value around the world. In the U.S. that includes valuable real estate like the Chrysler Building purchased by an Abu Dhabi fund.

The Big News

But here’s the big news. The funds are now ready to grab tens of thousands of foreclosed homes in the U.S.

When a bank takes back a home it goes into their REO account. REO stand for real estate owned and banks have thousands and thousands of owned homes sitting vacant. They have far more homes available then interested buyers… until now. The SWFs are to turning those depreciating Wal-Mart dollars into solid real estate assets.

When you have the cash you can make killer deals. In previous articles I have suggested that investors band together and buy bank owned homes by the dozen. That’s how you sift fortunes from the blood flowing in the streets. Do you suppose someone in Saudi Arabia read that?

The sovereign wealth funds are operated by smart guys and they can recognize opportunity when they see it. American bankers are desperate and the SWFs have big money. Do you think some sweet deals are going down? You bet your FICO score they are. These are cash deals that may save some banks from going under.

One buyer representing a SWF is now willing to pay 50 cents to 60 cents on the dollar for a collection of California REOs worth, at a minimum, $500 million.

It is reported that this same buyer negotiated a $2 billion package mixed with homes across the country for 31 cents on the dollar.

Here’s where you should ask, “So what? Why should I care?” Well, those funds must profit from their investment by offering those homes for sale.

Since they purchased them at deep discounts they can sell them at discount prices. When you under cut market prices you bring down the value of all homes in the market. That means even more people will find they owe more on their mortgage then their home is worth.

Does that mean more foreclosures, more homes offered at discount prices and a further drop in value for all homes? Darned if I know, but I am sure glad that I sold my investment property two years ago.

Do you have a big, cold, wasted basement under your house? If you do, this is a great opportunity to turn that room into something exciting and in some cases even free up more room upstairs. Basement design ideas are as good as you want to make them and the more you use your imagination, the better ideas you will come up with. Here are 7 time tested basement ideas that can add to your home and make it an exciting place to live:

1) Basement Home Theater – Or maybe just a big TV room if you choose. With the proliferation of reasonably priced LCD flat screens now. this basement design idea is one of the most popular. If you turn your basement into a movie/TV room you can set up great speakers and have a great movie experience whenever you want. It may even save you money on movie tickets!

2) Basement Workout Room – More and more people are buying tread mills, weight sets, and elliptical machines and what better place to put them than in the basement. Do up the room nicely and you have yourself your own private gym!

3) Basement Workshop – If you have enough lighting and door space to get things in and out, a basement workshop might be right for you. Working in your basement in the cold winter months would be a lot nicer than in that cold garage.

4) Basement Bar / Entertainment Room – If you don’t have enough space to entertain upstairs, you might consider moving the party downstairs. This is a great idea for some smaller houses. If you can put in a mini kitchen in the basement and some fun furniture you are ready to party!

5) Basement Office – Many people need to work at home in today’s modern world and moving the office downstairs to the basement is a great idea to separate work from play. Making a basement office also frees up a bedroom or the den where the office was.

6) Basement Game Room – Put in a pool table or a ping pong table along with a big TV and you have yourself a game room for everyone to enjoy. Adding a pinball machine will really add to the ambience of the game room!

7) Guest Bedroom – Turn your basement into the guest bedroom and free up a room upstairs for yourself. This will work best if the basement has a bathroom and a shower of course.

These are just some of the basement ideas you can use to make your basement into a room that is used instead of one that just sits there empty.

Do you have a house selling plan while trying to sell your house? If not, then you really should. A house selling plan places things in perspective for you when you wish to sell your house. A house selling plan includes those things that can be done to enhance the market value of your house. A house selling plan orders your steps in your endeavor to sell your house.

The most effective way to put a house that will sell double-quick on the market is to modify the house to fit what the target audience will wish. Take a look at your house before you sell it. Would you purchase it yourself? If not, then dont anticipate another individual to be raring to purchase it either. The decree that comes to mind here is “Do unto others as you would wish them to do unto you”.

Sometimes, using a realty agent to sell your house can come with a host of advantages. A realty agent may be deluged by work and may not give your house the attention it needs to facilitate a quick and successful sale. If you sell your house by yourself, you have the luxury of focusing on your house and not being distracted by further lines of work.

