As banks and other lenders tighten their lending requirements, real estate investors need to take another look at their own finances and what they can do to improve their overall credit situation to make achieving real estate investing success a possibility instead of a pipe dream.

If you’re like the average real estate investor, what’s holding you back probably isn’t a credit report battered and bruised by a spotty payment history. Instead, what’s preventing you from reaching your immediate goal is poor credit utilization – or simply having too much debt.

Poor credit utilization is easier to correct than you might think, especially when you know exactly what it is that most lenders are looking for. They like to see your existing account balances at or below 35% of your total credit limit. Pretend for a second that you have three credit cards – all with a $5,000 credit limit. If your balances on the three cards are $1100, $1800, and $200, you’re hurting your chances of getting that coveted loan approval.

The reason for this is simple: Poor utilization. While credit card numbers one and three are under the 35% threshold, number two is at 72%.

There’s a quick and easy solution to this problem. Simply transfer part of the balance from the credit card with the $1800 balance to the card with the $200 balance. You will probably pay a balance transfer fee for the privilege, but in the long run your credit report will be better off for it. It won’t be a major FICO score bounce, but a few points can mean the difference between an approval and a form letter.

If your problem is simply having too much debt, you’ll need to pay some of it off so you can start reaping the financial rewards available to real estate investors in control of their destiny. The number one area real estate investors (and all Americans for that matter) overextend themselves is in the area of credit card debt. If this is your situation there are a couple of different ways for you to tackle this debt.

The first way is by tapping into the equity in your home and paying off the credit cards with the proceeds. If you take this approach, you’ll want to consider closing the accounts to reap the maximum benefit of a bump in your credit score. Open accounts with a zero balance won’t help your credit score nearly as much as closed accounts without a balance. The reason for this is simple: If the account is still open you have the potential to borrow up to the amount of your credit limit any time you like.

I know that you might be interested in using access to credit card cash advances for short term financing needs, but I’m telling you that closing accounts will improve your credit score. If you ultimately decide to keep the account open so you have access to cash advances, that’s your business. However, doing so probably isn’t in your best interest, especially when you’re just starting down Real Estate Investing Road.

If you don’t have home equity you can tap into to reduce your debt load and improve your credit, you’ll have to find another way. The fastest way of doing this is by adding up all of the balances on your credit cards – largest to smallest, irrespective of your interest rates. I know this flies in the face of the advice given by others who tell you to rank them according to interest rate.

Pay off the balance with the lowest balance first while making the minimum monthly payment on the other cards. Then take the amount you were applying to the lowest card and apply it to the next higher balance on your list. When you pay it off, move to the next one and continue the cycle until you have each card paid off. The reason I recommend you ignore your APR is because this strategy provides you a quick moral victory. While largely psychological, it can have a profound impact on your overall credit picture because you’ll likely see each small victory as proof positive that you’re doing something to get out of debt.

These are just a couple of the ways you can reduce your debt load and improve your credit situation. By improving your credit and raising your FICO score you can exponentially increase your chances of seeing your loan application approved.

Do everything in your power to improve your credit situation. Don’t forget to do some of the other things that will help guarantee you reach your real estate investing destination. By combining effective investing strategies with credit improvement practices you’ll get where you’re going much more quickly.

Then you won’t use the current credit situation as a crutch to explain away why you haven’t reached your goals. You’ll know that you will have managed to pull something off that multiple Fortune 500 companies couldn’t: You’ll be thriving in a tough market.

And that’s saying something. Because you will have done it without a huge government bailout.

So this is why, when your outdoor wall lighting becomes old and worn out, you should take the time to replace these fixtures. This particular fixture is not difficult to replace and with the correct procedures there is no need to have the added expense of having an electrician do this job for you.

To start off, the tools you will need should not be more than a screwdriver, pliers and in some cases a small adjustable wrench.

Before you go to remove the old wall lighting fixture, be sure to turn off the electric current going to the lighting fixture.

Now it is time to remove the old fixture. On the mounting plate that is secured tightly against the wall with a sealing gasket, begin to remove the bolt that is fastening the plate to the wall. Some of these plates are secured by one bolt and others are secured by several bolts. Remove the bolt/s slowly making sure you have a good grip on the lighting fixture, so the fixture won’t fall and break.

After you remove the wall mounting plate you should be able to see the wires connecting the fixture to the power source. The wires coming from the old fixture and the wires coming from the wall will be connected by a twist connector. There should be only two connecting wires.

