&lt;br /&gt;
Ma com’è l’andamento del mercato immobiliare in Italia? Le case riescono ad essere vendute? &lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-size: large;"&gt;Purtroppo i dati non sono molto positivi&lt;/span&gt;. &lt;br /&gt;
&lt;br /&gt;
Secondo un’indagine di mercato che riguarda il secondo trimestre del 2011, nel settore della vendita immobiliare si è registrato un nuovo sensibile calo, pari al -5,6%. &lt;br /&gt;
&lt;br /&gt;
La flessione si registra in tutta Italia: al Sud, dove la dimunuzione delle compravendite è la più alta ed è pari al – 9,6%, al Centro dove si attesta intorno al – 7,8% e anche al Nord, dove si registra un calo del 4,4%. &lt;br /&gt;
&lt;br /&gt;
Sia i capoluoghi che i piccoli centri registrano una flessione dell’acquisto di case: il calo più sostenuto è presente nei comuni non capoluoghi del Sud (- 10,9%) ma si assiste ad una diminuzione anche in quelli del Nord (- 2,2%). &lt;br /&gt;
&lt;br /&gt;
Anche per quanto riguarda i capoluoghi la situazione non è ottimale: quelli del Centro e del Sud registrano un calo rispettivamente del – 7,3% e del – 6,2%. &lt;br /&gt;
&lt;br /&gt;
La flessione più importante la si ha nelle otto città italiane più grandi per popolazione: tra queste quelle più colpite dalla crisi del mattone sono Palermo (- 8,5%), Napoli (- 7,5%) e Roma (- 7,3%), invece Bologna registra un calo relativamente contenuto (- 1,2%). &lt;br /&gt;
&lt;br /&gt;
In controtenedenza altre città italiane come Milano, Genova, Torino e Firenze che hanno visto aumentare, seppur di poco, la compravendita immobiliare. &lt;br /&gt;
&lt;br /&gt;
Il valore medio nazionale delle unità immobiliari residenziali è pari a 1.588 euro/m² ed è in aumento sia nei capoluoghi (2.299 euro/m²) sia nei comuni non capoluogo (1.322 euro/m²). &lt;br /&gt;
&lt;br /&gt;
Per la compravendita immobiliare non è un buon periodo ma si spera in una ripresa del mercato il più veloce possibile.&lt;br /&gt;

According to a market survey covering the second quarter of 2011, in the field of real estate sales saw a significant decline again, equal to -5.6%.&lt;br /&gt;

&lt;span style="font-size: large;"&gt;Fino a pochi anni fa&lt;/span&gt; era una situazione da puro "far-west". &lt;br /&gt;
&lt;br /&gt;
Poi è arrivata una legge - &lt;a href="http://www.camera.it/parlam/leggi/deleghe/testi/05122dl.htm"&gt;la 122 del 2005&lt;/a&gt; - che ha cercato di mettere un po' d'ordine introducendo importanti strumenti di garanzia per l'acquirente. &lt;br /&gt;
&lt;br /&gt;
Questo, almeno, sulla carta. Nella pratica, invece, questi strumenti - primo fra tutti la fidejussione obbligatoria - spesso non vengono applicati. &lt;br /&gt;
&lt;br /&gt;
Spesso l'acquirente non conosce i propri diritti e non li fa valere al momento della firma del contratto. &lt;br /&gt;
&lt;br /&gt;
Così poi non gli resta che incrociare le dita...&lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-size: large;"&gt;Obbligatoria la fidejussione&lt;/span&gt;... &lt;br /&gt;
Il costruttore è obbligato a farsi rilasciare da una banca o un'assicurazione una fidejussione a favore dell'acquirente per il valore delle somme riscosse e da riscuotere prima del rogito. &lt;br /&gt;
&lt;br /&gt;
... &lt;span style="font-size: large;"&gt;e anche la polizza sull'immobile&lt;/span&gt;&lt;br /&gt;
Il costruttore ha anche l'obbligo di stipulare, prima del rogito finale, una polizza assicurativa a beneficio dell’acquirente, della durata di 10 anni.&lt;br /&gt;
&lt;br /&gt;
Ma la realtà è diversa&lt;br /&gt;
Secondo un'indagine di Soldi&amp;amp;Diritti, solo un'impresa su tre rilascia attualmente all'acquirente la fidejussione bancaria, che ovviamente ha un costo per il costruttore. &lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-size: large;"&gt;Rifiutate di firmare un contratto&lt;/span&gt; che non la prevede e comunque tenete presente che, se manca la fideiussione, potete chiedere al giudice di annullare il contratto e chiedere il rimborso di quanto versato con gli interessi. &lt;br /&gt;
