Great tips if you live in Houston's Bay Area and Galveston's Gulf Coast.I'm sharing Kathy Streib, owner and home stager of Room Service Home Staging in Palm Beach County blog on FAQ's for selling a property on the Coast. Living on the coast we always have to take precautions for hurricane season. Kathy has devised a list for homeowners that have a house for sale on the coast and what to do during this season.If you keep the shutters on the house it will be very dark inside, even with lights on, and it may not show the view you may have. When I’m providing a Home Staging Consultation around hurricane season, this is a question that I get asked all of the time. Hurricane season began June 1 and ends November 30, and yes, we’ve had hurricanes in the latter months. (Want hurricane tips?) If you plan on being gone for any part of the season, it’s smart to think ahead. However, your house will continue to be shown and you’ll want to take advantage of every viewing. Make sure your Buyers will still be able to see your property! Here are 4 tips to help you while your house is on the market during hurricane season. 1. Leave the hurricane shutters off and make arrangements with a company or service that will install them in the event a hurricane approaches. You want your buyers to see the space and not feel as if they’re in a cave. 2. DO NOT bring in all of your patio furniture and store it in your family room. I’ve seen this done and all it did was eat up all of the space in the family room. Hire a service or find a friend or relative who will bring your pieces in before a hurricane. 3. If you haven’t already, make sure that your trees and bushes have been trimmed. The time to trim is not when the hurricane is on the way. Your limbs and shrubs will just become missiles since community resources will be focused elsewhere. Besides, a freshly trimmed yard always looks better! 4. DO- go ahead and edit all of your miscellaneous pots, hanging items and yard art before you leave. These items can become flying missiles in high winds, so now wouldn’t be a bad time to pack up what you will be taking with you to your new home. Staging FAQ's - How Can I Prepare My House for a Showing? My friend and Palm Beach County Home Stager Kathy Streib of Room Service Home Staging gives excellent tips on how to prepare a house for a showing. I would add a couple of microfiber cloths to the list! Staging FAQ’s- How Can I Prepare My House for a Showing? One of the last questions my clients ask me after a Home Staging Consultation is “How can I prepare my house for a showing? We still have to live in it every day.” This is a valid question. None of us lives in a model home- we work, have a family, prepare meals, and basically live in our homes. So how can we live in our homes and still be ready to show it at a moment’s notice? Make it a habit Gather everyone in the household and let them know that the better it shows, the quicker it will sell. Everyone has to get in the habit of picking up after themselves. At the end of the day, walk through the house and pick up, straighten up, clean whatever needs it. Don’t create any new household smells I know… you have to live there, but if at all possible try to avoid the big indoor family fish frys or 40 clove of garlic roasted chicken dish. Basically avoid preparing any dishes whose aroma will linger days after. Rein in the urge to start buying for your new house. This doesn’t mean you absolutely can’t buy anything for your new home-to-be but think about where you plan to store it. Pay yourself a visit. Step outside your front door. Now walk in and see your house as if you were viewing it for the first time. Make sure this is what you want your Buyers to see. Let there be light. Turn on all of your lights, including bedroom lamps. Don’t leave it for your buyers and their agent to try to fumble around looking for switches. Pull back the window coverings as well. Let the light in. Don’t forget the outside! Most of us here in Florida have pools and plants that can grow a foot overnight. Make sure that your landscaping service is on top of everything, and you or your pool service needs to make sure the pool is kept clean. Have these items around to help keep things up! Mr Clean Magic Eraser- great for scuff marks on your floor, cleaning woodwork. Downy Wrinkle Releaser- works to freshen window coverings, table cloths, bed linen Swiffer- these are handy for giving your floors a quick once over Diffusers- the smell of clean is always what you want for a house, but we can add a little help with diffusers. Unlike candles, which can be a fire hazard, you can place these around the house for soft hints of a scent. Large tote- As a last resort, if you are called about a showing, use this to grab your personal papers and anything else that you have out. Take it with you in your car when you leave for the showing. Selling your house can be hard on everyone. Using these tips to help keep your house prepared for showings can help keep that stress down. Staging FAQ’s-Greater Houston Area- Should I Pack Up and Move Everything Out Before You Come to Stage? Timely article from Kathy Streib, owner of Room Service Home Staging serving Palm Beach County. I just had this conversation on Wednesday of last week with someone that was taking a moving truck full of items they didn't think they would need to another state last weekend. They were already loading the truck, so I couldn't help them except for giving her advice over the phone. I will go there tomorrow to see what was left behind to work with. This is a common mistake that home sellers make. Always consult a home stager before the moving trucks come to help you to know what to keep and what to pack. