</p><p>As most of my readers know by now, I’m a numbers gal. I am consumed with market statistics.  I have been for 15 years.  I know for a fact that to represent my <strong>Huntsville</strong> home-buyers and sellers to the best of my ability, I must know my market.</p>
<p>I know that overpricing will ultimately lead a seller to sell their home for LESS.  It really isn’t a secret, but it is probably the most “head knocking” conversation that I (and <strong>Realtors</strong> that DO know the market) have with potential sellers.</p>
<p>When I sit down with a potential seller to interview each other, I know 2 things &#8230;how I can market the home and what the market will bear in asking price.  I have NO idea what it will truly sell for.  The only person that does know is our potential buyers.  They own the market in the majority of price ranges right now.</p>
<h3>Overpricing &#8211; Costs You Time and Money</h3>

<p>As the market sits now, maybe this isn’t the best time to sell &#8230;if you have a choice, now is a good time to sit still, unless you are moving up in price.</p>
<p>If moving up, you may take a loss on your sale, you should potentially gain more on your purchase.  I do consider that a win-win for the long haul.</p>
<p>So, here are the dirty, ugly facts of overpricing your home.   To drive my point home, I pulled all homes sold in Madison Country for 12 months, (6/30/10 to 6/30/11).  I also used the most active price ranges, from $100,000 to $400,000.   What the data shows was quite shocking, even for me, a seasoned professional.</p>
<p>The numbers are:</p>
<blockquote><p>ORIGINAL list price to final sale price: 91.64%.  This figure shows the original list price to what the home eventually sold for.  The final listing price to sale price: 97.52%.</p></blockquote>
<h3>Buyers Set Market Value in Buyer&#8217;s Market</h3>
<p>What these numbers show is this&#8230;the longer a home sits on the market, the more price reductions are needed as <a title="Overpricing Costs You Time and Money" href="http://athomeshuntsville.com/realestate/wp-content/uploads/2012/02/OverpricingYourHuntsvilleHome.png">illustrated in the graphic above</a>.  Remember, only a buyer determines that at the moment.</p>
<p>A home is only worth what a buyer is  willing to pay for it, period.   It doesn’t matter what a home appraised for, any recent improvements, or if you paid “X” and must have “Y” nor does it matter that the sellers have refinanced.  What matters is that a buyer feels it is worth “X” $$$$.  No discussion here &#8230;this is the truth.  It’s ugly out there for sellers.  Period.   My buyers are thrilled.  My sellers are not.</p>
<p>If you are considering selling your home, here are the MOST important things you must consider before listing.</p>
<ol>
<li>What is the<a title="absorption rates in huntsville" href="http://athomeshuntsville.com/realestate/2008/03/02/what-is-absorption-rate/"> absorption rate</a> in your price range/area?</li>
<li>What do recent comparable’s say your home is worth?  In this market we MUST consider active listings as well as expired and solds.</li>
</ol>

<p>If you are thinking of selling, interview agents.  Notice that is plural &#8230;interview more than one.  Here are a few questions that come to mind:</p>

<li>Are you a full time<a title="Huntsville real estate agents" href="http://athomeshuntsville.com/realestate/the-athomes-realty-group/"> Huntsville real estate agent</a>?  Is this your profession? (key word&#8230; PROFESSION)  I can assure you that a part time agent can not possibly have a handle on the current real estate trends like a full time professional will. Would you hire a part time Lawyer?</li>
<li>Marketing Plan-Do you have one?  What does it entail?</li>
<li>Since 90% of all homebuyers begin their search online, where does your company appear online when they search for homes?</li>
<li>Please show me some examples.  Have them Google their listings right there in front of you&#8230;are they on page one of Google?</li>
<li>Can you provide references?</li>
<li>How are you determining our homes value?  Can you show me the data?</li>
<li>How often can we expect to communicate?</li>
<li>What is your commission?  Are you worth it?</li>

