I would be careful with this statistic as it is not always the best indicator as each home has it's own upgrades and amenities that increase or decrease it's price from the average.

This market really needs a few months of sustained sales (3 to 4 per month) to get it back into more of a balanced market. Hopefully for homeowners here this Spring will do just that.

Grandview Commons Neighborhood in Madison, WI's chart shows some insight into the effect that the Home Buyers Tax Credit had on $180k-$280k markets in Madison, WI. The 29 homes sold over the last 12 months results in a 7 month supply of homes on the market. This would be a pretty balanced market. Looking further you can see that only 8 homes sold in the last 6 months and only 2 in the last 3 months. Obviously some of that can be attributed to the time of the year but I would say that more of it had to do with buyers taking advantage of the tax credit.

One other thing to keep in mind is that while the 113 Days on Market seems very good that number was skewed lower by a large number of building contracts which show as 0 days on the market. Taking those out of the equation would have shot the average quite a bit higher.

17 homes currently on the market gives plenty of choices to potential buyers and could make for some pretty good deals this Spring.

With Months of Supply on the Market around 4.5 months this is good for sellers. Only a couple of homes on the market currently...so this could change this Spring. As more homes possibly hit the market the average could very easily exceed 6 months pushing us into more of a buyers market.

Average price per square foot sold is holding pretty steady in the $120k's with the current homes asking prices in the high 130k's. This seems to fall into line.

All in all a fairly balanced market currently.

Being that homes are more affordable here then in subdivisions such as North Ridge, Meadowbrook, and Savannah Village this area will hopefully see interest from buyers in the spring. I would bet we will see some more homes hit the market in Six Mile in the Spring as well.