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~Staging FAQ’s-Boca Raton- Should I Pack Up and Move Everything Out Before You Come to Stage? NO! Put down the sofa !!!!! When you hear of home staging and preparing a house for sale, we often associate that with “decluttering”, moving things out and packing things up. However, you can save yourself and your Home Stager a lot of time, money and headaches if you first allow the professional to see what you have. Most stagers have a creative eye and an awareness of everyone’s budgets and do their best to have the two coexist. On a staging earlier this year, my clients had most of their furniture removed to their garage. There were also boxes of very nice floral arrangements and other items we could use for staging the house…… if only I could see them. So, 2 weeks after they paid for a crew to pack up all of these items and place them in their garage, they had to pay for them to return and unpack it so we could see exactly what was in the garage. After everything was unpacked and unwrapped, we were able to stage the house using everything in the garage. Confusing isn’t it? This is not the first time we’ve run into this. One client was talked into donating or selling her furniture to her family and friends, who told her that the home would sell quickly so why not clear out the space so Buyers could see it. If you are preparing your home to sell, don’t touch a thing before letting your stager see and evaluate what you have. Palm Beach County Home Stager Kathy Streib posted Home Staging Tips about Dogs when selling your home. Almost everyone has some type of pet, and they are part of our family, but not everyone is used to them, and alot of people are extremely allergic (myself being one them). Kathys shares some great tips here. ++++++++++++++++++++++++++++++++++++++++++++++++++++ Home staging tips in Boca Raton: Must Love Dogs is NOT everyone's movie. If you plan on selling your house in Boca Raton, don’t forget...not all Buyers are pet lovers. “Must Love Dogs” may NOT be your Buyer’s favorite movie. While you are cleaning, updating, editing and repairing items in your house, don’t forget that our 4 legged friends and their impact on your house need some Staging as well. As much as we love our dogs, cats, birds, and Guinea pigs... when you’re selling house they can become a distraction. And, distractions real or perceived, inanimate or alive, can derail the sale of your house. Buyers may be focusing on your cute and cuddly Golden Retriever or they could be wondering how quickly they can leave because they can’t stand the odor. In any event, they’re not looking at your house! Home Staging Tips: 1. Get a 3rd Party/non-partial nose! Our own noses can become immune to odors that hang around every day. Ask your Realtor, neighbor, relative, friend .. even your enemy to give the “nose test” to your house. 2. Clean, wash and deodorize your pet's bedding, bowls, cages and toys. 3. Clean and deodorize your carpets... replace them if they have become soiled or worn. 4. Fabric or upholstered furniture will retain odors so the fabric needs to be cleaned and deodorized as well. 5. Repair areas that may have been damaged... for example if your pet loves to rub against the wall or furniture, it can leave behind not only their hairs but also the oils from their body which can darken the area. Check with your manufacturer for safe cleaning methods. Check door jams for dark oily rub stains from your dog. 6. Finally... don’t forget to give Rover a bath... often. More tips: * Remove pet water bowls, toys, bedding etc when your house is being shown. * Arrange to have your pet (as well as yourself) out of the house during showings. It’s not only good for your Buyers but for your pet as well. * Vacuum your house daily, and Finally.... Don’t even think of trying to cover up any odors with lit candles ( too dangerous) , simmering potpourri, or freshly baked cookies. Buyers will not be fooled by this. Election Facts About League City Councilman, Incumbent Mick Phalen-2012. Recently, you may have received a post card or email in regards to Mick Phalen, League City's councilman running for re-election for position #3 in Galveston County. League City Early & Nov. 6 Election Information and Polling Locations. Connect with Mick on Facebook. I was able to speak with Mick about these allegations to see if he would comment on them in his own words. I find it disturbing that anyone would find it necessary to start a smear campaign of misrepresentations. If these allegations were true why would the accuser hide behind anonymity? _____________________________________________________________________________________________________ These are Mick Phalen reply's to the acquisations: ··Gun range expenditure– totally false – the road to Ex-Mayor Toni Randall's father-in-law’s gun range is a City street, and, being a dirt road, is on an annual maintenance program, like all other city dirt streets – not sure the cost but the work is only filling the ruts and dust control. Absolutely false. ·Christmas party– This 13thannual City Christmas party was scheduled, and conducted by city staff, and was nothing different than any other Christmas party. This only became an issue in the mayor election between Toni and Tim Paulissen (who had support the Christmas parties before he decided he wanted to be Mayor). Because the expenditure was less than $50k, no approval by Council was necessary. Due to the uproar, Christmas parties have been discontinued – totally false ·Extended term of office- Based upon a recommendation from our Charter Review Committee, city elections were moved from May until November to attract more citizens to city elections. I voted with the majority in favor of the recommendation to add the six months toall council member terms. No charter amendment was needed. ·I do not support red light cameras. In fact, it was Mike Lee and I who put the red light camera issue on this ballot – to let citizens vote. – totally false ·I voted to spend Park Dedication Fees (fees paid by developers when they plat a house) to move the tree, as opposed to paying nearly the same amount of property tax money to cut the tree down. The City has strict tree preservation ordinances which place a value on certain trees of certain size. The vote was 6-1 to move the tree using park dedication fees. Sorta true, but more like $175,000, not $280,000. – out of a developer funded account vs. a tax payer supported account ·I did vote against League City citizens paying an annual subsidy to Transit Connect (a Galveston based bus service) which transports people from southern Galveston County to League City, and back. Totally true. ·I voted in a 7-0 vote to name our first City Manager, Marcus Jahns, who resigned under intense pressure from those opposed to the new form of government. As City