<p>Are there any other fees if I list my home with you?  (Believe it or not, there ARE Real Estate agents in Huntsville and companies that DO charge you more than commission alone.  While I think this it total hogwash, they get away with it.</p>
<p>You are paying a NICE commission&#8230;why on earth should you be charged an administration fee or ANY other fee?).  Why on earth would you agree to pay it?  Some may call it an administration fee, others may call it a marketing fee.  I do have to chuckle at the thought that these agents feel their commission isn&#8217;t sufficient.</p>
<blockquote><p>Do they believe they can get your home sold, or do they just want the sign in the yard, praying for a call?</p></blockquote>

<p>As I often say, &#8220;It&#8217;s ugly out there&#8221;.  <strong>Buyers are demanding more</strong>. Why?  &#8230;Simply put, because they can.</p>
<h3>You Must Know your Potential Buyers</h3>
<p>I have worked with many &#8230;many buyers searching for homes in Huntsville.  I see first hand what continually goes through their minds, over and over and over.  I promise you it is far from what a typical home seller wants to hear.  <a title="Huntsville homebuyer" href="http://athomeshuntsville.com/realestate/2012/01/04/huntsville-home-buyers/">Huntsville homebuyers</a> have an attitude &#8230;again, because they can &#8230;after all, it is a buyers market.</p>

<p>I have experienced more of this than has ever happened to me, in my 15 years of business, and I consider myself to be a darn good agent.  It takes a good agent to get buyers under contract.  &#8230;and It takes a better agent to keep the contracts together these days.</p>
<p>From my experiences unlike in the past, today I see buyers have little emotional attachment to the homes they are negotiating.  Why? &#8230;They realize there is another nice home one right around the corner.  Current inventory favors buyers.</p>
<p>If they don&#8217;t get what they want on this offer, many will simply say &#8220;next&#8221; and simply move on.  The days of playing hardball are over for the majority of current Huntsville home sellers. It&#8217;s a great time to buy a home, but it&#8217;s a tough time to sell a home in Huntsville.   Prepare for a tug of war!</p>
<h3>Selling Can be a Pleasant Experience &#8211; If You&#8217;ll Take Our Advice</h3>
<p>Here are a few things that you MUST keep in mind if you are planning to sell your Huntsville home.</p>
<blockquote><p>PRICE:  This is always the dreaded conversation but the conversation that is of the utmost importance.  You get one shot at pricing your home right.  Statistics show that overpricing your home WILL net you less in the end.  Now may not be the best time for you to sell.  If we don&#8217;t believe we can get you the price you &#8220;need&#8221; we will be the first to tell you.  There is absolutely nothing we can do to get an overpriced home sold&#8230;nothing.  <a title="buying a home in Huntsville" href="http://athomeshuntsville.com/realestate/2012/01/03/overpriced-huntsville-homes-for-sale/">Buyers determine the values of homes </a>in this market.  That is a sad fact but one we must comes to grip with.  Think like a buyer!</p></blockquote>
<blockquote><p>CONDITION:  Not only must your home be priced right, but it MUST be showroom ready.  Again&#8230;you get ONE first impression.  Our Huntsville homebuyers begin sizing up the homes the moment we pull up to the curb.  From that very moment on, they start deducting dollars for MINOR issues.   We always recommend a pre-listing home inspection.  It&#8217;s better to address the issues NOW, rather than to lose a sale later.  The issues WILL matter to buyers.   Why not handle them now, rather than waiting for the ball to drop later.  This could and has cost many sellers a ready, willing and able buyer.</p></blockquote>
<blockquote><p>SHOWROOM READY:  Due to a large supply of homes on the market, buyers have many, many homes to chose from.  They will be comparing your home to many others in the same price range.  Start at the front door and look at your home through a buyers eyes.  Peeling paint, stained and dirty concrete, worn carpet, odors, crazy pain colors and broken blinds ALL make a buyer feel as if you didn&#8217;t take care of your home.  From curb appeal to carpeting to paint choices&#8230;they expect perfection or the price had better reflect the changes needed.  Gone are the days of &#8220;allowances&#8221; to make necessary changes.  Buyers want it all and quite frankly, they are getting it all more times than not.</p>
<p>NEUTRALIZE: You may love your red walls and funky carpet, but the majority of home buyers will not.  Prepare your home for the majority.  There is always an exception to that rule, but let the professional make that decision.   Make your closets look spacious.  Pack things up and put them in storage if necessary.  Trust me on this one&#8230;if a home is cluttered, you will NOT get top dollar.  Not even close.  Make your rooms look spacious.   The worst thing you can do is show a buyer that you have outgrown your home&#8230;they too will feel as if they have outgrown it.  Remember, you are staging your home to sell..not to live in.</p>
<p>MAKE YOUR HOME AVAILABLE:  The first thing I tell my sellers is to be ready to show at any time.  Most buyers want to look &#8220;NOW&#8221;.  At times buyers agents will have sufficient notice.   More times than not, it will be short notice.  With the competition being as tough as it is, let them in when they want to see it.  Prepare in advance.  For heavens sake, do NOT require a 24 hour notice.   That is a sure fire way to ensure you will have very few showings.  Buyers are not going to wait&#8230;it&#8217;s all about them&#8230;remember?</p>
<p>HIRE AN AGENT THAT WILL TELL YOU THE TRUTH:  Not just what you want to hear.  Telling you what you want to hear will not get your home sold.  Telling you the truth will.  Interview more than one agent.  Do they have a marketing plan?  Do they have an online presence&#8230;nearly 90% of buyers begin their search online.  Do they know the <a title="Huntsville Real Estate Market" href="http://athomeshuntsville.com/realestate/2012/01/28/housing-market-2011-wrapup/">Huntsville Real Estate market</a>?   What will this agent do that will help set your home apart from the rest of the competition?   Teamwork, all the way!</p></blockquote>
<p>There are things you can&#8217;t change when selling your home in Huntsville.  Location and style of home.  There are many more things that you DO have control over to ensure your home selling experience is a pleasant one.  You are given one opportunity&#8230;make it a great one! </p><h3>Another One Bites the Dust</h3>
<p>With 2011 now in the history books, it&#8217;s time to reflect and plan for the future. 2011 marked <strong>@Homes Realty Group&#8217;s</strong> 2nd year of business as an independent brokerage and it was a year of growth!</p>
<p>Our <strong>Huntsville brokerage</strong> business grew in several dimensions during the year with increases in; sales volume, agent head count, and an expanding web-presence into new markets. In Huntsville we grew from 4 agents in 2010 to 8 for 2011, and we foresee similar growth for 2012. We were very pleased to be able to support and assist our agents grow their businesses by 30% on average during 2011.</p>
<p>With growth comes additional challenges, we are busting at the seams in our current Village of Providence facilities, thus we are expanding our office. We are staying in the Village of Providence, but will be moving down the street to new and much larger digs March 1st 2012.</p>
<h3>Growth in a Down-Flat Housing Market</h3>

