<p>A good homebuilder will have several different aspects in ways to assure you of your new home. These are things such as walk-throughs, checklists, as well as indoor and outdoor warranties on your home.</p>
<p>As your new home is being built, there are several walk-throughs that will take place with yourself and the builder. The builder will also do several walk-throughs with inspectors making sure all electrical, plumbing and construction follow suit to the codes set in place. Often you can chose to partake in these walk-throughs with the inspectors should you chose to do so.</p>
<p>Many builders include a one-year warranty along with their homes, which include repairs to the construction of the home that were found after moving in. So if a nail pops up somewhere on your home within the first year, the builder will come out and fix those or any related issues.</p>
<p>A one-year mechanical warranty is also something that many builders give to their homeowners. Within the first year, they will take care of any electrical or plumbing issues that arise.</p>
<p>When it comes to appliances, equipment, roofing and siding, those warranties will be based on the various companies that went into providing their materials for your new home. If there is a defect in the companies materials, generally they will address the problem for you.</p>
<p>A ten-year structural warranty is something that an outside warranty company often administers through the builder. This is a third part provider who will take care of any structural defects listed within the warranty issued and are due to improper building practices by the builder. In most cases to qualify for this type of warranty, the builder has to prove their quality of construction and pass the regulations set. A builder who provides a ten-year structural warranty is a testament to the quality of homes they build.</p>

If repairing your credit is something you know you need to do, you first need to understand what a credit score is. Your credit score is a 3-digit number used by lenders to calculate your eligibility and rate for a home loan. It is calculated by taking into account your payment history, how long you’ve had credit, how much you owe, and how often you apply for new credit.<span id="more-202"></span></p>
<p>Every agency has several different credit score reports, so it is best to look at 3 different credit reports to determine your range. The one most often used by creditors is the FICO score (which ranges from 300-850.) Anything lower than 650 on this rating may stall the process in qualifying for new credit. Credit scores and reports are something that change on a consistent basis, so it is best to check your credit annually.</p>
<p>So, what are some tips to improve your credit? First, pay bills on time. Late payments have a negative impact on your credit score. Second, don’t apply for credit unless you need it. Applying for too much in a short period of time affects your score negatively. Third, don’t max out your credit limit. You can actually increase your credit score by keeping your balance under 65 percent of your maximum allowed credit. Next, don’t close your old credit accounts. Even if they are inactive, it can make your credit history appear shorter which inadvertently can reduce your score.</p>
<p>The final tip; make sure that you correct anything that is inaccurate and negative on your credit report. Inaccuracies can increase your score.<br />
By following these tips you can work on improving your credit score and your probability of getting the best rates for a home mortgage.</p>

<p>Downsizing your home doesn’t mean your home has to lack in design or feel cramped. There are a handful of design techniques that will give you a spacious feel in a smaller home.<span id="more-164"></span></p>
<p>Use your hidden storage spaces for extra storage! Whether it is a tiny nook, alcove, or some space between walls, maximize your storage potential by adding storage benches, desks, or shelving. There are several places in your home you could be using for storage right now.</p>
<p>Use open shelving to define rooms. Try a tall floor to ceiling unit that will provide you with ample storage space and leave the rest of the room open. You can define two rooms that are next to each other by doing this and you will end up with two separate spaces.</p>
<p>Everyone knows black is slimming, and dark colors have the same affect on rooms. Make sure to avoid dark colors when working with smaller spaces to avoid a cramped and smaller feel.</p>
<p>Floor to ceiling window treatments can create an enormous optical illusion of making a room appear larger than what it is. This will draw the eye up and make the room feel much larger and more luxurious than what it may actually be.</p>
<p>One of the most popular but lesser used final tips in making a room appear larger than what it is…the use of mirrors. Adding a floor to ceiling mirror will visually extend the space, while adding brightness to the room in how the light reflects off of the mirror.</p>
<p>Incorporate any or all of these tips in your home and enjoy the benefits of what a smaller space has to offer.</p>