Manager, Mr.Jahns named all his subordinates. When Mr.Jahns resigned, I voted in a 7-0 vote to name Asst. City Manager Rich Oller the acting City Manager. I did not select the third manager, Police Chief Jez, but was part of a 6-1 vote to accept his resignation. The 2012 Annual SSH (South Shore Harbour) Garage Sale will take place Saturday, October, 13th from 8:00am to 12:00pm in League City, TX. +++ I get so many calls and requests to post these so here ya go, this is all I know, and I'm providing this for informational purposes only. There is no website or phone number to call to my knowledge. This is the Bay areas largest and most popular community garage sales and it only happens once a year. This year the weather will be much cooler...a predicted 57 degrees! A perfect Fall day for walking around the neighborhood. Again, this brings alot of people into this gated community, and parking is at a minimum. Please do not block the homeowners driveways, and respect the owners that are trying to get out of the development. Traffic is usually directed in one direction. Be extra careful, as there will be alot of folks walking and pushing children in wagons, along with people with kids on bicycles and such. There are usually people set-up to sell water, drinks and snacks, maybe even hot chocolate this year! South Shore Harbour's main Guard gate is the only way to enter, the other gates will be closed. The main gate is on South Shore Harbour Blvd. If using GPS it will usually guide you to another one of the gates, so make sure it's the one on South Shore Blvd, or you won't be able to get in. *UPDATE: Heard all gates will be open...but don't know that for a fact. Directions: Take I-45 to Exit 23 League City/FM 518 E/ E. Main St. continue East past Clear Creek High School (football field and the SSH Golf Course, on right). It will turn into Marina Bay Blvd, but keep going straight. Turn Right on South Shore Blvd. (Randalls Grocery Store & Moody National Bank is on the right hand corner). Follow South Shore Blvd. past golf course until you get to the guard gate on the right hand side. If you keep going straight on South Shore Blvd. you will end up on FM 2094 and you've gone too far, so you'll have to make a U turn. Trust me, you'll see the line of cars to get in. Texas Sales Tax Free Weekend 2012. It's that time of year again for the State of Texas to have it's "Sales Tax Holiday", Aug. 17 (Fri.), 18 (Sat.), and 19th (Sun.). Are you new to Texas, and haven't heard about this weekend? It happens one weekend a year right before school starts and applies mostly to clothes and school supplies priced under $100. Local and state sales tax will not be collected on certain back-to-school items. I happened to go out on one of these weekends a long time ago without knowing about about it and the stores were packed, and baskets were filled to the brim. If you're not into crowds and long lines, and don't really need to shop this weekend, you might want to change your plans : ) Traffic around the malls and shopping centers will also be more congested than normal. There are some stipulations to this sale, it doesn't apply to everything, and I did see quite a few people that were frustrated once they got to the registers, only to find out that the items they had picked out weren't eligible. A while back, I came across these photos from a townhome that Redesign Etc. staged years ago but these still show how to re-purpose a room. This particlular room was on the lowest level, and had become a catchall that wasn't being used for guests anyway. We were able to move and rearrange the sellers furnishings around to make this into a more functional room. Being able to use the homeowners existing furniture was a huge budget saver! They didn't have alot of accessories, so we had to use them sparingly for this room. In this part of Houston, most of the lower level rooms are used for study's or multi-purpose rooms. Since it's the only access to the backyard, there also needed to be a path or flow to the back door. This was also the first room you saw when you entered the front door. Staging it was important to let buyers know they could use as a study since there was no other space for a home office and no built-ins with a desk. We want to test the market for 90 days. And on the 91st day? Price reduction--and 90 days worth of potential buyers who have already eliminated your property. 2. It costs too much money. Taking down anything that will be seen with their names, faces, activities they are involved with. Sad, it has come to that, but why take the chance? ********************************************************************* "I'm Mayhem, and I'm Your Worst Nightmare!" I like small children. I surf the internet looking for them. I don't have to bother with social networking sites. I can use the MLS. I know if it's a boy or a girl. I know approximately how old they are. I know their address. I KNOW THEIR NAME!!! I know they might respond to me if I call them by their name. I'm Mayhem, and I'm your worst nightmare! Parents, if your house is for sale, PLEASE remove any and all references to specific information regarding your children. This may include name banners, awards, certificates, report cards, signs, etc. Don't give Mayhem a chance with with your children! Real Estate Agents: Please encourage your listing clients to remove name signs such as the one above. While charming, they could put a child at risk. If the client won't comply, refrain from posting such photos. This is one important piece of advice I give all my Connecticut Home Staging clients, and one that I would think all agents would too. However, every day I see new listings posted on the MLS with this kind of blatant "invitation". Let's keep the children's safety in mind! 2011 December Blogging Challenge Day 31 Saturday. What I did for the business today. Whew, last day of blogging challenge and I made it. I have to say, it wasn't too bad, however, during the Christmas season it was tough. However, I did always keep track of the business, I don't think a day goes by that certain aspects aren't taken care of. So the last day of the year was pretty uneventful, which is good, since next week we will be picking up 3 to maybe 4 houses that sold, and we have to remove our inventory.