<p>Over the last 5 years the <strong>Huntsville Real Estate</strong> market has declined:</p>
<ul>
<li>On a volume basis sales are down ~30%</li>
<li>Contiguous DaysOnMarket (avg time to sell a home) has increased ~29%</li>
<li>List price / sold price ratios have widened to ~10%</li>
<li>Median home prices have flattened at ~$170k</li>
</ul>
<p>Thus we are not ignorant that the problems we have, are the problems to have; gaining market share in a down-flat market. Nevertheless this has also brought increased competition among local brokerages and we know that our continued success also rests in the hands of consumers. <p>Our industry is a seasonal one; home sales and prices go up through the summer months and go down through the holidays and winter season. This is the nature of the beast, it happens every year, year in and year out.</p>
<p>Our industry is also notorious for minimizing the seasonal effect on the upside and maximizing it on the downside in our marketing efforts. You simply won&#8217;t find this behavior on these pages. The chart to the left illustrates these seasonal swings very well.</p>

<p>For a consumer in the market (buyer or seller) and for real estate professionals alike, there is nothing better than growing home sales and rising prices and we wish we could tell you that this was the current state of our market, but it is not!</p>
<p>Nevertheless once our country views the current financial crisis (some have termed the Great Recession) in the rear view mirror and excesses of the housing bubble have been worked off, real property will track inflation levels and rise again.</p>
<p>Our industry has changed forever, its no longer just about Location, Location, Location. In the new environment it&#8217;s also about accurate and actionable Information, Information, Information. Welcome to a brave new world!</p>