According to their latest report, December marked the third consecutive month of rising existing home sales. This upward trend showed higher numbers than the previous year, showing the housing industry is making an upward trend.</p>
<p>Lawrence Yun, Chief economist for the NAR, states that this upward trend shows we are in a market recovery. The record low mortgage rates and bargain home prices, coupled with job growth has set the standard for consumers to have more confidence in choosing to enter the market.</p>
<p>From December 2010 to December of 2011, existing home sales rose by 3.6%. Housing inventory dropped 9.2% in December 2011. This is the lowest level of housing inventory on the market since March 2005. This leads Yun to predict that we will see prices stabilize and even grow in the near future.</p>
<p>According to Bloomberg News, Homebuilders confidence has risen to its highest level since June 2007 because of stronger sales and improved buyer traffic. All four regions of the United States have showed increased builder confidence.</p>
<p>So what does this all mean for the buyer? As the market starts to stabilize, pricing will begin to grow. So as a future homebuyer, now is the time to buy a new home while the market is prime for buyers. A great place to start? During the winter season, the furthest thing from most homeowner’s minds is their lawn. However, in order to have a beautiful lawn come springtime, you have to properly take care of it year-round. The first step in taking care of your lawn? Making sure it stays hydrated!</p>
<p>Continue to water your new sod, shrubs and trees as the weather allows. Even though your lawn will discolor due to the changing seasons, it is till important to water it properly and take care of your landscape so it is in the best condition come spring.</p>
<p>Since the precipitation can vary during the winter months, if the weather leaves you with a long stretch of no rain or snow, take matters into your own hands and water your lawn and landscape. Watering grass during the winter months can help secure root establishment.</p>
<p>So remember this, if you want a greener, healthier lawn come spring, hydrate and care for your grass throughout the winter season. Your landscape with thank you come spring!</p>

You know that, I know that, and everyone else who has been tossing around the idea of buying a new home knows that. With interest rates being so low and builders offering great functional homes, the question isn’t if you will by a home, it’s where do you start? Take a look at the following tips to help target the right homebuilder to suit your needs.<span id="more-139"></span></p>
<p>First-location, location, location! There are so many builders to choose from. Help yourself by narrowing it down to the area where you want to live. Start online and look to see who builds in those areas. Look for homebuilder websites that offer information, floor plans, photos, and other information that will be helpful to you in making a decision on which you want to possibly work with. If they have a professional, informative website, chances are they will be a good company to work with. Being able to check out the homes and neighborhoods before you even leave your house will save you a lot of time and gas.</p>
<p>Second, see how the communication with the different companies is. Call or send an email and see how well they communicate with you and if they answer your questions. Do they respond quickly? Do they go above and beyond in helping you? The timeframe and efficiency in the beginning can often be a good indicator in how the relationship would be if you choose to buy with that builder.</p>
<p>Third, analyze the knowledge and quality of the information you are being given. Does the information on the website and the communication with the company reflect a confident builder? Are the known in the area? Do they have competitive pricing? Have they fully answered your questions or are you still unsure about them after talking? Make sure you ask them about their quality of construction and get a good understanding of the level of knowledge they seem to have when it comes to homebuilding. An experienced builder and company should not leave you with any unclear answers.</p>
<p>Next, find out what the track record of the company is. How long have they been in business? Go visit other communities they have built in. If possible, get in touch with someone who lives in one of their homes and ask them about the quality of service and construction. See if they have a list of references they can give you and check any ratings that are posted online. Getting a good background of the company will give you certainty when making your final decision.</p>
<p>Lastly, do some research on how the company is perceived in that area. Check for articles in the press and to see if they do anything to contribute in the area. Don’t stop at their website, search the web for as much information on the company as possible.</p>
<p>Utilizing these five tips will not only help you chose the best home builder for your needs, but also give you a peace of mind that you are making the right choice in one of the biggest decisions you will make.</p>

In today’s market, sellers are competing for the buyers’ business; there are record breaking, low interest rates, as well as many wonderful financing options available. So, assuming you’re the buyer, the market is fantastic.<br />
The next question we often encounter is, “What do I do? I’ve decided to buy a home but I don’t know where to start.” We understand that buying a home is a very important decision. First, you should determine your budget by deciding what you can spend each month. Keep in mind that there are many things to factor in when budgeting for a home such as mortgage payment, utilities, water, cable or dish, internet, and your current bills (car payment, credit cards, etc.). If you’re coming from a rental you may or may not be used to paying utilities and water. To minimize your total budget, it is wise to buy a home that is energy efficient. Obviously, your mortgage goes toward principal, interest, taxes, and insurance; however, your utilities are for energy. If you can reduce this cost, why not do that? An energy efficient home will offer features such as double-pane, low-e windows, the appropriate insulation, radiant barriers, energy efficient appliances, etc. If you really want to rack up the savings on energy costs, buy a home that complies with federal and local energy programs like Energy Star. In North Alabama, our local program is Energy Right, which ensures an efficient home. Also, if you’re building a home, check out an energy star certified builder.</p>