The next thing to do is untwist these connectors and the wire ends will come out of the connectors. After you remove the connectors, the connected wire ends should still be twisted together. Now you should untwist the wire ends and disconnect the old fixture wires from the wires coming from the wall. This procedure will detach the old fixture and you may discard the old outdoor wall mounted light.

Now it is time to install your new wall fixture. Assemble and wire the new fixture to the two wires coming from the wall with the twist connectors. There are usually one dark colored wire and one light colored wire. Make sure you connect the dark wire from the wall with the dark colored wire from the fixture. The same goes for the light colored wires.

Take the new wall mounting plate for the new fixture and using the waterproofing gasket between the wall and the mounting plate, secure the mounting plate on the wall by bolting the mounting plate securely into the wiring box inside the wall.

Now is time to mount the fixture. This procedure is easy to do because the mounting plate will have the holes for mounting the new outdoor wall mounted light with as many bolts as the holes provided.

Once you have mounted the fixture, insert a light bulb, turn on the power going to the fixture and switch the light on. It’s as easy as that.

Outdoor wall mounted lighting is available in almost unlimited styles and features. You might want to consider adding features like timers or motion sensors to add to the security of your home

Replacing outside wall mounted lighting is something that needs to be done from time to time. When you know how to do this correctly, the job can be done quickly, easily and safely.

The most obvious difference between psychiatric nursing and other forms of nursing is the type of patients a psychiatric nurse works with.  These patients are often significantly different than patients being treated for typical illnesses and injuries and thus require the nurses who tend to them to be different as well.  Patients suffering from mental problems and psychiatric disorders are in general much more difficult and complex to treat than an average hospital patient. They are often much more unpredictable than patients with non mental illnesses. Also, the amount of time that they require care and treatment can be significantly longer. The course of treatment for psychiatric patients is generally longer and the patients are much more of a danger to themselves than typical a medical patient, which is why psychiatric nurses need to spend more time with them.

Another way in which psychiatric nursing differs from other forms of medical nursing is that it can be much harder for nurses to relate to patients and vice versa. Nurses are without a doubt the unsung heroes of the medical profession. They often possess extraordinary people skills and use these skills to both gather useful information from patients and set them at ease, thus allowing the doctors and the rest of the medical staff to much easier diagnose illnesses and administer the best treatment possible.  Unfortunately, nurses who deal with psychiatric patients are often unable to perform these tasks effectively because of the nature of their patients’ disorders. 

Attempts to calm a patient down may possibly lead him or her to become even more agitated, and attempting to gather useful information for diagnosis and/or treatment is often extremely difficult because the patient may believe the information is true when it is in fact not.

Psychiatric nursing can also at times be much more physically, mentally, and emotionally demanding than other forms of nursing and medical care.  Patients are unpredictable at the best of times, but under stress become even more unpredictable, so a psychiatric nurse’s typical workday will require flexibility and adaptability. Patients may need to be restrained, and their reactions to the nurses and doctors who are attempting to treat them can make the job very stressful at times. 

Having to remain constantly on guard against sudden outbursts and flare-ups from psychiatric patients can seriously wear nurses down emotionally, causing the stress of the job to affect them even more. The compassion and empathy that psychiatric nurses have for the patients they treat is compounded with the difficulty that they often have in relating to these patients. This dynamic can increase the emotional effect of this stress, making the job seem more difficult than it already is. Psychiatric nursing is extremely physically demanding as well. Nurses are on their feet for ten to sixteen hours a day with breaks coming far and between so they must have good physical endurance to succeed in field of mental illness.

One other difference between psychiatric nursing and other forms of nursing is the job opportunities that are available to the former.  In addition to standard employment opportunities like hospitals, clinics, and private practices, psychiatric nurses also have the ability to be work in mental institutions and state hospitals that focus specifically on the mentally disabled and handicapped. Even when working in hospitals or in private practices, psychiatric nurses will be dealing exclusively with patients in the mental ward or with those that suffer from mental problems. Though security is an issue with almost any nursing specialization, it is especially important when dealing with patients with mental disorders simply because of the potential danger that they could pose to themselves or others in the hospital or clinic.

Being a psychiatric nurse is often a never ending and thankless job. Long hours, the strain of working with mentally ill patients, and other aforementioned differences between psychiatric nursing and other fields of nursing can make the job a very difficult challenge.