</p><p>Well the new year is underway and our expansion plans continue to evolve. Last year was a year full of software development here at @Homes, this year we plan to finally take our efforts to market and pursue new partnerships across the country.</p>
<p>We accomplished a-lot last year and I don&#8217;t wish to minimize these accomplishments:</p>

<li>We productized our proprietary back-end software</li>
<li>Now given a new MLS it can be launched very quickly</li>
<li>We are partnering with a front-end graphics/marketing firm</li>
<li>We beta tested the software in <a href="http://athomescarolina.com">North Carolina</a> and <a href="http://athomescharlotte.com">Charlotte</a></li>
<li>We opened and launched a new web presence in <a href="http://athomesbirmingham.com">Birmingham</a></li>
</ul>
<h3>Now Open for Business</h3>
<p>We are looking to add a limited number of new markets for 2012 and are currently taking applications from qualifying brokers. Not every market is a target or even a good fit for our system, we won&#8217;t enter a market unless there is a real opportunity to dominate it within 3 years. Thus we are not just looking for partners, we are looking for the right partners where a win-win situation is inevitable with a moderate yet sustainable effort.</p>

<p>Lakeeta is brand new to this side of the Huntsville real estate business. After spending 10 years as a graphic artist then 10 years as a software developer, she has decided to go a completely different direction and take on a whole new set of challenges. <h3>Native Alabamian &#8211; Roots run Deep</h3>
<p>Lakeeta&#8217;s roots run deep in North Alabama going back at least <strong>five generations</strong> and she has the southern accent to prove it.  You WILL hear a &#8220;<strong>hey yall</strong>&#8221; from Lakeeta!  &#8230;and she knows this area very well. Raised in Morgan County, Alabama by parents who built and sold houses in North Alabama as a hobby, she&#8217;s no stranger to the way a house should look and feel from the ground up.</p>
<p><span style="color: #000000;">This kid grew up learning how to pour concrete for a footing, install shingles, and everything in between. In the late 90&#8242;s she designed a home, with the help of her Dad, using Adobe Illustrator and they built it from scratch themselves working evenings and weekends in six months. The cutest little two story brick house on a basement foundation in Morgan County and yes, folks, it still stands today! Over the years </span>She has also lived in Madison County, Huntsville, and now currently lives in Madison.</p>
<h3>Family Gal and Realtor®</h3>
<p>She is married to Gary, an Engineer, who works as a civilian for the Army. Her two children just graduated high school in 2011. They are both enrolled in college and working toward their career goals. Her son is a Marine Reservist who plans to make a career of the military after college. His career choice is what prompted her to join Blue Star Mothers of America. Her daughter is pursuing her dream of becoming a Veterinarian. Lakeeta also has two dogs – Angel, a miniature Dachshund, and Bailey, a Jack Russell Terrier. They are the cutest little pair!</p>
<p>Family, cooking, crafts, sewing, gardening, canning, mocha, boating, fishing and updating her mid-80&#8242;s Madison home make this life a slice of heaven for Lakeeta.  What she doesn&#8217;t know is that we have assigned her the job of  &#8221;<strong>company cook</strong>&#8220;!</p>
<p>I can already tell that Lakeeta Voss Davis is going to be another numbers cruncher in our office.  She is well on her way to knowing the Huntsville real estate market better than most.</p>

</p><h3>Back-End is Complete</h3>
<p>I am developing a Real Estate WordPress plugin to display listings within various blog posts and pages. It is based upon WordPress ShortCode hooks, and the good news is that the back-end is completely up and running and works very well. <p>The server-side php code comes natural to me given my software engineering experience and I am not bad with JavaScript and client coding, but I just hate working on User-Interfaces and pretty pictures for a screen, how boring. Besides I am just not very good at it, even my wife calls me a back-end  kind of guy &#8230;lol</p>
<h3>Not a Front-End Guy</h3>