You may decide to have an open house sign placed in front of your house to engage in potential homebuyers. Open house is a marketing strategy that allows anyone who is interested in buying a house come in and scrutinize your house. The disadvantage of having an open house is that even people who have no intention of buying a house troop into your house.

You would not be interested in buying a house that has no heating system, would you? In the same vein, no homebuyer will wish to purchase a house that has no heating system. If your house is lacking in essentials, you should address it in order to sell it off promptly.

A house that has a floor filled with stains can depreciate in value when you try to sell it. Before you put your house up for sale, get rid of any stains that may diminish your homes price tag. The first thing you have got to do before you sell your house is to enhance its look.

Whether you are helping someone sell his house or you are selling your own house, you will need a lot of help. Marketing your house involves a lot of paperwork and proficiencies. You can get ideas about how to sell your house from other house owners who have sold their homes without stress.

House selling rules of thumb can be obtained from a diversity of sources. House or realty magazines can assist you determine how to sell your house. The net can also be a helpful source of information for the sale of your house.

How often have you heard people say can t sell my house or maybe even house won t sell.

And times are tough selling into this current tough market. Make sure you do the homework before rushing into selling your greratest financial asset.

The business of real estate investing, contrary to many late night TV programs, can be very complicated.

It is in no way a get rich quick project. For many, real estate investing is just another failed career and it may not seem clear why. However, real estate is an actual business and requires the same amount of time, effort and energy as running any other type of business.

There is a common misconception that when the real estate market is doing well, anyone involved can make a small fortune. Sadly, real estate investing is much more complicated than that.

If you are considering a career in real estate investing, there are a few things that need to be taken into consideration that will help ensure your have a successful and profitable experience.

First, real estate requires a lot of time. If you already have a job and you are not willing to devote an additional 4 to 8 hours per week establishing your new business, real estate investing may not be for you.

This is not something that can be done “only when you feel like it” and be expected to yield profits. The market is always changing and growing, so every individual investor needs to stay on top what’s happening in their local area. You can do that buy talking to a few home sellers every week.

You will quickly learn how to deal with sellers, but you will also find out if buyers are plentiful or scarce in certain areas. That is valuable information that can put you far ahead of other investors.

Money is a huge consideration when deciding if real estate investing is right for you. One of the exciting aspects of real estate is that anyone can get started with very little cash. When you don’t have money or borrowing power you must make up for that with hard work and continuing education.

One of the most popular avenues to successes is rehabbing properties. The key is learning how to buy single family homes or small apartment complexes and renovate them to increase their value. That not only takes effort, but at least some cash.

Short term loans from friends or family often make this type of business very appealing. But don’t fool yourself. You must have the self-discipline to work night and weekends until your project is finished. It’s hard work, but if you have the proper determination you will be very well rewarded.

Business skills are also needed for real estate investing. Generally, investors stay personally involved in the business they create rather than leaving everything in the hands of other members of their team. You will be making investment decision, dealing with sellers, negotiating contracts and managing tenants. Of course, you might consider hiring someone to do much of this work for you, but the more people you hire the less money will go into your pocket.

Yes, you can start small and work your way to a real estate fortune if you are willing to learn at the school of hard knocks. Most people make the mistake of never getting started in real estate, because they never believe they have all the required knowledge.

Here’s a news flash! You will never know every thing there is to know about real estate investing. You must learn on the job and to do that you have to begin talking to people who have property for sale. Ask questions and listen. Do that often enough and you will soon be able to recognize a good deal when you stumble across it.

Every investor should build a library of real estate investing material. It is something you will refer to again and again over the years. Do a little hunting in used books stores and online at sites like AbeBooks.com, BookDepot.com and Alibris.com. Or the Websites that specialize in real estate investing information like CashFlowInstitute.com.

You will pay just a few dollars for the same information that would cost you thousands at a real estate guru’s seminar.

Promise yourself you will begin talking with home sellers this week! Begin by asking why they are selling, what they will do after selling and what their plans on for the sale proceeds?

Do that often enough and you will soon be able to recognize a profitable purchase when you find it. You will be on your way to real estate investing success.
