<p>These days it is a challenge to find credit approved renters, but so far I have been doing a pretty nifty job using my screening company to pull current credit reports and my picking up the phone to make a simple call to check landlord references. I often wonder how interesting it is that I don't get a phone call from a property manager when one of my tenants is moving....?</p>
<p>All of my rentals are occupied with the exception of a handful of homes that are in pretty poor shape. The owners have asked me to "step in" and help bring these back to condition. After seeing some of these "project" homes, I quickly saw how important it is that we keep track of the dates of our last inspection, gutter cleaning, chimney sweeps, etc. That is now something I can proudly say we have implemented! Regular routine maintenance is a serious matter, especially when you live on the coast.</p>
<p>So with that, I am gearing up! I am ready to take on more property management business. My goal is to have 80 rental units (good clean homes) by the end of this year, 2011. Preferably occupied.</p>

Japan was on the headlines, having just had a devastating <a href="http://www.huffingtonpost.com/2011/03/12/japan-earthquake-axis-shift-climate-change_n_834985.html" target="_blank">8.9 earthquake</a> and a tsunami wave was to be heading its way to the West Coast shortly. We looked out the window to see if the neighbors were up, still quiet. We turned on the news and I checked my phone to see if any of the locals were on Facebook chatting. Sure enough, there was conversation taking place right away, lots of worry about whether or not people should be evacuating or not.</p>
<p>The warnings were for those that live in low lying areas, like the jetty area. I have to admit that even though we live on higher ground, we are really close to the beach, so there was still some panic at first running through my veins. We calmed down after we made a few calls to friends and to our neighbors. They were relying on Bandon's  Tsunami Evacuation Map, so we decided to stay put for now. </p>
<p>The first wave was due to hit our area at approximately 7:20 - 7:30 am. Our nerves were settled after hearing that the <a href="http://english.peopledaily.com.cn/90001/90777/90851/7316914.html" target="_blank">Hawaii islands</a> made it through okay, but then one of the CNN reporters said some unsettling words...that the West Coast was more of a straight shot than the islands, so the impact could be greater. Hmmm.</p>
<p>Furtunately, for everyone that lives in Bandon, there was no major tsunami wave, just a bunch of small surges throughout the day. The two places that were hit with the most damage were Santa Cruz and Crescent City, California, approximately $50 million, according to this <a href="http://www.latimes.com/news/local/la-me-japan-quake-damage-20110313,0,1429188.story" target="_blank">LA Times article</a>.</p>

<p>I  personally know there were several USDA buyers in Bandon and Coos County area that were ready to buy months ago but were left in the cold without funding this year. The demand for one of the only 100 percent loan programs for borrowers was so great that money ran out early this year. On July 29th, President Obama signed into law House Bill 4899 allowing USDA to charge a 3.5% guarantee fee (originally 3%). The increased fee structure was signed to help keep the program better funded.</p>
<p>The 502 Direct Loan is an incredible program that targets low and very low income borrowers. USDA is offering 100% financing, 1% interest rates, 38 year loan terms, no mortgage insurance and no minimum credit score.</p>

Short sales usually take several months to process. We had an offer accepted and the buyer backed out within days of our approval confirmation. So far we have invested about 3 months work with this bank and here we are without a buyer! The bank has approved this price and we have very little time to find us a new buyer to take advantage of this...</summary>