<p>What I require is someone with some experience to build the front-end user interface to generate the ShortCode keys and place the result in the editor of a WordPress post or page.</p>
<p>E.g., Adding a meta-box in the side panel of the admin edit post page, with a user form that contains some simple and not-so-simple real estate search parameter selections. Then when submitted generates the matching ShortCode keys and inserts them into the current active post or page editing session. I can do this but time is a factor and in reality I don&#8217;t particularly care for this type of work. Also some experience with the php Curl library is desired.</p>
<h3>Future Work Possible</h3>
<p>I usually have several projects going and I am falling behind. If this trial effort works out I am certain other free-lance contractor jobs will follow. However I would prefer to work with someone locally or at least in the vicinity of Nashville or Birmingham with Birmingham being preferred.</p>

<p>This was a voice mail that I woke up to this morning.  Ugh. The caller was upset&#8230;.very upset.</p>
<p>The back story goes like this:  Mrs. Seller has a home that has expired.  It has been on the market for over 6 months with another company.  Mrs. Seller called me stating that she loved our website and the exposure that it offered.  I was thrilled and excited at the prospect of adding another great listing to <a title="Homes for sale in Huntsville" href="http://athomeshuntsville.com/homesforsale/index.php?cur_page=0&amp;featuredOnly=yes&amp;action=searchresults&amp;sortby=CURRENT_PRICE&amp;sorttype=ASC">@ Homes Realty Group </a>portfolio&#8230;UNTIL I saw the comparable’s for her home.</p>
<p>Mrs. Seller “needs” a certain price to be able to move on.  If they don’t get this price, they are unwilling to sell.  I certainly understand that.  As the market sits now, we go on more listing appointments than we accept.  If we don’t think we can get you the price you need or want, we must be honest.  Our consumers deserve the truth!</p>
<p>I called Mrs. Seller back. “I’m so sorry that you are offended that I am not interested in your listing.  It was not my intent to offend you in anyway, but rather to be honest with you and educate you on the current market conditions.  Doing so enables you to make an educated decision as to whether NOW is the best time to sell or not.  I was hoping after our conversation that you understood why I felt I wasn&#8217;t the best agent for you”.  She still wanted me to &#8220;just&#8221; stick our sign in her yard.  She deserves better.  There is so much more to selling a home than sticking a sign in the yard. (More on that later)</p>

<p>I was not the best agent for her for a reason.  I don’t believe I can get her the price she needs to enable her family to move on.  Why?  The real estate market TELLS me I can’t.   The market, via buyers, in fact is screaming “DO NOT OVERPRICE please&#8230;we aren’t interested”.</p>
<p>Mrs. Seller was baffled as to why I wouldn&#8217;t want our @ Homes Realty Group sign in the yard, if nothing else rather than to obtain sign calls.  She actually said that. I’ll tell you why&#8230;I must believe I can sell your home and market it to the best of my ability and all that comes with being a true professional.  Being professional means stating the truth.  When buyers do call us, we can show them the value on each and every one of our listings.  Value can mean more than one thing: Amenities, location, price, etc.</p>
<p>If you are considering <a title="listing my home in huntsville" href="http://athomesrealty.com/huntsville/">selling your home in Huntsville</a>, here are a few important things to keep in mind when interviewing your Huntsville real estate agent:</p>
<ol>
<li>Do they KNOW the Huntsville real estate market?  This is so important!  Did they share market reports?</li>
<li>Do they show you a marketing plan?</li>
<li>Do they market online?  Google their listings to see how they stack up against the competition.  This is very important, since nearly 90% of buyers begin their search online.</li>
<li>Most importantly, do you trust them?</li>
</ol>

<p>Every town has its own migration and growth path often times its in multiple directions and at other times its predominately in a single direction usually to the geography of the city in question.</p>
<p>The same is true of our @Homes sister city of <strong>Charlotte</strong> North Carolina. Charlotte&#8217;s population likely due to the large lakes to its north and the early settlements of <strong>Matthews</strong> and <strong>Pineville</strong> has been southward. This southward migration has focused around I-485, Charlotte&#8217;s outer-loop.</p>
