Renovating your home can be an exciting process, but it's important that you don't get ahead of yourself. You can't just go willy-nilly into a major project and expect it to go perfectly. Planning properly for these types of projects can assure a smooth project, and one that may even cost less!

We recommend making a very detailed timeline of your project, including potential things that could go awry and making backup plans in order to prevent these things from happening. Putting your plan onto paper is a good way to start this process.

A typical home warranty will cover all the systems within the foundation of the house. You can remember the exact systems with the acronym PEACH, which stands for: Plumbing, Electrical, Appliances, Cooling, and Heating.

Often times buyers are strapped for cash when they purchase a home, but a home warranty offers them peace of mind. If something goes wrong with their home, they have that warranty and can get someone out to your home to fix it for minimal cost.

Sellers can use home warranties as a means to "sweeten the deal" for the buyer. They can offer a home warranty to the buyer upfront, and if they do this, the warranty coverage during the listing period is free for them.

What are some of the trends right now in 2015?

Currently, we're still close to historic lows as far as interest rates are concerned. Year over year, median home price has increased by 8%, which means people who bought a year ago potentially have around 8% of additional equity in their home.

What do changes in mortgage insurance mean for the consumer?

Housing and Urban Development recently announced that they were going to decrease the mortgage insurance premium. This will allow buyers to purchase about $8,000 more in price without having to pay a higher monthly payment.

How can you get educated about the lending process?

There's no cost or obligation to sit down with a mortgage professional. You'll find that the home buying process is not as daunting as it often seems. You don't need 20% down to buy a home, as there are plans that allow as little as 3% down and, if you qualify, certain programs that ask for no money down!
