With the new tax laws in place, we thought it’d be a good time to share the PST Transition Rules.

How will the temporary transition tax work?

Where the tax is payable on or after April 1st, 2013 and before April 1st, 2015, the provincial government will, in certain circumstances, collect a temporary transitional tax of 2% that will apply on the purchase price of a new home where:

• HST does not apply to the sale (that is, where GST applies)
• The construction of the new housing is 1% or more complete as of April 1st, 2013
• Ownership or possession of the new housing transfers, or a deemed sale of the new housing occurs before April 1st, 2015

After April 1st, 2015 only 5% GST applies.

Is the North Shore the next big real estate play?

That’s the question posed at the Vancouver Real Estate Forum being held today – April 9th, which, for the first time in its nearly two-decade history is eying up the North Shore as the next investment hot spot.

The decision to focus on the North Shore was made by a committee of about 20 real estate executives who cited the overhaul of Park Royal, the Seaspan shipbuilding contract and the possible Kinder Morgan pipeline expansion.

This past weekend was the River Park Place Grand Opening, and the amount of people standing outside the Sales Centre awaiting the Range Rover giveaway was car-stopping, jaw-dropping, and record-topping. People were lining up because there was a line-up. The amount of attention that the River Park Place Sales Centre saw on Saturday was truly fabulous.

We also had the pleasure of having Miss Chinese International, Gloria Tang, as our guest of honour. Looking gorgeous in her RPP-Blue gown, she had nothing but extraordinary things to say about River Park Place. The humble toilet known by many names: lavatory, privy, john, can, crapper, commode, throne, potty, just to name a few. A household fixture we would choose not to live without. So, how do we keep this plumbing system worry free? Read on.

It seems that clogged or slow draining plumbing systems are a fact of life. Hopefully last month’s blog was useful to alleviate some of your drain concerns. Most people are not concerned with what is going into the drain system once it passes the plug, floor drain or after the toilet is flushed.

So now let’s talk about toilets and blockages. These are usually the result of too much waste trying to pass through an opening that is not large enough to handle the volume or possibly too solid that it will not go around the tight bends in the toilet construction. Toilets are designed this way for a reason, to prevent large, hard objects from entering the sewer system and ultimately causing an issue further down the line. If your toilet constantly plugs or backs up then you need to manage the issue by reducing the volume. This can be achieved by flushing more often during use and trying to reduce the amount of toilet paper being flushed at one time. With today’s low volume flush toilets designed to conserve water use, it seems that blockages are more common.

Blockages can usually be cleared with the use of a plunger. If the plunger does not correct the issue, there may be an obstruction caught up in the tight bend of the toilet. And, you may need to hire a qualified person to come snake the toilet or remove it to flush the obstruction and reinstall the toilet. Small children may also have tried to flush some kind of hard object or something could have fallen off the countertop and then be flushed away. These are some of the common causes.

I have seen damage done to homes and living complexes due to people discarding personal hygiene products via the toilet. Examples such as dental floss, feminine products, handy wipes, Q-tips, and even hair. Toilets and their drain systems are designed to carry away toilet paper and the other obvious product I will refer to as human waste. Anything else runs a risk of getting hung up on bumps and burrs in the drain system creating a dam that could ultimately back up in the system causing a lot of damage, expense and inconvenience to you as well as neighbouring homes. If your toilet is not flushing to your satisfaction, without any of these issues affecting its performance then you may consider purchasing a different toilet with a more powerful flush.

Here is a maintenance tip – If your toilet continues to run after filling then it likely needs a float adjustment. This is easily accomplished by removing the tank lid, locating the float and lowering it slightly so the water level in the tank is not overflowing into the filling tube. Most modern toilets are manufactured with the float surrounding a post secured in the tank where it is allowed to travel up and down freely with the water level in the tank. When the toilet is flushed, a valve opens allowing water to flow into the bowl. As this happens, the float drops actuating water flow into the tank. As the tank is filled, the float comes up and closes the water inlet valve when it reaches the top. If adjustment is required, there is an adjustment screw to turn in order to lower the float to shut water flow off sooner. Some floats have a metal clip on a stainless steel rod that requires squeezing the clip and repositioning on the steel rod to acquire correct float adjustment. There is a water level mark in the tank, adjust the float to shut the water off at this mark, flush the toilet after each adjustment in order to get a correct reading.

I hope this has helped you understand your toilet and its limitations so you can enjoy many years of trouble free flushing.
